I've lived in 2425 Nostrand for 3 years. On month 3, black mold became visible in my bathroom. After 6 months of calling and texting the super and management, they finally came...to paint over it with high coverage white paint. This cycle repeated until 18 months into my time here, when three different pipes burst in my ceiling, so much so that they were shooting water out of the exterior wall of the building, through the brick. They waited 2 days to come by, as I watched cockroaches crawl out of the hole in my ceiling. Plaster was coming down in gross brown globs. When they finally stopped by to repair, they did so by duct taping the pipes, covering the affected area with grid tape, and plastering the bejeezus out of it. A month later they came by to paint over the plaster and the mold that had regrown there (because the pipe was still leaking). This cycle has repeated 4 times, and today, my ceiling caved in. It magically only took them 3 hours to "fix" and clean it, but thankfully, I got some samples of the rotting wood and mold that was inside the wall and ceiling. It took them 5 days to come for the caved in ceiling. They did not clean after, and there are globs of plaster on every imaginable surface. DO NOT RENT 1002 DITMAS AVE (Apt 2F) and do not work with this management company if you can help it. Our saga: I lived in this apartment for four + years. We had to move out after months of dealing with upstairs noisy neighbors, who let their children run and stomp around at all hours of the day. We tried so many things to mediate the situation: we talked to them, we called 311, we talked to this management company, who sent letters and did nothing else. You will never get a direct response from them unless you call them and you will always have to wait to talk to someone. Try to get everything in writing with them - it took them months to give me an email address. Years prior to this, right when I moved into the apartment, there was an issue with the toilet in the apartment - it was, no kidding, shooting up water (yes, like an accidental bidet) - throughout the day and night. After NINE months of non-stop complaining about the issue, and having them send horrible and cheap plumbers who did not resolve the issue (they told me over the phone that I could break my lease and move out because they were no longer going to try and resolve the issue; this was right after I moved in so I would have been out over 4K), they finally sent me a real plumber. Then the issue came back again until finally - maybe like a year later - a plumber actually figured out what was going on and fixed it. There were also multiple leaks in the bathroom ceiling. (One plumber they sent told me that it was from water from the upstairs neighbors shower and that it wouldn't come back which was so unbelievably stupid.) It also took them over two months to return my security deposit in full due simply to their own incompetence. The thing is, their apartments are actually really nice bones and in a really nice neighborhood and I am not made of money so I gritted through it - but they do not take good care of these buildings. They do not care about you at all. If you are lucky enough to live there and not have a problem, you will be fine, but things happen. If You are looking for a apartment please do your full research or avoid the Property on Avenue K as also there's a group of guys smoking cigarettes after Cigerette in front of building and speaking extremely loud at 1 Am at times, Kids Running in the Hallways throughout the day if it's too cold and or if it's too Hot and Midwood Field is literally up 3 streets and there's a beautiful park on Avenue L literally 3-6 min walk but screaming and hollering in the hallway and let's not even talk about the rent fee as one late payment is covered entitled to be returned but never late and for some apparent reason on autopay still get charged if a day late and that's due to there negligence and I have a Ten Day Grace Period which they tell us to book in the 5th cause their either have so many holidays and are off of submit the payment late on their end. Terrible, terrible landlords..... They've rented out a unit (1233 Ocean Ave) to me, which ended up being infested with mice (dead mice in the oven and in the staircase). Initially, I asked to break the lease due to the inhabitable living conditions and demanded my money back, and was told that I wasn't going to get my money back. After the back and forth for multiple days between the realtor (Premier One Realty) and the management company, I was told to speak with Steve (at Premier One Realty). He told me I wasn't going to get my security deposit back, but after even more back and forth, he finally told me it was my "lucky day" and I was going to get all my money back. Manipulation at its finest. They wanted me to settle with a mice infested apartment, or break the lease and lose money that I'm not obligated to lose. They have no official email address or phone number, and refuse to document anything through email or writing. They also decline to speak to you and want you to speak to them through the realtors... Management is nonexistent. There is garbage overflowing into the hallways and the stench is terrible and travels throughout the hallway. There are mice, maggots and roaches throughout the building and I have never seen pest management in the building. Stay away and do not rent from any of the buildings they manage. There are always a group of men hanging out in front of the building and leaving trash. The dirt is built-up in the crevices of the walls in the lobby. The superintendent just pushes the dirt around with the dirty mop. The elevator stinks because the wood substrate below it is drenched with water and mold is probably beginning to build up. I live in their 1601 Ocean Parkway building and, despite forcing me to pay $2900 for a old, terrible 1 bedroom apartment they do absolutely nothing for me, a tenant! Today is July 18th and my tub and sink are clogged, for the 9th time THIS MONTH alone. Every time they come to ungloc it they force me to clean the whole apartment, including the floors and everything else they touch with their dirty shoes, it also takes hours upon hours for them to respond to an issue, if they do! The super is never available because he has another job and does nothing for the tenants, apart from taking two monthly rents to 'help with an apartment' and the management KNOWS ALL OF THIS yet does absolutely nothing! My apartment is has been in disrepair in years, the walls are all cracked, the flooring is falling apart, all windows leak but they don't care. This is the absolute WORST management I've ever dealt with and, if not for my disability, I would have moved years ago!!! This review is for the 3841 18th Ave building. I would give it two stars because they actually have been good about repair issues in the apartment and they have generally sent someone out quickly. The problem is the second hand cigarette smoke. I've complained for months and they've done nothing of substance to stop a tenant from leaving his door open as some sort of ventilation who smokes cigarettes. The cigarette smoke then gets into the lobby and my apartment. As soon as you walk into the building you smell cigarette smoke. This is illegal and a health issue and on top of that completely disgusting. I definitely would not recommend this building to anyone. It may look nice because of the renovations but spend your money somewhere else where the *building* is nice not just your apartment and people aren't so careless about their cigarette smoke and its effects on others. Terrible management in that regard and terrible ghetto building. Just gross and unhealthy. Take your money somewhere else. read more

What finally made me move out was the lack of response when I raised concerns about my apartment getting broken into and packages consistently being stolen. This review is for 591 ocean Ave. First of all, as a black African American I have to say this building have too many black people. US black people are usually loud and that the issue I have with this apartment, people smoking inside the apartment and have their Haitian radio music turned up. The super is really lazy, shocker right? He wouldn't replace my fire alarm/carbon monoxide detector as I was moving in to the apartment. It took him 2 weeks to install it. The tenants above always seem to be moving something making loud noises, pretty sure they have 2 or 3 kids doing jump and jack up there, I used the good ol broom method and even went up there to speak to them and the issue still remains. I'm happy to see so many reviews confirm what I experienced with Malek for four years--and this at 3102 Brighton 1 Place, which I believe from reading the others to be Malek's 'nice' building. Well, my apartment space was very nice, and looked great upon move-in. But instantly I discovered my neighbor would be smoking in the hall multiple times per day (I finally called 311, and thereon the smokers smoked directly in front of the front door). There was an ash 'stain' on the floor 1/4 inch high, because he couldn't drop the ash, or blow the smoke, out the window. I cleaned it eventually because the 'cleaning' people/superintendent were a nightmare--just because they don't mind living in filth, they had a responsibility earning a paycheck to clean our building. The garbage closets, with chutes, could have been ideal, but they smelled, people threw their food garbage in the recycling, which attracted roaches (my worst roach experience since Washington Heights, but it could be expected in that building, and at $1,000 less rent). BEDBUGS!!! I ALWAYS THOUGHT THEY WERE A MYTH! Luckily it was a small 'invasion' and once I sacrificed my mattress they were gone, but it still was preventable. The secretaries NEVER respond, except regarding rent. People were leaving the front door open routinely--idiotic for many reasons, notably 'this is New York City!'--workers, too, i.e., people who did not live in the building. I tried to explain 'this is my front door--would I leave your front door open?' Essentially, Malek screws tenants as a business practice, and you will never be happy in one of their buildings unless you are the type who just lets 'baloney' happen to you. Also, I liked the old Russians in my building--the real victims of new, horrible tenants--but they spoke no English, so an emergency such as a fire would have had a greater risk of tragedy. The few 'alerts' or postings were always in English, and there were no fire safety posters at the back of the apartment door, which I had in multiple apartments. And if nobody knows to shut the door if there is a fire in apartment, it's always the upper floor tenants who die of smoke inhalation. I could go on and on and on. My husband and I recently moved into and out of 1233 Ocean Ave. All of the other reviews are spot on and 100% accurate. The apartment is in a grungy building and the unit was infested with cockroaches. Big ones, baby ones, spiders, a tick, gnats, it's uninhabitable and downright disgusting. We spent 1 night here and then left, sleeping on the floor of our old apartment instead. I told the realtor from Premier One and the super (who very infrequently replied to anything) and they offered for me to miss a day of work to have the apartment sprayed, as they only offer an extermination company who works 9-5 M-Friday. This apartment and this building is waaay beyond a bug spray; they were crawling out of the cabinets, out of the drawers, on the floor, up the walls, and even found them in my refrigerator! Aside from the infestation, the dishwasher is not functional and two outlets in the kitchen are not functional. It was a total waste of money and quite frankly a disaster. Thankfully we were able to move out immediately! I would never, ever recommend living in this building or any other building owned by this company. Do not have any optimism that it may turn out better than you think, or that these reviews are too harsh because they are the truth. read more

we have lived at 1215 ocean for just under a year June will make a year. from the first day, we move in there had been problems we when came to move in we told by the super that the place would not be ready tell the next day the moving truck was on its way that day. the place was never cleaned as promised and they had just started painting we had to move in a dirty apt as there were painting we were promised that this would be all done before we move in let me also add we had not toilet set for a week. now as I stated we have been living here just under a year in that time we have had to deal with MICE 14 mice to date and been trying get rid of the 15th one now. we have call management and granted they have seen someone out every time but what they're doing has not worked. where you do call the office the people just talk over you and say we will send some out. there is never follow up or I am sorry this has happened once our year is up we get out there. not only do we have to deal with mice. rude people that live there and at loud all hours of the day. management has done nothing about that as well. I live in a building run by this company. Don't make the same mistake. The building is full of noise, cockroaches--I mean infested--, and second hand smoke. There are multiple riders on the lease: everything from what the legal rent is (IE: $200 more than I currently pay which of course means that my rent increase will be based on that figure rather than what I currently pay), to that the company can take possession of my animals if I am gone more than 24 hours. I wouldn't have signed these agreements but I had already deposited and they agent didn't show me the riders until I had already signed the lease. Then she proceeded to tell me I was wasting her time when I questioned her. I want to break my lease and I definitely won't renew it. Breaking it will probably set me into a nightmare financially, so I'm stuck for now. read more

I have been living at 1233 Ocean Avenue for the past 6 Years. In that time I have called to complain about the level of noise from upstairs neighbors, for which i was told to call the police because the management company would not do anything about it. There was also water damage from the same neighbors which caused considerable damage to my apartment. Apartment management would not fix the problem, instead they let it dry on it's own which caused mold and eventually dry brittle dry wall in my ceiling and in the walls. I again called and complained because the Neighbors above me make so much noise with stomping and jumping (4 children) that it caused 3 holes in my ceiling which has yet to be fixed even though I called several times to ask for it to be fixed. I was told by the super that no matter what I did the problems would not be fixed until i moved out. Then i was told when i move that I would not get my security deposit back because the damage to the ceiling and walls were considered my fault. This coupled with the fact that there are rodents and bugs everywhere because the Management will not send exterminators in to fix the problems. They do not return calls nor to they come over to see what issues you are having, they should be shut down. read more

Obviously Malek has his tactics down pat as he continues to break the housing laws with no repercussions. All housing inspectors show up at random times during the day and have told me unless they get here when the heat is not coming up, they can't do anything! Way to go Malek - I'm sure you know that inspectors don't work at 3 AM which is the time you notoriously don't provide heat as well as during the day. This building 470 Ocean Parkway is the filthiest, mold infested, unhealthy place I have ever walked into. No security and I fear for my life when I am forced to use the elevator. Bugs galore thanks to the constant dampness and filth from water leaks. To add insult to injury, I have NEVER turned on the "new" oven for fear of roaches that I have seen in and around. I rented an apt. from this company (2501 Nostrand Ave.) and had the SAME experience as many have here. Baby roaches from every direction, dirty stairwells, and even mold! I contacted the super to fix mold due to a water leak from the apartment above me for weeks,. I was given false promises to fix the issue, and even sent the management office a letter. Things weren't addressed until I contacted HPD. And guess what the Super did to fix the mold? Just painted over it. Way too expensive for sup-bar service. Upon leaving, I also found out that they were charging me $1700 for a studio apartment that they had "changed" into a one bedroom by adding a wall! I do NOT recommend! read more

This is the worst management company I've ever had. I live at 1012 Ocean Avenue, Brooklyn NY and I've had an upstairs neighbor who moves furniture and stomps very loudly at all hours of the night. We have tried to nicely ask them to keep it quiet numerous times and it never worked. We even called the management company over 10 times to report the tenants, but were always sent to voicemail. One night at 3am, they were making so much noise that we woke up. When I knocked on the door, the two tenants attacked me. I called the police and they said there was nothing they could do. I called the management company the next morning and they said they would write her a letter, but there was really nothing they could do. When asked if I could move because of this, they said I would lose my deposit because they didn't want to deal with the situation. This went on for 6 months at this point and is still going on. The management company refuses to acknowledge the lease agreement that talks about reprimanding other tenants for attacking, harassing, and making unlivable noise in the building. Considering that they have over 15,000 violations with the city, I'm not surprised. Never rent from them. They are the absolutely worst. I will move forward with reporting the building to 311 and hopefully we won't have to go to court. read more
