The owners (I believe) live in the building and really know all of the people that come through their doors. There are a few other mini-markets around, and despite their prices being a bit more expensive than those in the supermarket down the road, I always go to them when I am in a pinch because I know he remembers who I am and take the time to talk. They also have great empanadas and pies as well as kuchen. They also just started selling a Brazilian dessert (I believe a Brazilian neighbor makes them and drops them off) it is good and definitely separates them out from the rest.
