Lloyd sold me my first home in Spring Lake in 2010. Since then, I have bought two more (and sold one) with other realtors in other parts of the country, and I still compare my experiences to that first experience with Lloyd. After several years of successfully renting the Spring Lake property out, and some years of it going unrented, I decided it was time to sell. Based on my great buying experience with Lloyd, I decided to seek him out and see if he could sell my house. He was available, and we began our selling odyssey. The house was on the market for about two years as we encountered numerous challenges. The time was dominated by a weak market combined with a buyer turned renter turned eviction and expensive clean out was followed by a deal that fell apart a week from closing due to buyer family issues. Finally, we received a buyer who saw the process through to the end and Lloyd got my property sold. A high turnover rate is key is real estate, but Lloyd stayed with me through it all, renewing our contract after it expired when he could have easily moved onto an easier property to sell. During the process he provided contractor contacts, coordinated numerous repair quotes, and oversaw the clean out following the eviction. Throughout this process Lloyd was dedicated and professional. This review is for Lloyd Kent of Manning Realty. DO NOT USE HIM. -Lloyd Kent Did not show up to the inspection or provide the inspector with the required documents or codes to get into the house for the inspection. When confronted as to why he blamed the customer, me, for not informing him of who the inspector was or when it would be having the inspection done. I had informed him twice via e-mail who the inspector was and informed him via text and e-mail as to when the inspection would take place. He also said it was not his responsibility to show up for the inspection, which would have been nice to know. This is my second house and my parents fifth and we have always had the realtor present during the inspection. When he did show up for the inspection after being contacted he was unprofessional towards my parents, my in-laws, and the inspector. -He had to be hounded for information. He always blamed the other realtor, but as time went on he was harder and harder to get a hold of, and he always had to wait on the other realtor. However, whenever I showed I was irritated signed documents would always become available. -For the inspection resolution he did not type out specifically what needed to be done. He had us type it out in plain English, so in the end there was nothing in there about the work being done by a professional or requiring them to present receipts. There was absolutely not effort put in on his part. - We missed the date of our inspection resolution, and when I asked Lloyd about it he didn't realize we had missed it. He had not said anything about it when I scheduled the inspection, and the only reason we submitted an extension was because I inquired about it. Even when we did the extension he still persisted we had not missed the deadline, but having my realtor from Colorado look at the contract it was clear we had. -We received documents that were signed by the sellers on 30 October, but we didn't receive them until 13 December even though the dates clearly showed they had signed it almost immediately. -As soon as we went under contract he was difficult to get a hold of. It was difficult to schedule the inspection, the confirmation walk-through, or to figured out what else was needed from us as we were doing this from across the country. -He forgot we weren't going to be in town for the closing. We had already coordinated with the mortgage company, but when he brought it up it was clear he was not paying attention or keeping notes. -When asked about when the appraisal would be scheduled for, he didn't even know it had already been done. -He told us that all the repairs were done at the house, and when my parents drove two hours to do the walk-through nothing had been done. He made no effort to ensure the repairs were done before closing, so the repairs ended up being done by the sellers two hours before closing. During this process he rushed up to close even though we were not comfortable. -The sellers did not move out, and when I told Lloyd how much I wanted to charge for rent he didn't listen. He sent me a contract for less than half of what the mortgage costs. At this time the house had not been professionally cleaned and the contract stated it would be before closing. Once closing happened the sellers had no more legal obligation to clean since I accepted the house as is. I told Lloyd before closing I wanted renters insurance, a check for the rent, and a new contract stating the house would be professionally cleaned. I am highly allergic to cats, and Lloyd knew this, but refused to have the cleaning put in writing. I have text messages proving he refused to produce a legally binding document for the cleaning. -The sellers ended up being in the house longer than expected. I asked Lloyd daily to get a new renters insurance and get the check. He never did. Lloyd told me on the day I moved in that a check was in the house, the house was professionally cleaned, and the keys were inside. He made it sound like he personally checked. When I arrived there was no check and the house was not professionally cleaned. I have been having sever allergy attacks ever since we moved in. I asked Lloyd for the cleaning receipts, but they were never provided. I seller was tracked down and he came over to write me the renters check. A week prior I asked Lloyd to verify the amount with the sellers to ensure they understood the increase in rent due to the prolonged move out date. He never got back to me about the check amount, he never contacted the sellers according to the seller himself. I did not have access to the legal documents, so when the seller told me I over charged them I had no proof that the correct number was $540.00. I ended up having to pay him $240.00 back. Once I got my internet back up I checked the documents, and $540.00 was the correct dollar amount. Due to Lloyd's incompetence and not confirming the number earlier or verifying the check was left I was screwed out of $240. read more

Lloyd Kent was the seller's agent on a new construction home I purchased 12/19. Lloyd will say whatever he needs to to get you to close on a house, regardless of truth. Very dishonest and manipulative. Has no problem fabricating entire stories about a home to get it sold. Lied about internet service being available at a property and about how a yard would be graded at completion. Now over 2 months in my new home and still have no internet available despite repeatedly being told it would be installed within 30 days. Story changed constantly after closing. Passed the buck and blame to everyone but himself. And only option for the yard is to pay out of my own pocket to get this completed. Now have an unsafe dropoff within a foot of my patio. Would not recommend him to anyone. read more

This review is for Lloyd Kent who is one of the realtors for Manning. Bottom line up front: buyer/seller beware. I would never use Lloyd kent based on my experience detailed below. Here's why: I have a home I have been renting to tenants for several years. I am active military and like most, have moved from the area. We are stationed 6,000 miles away - literally. We recently decided it was time to sell our home. We received a strong recommendation in support of Lloyd as being aggressive and responsive; just what we wanted. I spoke with Lloyd via email (he replied mostly with a canned/standard response) and told him I would be in town this weekend (yes - Father's Day weekend) for a very narrow window (just a few hours) and that it had been 8 years since I had been able to get back. We discussed that Sunday would be better for him and we both agreed to meet. Now - keep in mind - I'm traveling over 6,000 miles to meet with someone for 1-2 hours at most. In the mean time, he creates his worksheets on our house - but misses the bonus room and shorts the square footage by almost 300 square feet. He then intimates that we added the bonus room after the house was built without a permit. The extra room, like many of the houses here in Fayetteville is above the attached garage and was clearly built at the same time the rest of the house. Oh yeah - it's also listed on/in the Cumberland county tax records; a fact that I told Lloyd but he continued to insinuate that we needed to get a permit/disclose this issue to perspective buyers. (Look at the house - there is no way we could have added it on.) Fast forward to last night (Saturday) when I arrived in town. After I contacted Lloyd to settle on a meeting spot as agreed previously in the week, he told me he would call me back in 90 minutes - I received a text message (he couldn't even be bothered to call?!) to tell me he wasn't going to come because it was Father's Day. I'm sorry Lloyd but Father's Day has been on the calendar I have all year - I think. He couldn't be bothered to consider this when making arrangements with me? He was the one who told me Sunday would be better. I would have been here on Saturday if that was better. It was his choice. I traveled over 6,000 miles to meet this guy for no more than an hour and he doesn't show up - and tells me at the 11th hour. Now I can't even find a replacement in time. Finally he tells me "I'm sorry...about not being able to meet tomorrow. ..if you want to find another realtor..I understand. ..I'm very dedicated to my profession and my clients. .but I must maintain my family time. I can suggest two other realtors if you would like. Lloyd Kent Manning Realty"....Lloyd - my family time is just as important - but I traveled from six time zones away to meet with you. If that isn't dedication, then I don't know what is. I question your dedication - or maybe it's dedication when it's convenient for you? The end state is this: I would never use Lloyd to wash my car let alone sell my house. In this instance, he showed that he is not trustworthy - or at a minimum, he is a poor manager of his own time/calendar. Ask yourself this when considering using Lloyd: will he make my house a priority (I guess that may depend on what his commission might be). I spent money to come here, took time away from my family to be here and all he could do was go hang out at the beach, say sorry and offer another realtor at the 11th hour. Good job Lloyd. My realtor was Lloyd Kent and I would suggest anyone looking to buy or sell a home use him. He was professional, personable, and extremely helpful throughout the entire process. Lloyd understands the military lifestyle and the headaches that come with that. He worked tirelessly to ensure everything was taken care of while I was out of the state and when I was out of the country. When I PCS or retire, if I decide to sell or buy in another location I will only use Lloyd. I truly appreciated the work he did on my behalf and how accommodating he was when military demands caused me to be less available. I would definitely recommend Lloyd. read more

When I began looking for a house/condo I entered my name and phone number and within a minute or two Lloyd Kent with Manning Realty called me. I received calls from other Realtors 2 days later, Realtors who had seen that I had been on their site looking at houses, 2 days later-really made me feel important.. not at all!!! I told Lloyd what I thought I was looking for and gave him the addresses of the places I was interested in looking at. Lloyd asked when I would be available to look at the places, which of course was after 5pm. Lloyd set up the appointments to look at the houses. When I arrived at the first place, Lloyd was there waiting for me, he introduced himself, as we were looking at the first place, he was very professional, asking questions to help him be able to find additional places to look at and as well to help me figure out what was truly important to me. My house search started in August 2017, after look at several dozen houses, sometimes 8 houses on the list at one time I finally found the perfect place in December 2017. Lloyd was always available to take my calls, scheduled times to look at houses on my availability, answer my questions, he never hesitated to contact the sellers agent to ask questions I had while looking at a particular house. He gave great insight on houses even explaining the potential resale. Lloyd is knowledgeable, patient, he never let me give up my search, oh did I say he is very patient?? !! My impression of Lloyd Kent is that he is not a Realtor who is just trying to sell as many houses as he can, he finds the perfect home for the buyer.
