They have caused us so much anguish, every interaction has been a battle, it's been impossible to get them to meet their legal obligations as landlord, we've had to pay for repairs ourselves on multiple occasions. Work has been promised and then a year and a half later still not carried out. They hide behind the home owner, although they are managing the property. These guys are so adept at deflecting issues when you go and see them in person, it's hardly a surprise a different customer was shouting at them when we first signed up with them. We should have just turned around and left then and saved ourselves so much hassle. They'll promise the world and then just *bleep* you over. You will always have a hard time getting hold of them, they don't reply to email, there is no OOH phone line, they make promises they don't keep. They even made the exit a nightmare by giving bad reviews despite us looking after the property, paying for repairs ourselves and always paying them on time. I have never written a review before, but I almost feel like I have to warn people. I am telling everyone I know to stear clear, I don't want anyone having them go through such a horrific customer experience. Just run far away and don't look back.

But when we moved in, we got a different unit and it was filthy! There were rotten food in the oven, microwave and fridge. The room was dirty, smelly, the carpets were burnt from iron marks. Reporting any defects and damages to them is like talking to wood. When we called them they were so rude and said "you get what you paid for". We've got broken chairs and broken beds as well. Whenever you call them, they say they'll send someone right away but then nobody will ever be sent.

They took a photo of a cobweb and dust on a skirting board, claiming that they had spent hundreds of pounds on cleaning services which they were taking off the deposit. They also charged for various other tiny details but never managed to produce any receipts. They would not return the remaining deposit despite persistent phone calls and visits to the office. Apparently, only Tom can deal with the issues and we wasted many phone calls ringing and speaking to the other staff, as Tom was always conveniently out of the office. Tom never calls back and is arrogant and unpleasant when you finally have the misfortune to have to deal with him. Overall, a bad experience. I hope the landlord commenting below wins his court case, his story does not surprise me.

I have associates who had properties listed with Thom and his bunch of monkeys, and they are owed thousands of pounds in rent that Thom has definitely collected but pocketed. He does not always put your deposit into the scheme as he legally should, and some of the tenants I had are still trying to get back their deposits. Thom claims to be a member of the ARLA. I spoke to someone from AJ Estates about this, only for them to tell me that this was 'normal', and was a regular occurence in 'most houses'. They did NOT give us 24 hours notice multiple times before other people viewed our house, which was against the tenancy agreement. To add insult to injury, at the end of the year, it was a complicated process to obtain our deposit, and we were charged excessive amounts of money for faults that were already in the house when we moved in. We were charged almost £60 for the cleaning of an oven that my housemate claimed to have cleaned just before we moved out. Now that I have moved into a new house with a different estate agents, I can see just how bad AJ Estates were, and would advise people to stay away!
