We felt a bit cheated to be placed here without notice when we had reserved at the Glengarth up the block. The staff was nice and helpful, and put us in a better room when our first one faced the parking lot and back yard. The room (#2) was plain, and the bathroom was very small. But it had a nice view to the yard. Breakfast was the same every day we were there - two eggs, baked beans, toast and coffee. They also had cereal and yogurt available. Avalon is very close to the University of Leeds. The neighborhood itself doesn't have much going on, though there are some shops and restaurants 5-15 minutes walk away. We particularly liked the Corner Cafe Indian restaurant.

Manager was watching us via CCTV for entire stay. Both Manager and Hostess were rude. We are an interracial couple and it seemed they had an issue with the fact my husband is black. Racist. The room was disgusting. There period blood on the bed sheets. A hoover was left in the hallway and pieces of it on the stairs which I tripped over and got no apology. She just attempted to blame the guest next door. Constantly harassed by the staff during the time I stayed. Unable to relax. Woman was argumentative. Tried to say my husband couldn't visit me there and it was in their rules. No such thing in their rules it was merely the fact we an interracial couple and they didn't like it. Husband phoned the Manager and he threatened us with the police if we didn't check out at 10:30am when check out was 11:00am and accused him of staying over when husband said check the CCTV then he hung up the phone. Felt had no choice but to check out early. The rooms are disgusting. The place stinks. I don't think they have ever used air freshner. The bed was rock hard. The radiator was leaking, there was condensation on the windows, ripped wallpaper, carpet was a tripping hazard, water damage on the walls. The breakfast was vile and all microwaved rubbish with a bowl of cheap beans and a rubber egg. The Manager came back upstairs with a sausage on my place, which was random for my husband. My husband refused it as he thought it was odd just 1 sausage on a plate and she said she had just cooked it for him. He took it and was poorly the next day with a bad stomach and believe she poisoned him on purpose. Do not stay in this place. I asked for a refund for the terrible way we were treated and was refused. Manager was sat in the room next door and the hostess lied and said he was in a meeting. No refund was given. Have no regard for customer service whatsoever. Never been treated so badly in anywhere we have stayed. The place is vile. There were even chicken bones all over the floor by the front step. Disgusting, thieving, racists this place!

The street is full of lovely houses and most importantly right next to 'The Ridge', a lovely woodland area perfect for dog walking, a jog, or a just a picturesque breath of fresh air. The building used to be the home of a local mill owner and was converted into a hotel 'quite some time ago'. After the new owners spent some time refurbishing it The English Tourist Board updated it's star rating from 3* to 4*. From having a quick look round it's not my exact type of taste, however, I do think it looks incredibly comfortable and would be much to the taste of many looking for a quiet spot to stay in whilst they visit Leeds. Maybe parents visiting for their offspring's graduation or something like that.

The décor leaves so much to be desired it is untrue, sometimes inconspicuous the ugly, obscure nature of some things smack you round the face like a right hook from a heavy-weight. Rooms and communal areas are clean and tidy, the reception is someone's office where you feel you are about to be told off by a headmistress. Breakfast is good and the staff friendly if a little inefficient. Be aware, turning into this hotel may result in taking a chunk of your car out and leaving on the brick work of the entrance gate.

Set in a refurbished manor house from the eighteenth century, it is now a popular place for weekend breaks due to it's tranquil location, stunning surroundings and private golf course. It is also a favourite venue for conferences and weddings, amongst other special occasions. I recently went to a relative's wedding reception here and I was stunned by just how luxurious and elegant everything about Oulton Hall is. The decor is traditional yet has a contemporary twist, while the service is professional. The food and drink itself would not have been out of place in a Michelin starred restaurant, while the function room later served to be an excellent dancefloor. As for the hotel itself, I stayed just one night, but that was enough to make me want to go back. The rooms are furnished classically and come with everything you'd expect from a five-star establishment - television, en-suite bathroom, breaktaking view - and the beds are unbelievably comfortable. There is, of course, an excellent swimming pool and spa facilities, as well as an upmarket restaurant and bar on the ground floor. I would recommend Oulton Hall to anyone who wishes to have a weekend away without leaving Leeds - the only drawback, as you'd expect from a five-star hotel, are the prices.

Breakfast is always one of the highlights. Great selection and top quality food on offer; the temptation is always to try and turn it Into an eating competition. You get free use of the gym and pool, both of which are very small, but well equipped. They were never busy during the day when we used them, but I can imagine they are pretty cramped at peak times. Prices for additional food and drink are not cheap, but there are some great places to eat nearby, if you want to keep the costs down. Only ever had one problem with our room and the staff offered to switch us to another one immediately. It looks like the rooms have recently been refurbished; ours was a nice grey theme, with new HD TV. In general, the staff can't do enough to help either and always say hello when passing them in the corridors. Speaking of which, the carpets in the corridors are now starting to look shabby, with duck-tape covering various tears and splits right along the first floor - not a great first impression for a five star hotel. We have never had a problem with rowdy guests, or noisy kids during our stay, making them all the more relaxing. This place seems to attract professional people rather than large families or groups of teens; just as long as you don't mind a group of office-workers doing team building tasks in the grounds. While you feel like you are in the countryside, The location of the hotel is very close to major motorways, giving you loads of choice for day-trips, like shopping in Leeds or Wigan, or a great selection of National Trust venues and public houses. We were now completely fed up with student style homes, with awful student style landlords and the poor service they offered. Enter: Park Crest Properties. As soon as we saw the website we felt we'd found a hidden gem, an exciting new mid-way between student life and young professional life. The website was easy to use, simple but classy and offered a great selection of houses and flats. Perfect. After choosing the one we desired (complete with little garden and 'cloud burst' shower head, oh yes!) we called to arrange an appointment. Our landlord-to-be (who is also also the estate agent) could not have been more efficient. He was punctual, informative and honest. After the viewing we signed up almost immediately - although it was a lot smaller than our previous home, it was lovely. It was the eye for detail (as it says on their website) that really made the difference, most especially in the bathroom - it was like some kind of luxury spa and extremely well looked after. Of course, you don't have a rented house without complaint, but anything we took issue with, our landlord was prompt in both communicating with us and acting on our problems. And once we had all decided to go our separate ways sorting out the bonds was, to my great relief, totally fine. We couldn't get them back until we sent proof that we had paid our final utilities, which I think is more than fair, and within the week of doing so we received our cheques with only a small deduction for some minor things. The entire experience was both professional and personal, and this is a lovely, understanding and efficient estate agents. I highly recommend!

What this means is that I have visited practically every estate agent in Leeds. On the occasion that I visited this one I was on a very tight schedule to find somewhere to live and probably came across as quite panicked and desperate. Lucky for me then that the guy in the office was brilliant and calming. At the time they didn't have any properties that were suitable, only because I had to move in three weeks and they didn't have any available that soon. Rather than just tell me to try somewhere else bless him the guy spent nearly an hour with me going through my options. Not only did he tell me where else to try but suggested a couple of places and pointed me in the right direction. He was also lovely in that he told me about a couple of areas in Leeds that I hadn't considered.
