I've been an owner for 11 years now. I have been waiting just over two years for them to fix one issue. They had a company come in to my suite to access the laundry room and do some HVAC work for the building. In the process, they moved my washer/dryer and tore the linoleum. Whenever they've asked me to do something or take care of something on the outside of my property, I did it within 24-48 hours. Charged us rent for the month after we had already vacated. Impossible to reach by phone or email. They simply never answer the phone, and don't follow up after any voice mails I leave. Will most likely be contacting RTDRS over this matter, as they refuse to communicate at all. Even the building manager can't get a response out of head office. Last summer the building was struck by lightning, and the microswitch to allow the post courier in the building did not work, nor did the buzzers. It took them months to have it repaired, and even then it kept malfunctioning, and we could not get our mail delivered. The site manager didn't receive responses to her calls or emails either. I had a viewing at the Centennial apartments today and their manger didn't even bother showing up! I called and left five voice mails and a text message. They didn't bother answering their phone or the text. I never got a call back, nothing. I waited for 20 minutes and they never showed up. I called the number for the tenants to see if that manager would answer and they didn't. Just more messages to leave a voice mail. Unprofessional and unacceptable work! For a company that's been in business 25 years they are terrible. Building managers seem clueless about how to run an apartment building. It's like their first time in the role. They're often oblivious to things happening on site. It sucks that they're no here after hours or on weekends because when shit happens yiu can't get hold of anyone. I contacted Christine in the office on site to inquire about the parkade/underground parking cleaning. She said she's getting quotes. What? This should have been scheduled already. She said it needed to be coordinated with the line painting and I could talk to Sue at head office. I called Sue who is the maintenance Mgr. She was downright rude. Zero customer service. She made excuses and said it's being worked on. As it turns out she was confused and said she doesn't handle the underground parking but surface only. So I asked why Christine would tell me to contact her and her response was "Because she wanted to pawn you off on me." Wow that's so unprofessional of her to say. And this is how a Manger speaks. Yep such good customer service. Now I'm waiting for the main manager Rachelle to call me back. I don't understand why the cleaning wasn't already done or at least scheduled. I just moved in just over a month ago. I specifically asked about bugs since I have a child. He said there is cockroaches on the 4th floor getting treated (yes, I asked about treatments too) what he failed to mention me was the BED BUG INFESTATION right across the hall! That I found out from another tenant! Made me sign 2 different leases but fail to even provide me with one still. 1st month rent is price gouging an extra $133 out of me for no reason other than trying to scam money out of me! I moved into an apartment as the first tenant in the unit as it was a new building. Within three weeks of moving in, the building's fire sprinkler system broke and flooded many units including the one next to mine. I was evacuated from the building and told to go stay in a hotel or a friend. I had just moved to alberta and didn't know anyone and my credit card was maxed from the move. I had literally nowhere to go. Their answer was pretty much "bummer good luck" and from there it got worse and worse. I was stuck in a lease living in an apartment where they decided to gut out the hallways. I literally could not see my door. Every day I came home, I had to drop everything in my hands to the ground and use my phone as a flashlight to find my door's keyhole. When they gutted the hallway they left it like that for six months. It looked like a zombie attack site and it made life depressing to come home to. It also made our energy costs higher as a/c or heat was going through the paper thin "walls." We could hear everything our neighbour did, talking at a regular volume. Also, the company that was working on the restoration left industrial sized equipment in our apartment for seven months. When we tried to get rid of it we were told it's not ours to get rid of. We were in the process of arguing abandoned property over the phone when the management team decided to go into our place and remove everything. I know they took other things from our apartment too. When I moved out (finally) I was charged rent for the month after my lease ended. When I called to get the money refunded I was told it's my fault because I didn't stop the auto pay from my bank. I'm fairly certain that it's the company's job as a company to not charge me when I don't live with them but yeah sure. They then charged me again. I accumulated $100 in NSF fees through all this. I got the rent x2 back that I paid but they wouldn't even respond in regards to all the money I lost because of their inability to do their job. Worst experience of my life. read more

Worst managment group I have EVER rented with. No one is every available to address inquiries or concerns. The building manager was never around or able to be reached. No educated person appears to work for this group, the stupidity of their employees is astounding. They charged me for rent after I had MOVED OUT. And told me that "it is out my my control" and "I cant give you your money back" even though they shouldn't have charged me on the first place. Aside from hassles regarding the move in process by the Leasing Agent, it is a pretty nice place. Beware the quoted rent might get a bit higher with hidden costs. This is hands down the worst and most unethical homing company in Edmonton. When I moved out they continued to bill me rent for three months. Each month stating it was a mistake and they would clear it right away but taking almost an entire month to solve. After the third time, I went to my bank and cancelled my account. Had to open a new account and transfer everything over so this company would stop stealing from me. No one in corporate responds to phone calls or e-mails regardless of the issue and getting the person who manages the property to care is probably the hardest job I've ever had. They took over our building from another company and everything went downhill fast. Constantly changed our building managers without notice, impossible to contact, and took off $100 from our deposit after withholding it for over a month (even after the manager who did the inspection assured us this wouldn't happen). Finally my building is being cleaned twice/week, but not after YEARS of no cleaning being done. Graffiti hasn't been removed, so guess that's too much too ask. If I could give a zero star review I would. I am on the last month of my second 1 year lease agreement. In my first year, these apartments were great, our previous property manager took pride in these buildings, they were well maintained, clean and we saw regular parking lot maintenance winter and summer. However for my second 1 year term we have acquired a new property manager. (Ramona, Cortez Manor/Terrace Fort Sask) it is actually amazing her incompetence, we are sitting here after the SECOND major snowfall since the beginning of this winter everyone's vehicles are getting stuck and we have yet to receive a lot cleaning notice. The hallways are ALWAYS dirty the outside doors only lock about half of the time meaning these buildings are not secure what so ever. If you try to bring up any concerns at all to Ramona she either cry's and says she's 'overwhelmed' or says her 'English isn't good and she doesn't understand' This is not my first complaint about Ramona. I have taken these concerns to Mayfield head office in Edmonton and spoke to Eileen, Ramona's boss on Dec 17 2018. There clearly hasn't been any reprimand because these buildings still have the same issues almost a month later. 1. Dirty hallways, entrances 2. Burnt out lights in stair wells and hallways. 3. Zero snow removal in the parking lot. 4. Outside doors don't lock properly 5. Emergancy lights in stairwells are unplugged presumably because they don't work. 6. Maintenance requests don't get filled in a timely manor. (Ex; my mail box was broken for so long the post office charged me a fee for not being able to deliver for weeks, my neighbour moved in with promise her cupboard doors would be fixed, the still haven't) 7. When maintenance is performed she provides contracted workers with keys to the units and does not supervise the work. (Tenants sink backed up and flooded, plumber used a key to enter the apartment Unsupervised, Ramona wasn't even on the property) Watch out for these buildings in Fort Sask. as I have exhausted all resources trying to get regular maintenance or a new property manager and all has fallen on deaf ears. They don't fix anything, they lie, they steal and to top that all off, they try to tell you what kind if service dog you are allowed to have. The human rights commission said to me that they cannot dictate what kind of dog I have and they do not get a say in if I have a service dog because my doctor wrote a note saying that I need one. Mayfield is very irresponsible and inept, and now they are costing me financially. I am a landlord of one unit is a condo building they took over last May. The first thing they did was raise the strata fees, which were already above average, and it just got worse from there. By November my tenant gave notice to move out, before the lease was up, because Mayfield did not respond to the issues she was having in a timely manner. I've called their head office over the past few weeks and never gotten a return call. Today is the first time I've come to this site to read other reviews and I can see Mayfield is reliably bad as others have similar complaints. Avoid this company! read more

Sometimes I think that when there has been a response to consumer complaints on these reviews that problems have been dealt with. As a result of the negligence of this organization myself and at least one other women have been locked out of our homes, at night, on the north side of the city. This occurred because the locks were changed and no one was given the same information as to how to get into the building. I was personally provided with a key that did not fit the lock. I discovered this on Friday evening and have been trying to work out how to get keys until today. Mercedes does not know what she is doing and she is making it up as she goes along. She does not admit to mistakes and lies in attempt to cover them. As a result she can not learn from them and nothing changes. Her boss Diane actively supports this behavior. So Sean, you are a part of the most negligent, abusive and disgusting organization, as a 38 year old I have EVER come across. I have been in contact with consumer affairs and my hope is that you will finally be held accountable after the tribunal in July. read more

Horrible. I've used Yelp for years but I have never felt compelled to write a review on a company before, and it's the only reason I finally made an account. The first month or so I was there, I noticed that the tub never properly drained so there was always stagnant water in there so the paint was constantly peeling off with rust coming through. At one point early on I had requested someone to come in to repaint and fix the problem, I was not given a notice of what time or even what day someone was to show up, no one told me anything. About a week later someone did while I was out shopping and I came home to a strange man in my apartment. It freaked me out, and he explained himself well enough but the experience felt unsettling. The worst part was, is since they never told me when someone was going to come in, my pet bird would have died had I not arrived home when I did before the room filled with heavy paint fumes (causes severe respiratory failure). I didn't feel safe, or that anyone cared. Someone could just show up to my home whenever they felt like and that's just how it is My biggest issue though is in the months before I moved out and after left. Almost two months before I did, my toilet stopped working (leaking from the bottom when plunged and would not flush but fill with water) and it was another 6 weeks after that before it was fixed (barely working). I'd filled out the request form for repairs and slid it under the manager's door, and it was another two weeks before someone came to look at it. I had called Mayfield dozens of times for several days, not one single time did someone answer the phone. It went to voicemail, and they decide if they want to call you back days later, or if they'll even bother. Try it, go call them. The number on their website is (780) 451-5192 and considering they house hundreds, if not thousands of people and are supposed to provide decent housing for all of them, not once will someone answer the phone if you need something. Never. So back to the toilet. After I received a call back from my apartment manager, she had told me someone came in and FIXED the toilet days before I had made the call. Call me crazy, but when your toilet has been sitting there for weeks upon weeks doing nothing, the stagnant water gets awfully disgusting and familiar and I could tell no such person had even came in for a few minutes with a plunger, let alone repaired anything. So I waited another week before someone came in, I came home around 5:30p to find every single one of my personal towels dirty and sopping wet, around the toilet, with one in the bathtub also disgusting and sitting in that pool of water that just stays there. These were towels someone had came in, found in my closet and took it upon themself to use for toilet water all over the floor, still broken. I called Mayfield about this. They didn't call me back, or return my reasonably heated voicemail, nothing. I bounced back between call after call, getting no where and a few days later I talked to my apartment manager, and she said someone was going to come today or tomorrow and fix it. So, two days later someone came. Filled my bathroom garbage with dirty old toilet parts and empty boxes and the bathroom filthy. They seemingly fixed it, yet drained very slowly ever since until I flushed it a week later and it stopped working again. Oh, and to add. Whoever came played my guitar with the amplifier cranked well beyond where I ever had it and the guitar switch and knobs changed to very specific settings.. so they took it upon themself to also pick up and play with my personal items. Again. So, I'd had enough. I'd only intended to be there a few months, I always paid my rent on time and was hoping I could be treated like a human being especially despite the living conditions, but no. I asked if it was ok since I was on month to month, if it'd be ok if I put my notice in a day late thinking they'd at least be reasonable. I didn't get a reply until 2 days later after calling and leaving at least 3 vm's, and decided to try using the form on their site as it was all I had left. I was so mortified from my experience, on top of having to live in a place for a month and a half with a toilet that did not work at all. I left. My manager was hopeful that it was unlikely I'd be charged for Nov rent since gave my notice that I'd be out by the 30th of October (with my notice given on the 3rd of the month). I managed to spend an hour plunging the toilet again to get it semi functional, and I was even crazy to think they'd mail me back my deposit. They didn't. They sent me a $672 bill instead. For an unknown "move out" fee of $150, +$522 for the rent for November minus my deposit. They wouldn't respond any form of contact to even tell me what the $150 was for, just the letter I got just said I have to pay this within 2 weeks or they'll send it to a collection agency. They don't care about you or the place you call home, just $$$. Run. read more

So i've been living in the center point building run by mayfield management for a year now and in that time the building manager has changed 4 times and there has been bed bugs in the building the entire time they tried to get rid of them or at least they said they did 3 or 4 different times this year and i've been nothing but patient and cooperative with them on coming into my apartment and spraying chemicals everywhere and in that time there has been zero results so at the beginning of January 2020 after finding what can be described as a nest of about 200 bed bugs after leaving for a week to see family i decided to say that im not paying rent until there are proper actions on fixing the bed bug infestation in the entire building i have spoken to other tenants as well and they all had to deal with be bugs too and its disgusting so after emailing 4 times with pictures of proof and asking them to properly fix the problem they sent me an eviction notice so thats what may field management is like please do not rent from them do not give them any money or your time it will be wasted read more

Like others who have responded here I have also had a number of concerns with "Mercedes." After months of being ignored I did receive some responses to my emails that were so unclear I actually did not know what she was trying to say. While I wasn't going to mention anything (thinking others have said enough), I don't think that she is competent enough to call herself a condo manager at all (Maybe she has family connections or something?). My hope is that if others are having these same problems they post them here as well. It is not okay that this person is responsible for peoples home's. Its just not fare to us. My complaints are similar to the complaints of others 1) not responding to emails (for up to 3 months plus) 2) Ignoring phone calls completely 3) When responding to emails outright lying about previous correspondence (Her boss was copied on this....still nothing) 4) When responding to emails using language that is grammatically incorrect and in some cases completely illegible. The fact that she still has a job appears to be reflective of Mayfield Management as a whole. Don't get involved with these people, and don't buy a home if its being managed by them. Horrendous service. My mother owns a condo in Edmonton's west end. I have been trying to get a few answers to a few questions from someone whose name is Mercedes since July 4, 2014. She never responds. I have sent approximately 5 emails asking her to confirm an amount that is payable, provide a copy of the invoice and let me know who to make the cheque payable to. They do not maintain the roadway very well on the property. Stay away from this management company. Oh and I still have received any answers yet. read more

The Company is so disorganized. It seems every few months we have a new Condominium Manager who has no clue about what is going on. If you bring your concerns to the Director she does not get back to you. If they can't even manage simple requests from Owners or respond to those requests in a timely manner makes me wonder how accurate they are with managing and balancing the books for the condo associations funds and making sure everything is compliant. I moved into an apartment building on the first of september 2019, the property manager pointed out some problems, including a bathroom with a black floor. Completely black. Said he would have it fixed within a couple of days. Fast forward to septemeber 23 or 24th when, after complaining and complaining, they finally put in new flooring. The only reason it was ever put in was because I contacted the office directly to complain. Unreal. The worst part is, the idiot property manager still has a job with them. Avoid like the plague. Not a single returned call or email from the THREE different property managers I've had within four months. Took them 3 months to process my preauthorized rent payment, all while calling me half way through each month being snarky about me not paying rent (hello, you have my bank information?!). Multiple calls and emails to each manager about my nightmare of a neighbor (parties every day of the week, music shaking my apartment from 1pm-1am daily), as well as noise complaints filed with the police, and NOTHING IS DONE. Not to mention, I signed an initial lease for one unit, and I am told after everything is signed that the current tenant decided to stay. Then, it happened AGAIN, and they told me the current tenant won't move out, even though I signed the second lease already. I had to agree to move down the street, then from floor 3 to floor 1. I got absolutely screwed in all of this, and I should have been smart enough to see the absolute incompetency of this management from the get go.
