Update: Unfortunately, things have only gotten worse. My family is now objecting to Mia's decision to file a trust accounting with the court ex parte--meaning she submitted it without notifying or sharing it with the beneficiaries beforehand. Another unnecessary action. This appears to be a deliberate attempt by Mia to block my family from exercising our legal right to formally contest the accounting, despite having already informed Mia of our objections. We are currently submitting formal objections to the court to stop Mia's attempts to pull one over on us, and a request for affirmative relief to remedy the significant financial harm caused by Mia and her fiduciary services. We are going through the court because Mia failed to set a bond for the full value of the trust--as required by a court-approved settlement agreement and confirmed in writing by her attorney--until after the trust assets had already been distributed. She only bonded the "holdback" amount, leaving us unable to file a claim against a full bond. We are now forced to seek financial remedy through the court instead. Despite this, we remain confident in our position. As both the judge and Mia's own attorney noted, bond requirements primarily protect the trustee, not the beneficiaries-- so it's not a loss of us. In fact it is more so a loss for Mia. Fortunately, by pursuing affirmative relief in court, as the judge advised, we still have a path to seek recovery for the losses Mia caused. Our evidence is substantial and clearly demonstrates Mia's failure to uphold her duty of prudent financial management--including her refusal to negotiate the sale of my grandfather's home, which appeared to be retaliation for a previous Yelp review posted by my mother. We believe the court will recognize this pattern of misconduct and award appropriate financial relief. If you or your family have also been harmed by Mia's actions, we strongly recommend the following steps: 1. Leave a Yelp review to inform and protect others. 2. File a complaint with the Professional Fiduciary Bureau of California (PFB). We've formally requested that Mia's license be investigated and potentially revoked. 3. File an objection with the courts as soon as possible to preserve your legal rights. Additional Advice: * Get everything in writing. Mia frequently gaslights or contradicts herself, and documentation is essential to protect yourself. * Track your own records. Mia has admitted that she creates invoices from memory instead of maintaining real-time records as required. This has led to inflated and inconsistent billing. * Confirm bond coverage early. We were told a full bond was in place, but Mia repeatedly stonewalled us when we asked for confirmation. In hindsight, we should have gone directly to the court--but we didn't want to be overly litigious. We now realize we should have acted sooner. As my mother's attorney said: "You don't have to be nice to the people managing your money." Beneficiaries have the right to transparency, respect, and fair treatment. Trustees work for you--not the other way around. Trustees should not be cons, bullies, or bitter--but in our experience, Mia Ousley has been all of the above. Mia failed to answer emails and phone calls from trust beneficiaries beginning in the first two or three months. It got worse from there. Mia and her team failed to gain control over accounts. Mia charged the trust $190 per hour for refiling the files of paper documents, charging a small fortune against the trust. Mia failed to get appraisals of trust assets in the first 90 days, instead taking over a year and a half, then picking the most expensive appraisal her team found, more than double the cost of another qualified appraiser her team found. Mia interviewed very well at first, but that was not a good predictor of results. The beneficiaries have been without any communication directly from Mia for a long time. you need to look at the other reviews before contacting her, i had a fiducuiary before mia and we had a misunderstanding that i over reacted to. i should have kept my first fiducuairy, first, mai asks for a deposit which i have not found to be normal practice for this field, she says this is for costs for services to my trust, i sent it with regret, after about 4 years the thought of some one holding my 2500 didnt sit well and i went back to my first fiducuiary, no deposit, that and looking over the reviews suggested that it was the right thing to do, when i called her to cancel her services, we talked about 6 minutes, that call cost me 105.00 dollars, i knew i had done the right thing read more

Our experience with "Magic Mia" began on Oct. 30, 2023, when she was brought on as a third-party trustee for my father's irrevocable trust. It has been a financially and emotionally devastating nightmare ever since. A trustee is someone who is "supposed" to manage trust money and assets "in the best interest of the beneficiaries." But a fiduciary holding a check book to other people's money is also a recipe for potential corruption. That, or just ineptitude and incompetence alone, and it is a disastrous situation. We have filed a formal complaint against Mia Ousley with the Professional Fiduciaries Bureau (PFB), which is Mia's licensing board. We don't know what will become of Mia's license. We are also filing an Elder Abuse complaint as two of us are close to 70 years old, and we should not have to endure this level of financial and mental suffering. It took weeks to put together the PFB complaint against this woman who we feel does not deserve to be in practice as a fiduciary or trustee. It takes an enormous amount of our time to research the probate codes, talk to our legal resources and to unravel what she is up to on her invoices and in her actions. Our father was a probate attorney himself, and would be horrified to see what is happening to his children and grandchildren. She announced to us that she would be "withholding" a large amount of our money for "three years" after our father's house sells instead of dissolving the trust right away. Three years is also the period when beneficiaries can sue a trustee after an accounting is distributed. Hmm.... a coincidence? It is reasonable to conclude that Mia is planning on attempting to hold a large amount of our money for self-serving reasons, and it is reasonable to conclude that Mia is attempting to keep the trust open for much longer than necessary in order to keep billing it, and/or some other self-serving reasons, as we see patterns to support that. We have done everything possible to communicate with Mia, and stress the importance of Good Communication from her, but our time-sensitive emails go ignored. She admitted once that she just saves them up and after several weeks reads them all at once! After we found suspicious charges on her monthly invoices, what does she do? She just stops sending them to us! And, she stopped sending the bank statements so we could not see the amounts on the checks she writes to herself. In fact, she just stopped sending us any documentation - in violation of a court order that requires that she distributes documentation monthly, with no exclusions. It appears Mia is retaliating against us, acting out of revenge for filing complaints against her, or for some other reasons, when she gave us no other options. We feel bullied, with no relief in sight. It is exhausting, unnecessary, and cruel to make us go through this. October 30, 2023 - December 20, 2024: I strongly advise you to stay away from Mia Ousley, of Mia's Fiduciary Services, located in San Leandro, California. I simply do not want you to suffer at her hands as we have. She resorts to trickery to keep money that belongs to the beneficiaries for her own purposes and financial profit. Not only does she do this to increase her net worth, but she enjoys hurting us. She retaliates against us for filing complaints, and hates us for doing so. She likes having control and likes winning no matter who she hurts. She has left us feeling helpless and hopeless. She has control of our money which we need for retirement and does not distribute it as she should. At age 69 my earning potential is limited so I need the money that she keeps from us. She tried to get us to sign a document that went far beyond just a simple acknowledgment of receipt. It actually was intended to get us to relinquish our rights to money that is ours. She is violating the conditions of the Trust which are to distribute money to the beneficiaries as appropriate. She is holding a significant amount of money without plans to distribute it. We have asked for transparency numerous times, but she continues to hide information which makes it easier for her to take money from the Trust. She uses the Trust attorney for her own benefit. Her fees are extraordinarily high and much higher than most or all of the Trustees in the local region. She bills, clerical, non-fiduciary, and escort time at $190 per hour. In her work with us it appears that she has no conscience. We have felt it necessary to complain about her to the Professional Fiduciaries Bureau, Federal Government, State of California, and the state of Illinois, as well as post very negative reviews in places such as Google Reviews, which I will update frequently. We complained about her to the attorney who recommended her as a trustee. We have had to complain to two professional organizations that she is a member of. After filing a BBB and PFB complaint we finally received a backlog of withheld documents, most of which we are supposed to receive monthly per court order (we still don't have October or November invoices nor all supporting documents). We were able to piece together Mia's very unorganized and illogical invoices to find she had overcharged us by nearly $5,000 for having two people do the work of one in May and June 2024. Mia's contract and website do not state that she bills in this manner. These inflated charges started the day after the income beneficiary died in May, and disappeared on the invoices produced after we filed our Professional Fiduciary Bureau (PFB) complaint. Mia's website and contract only states $190/hr for all MFS services. Mia also admits in her rejected BBB response that she did not negotiate on the house sale and accepted the first offer that came in and made no attempts to get a better price. She also admits in her rejected BBB response that she does not read our emails or respond to calls because she does not like us. Then complains that we contact her too much (because we have to follow up multiple times to get any answers). Mia has charged over 10K for reading our emails that she never replied to, and saves up for weeks at a time. Mia also states that she had no reason to resign even though she has done a very poor job as Trustee. All we want is this Trust to be dissolved so Mia can be out of our life. Between Mia's onboarding on 10/30/2023 and the last invoice we have from Mia which was for September 2024, Mia has charged nearly $75K for her services alone and yet has not accomplished much. Mia prefers her clients to be unable to talk back to her, and she will do anything except what she is supposed to be doing to satisfy her ego. All of our findings have been shared with the PFB, BBB, and other organizations, because Mia refuses to discuss matters with us or take any steps in the right direction. Four hours after my sister, Linda W, posted her negative Yelp review- Mia Ousley accepted a below market value offer on my deceased father's house without negotiating or alerting the beneficiaries about the offer prior to accepting. Mia had promised she would run the offers by the beneficiaries before accepting an offer on multiple occasions. Instead, Mia did not tell the beneficiaries when the offer came in on 11/5/24 and accepted it without negotiating or making a counter-offer on 11/7/24, which was about 4 hours after Linda posted a Yelp review. Mia chose to retaliate against my family who filed protection agency complaints against her as well as submitted a Yelp review. Instead of upholding her legal and ethical duties, Mia Ousley has violated every legal and ethical duty she has as a fiduciary, and it has cost my family a significant amount of money, and caused us great pain, since October 30, 2023.
