    Sewage leak in the garage.

These frequent 2 am false alarms are infuriating! We all wake up terrified in the middle of the night, and then we can't go back to sleep. We are groggy the next day, especially the kids. The latest one was a couple of nights ago. This has been going on for years now at least since we moved in nearly 3 years ago, and we have PTSD from it. Management keeps blaming the retail stores and restaurants on the first floor, and they pretend that they have no control over it. But the retail spaces are owned and leased by the management of this apartment complex! They just don't seem to care enough about fixing the issue so that the *entire complex* doesn't have to deal with these false alarms so often. Residents are complacent now because of the frequency of these false alarms. Somebody is going to get hurt if there is a real fire. How is it acceptable to have such a major safety issue go on for years without a solution? The underground parking garage often smells like a garbage dump, and it's disgusting. All the trash from the retail stores and restaurants below gets collected in huge garbage tanks in the garage, and they frequently overflow and stink up the place for weeks. There is one major overflow currently going on right now, and it started about two weeks ago. Please take a look at the attached photos. It's a sewer leak, not water, and we avoid going into the garage mainly because of the disgusting smell. This issue also has been going on for years now, and they just don't seem to maintain properly. It has to be a health hazard, but nobody seems to care. What is more infuriating about living here is that is that there is zero transparency about any of these issues that happen so frequently. There have been absolutely no communication about the recent fire alarms, garbage smell or other major issues. E-mails and phone calls to the office are never returned. Yeah, yeah it's in the middle of Main Street, but it gets old real fast. Main Street is not so bustling like Santana Row, so there is not much upside to living here with all these unresolved issues impacting our lives. The rents here are one of the highest in the area, so it's not like we get to stay here for cheap. We can't wait to get out of this place.

Avoid living here【5am Noise Warning】 Half of the units here are faced a small lane where the trucks constantly come at 5am in the morning. If you want to save your sleep, find another place.

Again fire alarms go off. It's so loud and unbearable my family has to all have ear plugs ready in every room.

Over priced, bad air insulation, too many little kids, too much activity due to retail and restaurants being connected, NOISY, and smelly at all times. This place sucks. Really low quality of life living. Save your money and sanity! Omg the fire alarm goes off often at the mist inappropriate times. Been going on for three years and often!! People are literally in their PJs, with their kids, in underwear, woken up frantically from sleep!!!

You are definitely getting what you pay for at Nineteen 800. I've been so lucky to stay here for my corporate housing after my big move from Arizona. Now that I've toured other complexes in the South Bay for a more permanent location, everywhere else pales in comparison. I only wish that I could afford to live here :( Here is what I love about the place: - Brand new apartment - Little to no carpet! Wood and tiled floors - woohoo - Stainless steel appliances that work! Gas stove, microwave/exhaust, dishwasher that doesn't require pre-rinsing, etc - Well-insulated and soundproofed walls. I haven't had to turn on AC so far - Private dog park in the courtyard that gets cleaned daily - 24hr security - Close to downtown Cupertino (whenever it gets built) - Walk-in closets the size of bedrooms - These rentals are slated to convert to sell, which may happen in approximately 2 years. In other words, you may be asked to leave OR buy your unit at a reduced price! Good for potential buyers. - First two months free Cons: - Some people don't clean up after their dogs in the dog park - $4600/month for 1450 sq ft 2br 2bath on the 4th floor not including utilities - The higher the apartment (floor-wise), the more expensive it gets - Not rent-controlled! South Bay has been experiencing an 8-30% increase in rent per year, so take that into consideration - About $8000 for the 3br penthouse. Might as well buy at that point or throw your money down a very large pit...

I wish I could write a better review but I'm so disappointed by what was previously a great place to rent. The buildings are quite dated and the updates that have been made are of the cheapest quality. The old carpeting in the buildings was replaced last year...we all thought what had been placed was the liner and the installation people would be returning to lay the actual carpet. No...the carpet is just that thin and it causes sound to reverberate through the halls. The vinyl flooring in some units is cheap quality and poorly installed, so that it's constantly lifting. They continue to permit cigarette smoking on patios and balconies, and public areas around the site, which means there's smoke coming in through the windows, patio/balcony doors, and vents, regardless of whether you smoke. The complex spent three years and a lot of money to update the property, with the pool and hot tub, bbq area, and clubhouse were all unavailable during this time. The big reveal after all the work reflected that the only thing changed for residents was a nicer bbq area. The pool and hot tub, and all the chaises, tables, and umbrellas are the same that have been there since my initial residency. The clubhouse, which is only open during the management's working hours (unless reserved for a private event), is gorgeous but the main change is a remodel of the office space. The management and facilities staff are the only people who use the "clubhouse," and in great part due to the hours it's accessible as well as the fact that whenever someone goes in there, it feels as if you're interrupting the office staff having their breaks, hanging out and snacking, etc. All the parking spots were redesignated this past year as "assigned" spots, in a clear attempt to increase income for the management company. Residents must pay an additional fee monthly to reserve a spot, covered or not, and there are virtually no unassigned spots for additional resident cars or guests. The office staff regularly "patrol" the parking area for parkers who aren't "registered" and when discovering someone, send an email blast to the entire community calling out the car's identifying details and threatening to have the vehicle towed within a certain number of minutes if it's not moved. During weekends, the Springwood staff tend to park in the spots reserved for "new residents." Management sends email frequently admonishing residents that they've "been told" they cannot have anything on their balconies/patios, hallways, lobbies, etc. as if the residents are young children. I don't like when people break rules meant to ensure people's enjoyment of their rented home either, but there's a way to do this respectfully and a way to make people feel bad. When there are problems with the laundry room machines, the office staff will not assist. The response is that they haven't been trained on how to use the equipment or its software and residents have to contact the vendor (which never seems to result in a response). A dryer has been non-functional for months but despite numerous requests, the management staff have done nothing to ensure that it's repaired or replaced. With only 4 washers and 4 dryers per building, having one out of order creates a difficult situation for residents trying to do their laundry. On the plus side, the maintenance staff are without exception friendly and responsive. The apartments are in a great location and the people living there are generally quite nice, but there are few amenities and the management staff sometimes make residents feel like interlopers.

Reading the negative reviews I will say that if you are looking to rent here, do your diligence and make sure your landlord is a decent one! There are a number of rules in this complex, especially around guest parking and moving which, while mildly annoying, have clear guidelines and resources to make the processes seamless. However, the actual complex is absolutely wonderful IMHO. The location is absolutely tops -- next to Starbucks RESERVE (woo woo!), Philz, in the same complex as Happy Lemon (tho I may be converted to Coffee vs boba with these amazing places nearby), Egghead (!!!), Ranch 99, AYCE KBBQ. omg - life here has been amazing, like living on site at Disneyland. Tuesdays have already become a Tpumps + Popeyes ritual with the hubby and bestie! When we're not stuffing our faces I also have heavily used Fedex, Sprouts, Target, Whole Foods for domestic stuffs. The Target has a great grocery section which has the special milk my princess daughter insists on every.single.morning. As a resident here, I will say that the make or break of any condo that is impossible to know until you show up is the HOA and I have been really impressed with how this one is run. They manage the complex's gym, spa, pool, and all the directors on the board are very reasonable and engaged. I love that the community here has so many wonderful individuals, which my family was nervous about before moving here. My neighbors are great and super friendly -- they've won me over despite my curmudgeonly tendencies -- the gardens are well kept, the front area provides endless joy for my daughter. Most parking spaces are close to an elevator but yea I'm sure there are a couple units where you just get unlucky and have to take a flight to the first elevator. The layouts that I've seen while trolling apartments.com and redfin are all great and quite thoughtful. With a toddler I have a very high appreciation for the layouts without shared walls! I'll also add that the ranges here are gas which is awesome! Very rare to find in a condo. I read and re-read these reviews many times before moving here but our family is so happy here! Every day my husband and I look at each other and are like "we are so lucky to be here!!!"

Today, two of us were walking through chatting, and a Meadows property manager/worker yelled at us from across the parking lot, maybe 40 yards away, asking who we were. Thinking he had mental issues or a salesman, we kept walking. He then approached and harassed us, screaming about how we were trespassing, continuing verbal abuse and harassment and followed us until we left the property. We talked quietly, did not approach anyone, hang door tags, play music, or toss trash. We didn't go into the center apartment area. We're both computer professionals. This employee could have gotten on his golf cart and quietly told us sorry we cannot walk thru his parking lot and to kindly exit the premises. Instead, he chose to yell threateningly across a parking lot and come after us with verbal abuse. A good way to judge apartment management is how they treat visitors. Because as residents, you're going to get more of that - or worse. Stay away from this complex.

Meadows is very safe and it's also in a good location - it is right off of Central expressway and it's close to 237 and 101. Apartment was spacious as well. I also thought the gym was great and bigger than a lot of other apartment gyms so amenities as good here. There is a community pool as well. The management company was very responsive with service requests. We had an issue where the central AC was spewing out dead bugs so the maintenance team quickly came in and gave us a new AC. Meadows also hosts some events every couple months (coffee station, Easter egg hunt, food trucks, etc.) which made the apartment complex feel more like a community. One of the drawbacks about this complex is the lack of natural light in the some of the apartments. Because of all the tall redwood trees and the direction of our apartment, we didn't get much light. For the most part, we had our lamps turned on all the time. And because of the trees, leaves would fall into our balcony so we had to frequently clean that up. We decided to leave once the lease was up as we found a place with more natural light closer to our offices and meadows was going to increase the rent by $250 a month. If it wasn't for the light situation, probably would have continued to stay here. Overall I enjoyed living here, and if you are ok with less natural light or you are able to get an apartment facing the right direction, then I recommend!
