The upkeep is definitely slipping. June 6th - zero outside furniture set up in courtyard and remnants of a North End sponsored party a week ago still littering the courtyard. End of world? Absolutely not. But what you'd expect in a "luxury" apartment complex? No. Garage situation is a nightmare. Zero accommodations for long term residents. Package areas are liability issues. Disappointed because we love this location, but not sure how Mandel treats its staff. The leasing office has had a revolving door staff for the 5 years we've lived here. If I could give 0 stars I would. I've lived here 5 years. Management has gone downhill. There is insane turnover of the good staff. My bf had his car broken into in the parking garage we pay extra to park in & their response was just "sorry! It happens" One friend had a gas leak they didn't detect in her apartment -- and she had documentation telling them her apt smelled like gas & they said there was not one. 2 years later it still smelled like gas so she called the gas company personally & they confirmed she had not one but TWO leaks. I've put in over 11 maintenance requests from March-June for a loud noise in my fridge. It took the leasing office 13 days to respond to me. I had requested compensation or a rent credit for the disturbances. Over the phone, the leasing office said they'd contact corporate for this but later admitted they never did after I asked them for a status update. Also -- I have gotten voicemail every time I call during office hours. They will email you back instead of calling you back. They also filled out my rent certificate for my taxes wrong 2x & didn't sign it. It took me actually coming to the leasing office & sitting there until they did it for it to be done correctly. read more

Where to start. The amenities include underground parking, a game room, a pool, and a mini bowling alley. The unit interior is great! That's where the positives end. The complex is located on Water Street, so as long as It's 60 degrees, you can expect loud music and party boats keeping you from relaxing. Year round, you can expect loud drunks both outside and inside. Homeless people and drunks sleep on the steps of the first-floor units and sometimes get into the game room to sleep there. The last time we were there, a mirror was shattered. They even set fire to the cushions at the pool. There are bullet holes in the building from shootings because it's right on the border of a very bad area. Cars are stolen and broken into on the streets regularly. The pool looks and feels like a spring break nightmare. Good luck if your unit is anywhere near there. The trash room is regularly overflowing. Management's response to everything is, "Well, it's an urban area, what did you expect? We can't help the crime in this area." Because better security measures for the buildings would be too much to ask for. The leasing agents working in the office have attitudes and couldn't care less about their jobs. A girl we know toured here and told us she asked the leasing agents questions, only to get back, "I don't know, I don't live here." The property manager is never on-site and doesn't return calls. You're stuck with the assistant manager, who might be the worst human ever hired. She's rude and aggressive, telling you that you need to scrub every drawer and cabinet of all dog hair when you leave, despite them sending in a cleaning crew anyways. She told us that transferring units was impossible because no one would take the one we had, and we'd have to pay for both. A complex that hires someone so incompetent can't possibly deliver on a luxury or semi-luxury living experience when they can't be bothered to provide even the most basic level of professionalism, and the actual manager is always absent. read more

I only wish that I could give this complex ZERO stars. Absent management, unprofessional leasing agents, and constant crime. You are charged for water, sewer, and trash, but they also charge you an extra $40-$60 a month for COMMUNITY electric and gas, and then another $4-5 "utility fee" on top of that! They charge you a fee to charge you 5 fees. This wasn't something that residents are even told about , which is unbelievably shady. Unfortunately, I also didn't realize just how unsafe the surrounding area is. My car was hit and damaged while parked outside. Car break-ins are constant--windows shattered, interiors ransacked. Some are stolen. One resident made the news after their car was totaled in a hit-and-run, only to have their new car vandalized--windows smashed, and even the screen inside broken for fun. If you think this sounds exaggerated, look it up. What was once free street parking is now paid- so you'll be paying for the privilege of having your car be stolen or broken into. Security is nonexistent. The pool area, often crowded with loud, drunken parties, has even been set on fire. The game room bathrooms have had smashed mirrors, and the couches are filthy and stained due to homeless people and drunks regularly breaking in. You'll see both sleeping on and under first-floor porches. Package theft is also almost guaranteed for anything left outside of the package room. Which happens regularly. Sirens are a constant disturbance at all hours --you'll quickly become familiar with the difference between ambulance and police sirens, as you'll hear both frequently. Add in loud music, fights, and partie. Maintenance is another major issue. Holes in the drywall remain untouched until the leasing office decides it's "busy season." In 2021, a neighbor had a stalker who repeatedly gained access to our building. When she reported this to the leasing office, they assured her security cameras would be installed on every floor to prevent future incidents. As of 2025, those cameras are still nowhere to be found. Their handling of security deposits is borders on criminal. Many residents, myself included, have been charged more than their full deposit for what any ethical company would label normal wear and tear. I initially tried to resolve the issue through the proper channels, not realizing how unethical and lazy they are. That was a mistake. After I challenged their invoice, they just decided not to respond at all. Weeks later, I received the same notice, and then they TRIPLED it and sent the alleged debt to a collection agency, claiming I never responded. Even after a government agency reached out on my behalf, The North End leasing office ignored them. They are truly that incompetent and lazy. Customer service is nonexistent. The manager is never on-site, and phone calls go unanswered. The assistant manager is rude and dismissive. When I inquired about subleasing, her response was to laugh and tell me not to bother , "Good luck. We can't even get the other one rented." Year after year, rent increases significantly, despite the lack of improvements. The North End isn't just poorly managed--it's a nightmare. Don't make the mistake I did. There are far better places to live that value their residents, and won't put your safety, sanity, and finances at risk. read more

This has been the worst living experience I have ever experienced anywhere. I'm just in total disbelief. I live in the Aperture apartments and for the past year I have been here it's been nothing but problems and the way they seem to handle it is just ridiculous. My key fob, not just for the doors but for the garage to park, randomly will just shut off out of no where. This has happened about 5 or 6 times in just one year and one of the times being a weekend so I had to rely on people in the building to let me in (which we aren't encouraged to do) but obviously when the office is closed, what are you supposed to do? The fact that I can't get into my own home is unacceptable.Even worse, when I ask why this keeps happening, they continue to tell me they don't know and that the property manager will handle it... it's been a year and it's still happening. Now, I'm in my house and my roommate is calling me telling me her key fob isn't working again now too. Absolutely ridiculous; I've never had this happen anywhere else I've lived and this is the most rent I have ever paid anywhere- absolutely unacceptable. In addition, not sure if there's a giant garbage dump or what it is in the Aperture building but it ABSOLUTELY WREAKS of foul garbage in the entire building all the time. So much so that it seeps into our vents and into our home. The smell is so foul that I had to start wearing a face mask when I'd walk down the hallway because it was so strong and potent. This should not be happening, period. Our home constantly stinks like foul garbage. Lastly, our unit was under construction for a while because a couple floors above us flooded their floor and it came down into our unit. Dominic, the property manager, said he would discuss compensation and aftermath stuff with the units that were affected after everything is done. It's been about a month now and nothing has been discussed; seems like he was just trying to shut us up and get us out of his face. In addition, we were ordered to keep 5 giant commercial industrial fans going in our house for a week nonstop, due to the flooding, and was told that we would be compensated for our electric bill that month, over the phone with Dominic himself, because these fans are obviously going to take up a lot of energy and hike up our we energies bill. He did not compensate us and is acting like he just forgot. I am so beyond livid with how awful this experience was. read more

The North End is not a bad apartment complex. However they charge too much for bad amenities. If you want to use the pool ever? Good luck there will be 100s of people that don't live there at the pool. The "gym" is two treadmills and some dumbbells and the dog park is the size of a 1 room apartment. On top of that, people on the streets walk in and steal packages each week, even with management knowing, still nothing is done. Don't waste your money on an overpriced cheap apartment just to live downtown. You will regret it in the end like many who stay at the North End do read more

I am so glad to be a resident at The North End. It is very clear they care about keeping the facilities clean and I've enjoyed utilizing many areas on the property. It's a great area of downtown to live in. I'd also like to give a shout out to Alex in the leasing office. He could not have been more helpful in helping me find the right fit for an apartment, and then helping make my move in process comfortable. His customer service has been above and beyond. Pros: - Great location; being close to Brady St and the super market is nice - Maintenance gets completed relatively quickly Cons: - The parking garage has broken at least 5 times while I have lived here and nothing was done to compensate the $150 monthly price tag, even though there was no way to get into the garage since the door was broken - The trash shoot overflows/gets jammed at least 4 times a month (photo attached). Some times it takes them over a week to clear this out and the trash room starts to over flow and smell terrible. There is trash and trash liquid all over the floor which takes them an additional week or two to clean up. They do not have anywhere near enough space for trash in this building and trash is constantly left everywhere. - The walls are super thin, I can hear my neighbors alarm clock go off every morning and have confirmed that they can hear mine. If you face the river you constantly hear cars crossing the metal bridge and if you live on Water St you hear cars speeding up and down the street all night. - Materials in unit seem nice at first glance but after living here a year you can tell nothing was built to last. - There are always elevator issues; one or two are always not working. - The handle for the front door broke, they screwed a piece of 2x4 on as a handle and left it this way for over 2 months. - The front office is very useless when it comes to questions about lease info and general property info. They are constantly busy with "meetings" and try to push you off to other managers without trying to handle the issue themselves. Overall: I am disappointed with my experience here. They charge premium prices and deliver no premium services at all. They will try to nickel and dime you every way they can. There are many other places I would consider before this one for much better prices. read more

I wish I could select zero stars for this apartment building. When anybody is thinking about moving in here, I always tell them to proceed with caution. Their leasing agents do not care about you once you sign the lease. When the re-signing process came around, they tried to increase rent 9%. This was much higher the increase of cost of living in Milwaukee for that year. The apartment walls are also extremely thin and you can hear every car that drives on Water Street. The amenities and location is not worth the money. You, the renter, is disposable to them & they will remind you of that. read more

This place is very nice. The units are upgraded and there's great amenities. However, once you live here you'll realize the community is basically just a college party scene. Tons of young kids - it wouldn't be a problem, but some of them are so incredibly loud, disrespectful, and throw parties at all hours of the day and night. The pool is beautiful, but do not expect to relax at it. They have DJs that come in from time to time and play house music for hours and when there's not a DJ, guests bring their own speakers and blast music for hours. The music would be tolerable if it was one controlled speaker and not everyone's different speakers going on all at one. Speakers should be allowed since there is already house music- this would help tremendously. It would be really nice if you could actually use this pool as a place to relax and unwind, but the screaming, chants, and beer pong happening all the time doesn't make for a relaxing weekend at the pool. If you're someone who values your weekends and uses them to relax, don't live here. You'll be very disappointed. It really unfortunate they allow a small group of people who are disruptive and disrespectful ruin the experience living here for everyone. read more

Great location... and that's where the pros end. Cons: a stray bullet came through our building (our floor too) and the management didn't feel the need to address the issue with residents until 9 days later. Dog poop is in the hallways and staircases more days than not. Our car was broken into (and one car was STOLEN) from a garage we pay for. Also the apartments are not sound proofed AT ALL, so we can hear people talking, yelling, motorcycles/ sirens, and neighbors dogs at all hours of the day and night. Couple of heads up before you rent (from our experience): #0, thin walls you can hear a lot of DO NOT CHOOSE THE ONES ON WATER STREET. that's the busiest street, ambulance/fire department and of course cops go by almost everyday. we live facing the dog park and can still hear them loud at night. 1#, this places requires 60 days of notice to move out, month to month charges $250; #2, moving from one apartment to the other one within North End has to pay $2000 moving fee; #3, dog park is not clean, fake grass. don't expect it to be clean during weekends either they have to send emails to the residents to pick up after their dogs more; #4, no lights in all the studio or the bedroom in one-bedroom ones, #5, water is not hot enough not has a usual water pressure in shower in different t floors; #6, the grills these fancy looking equipments? they were never cleaned and don't expect the people before you to clean up properly either. 7# the windows are very cheap, and yes you can hear everything. 8#, the app they used to charge the rent goes wrong the wrongly charges you if not being careful. read more

Not sure how there are five star reviews. I used to live there for a year. Everything is about making as much money possible for as little effort as possible. Elevator carpet got dirty and gross and stayed that way for a year. Dog park is poop free but still gross. Nobody shoveled snow during winter in dog park and also on the 6th floor balcony. For half of summer the grills were gross and crusty. They overcharged us once and admitted it but told us "you have to talk to Entrada" (their third party payment service) and Brooke made no attempt at customer service In this matter. During covid 19, north end was sluggish in their response and posted a "wash your hands" notice a month late but didn't do anything to limit gatherings for at least 2 months. They also sent out a notice for people to apply for rent assistance from the government because they want all the $$$ possible despite offering hardly anything for their absurd prices. Walls are paper thin and if you face east you're going to hear so much noise from Harleys at 2 am that you'll go mad. read more

The weirdest gig ever. We played an acoustic show at this apartment complex as a way to show off the apartments. So there were other bands in other apartments on other floors, and a DJ on the landing of the stairs on the main floor, where prospective investors (I guess) or possibly just future tenants were congregating. They had really good beer and really cheap wine and a fruit and cheese and veggie tray thingy and it was all free. I got pretty drunk. What a way to start off the tour, and we still had another gig that night. Oops. Anyway, the elevators broke, so everyone had to use the stairs (including carrying our gear back downstairs 6 floors). This also means that the aforementioned DJ had people traipsing through his DJ booth all night. Oy vey! The apartments had nice views. read more

A great place to live! I've been at the North End just over a year, and I've had nothing but the best experience and customer service. They are quick to fix any issues inside and outside of the apartment, invest in the community by hosting events for tenants, and 5 star amenities. The leasing office is there to help (even after you sign the lease) and become a friendly face around the complex, a common complaint I've had elsewhere. The location is premiere - easy access to the oak leaf trail, great brunch spot and a grocery store all within a 2 minute walk. HIGHLY recommend taking a tour, ask for Alex! read more

These apartments are definitely beautiful in a great location. Buttttt DONT EVER MOVE INTO The North End Apartments!!! EVERRRR!!!! TRUST ME!!! The property management are extremely lazyyy and do NOT care abt the upkeep or safety of the residents!!!! They do NOT have cameras on the outside or individual floors, residents packages are CONSTANTLY being stolen, cars broken into and all they can say is we don't have cameras sorry good luck! I had Surprise flowers delivered to the apt office and they didn't notify me and my flowers died, your heat, washer/dryer will usually die, dog poopppp everywhere, the hallways usually smell like dog poop also!!! I heard and witnessed ppl selling drugs and there is a hugeeee SERIOUS issue that I can't discuss due to legal reasons and let's just say all residents in this apartment should be AFRAIDDDDDDDDDERDDDDDDDDDfor their livessss!!!! Although I'm in a lease I live with others in a different area and do not reside here although I pay rent due to the severity of this ongoing issue!!! As a Loyal resident of manyyy years there has been a major shift n this apartment and when dealing with issues the office management is HORRIBLE!!! Trust me!!! Ppl r extremely louddddd n their apts disrupting enjoyable living laws!!!! If Mr. Mandel knew what was happening in his buildings he would fire his entire management team!!!!! pros: the apartments are nice, but you already know that bc you're paying a hefty price to live here. cons: 1) the walls are paper thin, you will hear everything your neighbors are doing. for example: I now wake up at 6 am bc my upstairs neighbor does. 2) there are low income people that live here. They do not mention that to you when you sign a lease. The neighbors below me are low income and they smoke weed all day so bad that my own apartment smells like I also smoke weed and I definitely do not. Their friends have also done drugs on their balcony - so much for luxury living. The leasing office will not do anything about it. Keep in mind I pay nearly 1,800 dollars a month and my neighbors are paying about a third of that. 3) crime. There's so much crime in and around these apartments. We get almost weekly emails about cars being broken into or stolen out of the parking garage, APARTMENTS being broken into and packages stolen. It's not acceptable and the north end does nothing about it. 4) I've had issues with both up and down neighbor s and they will not do anything about it, so you basically have to deal with it - again not for the price you're paying to live here. ive been in contact with a lawyer about breaking my lease due to the above issues. I lived in two different North End Apartment buildings for the past two years (Aperture & The One). Overall I am very disappointed to say the least. I tried to give them a second chance, which is why I re-signed with them, but the most recent living experience, at "The One," their first ever North End building, was completely over-priced and falling apart. Everything was deteriorating, from the doors and windows to the laminate wood floors in the kitchen and the clogged water filtration system in the refrigerator. You would think that they would at least inspect the apartment for us, after the old tenants left? We even knew the old tenant, who told us he broke the laundry room door about 10 times because every time he opened it, it fell off the hinges, so he just gave up and stopped requesting maintenance because they started ignoring him. We were sure to mark all of the damaged items on the apartment damages check list AND we forwarded all of the MANY maintenance request emails throughout this past year and we were still charged damages, which reflected in our returned security deposit. This is super sketchy because they are never going to fix these consistent issues, they are just making money off of the tenants as the apartment continues to depreciate. We payed for a cleaning service so we would not be charged and still of course received a charge for being too "dirty." On top of it, I cant even say that the people who worked there were nice, a few tried to be, but when you actually went to the office to request issues (like the AC being broken in July THREE times), they had no sense of urgency and their temperament was rarely kind. They viewed us as a couple of young kids who were just going to mess up the apartment regardless, so did not give us the time of day or respect. Overall NOT worth the price, go somewhere else, because ALL you will be paying for is "location" and a pool, which thankfully allows you to swim in 70% beer. read more
