Had I accepted their lie, I would have continued to let my children play under the tree and who knows what could have happened. Their willful negligence and dishonesty is unacceptable for anyone claiming to be a professional.

I would like to know what the property manager/owner were doing for the 10 months before I got there to rent it? IMHO they had no intention of doing anything to get it in condition to match the listing. The property I rented is shown on the left side of the Yelp listing for this business, with a property address of 92 Buttercup Circle in Marco Island, Florida. While is APPEARED to look fine from the photos, it was NOT a "Dream Waterfront Retreat" by any far stretch of the imagination and what you did not know that was not good was not disclosed in the listing nor could it be seen in the photos. If they had listed its downsides, no one would rent it, especially for the amount of money they were asking for the 3 month rental rate. The best you could say about it is it is a 70% renovation in progress. It is also an old property that was built in the 60s. The two reviews of this particular property were from people who stayed only a week, and I had no idea what they paid. And, maybe they did not care about the quality of this property. One family had kids and perhaps they would not care about the quality, because children would not be able to damage anything. To be truthful, it hardly deserved a 5 STAR REVIEW unless you were blind. I complained shortly after arriving as I found things that were wrong and that I was not happy with. I asked for an adjustment in my rental rate commensurate with that fact it is was about 30% less than the listing indicated. Beachside Oasis DID admit to the things I complained about by telling me what they were going to do about them, including coming in on my dime and doing a demo of the bathtub in the master bathroom tub, which was all chipped, scratched and disgusting. You would not let your worst enemy take a bath in it. I am a bath person, so seeing it had a bathtub from the pictures meant a lot to me. If I had known the condition of the bathtub or the other things that follow, I would never have rented this property, period. The following are the other things that were wrong with the property that you could not know until you were there: 1. There were six sliding doors in this home and only 2 opened, the others were sealed shut. None of the windows opened and were also sealed shut. 2. Most of the cushions on the outdoor furniture were filthy dirty and needed to be replaced. 3. The master bathroom was all touched up with paint that did not match what was there and needed to be repainted. They told me it was scheduled for repainting after I left. 4. The master bedroom comforter was old, worn out and not high quality by any far stretch of the imagination. 5. The outdoor dining table needed to be painted or refinished. Whatever was on the surface was chipping off. 6. Chipped and crack floor tiles The business apologized for not meeting my expectations, but my expectations were created by their advertisement of this property. Plain and simple, they were Deceptive by Omission at best and Fraud in the Inducement at the worst, in my opinion. I asked for a reduction and refund of about 1/3 of my total rental price. They offered me a fraction of what I asked for in cash as well as a credit from the Agency for a future rental, and in exchange they wanted me to sign a non-disclosure agreement to not give them a bad review. I refused that offer. Why would I even consider a future credit with any agency that had been deceptive in their listing and expected me to rent from them again? This property was also listed on VRBO, and I thought that would offer me some protection; however, they do not do anything for you, so renters beware if believe VRBO will be helpful. And, you pay them for a number of things if you rent through their site to protect yourself in partnership with the property management company. What a joke. You will find online that VRBO will do nothing for you and give you nothing but the run around, adding to your frustration. Photos of the things that were not acceptable you cannot see from the listing photos. Some you cannot know don't operate or are not up to the standard as advertised until you are there. It is then too late and you are stuck with no recourse. VRBO may have moved me, but I might have ended up in another property than was worse than what I already had, as I saw from complaints online about VRBO. So, I was forced to stay here for the whole 3 months because you pay up-front. A good deal of my "Vacation" was taken up trying to negotiate an appropriate settlement that was fair. So, buyer/renter beware of this Property Management Company as well as VRBO.

Check in was pretty easy as we worked directly with the owner to make sure everything was in place. There is an extra parking fee, but we had an assigned spot in the garage so it keeps the car cool. The condo we rented had a beautiful beachside view with a nice balcony, was pretty quiet and relaxed, and easy in and out when you wanted to leave. I would 100% stay here again.

The condo provides luggage carts as well as shopping carts for luggage/grocery transport. The only complaint I have was that my Loveshackfancy Stanley was stolen while at the pool. It is very disappointing to know that people would actually steal someone's cup, especially in this day and age. So, to the person who stole my LSF Stanley, I did purchase a replacement. As a side note, I have been coming to Marco Island since the fifth grade when my grandparents owned a home on the island so I am extremely familiar with Marco. Overall, my husband and I will continue to rent and stay here. The view of the Gulf is unprecedented. We love to watch the famous Marco sunsets - even more amazing from our balcony & from the beach. I read the review about the awful treatment of an employee, Rosie. I wanted to ask that person whether it was an overweight woman with short hair? Then a few days later there was a blanket email sent stating that the owner of the company had a medical emergency and was unable to answer calls or emails at this time. That was two weeks ago. Last week I stopped by at the office during business hours to see what was going on and how the owner was feeling - the office doors were locked and lights were out. I'm not feeling good about getting paid. @Vince B - I learned that there is a Florida Real Estate Recovery fund set up for property owners who haven't been paid. Check with a FL attorney to get the details of how to go about filing a claim and collecting your losses from this fund.

They will have you believe I threatened them with poor reviews, I did they ignored 3 separate attempts to contact them regarding a safety and security issue at one of their properties. No follow up for 10 days and only after I called them out for poor service. I am attaching the emails so they cannot lie about the situation. Emails: I am writing to express my extreme disappointment regarding the handling of our recent stay: Apollo #509 Check In Date: 4:00 pm 06/19/2026 Check Out Date: 10:00 am 06/24/2026 Reservation #: RES-29737 Upon arrival on Friday, we discovered significant maintenance issues: the door handle was bent and the deadbolt was loose to the point of spinning. Additionally, the bathroom sink was severely clogged. By Saturday morning, the lock fell off entirely. Despite multiple emails and a voicemail from my wife, we received no response from your office for several hours. We were eventually forced to involve VRBO Customer Care to get a reaction. Due to the faulty lock, our security was compromised--we had to store our valuables in our vehicle and barricade the door at night. On Saturday evening, another individual was actually able to open our door by mistake. While a locksmith and plumber were eventually dispatched on Monday, no one from your team followed up for the remainder of our trip to ensure the issues were resolved or to check on our well-being. The door knob which is bent was not replaced with the other concerns. This is my final attempt to resolve this matter directly with your team. If I do not receive a prompt response regarding this experience, my wife and I will proceed with sharing our feedback through online reviews. 10 days with no valid response. VRBO Care spoke with a representative from your company, who stated that your business would do something to address the inconvenience once the repairs were completed. At no point did I ask for or suggest any form of compensation. My only concern was having a rental property that could be secured. I have a video showing the deadbolt coming out in my hand. I also have a video showing that the door handle was bent and half cracked. That damage was never communicated to the locksmith, and I am confident it remains unrepaired. This is yet another interaction with your company that has been handled poorly. Before responding, you or a supervisor should have reviewed the previous email correspondence to fully understand the situation. For three days, my family stayed in an unfamiliar town in a property that could not be properly secured. Every time we left, we had to carry our valuables to the locked cargo area of our rental vehicle because we could not trust the front door. That is not the vacation experience anyone expects. Unfortunately, there continues to be no indication of empathy or meaningful customer service from your team. This is now my fourth email to your company. I have been more than patient throughout this process. Since my concerns continue to be dismissed, I will proceed as outlined in my previous email if no real empathy is shown. Thank you for making this a vacation we will certainly remember--but for all the wrong reasons. As a final comment, they failed and are now trying to cover their tracks with lies. There was no room in the tiny closet because it was stuffed with the vacuum and laundry basket. We were told they had chairs for the beach with umbrellas in a storage unit. Every umbrella was broken in the chairs were rotted. They obviously are not in touch with the owner because this place was a disgrace.
