THEN I reach out by phone, his business website messaging system a total of 6 times since February about my personal taxes with conditions that are new to me so I'm nervous. CRICKETS. My financial advisor then sends over my 1099's and he didn't even respond to THAT. So here I am on tax day filing an extension for myself on an ancient laptop which causes problems communicating with my printer. My money manager knew this. I pleaded for help. He sent me a link to Turbo Tax when my pain level is at a 10 and I'm in a torso brace before surgery. Not helpful. I was just looking to file an extension since I have not been provided with any knowledge by an accountant on my new personal income tax situation. I'm furious and disappointed. Such horrible service. Thank heavens I got the forms printed and in the mail. I was really hoping for an 11th hour ask of my ss# to file the extension for me given what I'm going through pre-surgery (a TWO DAY spinal surgery) So, my experience was zero customer service re:my personal income tax filing.

They cannot keep track of charges when it comes to utilities, which will effect your credit. 2. They will ask you to do their job for them in some cases. 3. Too frequent inspections based on landlords (at least in our case) 4. Massive increase in rent due to "under-market value". 5. Read your lease carefully for any typos or misspellings. Understand how to get your deposit back and know they wont give your deposit back if you clean the property yourself. 6. They will leave you in the dust and can be petty if they don't get their way. 7. Go through a different property management company, or just be careful. Incline, please do better. 1. Incline Property Management in general does a very poor job at managing properties and being transparent with their tenants. There was a period of several months in February 2024 were they forgot to charge us for utilities and dumped the full charges on us at once without sending an email about it. This was around $300+ extra from our usual rent, which put us in a tight spot for a moment. I called the office and spoke to Jessica, who informed me we could just split the payment up over the next several months, which we agreed on. Not long after paying the first half, we received an email from Samantha which informed us that we still owed $172.01, there was a $100 late charge to our account, and we would be charged $15 for every day we were late to pay this off. This was confusing since we were just told we could split the payments up. I emailed Samantha back and informed her we already worked this out with Jessica and she just emailed back "No late fees were charged. You were sent this as per company policy." On top of this, the split payments did hurt my credit score, so even if you are told you can split the payments up, you might as well suck it up and pay it off because you will end up losing either way with their policies. 2. The Operations Manager Sharon does a decent job answering questions, but some of her choices regarding property maintenance did not involve us most of the time. We constantly received messages about various people needing access to our home for maintenance, but IPM did not clarify that only one of the four units needed maintenance. Each time we got a message about maintenance, we had to ask if they actually meant to send the message to us (the answer was usually no). In December 2023, we received an email that was meant for our neighbors, not us. I clarified in a message that the required maintenance was opposite of our side of the property and clarified that we didn't share the outdoor areas with the other units. She replied, informing me that she understands and had simply sent the message to all tenants on the property. She asked if I could "keep an eye come spring and summer and let me know how it is being kept up." I did not reply, because it is not our responsibility to make sure our neighbors are doing their maintenance. It was an uncomfortable and inappropriate request because it felt like Incline Property Management was asking me to spy on my neighbors. What my neighbors do is not my business, and I'm not going to go out of my way to do Sharon's job. 3. When it came to inspections, the new landlords that took over the property in 2023 required inspections every three months through an app called RentCheck. Basically, it makes you do the the inspections yourself by sending pictures of the whole property. I didn't mind this, but the the frequency of inspections were excessive. We had already been living on this property for a year prior with Property Management Systems. I went ahead and emailed Samantha on 07/05/2023 to informed her that we had already done 4 inspections since November 2022 with a 5th inspection due in July. We felt as if this was a lot for such a short amount of time. We were informed this was up to the landlords, so we continued to have 4+ inspections a year until we moved out in August 2024. 4-7 will be provided in a snapshot

    We had an AMAZING experience with all the staff in this Incline Village office from start to…read morefinish! Since we primarily dealt with Matt and Larissa in person, I'll start there. This wonderful pair are the gold standard of real estate professionals with their finely tuned people skills and ability to really listen and hone in on what your priorities are. Throw in extensive expertise, great sense of humors and extraordinary kindness (Matt and Larissa even offered to meet the person we appointed to do our final walk-thru at 2am during a blizzard storm because he was driving in from San Diego and had never been to Tahoe before!) and you have the entire package. I put all my faith and trust in them when it came to getting us the home of our dreams when there were already multiple competitive offers and they came thru with flying colors! I cannot say enough about the good hands I was in having them looking out for us during our escrow period. Really terrific individuals with hearts of gold and I'm not one who bestows praise very easily. Being out of town during this process made us feel especially vulnerable, but Matt and Larissa acted as our trusted eyes and ears with every detail so things were always smooth sailing on our end. If something went wrong on the other end, (as things tend to do during this process) they were incredibly professional and never let on to any stress while handling it expediently and efficiently, which is exactly what you want during an experience like this because it tends to be innately nerve wracking just by virtue of being one of the biggest and most expensive decisions of your life! Alvin was also extremely cordial and let us know that he was not disappearing after the close of escrow if anything should come up with our new property. He would be there for us and take care of it. This is extremely RARE to hear. Cynthia was highly organized and had a great personable attitude in all her emails to me, always answering questions and finding out other details to enlighten us. I doubt you will find a more hardworking, ethical, knowledgeable, professional and (last but not least) fun team to guide you through buying or selling a home in Lake Tahoe than you can with the gems who represent this reality firm! In fact I'm currently trying to get other friends and family to move near me here up on gorgeous Middle Kingsbury and you can bet I know who to send them to!

    Avoid This Property Management Company - Dishonest and Aggressive…read moreI would strongly advise against renting from this property management company. Our experience was incredibly frustrating and ultimately felt like we were being taken advantage of. We were charged $250 for a pipe repair without ever being contacted, consulted, or quoted for the work. When we tried to schedule a meeting to discuss the charge, they refused to meet, ignored our calls, and eventually threatened us with eviction unless we paid. We were forced to pay for something we had no opportunity to approve or dispute. When we moved out, we gave more than 30 days' notice, professionally cleaned the carpets and the home, and even touched up the walls. Despite this, they withheld $2,100 of our security deposit. Their breakdown included: * $300 for drywall repair (not previously mentioned or shown to us) * $1,100 for painting the entire house (even though we left it in great condition) * A charge to replace a lightbulb they falsely claimed was out * $260 for cleaning (even though we had the home professionally cleaned) Throughout the process, this company was unresponsive, evasive, and became aggressive when we questioned the charges. It was clear they had no intention of communicating fairly or ethically. They do not treat tenants with respect and seem to rely on intimidation and avoidance to force compliance. This company took advantage of us and treated us dishonestly. Renters, beware--they will take your money and ignore your concerns.
