Marshall Reddick post responses that are NOT true! Do NOT rent from these people!! READ THE GOOLE REVIEWS, WHICH I DID NOT!! So the guy that came to my house to mow the grass after the rain told me it would take at least two times to adequately cut the grass at my "move in" ready home. His mower died multiple times trying. He mowed it once and was never sent back. When you pay to have your old yard mowed and then have to cut the new yard right after a contractor mows it, NOT OK!!! Second when you move into a home that is a "move in ready" home and your dryer doesn't work to to dry clothes for even a day this is unacceptable as you need to start washing immediately when you start services and paying rent. A move in ready house means you can use everything in it when you move in. Yes, after a few days we were forced to hire a contractor as we had no clean clothes to wear and unfortunately the only person that was available was a small town local who does not make invoices. You should not have to wait 7 days to wash and dry clothes in a "move in ready home". Saying I was in "violation" of my rental contract in a response to a review not accurate. Please provide me with something that says the first day I start paying rent I need to wait 7 days to have a working dyer connection. You're telling me the first day I moved in and needed to wash and clothes I should have to wait 7 days for you to get the house "move in ready"? FYI if you look at Google reviews they always post to make them look like a reputable company. My landlord dropped them a week into me moving my family into the rental. If you would like to further discuss this with me, you have my number. I have rented for years from other companies and this is the absolute worst "move in ready" company to rent from!!! Honestly do not recommend Marshall Reddick for anyone. Had severe mold issues that if I hadn't contacted the higher ups after receiving very poor communication with the management, it would not have gotten resolved and even then it still took about a month before the mold issue was fixed. This was after I had undergone a surgery and was extremely prone to illness and yet there was no urgency on the issue from the management team incorrect information on how and when it would be resolved to cause further distress. During the entire time we also could not use our kitchen as the mold went all along the bottom cabinets between the dishwasher and oven and they made no compensation for the situation. Additionally, during move out was charged with random fees for damages that was not explicitly stated in the report and after asking for further information as to why the charges and fees were being made, received no further response on the issue and was entirely ignored. During my 18 month lease, the management was with Tiffany and Heather and was an absolute waste of my time and energy as they usually responded with incorrect information with a condescending or rude tone. I think part of it is due to my younger age, thinking I'd be a push over for their unprofessional behavior. For a new build we had way too many maintenance issues such as door handles falling off due to the incorrect screws used (including the front door), the air conditioner was placed unevenly resulting in our AC not working, the dishwasher broke twice and caused a leak, and the mold issue that was caused due to their bad inspection of the building. Overall, I don't recommend using Marshall Reddick for anyone who cares about their health or mental well being. They're extremely poorly organized, lack basic communication skills, and treat their residents like shit, from my experience. read more

I had to run around all over the place to get an answer a realtor should be behind you no vis versa and that is what happened they did a hard hit on my credit report. The realtor seemed very green and IDK if he wasn't paying any mind to anything but no prospective renter should have to chase there realtor I will never use anything like them again! The average time they take to do any maintenance request is about two months. We have been waiting for about 24 hours right now for them to fix our AC and we finally called the company directly to come and fix it and it seems like marshall reddick (specifically Twilia) has not even reached out to the company. We are moving out of our house when our lease ends and this management company is one of the main reasons why. It is honestly impressive how awful they are at managing properties. read more

DO NOT RENT A PROPERTY MANAGED BY MARSHALL REDDICK. I moved in to my new place a couple months ago. I left an earlier review of all of the ways the home was in no way "move in ready" (please see my Google review). So what's it like living in one of their rentals? It's knowing that no matter how much you ask for basic things like full access to a garage you're paying for you'll be utterly ignored. Today is day 55 of me asking for the garage door code or if I can reset it and how to do so. They have yet to resolve this very basic request after multiple calls, voicemails, text messages, etc. . They only even acknowledged my request after I made a Google review. It's a nightmare, they have no accountability and refuse to put tenants first. Do not move into one of their rentals unless you want a rental that has the prior tenants belongings still in it when you move in, scuffed up walls, missing Sheetrock (literally cut out of the wall), and you're ready to repeatedly call them for several months and then you also will need to take off time from work to meet the maintenance person that might show up between 8am-5pm. When I asked for a shortened time frame, I was denied. It's a nightmare, so all I can say is stay far away from Marshall Reddick properties. read more

I have never written a negative review online, but after my experiences, I feel compelled to share. I am currently on my third lease with the same property, and I honestly wish I had never signed it. Over the course of my tenancy, there have been numerous issues that have not been addressed, despite multiple requests. These problems not only affect the quality of living but also present serious safety concerns, making the property unsafe and uninhabitable. * The fence has been down for 3 months, and I cannot let my dog out, nor can my neighbors. They've sent over more than 5 people to take pictures and submit bids, only to deny them every time. Two of these visits were made without notice, and they gave the "handymen" permission to enter the property, which was terrifying, especially when the workers appeared to be random men with no uniforms or marked trucks. * There are overgrown trees scraping against the walls whenever there's wind. This has been happening for over a year, causing loud noise. Again, they've sent over more than 5 people to take pictures and submit bids, only to reject them each time. (These were all issues promised to be fixed when I renewed my lease.) * I've had rats and mice in the attic, walls, and ceiling (it's a two-story home) for months. Pest control told me that the problem has likely been ongoing for years. This issue was discovered when an opossum had been living in the ceiling for over a month before they finally sent someone to trap it. The vendors even videotaped rats and mice and sent it in, but nothing has been done to address this. Now, the opossum is back in the ceiling. * I had a water leak and mold damage, and the plumbers had to cut a hole in the ceiling to investigate. They've left the hole unaddressed for over a month now, and I'm terrified the opossum or rodents will come into the house through it. * The roof has a hole in it, and the entire house has gaps around the sides, letting in animals, rodents, and bugs. Every vendor who's come out has told them these need to be sealed, but they refuse to do so. There is no foundation under half of the house (the add-on area), which is where the animals, rodents, and bugs thrive. * Since they send so many people out for each work order, I've had to take an excessive amount of time off work to accommodate these visits, only for it all to be for nothing. Many scheduled times and dates have passed without any workers showing up. Many of them are not licensed and were found on Craigslist. This is just the tip of the iceberg. I have at least 10 other issues I could list here. I am currently in an email thread with two supervisors, Melissa Slaughter and Joe Badalamenti, and three coordinators: Lauren Cutler, Angel Ramirez, and Luis Vital. They refuse to give me any updates or offer a new person to speak with. They've stopped responding to my emails and have closed the work orders without resolving the issues. They blame everything on the homeowner, yet I'm sure the homeowner is unaware of half of what's going on. IT IS AN ABSOLUTE NIGHTMARE!!! It's unacceptable for a tenant to live in these conditions, especially when health and safety are at risk. As a paying tenant, I expect a safe and habitable living environment. The failure to maintain basic property standards is a violation of my rights as a renter. I sincerely hope this review brings attention to the negligence of the property management and motivates them to take immediate action. I would strongly caution potential tenants about renting from a company that does not prioritize safety or basic maintenance. read more

Marshall Reddick manages our rental property in New Braunfels, TX. Our rental property was vacated on 3/31, and within only a couple of days, Glenn, the maintenance manager completed the move-out inspection and make-ready with detailed reports and pictures as clear documentation. Jennifer, the rental coordinator from the MR team did a fantastic job with the turn: Right from running the CMA, providing options for and recommending the rental rate/lease terms, marketing the property to potential new tenants etc. She arranged for multiple showings and kept the pipeline full, and always keeping us fully informed without having to ask. I've lived here a little over a month at this new property. I've had constant plumbing problems. The builders keep blaming the city, the city keeps explaining what the builders what needs to do to fix the problem. They have been out here several times and still my shower smells after each use. Now my lights in my master bedroom, master bathroom and guest bathroom aren't working and the fan and vents aren't working either. Living here, I'm not allowed to have an emergency outside of 9 to 5 M-F . Calling the emergency maintenance line is a joke!!! read more
