Be wary! The last company you may want to lease with. The condition upon move in was liveable , alot of wear and tear. Some issues were discussed upon lease agreement and was told they would get fixed, 12 month lease ended and were never fixed. Could never get a hold of anyone unless I emailed and even then it would take them quite sometime to get back to me, no sense of urgency. In lease it also stated that monthly pest control and gardening was included , never saw either. I addressed my concerns and they stated " they weren't aware and couldn't go back in time to fix things ". Full of pests and leasing agent had stated there was no such problem when asked prior to move in. Left place cleaner than it was prior to move in with an in depth cleaning and still charged a ridiculous fee of 400 .The remainder of deposit was for wall repair which was all damage prior to move in which they were aware of and submitted during inspection. From a landlord/customer Posted this years ago but Yelp took it down. Posting again to try to save you a lot of headache. Completely unresponsive and unprofessional. My rental sat empty for 6 months because every time they got an application it would take them weeks to send it over for my review by then the potential renters had already found someplace else. When I was doing my own management it only took 2-4 weeks to rent. Their accounting system doesn't work apparently because it took them 2 years to collect a reserve from me. They never followed up on repairs to make sure they were done let alone done correctly which cost me lots of extra money. They send spam for their real estate side of the business and will not remove you from their email distribution even after several requests to remove. I finally had to report them. The ONLY reason they have a high rating on Yelp is because they threaten to sue you if you post a bad review. They even have a clause in their contract that says you can't give them a bad review. They threatened to sue me for my review then they forced Yelp to remove it. read more

If you want people who will respond to you about quite literally anything, this is not the place for you. We spent MONTHS trying to get things fixed in the house we were renting only to get hit with a technician requested and then forgotten. The whole time we were living in the house not one thing we requested got fixed. Even if you complain about their service the only person that will talk to you like a human being is Ramone. I would probably avoid Jaime, she needs some people skills because she lacks in that severely :) also the owner doesn't know how to treat people with respect as well so it's just a lose lose situation here! read more

DO NOT RENT FROM THEM! If I could give zero stars I would. As a college student I've rented from multiple realtors and this was the absolute worst. I had a psycho housemate that made me feel unsafe to even be in the house anymore, however merced yosemite realty refused to let me break the lease. And when I said there was an unwanted guest on the premises that was breaking into my room and stealing stuff they said they couldn't evict the tenant that had this guest over. On top of that, one of my housemates damaged HER OWN room and everyone in the house is being charged for it. She made holes in the wall by smashing the door into the wall and has a dog that ruined the carpet in HER ROOM and I reported it all to the realty, yet it's being deducted from my deposit. We had issues with the company throughout our entire lease agreement. However, at the end of our lease, the unprofessionalism of Merced Yosemite Realty became extremely apparent, especially in regards to our security deposit. We (four extremely cleanly and thorough) health care professionals deep cleaned the house the week leading up to vacating. We followed every checklist item provided, one of which was to replace the air filter. Upon leaving, we were notified we received a multiple-hundred-dollar cleaning charge and a charge to replace the air filter. We immediately questioned the air filter charge (since we had replaced it) and requested documentation as to what the cleaning charge was for (including pictures). Merced Yosemite did not reply for over a month. In that month, we called at least a dozen times and left voicemails and notes trying to get any follow up, but did not receive any communication. Once they finally did reply, we were provided with a vague note of cleaning charges (many of which were not included on the move-in sheet - ex: we were charged for the cleaning of bird's nest outside the front door). No actual evidence, no pictures. We provided receipt evidence of the air filter we replaced, and they still refused to refund this charge. It should not take over a month to reply to a security deposit grievance. In addition, a rental company should be able to provide tenants with documented proof of charges, as listed in the lease agreement. We were not provided any evidence in regards to the "dirtiness" of the house other than a vague note. Money-wise we are only out a few hundred dollars. Principle-wise, we feel it is important for others to know our story when making a decision as to whether or not to give this company business. DO NOT CONSIDER. It is not worth the trouble. My experience with Merced Yosemite Realty was absolutely terrible. I rented a house with a couple of other professionals. We lived there for a year and experienced various wear and tear situations that the company would take months to address. We learned early on to not even bother and try to fix everything ourselves. This problem was manageable, but the real nightmare was their deposit and refund policy. We put 2 months worth of rent as deposit and was reassured that any amount taken out would be on an "itemized receipt." Upon moving out, we deep cleaned the house for a week to the point that it was cleaner than when we moved in. We also purchased and changed the AC filter the day we moved out. Our "itemized receipt: deducted $400 for "light cleaning" and $50 for "basic filter." The fact that they did not even bother to check the filter's condition before charging us reveals how arbitrary their deduction system is. We tried to talk to Terry from Merced Yosemite Realty to dispute the ridiculous charges and was ignored for a month. We even called Lowe's to get a copy of the receipt for the day we purchased the new AC filter. Trust me when I say that this company is not looking out for anyone but themselves. Signing a lease to rent a home involves a great deal of money. Money that should not be trusted to crooks. read more

Wow, where do I even start with this company, if you can even call it that, its more of a scam. My girlfriend and I signed a lease in the middle of the corona virus, securing an affordable place to live in very uncertain times. Well, about 5 months into the lease this company realizes that they NEVER SIGNED THEIR END OF THE LEASE. Due to this we are now forced to move out and find a new place with a couple weeks notice. If this isn't unprofessional enough, the follow up calls we received just added fuel to the fire. Somebody who works there, Jared, decided to would be a good idea to essentially blame us for the problem and then get mad when we asked how something as simple as not signing the lease was overlooked. Now that's a "C'mon Man!" moment Jared. And that was just the problems dealing with the realty company, let me tell you about some of the issues with the house itself. First of all, we can't turn the fan on in the room without turning on all the lights in every other room in the house. Yes, that is correct, if I turn my fan on, EVERY light in other peoples bedroom will turn on. There is a severe ant infestation in the house too, they are in the kitchen, the bedroom, the restroom, everywhere! We have bought 3 different types of ant bait to try and get rid of them but nothing works. They come back like clockwork. The shower knob broke within 2 weeks of moving in and it took them 3 weeks + an additional phone call to get the work order PLACED, nobody came out until 1 month later. That is when I realized, these people don't care about you or your family. They just want their money and will kick you to the curb the second you need something from them. Our son rented a room from a house that this company owns while he attended UCM. He lived their 2 years and moved out May 2019. No problems at all while living there. We did however have some issues with some charges that went against the security deposit. But Brandon Ruscoe their broker handled the situation with professionalism and in a very timely manner. During our phone conversation he listened intently and made sure that we felt heard and that we could come to a resolution. The outcome turned out well and we were happy with the result. If I had a choice to rent again I would definitely use their services. If you are in need of a property management company look no further as you will be in good hands!! read more

EVERY SINGLE ONE OF THE PREVIOUS REVIEWS IS 100% ACCURATE. They had a list of 5 things that needed to be done a year ago. Not 1 thing was done by them. They told me that my water damaged dry wall was just the texture. Good thing i knew he was an idiot. Sure enough black mold. Then the Manager Terry R. advised it may be in my best interest to do my own work. (of course that makes me liable for anything i do.) To top it off, they gave me a 60 day termination notice less than 1 month after my year lease was up. A whole year and not one thing was fixed. Jaime in the office will not respond to you. Terry and his management team will not meet with you. The maintenance people will not fix a thing. You will notice them driving around all day. Should have read the reviews before renting from such a poorly run property management company. Home owners who use this company should really seek other options. We just moved into a beautiful home a little over a month ago. The home had sat empty for months prior to us renting. We were given 2 days to determine that everything in the home was in proper working order... mind you we were relocating from Santa Barbara with a 1 year old so the move itself was difficult then trying to check every light switch, faucet toilet, outlet, appliance etc was impossible. The grass was completely dead and the backyard completely covered in 3 ft tall weeds... so the realtor who showed me the property promised that if we couldn't get the grass to come back in a month they would replace it. Great we thought. Well then the lawn maintenance company they hire mows lawn like I assume they wipe their asses (poorly). They don't prune or weed or trim trees just mow lawn. So glad I'm paying $2400 a month for this. So then we find faucets that are leaking what can only be described at mucous. Lights that don't work, doors that don't properly shut, an a/c unit that hasn't been serviced in years the a/c doesn't work in my 1 year old sons bedroom and it's been (100+ degrees outside), toilets that leak, a leak in the wall in the formal dining room... the list goes on. For each one of these issues we have submitted maintenance requests... they have refused to fix everything except having the a/c unit cleaned... and that was after days and days of phone calls and emails. So we just received the MOST unprofessional email from Terry the owner of the company (see photo). He basically stated that it had been more than 23 hours since our last maintenance request and was just checking to see if he missed an email. Are you f***ing kidding me?! We are renting a gorgeous home in a beautiful neighborhood that needs repairs. They refuse to repair anything so yes we get upset. If I was the home owner I would never trust these people to take care of my home. Absolutely disgusting business practices and even worse staff. Unreal. Wow. I can't say enough bad things about this company. Do yourself a favor and avoid them at all costs. You will end up saving more in the long run because they will end up taking most of your deposit anyway and tried to get away with logging previous damages to our tenure in the house. Give me a break! We had an issue with carpet cleaning in our house. They charged us for the entire carpet cleaning bill, not just the sections that received water damage. When we called to get information about it, they were combative, unwilling to help, and rude. Every time we called them to report a headache, whoever talked to them in my house got a headache. They make you just through endless hoops to accomplish anything. For example, it took them 3 days and 4 different phone calls just to receive a garage door opener from them because they didn't provide us with one when we moved in. It's not like me to write reviews, yet alone bad ones, but I can sleep well tonight knowing I did the people of Merced a service by denouncing this company. This company is absolutely terrible! They are crooks and liars! We struggled with getting things done while we lived in the home we rented from them. Things that they promised would be in working condition (such as sinks that drained properly, working appliances, etc). Not to mention the property itself was very dirty and things were broken (built in cabinets), that they refused to fix, when we moved in. And we had to continue to store the owners possessions in a home we were paying to rent! Now upon moving out, we improved the property such as fixing the drawers, dog door, and shower heads. We also cleaned the property top to bottom going above and beyond what they required. Only to be charged automatically for things that they didn't even check, (air filter replaced the day upon vacating, we have the receipt as proof!) and also cleaning as they sited the property as "filthy"! Refused to give us any examples or pictures! As I said before, crooks and liars! They just automatically change the renter for everything! Avoid working with them at all costs!! Avoid this company!!! They will get more than half of your deposit. I had no choice but to go to yosemite property management last minute for housing. Me and my housemate are very responsible people and returned the house in the condition that was given to us ( or even better with clean carpet). However, when it was time to return the deposit, they listed every single excuses such as yard cleaning to deduct it from our deposit. We ended up getting less than half of our deposit back. Frustrating as I was, I had to write letter of complaints and phone calls to only received more unreasonable excuses from them. Take my advice and find a better and friendlier property management company. read more
