Cons: (1) got me highest rate (5.14% for 5 years) in May this year that too he initially mentioned I was approved for 4.89% so I didn't shop around for better rates.. later when I actually making application after a month he said it is 5.14% not 4.89%.. argued he don't remember... clearly trust issues. (2) If I make prepayment I had to pay based on 6.34% interest rate, this was never discussed.. found out before closing.. when I approached Alex he said "what do you want me to do now? There will be 100 rules against your mortgage and that is not my responsibility to tell you " - really pathetic response.. (3) he intentionally put $50 utilities bill in my mortgage application which lowered my affordability .. actually my condo fees covers all utilities. Since I'm a FTHB, I was exploited and I feel my bad myself. Don't go with Alex/clear rust and suffer like me that is the only motto for writing this review.

I had a deeply troubling and bad experience with landlord, Trish Mutch (Mutch Property Group)…read more She's rude, a bully and doesn't respect the RTA and is very difficult to deal with. Throughout my tenancy, I encountered numerous violations of the Residential Tenancies Act (RTA), which not only caused me significant stress but also compromised my rights as a tenant. Buyer beware and read my experience below. 1. Harassment and Excessive Communication From the outset, Trish exhibited unprofessional behavior by calling me over 10 times in a single day. This harassment escalated to the point where I felt constantly pressured and anxious. According to Section 22 of the RTA, landlords are prohibited from harassing tenants or interfering with their right to peaceful enjoyment of their rental unit. 2. Unauthorized Entries Trish repeatedly entered my unit without notice or consent, which is a serious violation of Section 27 of the RTA. Notable instances include: - January 25, 2024: At 9:01 PM, she entered my unit without permission or any emergency justification. I have video evidence of this unauthorized entry. - August 23, 2024: Trish arrived unannounced with another person, knocked on my front door, and then illegally entered through the back door. She opened windows and yelled at me, refusing to leave until I physically closed the door on her. This incident was so severe that I had to involve the police (Report: 24-1847785). - September 17, 2024: Despite my email stating I was unavailable for a maintenance check that day, she entered my home without permission while I was away. Video evidence confirms her unauthorized entry. 3. False Accusations Regarding Appliances Trish accused me of damaging the laundry machines without any proof. Her threats regarding legal action and refusal to fix appliances were not only baseless but also unfair, as landlords are responsible for maintaining appliances in good working order under Section 20 of the RTA. 4. Illegal Rent Increase I was pressured into agreeing to an unauthorized rent increase from $2800 to $2840, which violates Section 116 of the RTA that states rent can only be increased once every twelve months and by no more than a specified guideline amount unless agreed upon by both parties. She wanted to do this to offset the cost of Wash and Dryer machines in her liking. She's super crooked and not trustworthy. 5. Changes to Tenancy Terms Without Consent Trish sent me updated contracts with terms different from our original agreement without my consent. Under Section 38 of the RTA, any changes to tenancy terms require written agreement from the tenant or an order from the Landlord and Tenant Board (LTB). 6. Intimidation and Breach of Privacy On multiple occasions, Trish entered through the back door and yelled at me aggressively. This behavior constitutes intimidation and harassment under both Sections 22 and 27 of the RTA, which protect tenants from such actions. These actions represent a blatant disregard for tenant rights and have created a hostile living environment. I strongly advise potential renters or property buyers to exercise caution when dealing with this landlord and the companies she's involved with. If you find yourself in a similar situation, document everything and consider seeking legal advice to protect your rights as a tenant. Like I said, buyer beware!!!
