After vetting a number of brokers who have the "highest volume of sales," we elected to work with Mr. Freethy as he focuses on "one property at a time to obtain the highest value for the property." He has a proven record of obtaining the highest property values. Our property involved a 100yo home which my aunt had owned for the majority of her life. It had not been updated for some time and was in need of a keen eye to appeal to the current prospective buyers. We were so torn as we were very emotionally invested in keeping the property in the family. The final updates honored the home and made the transition easier. Mr. Freethy, initially, had done a marketing valuation for us in 2016 when my aunt was unable to manage her affairs. He did another marketing plan for 2018 with the comparables as well. He was able to visualize the valuable assets of our estate. He was very intuitive re: the view, the garden, parking availability as well as architectural features, which he then worked to highlight prior to the actual marketing. He has a team of brokers, including his wife and partner. They navigate the paperwork together. He personally coordinated the arborist, the gardener, the painter, handyman, floor resurfacing, removal and estate furniture sales referrals. He gave us a list of donation and recycling sites from medical equipment to books to household items. Additionally, he was able to coordinate with the city for a low volume toilet. He is keenly aware of the city's ordinances as well as the benefits. We, additionally, had a tenant. He was respectful of their rights and our obligations to honor their privacy, their concerns. He consulted with both our attorneys for the estate and regarding Tenant rights for any Issues which required an expert opinion. I cannot imagine navigating the sale of an estate in San Francisco without someone as knowledgeable as Mike Freethy and his team. When my husband's uncle died, it fell to us as his trustees to sell his San Francisco home of 55 years. I feel very fortunate that I chose Michael Freethy as our realtor to list our house with Compass. He and his wife Joy work together as a very talented, experienced team to take care of the myriad of details that compose selling real estate. This was especially challenging for me since we had to do all of the work remotely from Texas, with the property listed being in San Francisco. In fact, it turned out that Mike and Joy lived in the same neighborhood (Noe Valley) as the listed property. That made it possible for Mike to keep a close eye on the house throughout the renovations, shipping of house contents to our family, staging, showing, and finally closing. Mike and Joy have so much experience with Bay Area real estate that they were able to precisely advise what renovations and repairs were necessary. Then, Mike hired his trusted network of contractors to ship our belongings to us halfway across the U.S., clean up, paint inside and out, make landscaping improvement, and necessary repairs. It's important to point out that Compass makes it possible to provide an interest-free loan to cover the cost repairs and improvements. California is a complex state in which to sell a house, but San Francisco is an altogether separate level above that. While Mike took care of arranging numerous inspections, Joy would help me fill out and sign all the documents remotely. It really helped that they both knew my attorney in San Francisco and could get questions answered efficiently. As a result, we were able to get the house on the market must faster than I expected. Mike and Joy worked to stage the house and then create virtual tours both inside and outside the house. Not only that, but they made a drone flyover video of the house so the entire neighborhood and the gorgeous views of San Francisco from the property were possible for remote viewers. This was critical as sales moved forward under COVID regulations. Mike told me from the beginning that once listed, the house would sell quickly. This turned out exactly to be the case. We took bids for two weeks, receiving great interest and numerous bids. At the end of the day, my house sold significantly above the asking price. It was amazing! Of course, then came closing, scheduled about a week after we accepted the bid. That could have been another complex process, but instead it was made doable by Mike and Joy working with a title company (Old Republic) with which they had much experience and working with my attorney. This made it possible to file the report on time. I just don't think it gets any better than this. Mike Freethy is simply the best. He knows real estate matters, he knows the area, and he knows people --I mean, he knows how people work, what people need, when to be attentive, and when to let a situation wend its own way. I met him some years ago, after he had helped a couple I know get their perfect house in the perfect neighborhood, perfectly appropriate to their needs... that worked out because he had a sharp eye, appreciated what my friends needed, and possessed the skills and acumen to make the whole thing work when the place (they ended up buying) came on the market. One can't force that kind of situation, you must have patience, an understanding of your clients, have a broad view of the real estate landscape, and possess the tools ready to make it happen when needed. That's what Mike is good at. For my own self, when we met I already owned my house in San Francisco, but was kind of keeping an eye out for a better situation --I really desired a place with a garage. I am SO SORRY I used this man as my agent - his mistakes cost us thousands of dollars and months to correct! He obviously did not do his "due diligence" on our property and he marketed and sold a house to us that was misclassified as single family home. Had he checked the "3R Report" (something I unfortunately learned about too late) he would have seen that the property was recorded as a multi unit building with the city. We only discovered this classification error a few months after the sale when we tried to get a permit to do some renovations on the house. Because of the misclassification, the city denied our request and even now, over one year later, we are still working on resolving this issue. Even when we brought the above problem to Mr. Freethy's attention and asked for assistance, he denied the misclassification existed and the help he promised never materialized. To summarize, I would suggest you be very, very careful if you use this agent - do your homework and review all the paperwork very carefully. Or better yet, get a different agent!! read more

I am very remiss for not writing this review for Mike Freethy sooner. My father-in-law lived in a home for 53 years in the Richmond District of San Francisco with years of accumulation and 60's-style oldness. Trying to sell his home from out-of-state- seemed like a daunting process. I asked my sister, a real estate broker from Tacoma, for help. She interviewed several realtors by phone in the Bay Area and highly recommended Mike. He was more helpful than we could imagine. My sister suggested we do whatever he recommended in terms of updates & repairs, and it will pay off in the long run. Mike made this whole process easy and even enjoyable, and his recommendations were well worth it. He had all the contacts for getting rid of stuff, and actually took care of hauling much of it himself because of our time constraints. One of the biggest cost was refinishing the original hardwood floors. The bid from his contact was much more reasonable than others, and the final product was a wow factor for selling the home. Mike very adeptly managed all the repairs, cleaning, remodeling, landscaping and was a great communicator during the entire process. His wife beautifully "staged" the house with furnishings they keep for this purpose. She did a fabulous job. He took care of so much that would have been impossible for us to do from a distance. In the end my husband's childhood home was showcase ready even we wanted to move in! At the first open house there were over 250 people that showed up with cars tripled parked in the street. At our request we asked Mike to show us the top 20 bids, and he helpfully placed them in order explaining the pros and cons of each of them.
