Originally, there were many electric wires coming out of ceiling and side wall in the common area. Also, we had to pay quarters for laundry machines after having to go down and outside to access the laundry room. No other bill is included in rent except for trash pick up. Lastly, they never assisted with the broken mailbox that we had, leaving the nice mailman to have to bring our letters constantly. Thankful.

They repeatedly entered my apartment without proper notice, which is not only unprofessional but a blatant violation of the lease and my rights. On top of that, they love to nickel-and-dime tenants with absurd "violations" and mystery fees whenever they think they can get away with it. It's clear their entire business model is built on exploitation and cutting corners. I wouldn't recommend this company's properties to anyone -- not a friend, not a stranger, not even someone I dislike. Renting from them is a guaranteed nightmare, and Middle Town's reputation in Muncie as a bottom-of-the-barrel landlord is 100% earned. And then, in a truly laughable twist, they tried to bill me nearly $800 in bogus move-out charges for damages that were either pre-existing (and photographed when I moved in) or the direct result of their own neglect. The audacity would almost be impressive if it weren't so shameless. Renting from them is a guaranteed nightmare, and Middle Town's reputation in Muncie as a bottom-of-the-barrel landlord is 100% earned. I would not recommend Middle Town Property Management to my worst enemy, let alone a friend. Their reputation in Muncie is already notorious, and they continue to prove why. When I moved in, our apartment was absolutely disgusting. There was mold everywhere, dog hair everywhere (not even supposed to have animals in this location), cigarette burns in the carpet, and the paint that covered up holes in the wall didn't even match the other paint. My mom and I had to scrub the entire apartment ourselves after they told us that they would send a cleaning crew out that didn't even do anything. On top of that, while renting through them, I have sent multiple maintenance requests and most of them were not taken care of. When they scheduled showings of the apartment to future clients/leasers, the leasing agent who contacted us (Haley) was extremely rude and only ever contacted us late at night and would schedule the viewings early in the morning so we would wake up and there would be people in our apartment. When we would politely ask if she could move the time to a little bit later in the day she would reply with a very rude message about us not having any say in anything and basically that we don't matter. Overall, this company is absolutely horrendous and you should not rent through them ever in your life. I wish I didn't have to give them just one star because they truly deserve 0 stars. Update: when I moved out, I cleaned the place and made it SPOTLESS so I could get my deposit back. They instead kept my deposit for "cleaning charges" and because "the condition of the apartment was not as it was when I moved in" which is a load of crap. After I moved because my lease was expired I had paid rent for that month and all but I went ahead and moved out half way through the month I called Tisha and told her I left the key in the place and that I wanted my deposit back. She claimed she'd never received a phone call or anything and she charged me for the following months rent even after I told her I have witnesses and everything that I was not living there and she never removed at that charge. Maintenance was a little slow, they could improve the times a bit more, but all in all I have no problem with them. It's so close to the village and just a little further to campus. I also didn't ever think all of my stuff would fit into a studio and have been very pleased with the amount of space in the apartment plus the large storage locker to store things I don't need every day. When I first moved in, there was a large leak in one of my walls and anytime it rained a section of my carpet would get very wet. I put in a maintenance request and was contacted within the hour. It required multiple trips in and out of my apartment on multiple different days, even when I wasn't there. I felt very comfortable with them coming in and out and they continued to tend to the problem until it was completely fixed. Overall, very pleased!!

Asset Management might be one of the smaller management companies in Muncie but they are still…read morebetter than the others, by far. They have always been reachable, they did their best to attend to maintenance issues in a timely manner (without trying to blame every maintenance issue that comes up, on the tenants). They have also been extremely helpful/ reasonable during our recent move out experience. The owners decided to sell the property and Asset Management somehow found a balance between advocating for the owners and advocating for the tenants, in an effort to keep the process as fair as possible. They gave us the time we needed to get things in order (so we could get our deposit back). They didn't try to nickle and dime us about the whole process either, (like most landlords do)... Instead of trying to find ways to keep our deposit, they've been trying to help us make sure it is refunded to us. It's nice to have a landlord who is more concerned with being fair and reasonable than they are about profit. Based on their ability to balance the interests of the clients and the interess of their tenants... as well as the general fairness and decency of the people who own this business... They deserve 5 stars. Truly.

It has been over 5 months and the heater is not fixed. Two of those months the temperature dropped in the 30's. When they did attempt to fix it they placed rusty equipment on my bed which stained my comforter. Also, if you are living at the apartments on North Street be warned that the basement which is "closed" to the public is completely flooded. Also, don't lock yourself out after hours because they don't care. On the plus side, it was cheap so I saved some money.
