Not only were we up against the housing market frenzy created by the pandemic, but we were looking in baseline competitive towns such as Montclair and Glen Ridge. Our secondary preferences were Maplewood, South Orange, and Essex Fells. Over the course of 5 months, we literally spent every weekend looking at houses. It was exhausting. I think we placed 10 or 11 bids, all of which failed. Our first agent was a very well respected local broker in the Montclair area with excellent reviews. After 5 months, we essentially quit, the process felt hopeless. Then after a few weeks, we decided to give our search another try with a different agent. And that's when we found Karin! Our first conversation was over the phone and we were blown away by her knowledge, creativity, and just intelligence. She proficiently assessed our situation (financial, architectural interest, location priority etc) and literally gave us a blueprint of what to do and how to focus our efforts. After just one phone conversation we knew she was an absolute expert in her field. She is passionate about what she does and it really shows. In just 4 weeks, she got us our dream house in Montclair. We never thought it would be possible, and it wouldn't have been without Karin. We are so thankful to her. If you haven't already stopped reading this to call her, then here is my breakdown of what separates her from the rest: 1. Competitive advantage: Karin will give you a clear edge over the dozens of other people bidding for the same house. When we met with her, she gave us about 7 different strategies that would make our offer stand out. This was all new information to us after 5 months of search! In this market, having a good real estate agent is just not enough; you need someone amazing like Karin on your side. 2. Responsiveness and perceptiveness: Karin is very responsive and prompt. We always felt prioritized. She was amazing at assessing our preferences and priorities so she could guide us in the right direction. 3. Analytics/Comps: It was always to my astonishment how accurate Karin was when she would tell us the likely price for a winning bid (I know this because as to this date, I still find myself checking sale prices for the houses we saw!). 4. Market knowledge: Karin really knows Montclair and all the surrounding towns. This is HUGE, which we did not realize till we had Karin. Our first agent knew Montclair well, however, anytime we would attempt to discuss other neighboring towns (Maplewood, South Orange, Essex Fells etc), she had nothing useful to say. With Karin, it was night and day, it felt like she knew every street of every town. 5. Resourceful: It is true that competent reliable people tend to work with others like themselves. Karin has introduced us to excellent contacts in every step of the process. She always gave us multiple options to choose from. We knew that anyone she would recommend would be professional and knowledgeable. These include reputable lenders, inspectors, attorneys, home insurance agencies, electricians, HVAC, interior designer, etc. I will finish by saying that Karin is a perfect real estate agent, she is truly on your side. We started looking for a house in Montclair, Glen Ridge, Maplewood, and South Orange areas around Jan 2021. We initially worked with another agent who was local to Montclair, reputable and experienced in that market, however, after 4 months we did not get anywhere. Spring 2021 was a tough competitive market that was getting worse every week. We decided to look for another agent as we felt we needed an extra edge. We feel so lucky to have found Karin in our search. From the first telephone chat, it was obvious she is a top-notch agent, intelligent with great intuition. She is very analytical in her approach and the market analysis. I told her that it was rude and unprofessional to speak to a child in that manner. Apparently, a mother cannot stand up for her child because Oneida began arguing with us and told us to "peace out". Even as we were already outside she continued to yell and berate us. It is really sad for an agent to behave so poorly. I feel sorry for the owners of that listing, as they missed out on a opportunity of receiving an offer all due to the poor attitude of their agent.
