    Blood on walls, roaches in units and common areas, bikes skateboards and trash constantly left in common areas, management does nothing.

    Worst management company I have ever rented from. It's affordable and maybe that's why. Most complaints fall on deaf ears and the property managers do not service or do anything.

    I previously resided at 825 post street from 2020-2021 in San Francisco. What could I possibly say that's positive about this location and my experience. Well first off it did help my girlfriend and I realize where not to live and what kinda companies not to work with especially sleazy manipulative companies like Mosser. The leasing agent was polite enough but hey it's their job to sell you the apartment and nothing more. He explained utilities and and garbage was a fixed pricing which ended up being entirely different upon moving in. They base the price based on how many units are occupied currently so less people in the building the higher you're gonna be shoveling out. In his defense though I doubt he has stayed a night in such a place in his life. So whatever, but man. Talk about a shit hole. First off the door to the closet (apartment) is paper thin. It's a air core door with a piece of ply wood nailed to each side.... With a flimsy little lock to secure you in place and protect yourself and belongings. Luckily I'm 6'1 and 230 lbs so I can protect myself but I'm sure that my neighbors hated hearing me walk around. They certainly pounded on my floor, their ceiling enough times. First day moving in was simple enough, courtesy of my girlfriend and friend who helped everything facilitate about as smoothly as it could be. No thefts happened and was moved in relatively quickly. Literally the next day the downstairs neighbor who's an aspiring actor/Dj made a noise complaint about me assembling a bed. The on-site property manager came up and didn't introduce himself and demanded that I needed to put a rug down... I explained we just moved in and were in the process of unpacking... he muttered and walked away. Next morning I was woken up to a friendly Hispanic lady banging my door with her vacuum and singing in Spanish. Following that a dog that screamed like it was being murdered for literally hours on end. I emailed the manager and knocked on the door of the sound but nobody answered to either Next day, my packages were stolen. Later that day found a used needle on the staircase leading to my apartment. Later that day my clothes were stolen out of the laundry room. It was then I started noticing the veil lift back and realized I was living in a dilapidated run down building that had new dry wall and "new" carpet slapped down every at every chance to try and hold the weight of this building up. There was a massive crack and hole in the brick to the yard where bugs would crawl through nightly as soon as the lights dimmed. Sewage started backing up into our bathroom sink and management failed to ever answer a single email for help. The shower did the same and the solution instead of addressing the sewer plumbing for the entire building was to have someone come up with an electric snake and shoved it down the drain for roughly 3 hours fixing the problem momentarily. My girl and I wanted out so we prowled the internet for alternatives. Sadly this was during the pandemic so although prices were going down, everyone had their own little gimmicks and rules and we wanted to avoid another similar situation. So we avoided virtual tours and what not. We eventually found our new spot and in a much better location which we lived for 2 years. It's now 2023 and mosser is still trying to get money from me. Not only am I stuck somehow being charged for renters insurance each month that I've tried cancelling 12 times to no avail, the company now wants 656 dollars or so for painting and cleaning fees. I paid a security deposit through deposit IQ just to get the place, at the time my credit score was questionable and was told that I wouldn't be getting the deposit back because of that. Which I've accepted but what was that deposit for if you're now trying to charge me additional money for cleaning and painting when the apartment was left In good condition and nobody was able to come in for a walkthrough. They also tried charging me additional days stayed even though the keys were turned in at the location the provided so I'm assuming they charged me endlessly until they found said keys in their mail box. Overall Mosser is a shell of a company, who takes advantage of people just trying to live. Not only was the apartment over priced. 1895 for 350 sq feet.... But you took roughly 2400 dollars for a deposit that I would never get back. To my knowledge that deposit is used in case of damages or if we failed to pay rent. Which we didn't and we're always on time and left the apartment in a clean order despite normal wear and tear from having hardwood floors. But y'all paint the apartment regardless when new tenants move in.. so why am I paying for that when y'all have my deposit? Very confusing and a extremely greedy company. Looking to Nickel and dime you whenever they can. Stay away, avoid this company at all costs.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.
