We had an intake interview with Chris Carlson who answered all of our questions accurately and honestly. Everything that he shared with us about their management style, good and different, was accurate. Our property manager is Oscar Muratalla and he is wonderful and a trustworthy communicator. He went completely ghost and did not put in the contract with the sellers that they could take the pots in my front porch. They were there the day before for the walk-through. Whatever may be the business owner said it's true or not true. It happens to me personally, and it's all bad. After my review, Veronica, who had in a rushed mistaken my property for another property and send another's property info to me, violating confidentiality, contacted me, asking for me to take off my review for the few phone calls that had not resolved in anything. I said I wanted to do some fixing to the property, I also said that I wanted a quote from someone i had used before, but I would like Ernesto to get at least two more quotes from his handyman. But until now, I have not heard anything. At this point, I am hoping to take back my property intact, and that they do not charge me outrageous fees. Avoid Marshall Reddick - Deceitful and Untrustworthy Business Practices As a small landlord, I strongly urge others to stay away from Marshall Reddick. At first glance, their services might seem appealing, but their contract is full of predatory fine print designed to trap you long after your agreement should be over. We signed a one-year contract with them, and while our experience was far from stellar -- delayed responses (often taking a week to reply to emails), constant miscellaneous charges, contractors who did subpar work, and it taking several months to rent out just one unit -- we still tried to part ways amicably at the end of our year. However, they enforced a termination clause that is incredibly deceitful. Even after fulfilling our year-long agreement and giving 30 days' notice, they slapped us with a $4,951 termination fee. Why? Because of a hidden clause that ties the termination fee to the greater of the remaining term of either the lease or the management agreement -- whichever is longer. So, if your tenant's lease doesn't align with your management contract (which is almost always the case when managing multiple units), you're stuck in a never-ending loop, forced to continue or pay up. In short: they make it nearly impossible to leave without paying a massive penalty, even after your contract ends. Save yourself the stress, time, and thousands of dollars. 1 Star - Deeply Disappointed by Marshall Reddick Property Management If you're considering working with Marshall Reddick to manage your property, I highly recommend thinking twice. We were told we were signing a one-year agreement--nothing more. No one mentioned we'd be expected to stay on until the end of tenant leases beyond that. That was the first of many miscommunications. As for the actual management? The experience was riddled with gross negligence. Here are just a few examples: * Leasing Delays: It took Marshall Reddick two months to rent out a unit that we used to fill in a single day--at the same price. We even had a qualified family ready to move in immediately, but they were ignored. * Maintenance Failures: After a bathroom "repair," water leaked from upstairs to downstairs every time someone showered. It took eight days of ongoing water damage before their contractor came back to fix it--and only because we pushed for it. * Unacceptable Repairs: Repairs completed on the unit were poorly done and somehow approved by Marshall Reddick's team. We raised concerns back in November--especially about the front metal screen door that doesn't even fit the frame (with visible gaps above and below). Months later, these issues remain unresolved. * Lack of Transparency on Quotes: They promise to provide three quotes for jobs, but we often received just one--followed by a dismissive "trust me, you won't get a better price." And they still charged us 5% on top of that for making a single phone call. * Post-Eviction Neglect: After an eviction, it took them two weeks just to start quoting repairs. Meanwhile, the unit sat untouched. When we finally stepped in, we had pest control out the next day, cleaners within two, and the unit fixed in five. We completed the entire turnover faster than it took them to return a few phone calls. * False Promises on Historic Home Support: We were told Marshall Reddick would assist with HEMA approval for historic homes. That turned out to be completely untrue and just a sales pitch to get us signed. In short, the level of negligence, lack of urgency, and broken promises were inexcusable. We expected professionalism and communication. What we got was costly inaction and frustration. * Confusing Contracts: the contract reads; "Multifamily Residences with 2-4 units per building (including duplex, triplex, quadplex): Each Month the Owner will pay broker: The greater of: $175.00 or 7% per unit of the gross monthly rents collected that month. Management fees not to exceed $500.00 a month." The way we understood it even after talking to the sales guy was that $500 would be the most you can pay up to 4 units. They say the $500 is per unit, but it does not say per unit It reads 2 to 4 units max $500. read more

I don't post reviews usually but this management company is just bad. My wife and I moved in a month ago and found that none of the apartment was cleaned beforehand. We found hairs in the bathroom cabinets, mildew and stains in the fridge, dust on the floors. There was also broken things like the shower faucet and toilet paper holder. The garage had leftover paint in there and the doors are also missing stoppers. I posted to their management portal, called several times and after a couple weeks finally got a hold of them. Would not recommend Marshall Reddick for any rental/real estate services. I rented and lived in a house that was managed by M.R. I was told the house was renovated before we moved in, but there were numerous maintenance issue with the house that started popping up. Even before the maintenance issues, we were unable to contact The first month of moving in, we were unable to contact the personnel that did our move-in walk through. We found out 2 months later that that personnel was no longer with M.R, yet we were kept in the dark and consistently e-mailing, texting, and calling non-existent e-mails/numbers/extensions. In addition to that, we began experiencing maintenance issues, which we submitted immediately as they come. First, severe clogging began after 2 months of living at the property (not caused by us) during Thanksgiving. Water was backing up while we were showering but unfortunately, because of the holidays, this issue was not addressed until after Thanksgiving, which ended up reoccurring several months later due to damaged pipe and roots grew into it. We were unable to shower, cook, or use the toilet due to this issue. Following the clogging issue was electrical shorting with our outlets. Any time any small kitchen appliance was used, the outlets would short and even after resetting the breakers, this would continuously happen as long as any single small kitchen appliance was used. This then lead up to heater shorting the breaker, which caused us to sleep in 60deg rooms during winter time. In a sense, we were unable to heat up food or produce any sorts of heat during this period of time. Our expenses increased due to eating out every night to compensate not being able to heat up food at home. We also lost rest because of the cold temperature at night, which caused us to not perform at work. These issues were not fixed until a month after the initial request. Regardless of the conditions we were in or what we experienced, in the end M.R. did not compensate us anything. Lastly, due to lack of communication and high number of maintenance issues with the property itself, we decided not to renew our lease (in addition to rent increase if we renewed). Move-out notice was sent out to us 1.5 months prior to end of lease, I mailed out all keys/remote post-marked by move-out date (clearly stated in the move-out notice), but was still charged prorated for October. Rather than taking responsibility for their ambiguity in their notices, M.R just puts fault on tenants and scams them out of their security deposits. Renting from M.R was the biggest mistake I ever made. The 1 year living at the property, many requests were delayed due to M.R being unresponsive. It was beyond difficult to reach anyone, via e-mail or phone. M.R. does not care about anything or anyone other than money. read more

My wife and I have rented without any problem at many 3 other locations in northern and Southern California, and I must say this is by far the worst experience with property management we have had from a renter's perspective. Funny enough, the owner of the house we have been renting from doesn't trust them either and is not going to engage with them moving forward. They have an easy job here of charging rent for a decently well maintained property to tenants who pay on time, this is not supposed to be rocket science. And yet they manage to screw it up by failing to execute the most meager of operations, such as fixing our broken front door lock, or arranging to move out earlier than the official move out date to make it easier for the owner to put the house back on the market. These guys might be good at financing deals, but I certainly would not trust them to manage ANYTHING! In our case both the renter and the property owner were extremely frustrated. I have invested in several mortgage loans via Marshall Reddick in my self-directed IRA. They are very organized in getting the things started, but it does take a bit more on my side to to complete the transaction as some of the other companies I've work with. I've been happy with the service and all my investments have paid off in a timely manner. My only complaint as that they often pay off in a few months and I have to reinvest, costing more in fees. I guess that's better than them not paying off on time. I have not bought nor sold any real estate through Marshall Reddick as I am a real estate broker myself.
