So unprofessional. You get 24 hours notice before a tour. Why give notice at all if you're just going to show up anyway? I've never seen this done in other buildings I've lived in before. It makes the vibe more business-like than actually living in a community. All they care about is your money. I really do like Walnut Capital overall, but the Walnut on Highland property itself is overpriced and unprofessional in their policies and communication with residents.

When I came to visit, I noticed that the place is quiet and peaceful so there must be a lot of working individuals. The apartment complex is located nearby a lot of residential living quarters so there isn't too much traffic. Good quiet spot to call home.

Want an extra key? That'll cost you $100 because you can't make copies on your own. Get locked out because you only have one key, that'll cost you another $100 just to get let into your apartment. Forget to renew your autopay, that'll cost you another $100. Does your trash happen to clog the trash shoot? There's also a fee for that. They also don't provide a way to dispose of cardboard boxes without walking all the way to the basement of the building which is a huge inconvenience that you will experience on a regular basis. Similarly, you will have to walk all the way to the front door any time you need to let a guest in. There are also charges for water and sewer. These are not based on usage, but instead you are just charged a percentage for the whole building. There is absolutely no transparency behind these charges and you actually have to pay a service fee just to be charged for the buildings water and sewage. They advertise free bagels on Saturdays, but they don't usually arrive until after 10am, so if you are an early riser you'll be waiting a while for your breakfast. Then there are the ridiculous things they make you sign for your lease. You have to agree to let them throw away your packages, if they are not picked up fast enough. You have to waive your right to participate in class action lawsuits (not even sure if this is legally enforceable). You give them the right to use your picture in any promotional material. If I were you I would avoid Walnut Capital in generally. I can't speak for their other buildings, but I'm sure it's more of the same.

On their newsletter sent out regularly throughout April, there are units available around the price of $1700, so it is within expectations for that unit I applied to be quoted in the price range.The next day they emailed me and claimed that price is a systematic glitch and the price now for that unit is around $2400. I was shocked of their response & how is that legal lol, just changing rent price & claim it as a systematic glitch. It is the management's responsibility to display accurate price on their website and especially when they advertise!! There must be some advertising consumer right they are violating in this case. I was misled into applying and paying for that unit. They still haven't refunded my application fee back. It's been 2 weeks.

The apartment is 'ok' but upon moving in after hours in a Uhaul coming from atlanta, our "move in ready" apartment smelled so strongly of food and fish. The carpet was old, stained and still had marks from someone else's furnishings and felt crusty. Marks in the walls, cracks in the ceiling and window siding. The kitchen is unbelievably small and the bathroom had issues with water being searing hot. God knows why the dining/living room is enormous and the rest of the apt is totally cramped. The maintenance people are very kind and wonderful but sometimes the work seems very rushed--for instance someone literally just hacked a huge hole in the back of our cabinets for electrical rather than spending the time to pay attention to detail. The washer and dryer do NOT work well so do not consider them a perk. There are always tiny gnats in the gym and hallways and we work hard to keep these from spreading into the apt. Side note that the gym is dirty and very dated. The staff is accommodating but we find that they often have "paving" "internet" or other work being done which causes an inconvenient need to keep moving your car or inhibits those who work from home. The pool is only mildly clean and typically has a film. It appears this building is somewhat taken care of, but not professionally invested in and if you have issues with their appliances or systems they are unable to pay to replace faulty items you inherited from previous owners and they are unable to fix the apt back to spec after each tenant. Our heating and cooling tends to escape through windows and costs about $200/month. I'd As for the comment below: ALL of this was brought to the attention of Bryn Mawr onsite manager AND the overall property manager! I left Kristin emails with full detail and pictures and we received very little help. I have no reason to call a number now when Bryn Mawr was made well aware and is leaving a comment to look helpful. I've also attached some pictures of the apt condition on move-in day.

There's good and bad in all rental properties even the high end properties. HPCA failed to take care of the pungent smoky odor left behind by the previous tenant who was a…read moreheavy cigarette smoker and resided there for a decade. The unit was newly renovated, but because the odor was not eliminated before repainting, it still leached from the walls despite putting on fans, an air purifier, etc. Unfortunately, coming from out of town, I never got to see the unit in person, and HPCA failed to notify me of this habitability issue before moving in. Given that the apartment was newly renovated, and the upstairs tenant is on a no-smoking agreement, I didn't expect this to be an issue either. An ozone generator solution was recommended, but the risks of negative side effects, such as reaction with synthetic materials from the renovation to produce more VOCs as well as detrimental effects on the body from lingering ozone if not aired out properly, were too high. Also, according to professional cleaning companies, due to the repainting there was no guarantee the treatment could even penetrate the walls or eliminate the source of the odor. I proposed solutions that would allow me to continue living in the apartment, including an alternative safer cleaning treatment from an odor removal company as well as a decrease in rent. These suggestions were labeled ridiculous by the owner, and the only feasible option for me that remained was to terminate my lease. This negotiation involved an extremely unprofessional interaction with the owner Dylan in which numerous unwarranted threatening, sexist, and racist remarks were made that attempted to undermine my character, education and background. It was clear that management was not interested in helping to ensure the health and safety of their tenants at all. Thankfully, Dylan gave me my first month's rent and security deposit back, and the office managers who processed the termination were professional. The property manager even paid for a shower rod that I left in the apartment. These are the only reasons I'm giving two stars instead of one. However, I did have to find a temporary place to stay and start my apartment search all over again in a new city. I was also forced to move my belongings out in one day, and if I took any longer they would have prorated my rent for the month. I really wanted to love living in this area and community, but I would really not recommend HPCA.

However, over the years we have had out fair share of building problems as other senior buildings experience. The last five years has proved to be a series of difficult challenges for me, but the latest bulilding manager (Mary Killian) is unlke any of the other previous Penn Arbors Managers. She "cares" about the "people", who like myself, live in the building. Mary goes far above what we, who live in the building, have come to expecte and the newest maintenace guys are not like any of the previous ones - the are good and reliable at performing their duties which keep the building clean and safe for us. We are getting our building and apartments serviced, meeting a very high level of repairs thanks to Mary. I have to admit that the "The Capital Realty Group" has supported Ms. Killian in all of her efforts to make living in The Penn Arbors Apt's a great living experience. I, along with many others, would have moved out of the building, but for the wonderful care and activities sponsored by Ms. Killian. Mary is more like a Four Star Concierge Director who doubles as a Senior Building Manager, in all of her efforts to make our living in the building a wonderful experience, worth waking up to each day! We really lucked out finding a 2 bedroom apartment in our building. We have lived here for 3 years now and love the parking, central air, laundry, gym, and secure front door. Any time we have an issue (usually our heater or air conditioner not kicking on), the maintenance person Rick fixes it immediately. Rick is the best!! He is so nice and patient, and really cares about the tenants. All of the maintenance guys are friendly and always say hi when passing by. Our refrigerator broke last year, and they ordered a new one and installed it just a few days later. I love that the management is responsive if you have an issue. Some apartments will never get back to you, but we have never had that problem here. We originally rented our apartment from Jeff, but the new manager is Nina. She is great too. The staircases and laundry room are cleaned every week, and there are nice flowers and potted plants out front in the Summer. I have no complaints about these apartments! It's also easy to pay rent on their online portal.
