To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home.
