SAM Conveyancing - London Building Surveyors

    SAM Conveyancing

The service in 2024/2025 is completely different, a big drop in care and quality. Their solicitor, Chadwick Lawrence, was appalling, aggressive, rude, repeatedly left work incomplete so the buyer's solicitor could not move the sale forward. I contacted my handler, Ehren Elcock - Sales Executive Team Leader of Sam Conveyancing and he just stood by, did nothing to support. He never returned a phone call, only replied by email days late, was never available in 5 months of struggling to get the sale completed. I made an official complaint against Chadwick Lawrence and gained several hundreds pounds refund. Sam Conveyancing just washed their hands of the issue. Ehren Elcock was OK up until I paid my deposit and this is when he stopped taking calls for the rest of the sales process. They left me with the appallingly bad solicitor service and did nothing to help. After previously using them multiple times their care and quality was so poor on this occasion that I can not use them for any future property sales/purchases.

We went with SAM Conveyancing as they were more affordable than other conveyancing solicitors and initially were very helpful with decent reviews; however, it turns out SAM Conveyancing is a front end business (albeit legit) who farm out cases to conveyancers across the country. Our case was farmed out to Chadwick Lawrence in Bradford, who had less good reviews. When we expressed this concern to our contact at SAM, we were assured SAM would support us along the way, so we went ahead. What a mistake! Within a week of instruction, we got a bounced back email from our contact at SAM. Attempts to reach her or a manager at the office were met with 'no one available to speak' and no response to emails. Our case handler at Chadwick Lawrence turned out to be worse. Basically you're taking a chance with SAM - you may get a decent conveyancer, but you may not. Word of advice - pay for a decent solicitor for your conveyancing services - one who is available to explain the process to you and provides confidence that the sale is progressing. The stress otherwise is not worth it. What should have been an exciting and fulfilling milestone for us was joyless and unduly stressful and it started with SAM. Our review of Gordons is as follows:…read more 1. Completing on a non-complex property took nearly 6 months, with no proper reasons given other than that they were "busy". Getting through to them on the phone was impossible (I was always 13 or 15 inline), their solicitors were slow to respond to emails, and sometimes sought to charge more money despite working for a fixed price. Some of their approach is seriously questionable in terms of honesty. 2. Despite completing in late April 2021, the solicitor never ensured that the charges were removed from the property - so we couldn't re-mortgage. This then took close to another 6 months to clear!! This cost us a LOT of money! 3. We raised complaints, including taking it to the Managing Director. At all material times there was a lack of concern or empathy to our issues, no real interest in dealing with the complaint, constant arguing about irrelevant matters. To that end, it seems their management team are as bad as the solicitors. 4. When we threatened to sue, we placed a series of deadlines for Gordons to meet in terms of Settlement (without dragging them to Court) - each and every deadline was MISSED, despite being clear that failure to meet deadlines would have result in Court proceedings against them. 5. Finally, after months of arguing, wrangling and an attempts at a war of attrition - they finally paid our damages in part as a form of a settlement. This is despite their original claim that the matter was going to litigation solicitors and insurers, etc, etc. So, after nearly 15 months later, the saga has concluded. All told, Gordon's lack of professionalism and negligence easily cost my business around £15K - we have been able to recoup SOME of that from the settlement - but it won't cover entirety of the substantial damage Gordons has done to our business. My advice is stay well clear. If we had have had just service issues and the complaint handled in an exemplary way, I may have a different attitude. But the WHOLE thing has been a constant battle and not worth it.
