I had a pleasant experience with Oak Tree for most of my tenure of renting. However, my rent was raised after only one year with justification being "Thats normal in California." Well, I didn't get a raise so that didn't go over well with me. The second and most frustrating event was upon move out, I was told I had to pay to have the valet professionally cleaned or they would deduct $300 from my deposit. The carpet in the unit was long past it's shelf life and it showed. The owner was very cheap and didn't want to have that nor the broken blinds replaced. The carpet was not worth the money I had to pay to have it steam cleaned. The contract used the generic verbiage "surface oil" which basically equates to - if you've ever walked on the carpet. I called to inquire about a rental property and seeing it on the weekend. I was told "we don't work on the weekends." Okay first of all as an owner of a property elsewhere if my property manager told me they weren't available to show properties when someone from out of town needed to see it I would be wondering if they had my best interests in mind. So I worked out my schedule to be in town again during the week and called back. I was then told "we already have an application. Call again tomorrow and maybe we will decide to show it again if that doesn't work out." Just an attitude of they're doing you a favor. Now that I know how they handle rental inquiries I'm not sure I would want to be a tenant in one of their properties. read more

Disappointed.They're shady and unprofessional. It's hard when you feel like you have to take note of everything in a house prior to move in because you feel that the company will gip you. Well I was right. I moved into their property 7900 Ventura Ave. Their was cob webs all over the ceilings when I moved in and screens on the windows were broken. Keeping in mind that within three months the toilet broke, the water pressure was low and the kitchen sink wasn't draining they did end up fixing it and overall communicated back to me when I needed something. But then the garage broke. They wouldn't fix it! I had tons of expensive things in the garage and they just keep ignoring me.They had one guy finally come take a look and then nothing happened. Haydee one of the property managers came by at the end to do the walk through. She said and I quote: "Everything looks fine. Don't worry about the garage door, the tenants before you also had the same problem. YOU WILL GET YOUR FULL DEPOSIT." Weeks after move out I get an email saying the owner will by taking $475 dollars out of MY DEPOSIT to fix the garage even though 1. It wasn't my fault and 2. Haydee looked me in the eyes and then lied to my face. Here's what you do moving forward since sometimes unfortunately we can't choose who we are renting from... When you do the walk through, get your phone and press record. So that everything they say to your face is something you can pin on them when they come back and RIP YOU OFF for $475. Unreal. *By the way, if you're moving to that property my car got broken into there. Careful. read more

When I walked into the condo that Im now currently renting, the showing agent identified herself and welcomed us into the place to view everything. I look around throughout and came to realize that this condo was the right fit for my family at the time. We have had a few issues with plumbing over the years and they have always been quick to send someone to fix things right away. The price of rent is lower then other property management companies and they take good care of their renters. They never increase the rent to high and they are always helpful every time I speak with them about issues or concerns. The home owner has decided to sale the condo I live in and the property management company assigned Denise to help us find a new rental. She is very attentive and professional. Denise is working very hard to make the move easy and stress free. I've been told that they are willing to do whatever it takes to get us into a place and that they are willing to work with us no matter what. We are told that we are good tenants and that they would love to keep managing our future rental property. So far I'm super happy with this company. read more

I've called them repeatedly about a place they're advertising that I'm interested in, but cannot get a response. The receptionist takes down my number (or pretends to) and says she'll have someone call to schedule a showing but I haven't heard a word from them. I finally went to their office & filled out an application. You know something is up with a business when they have ALL one-star reviews. I see a few responses from the owner on here but it just looks like insincere corporate spiel. He's definitely not made any improvements to this business. The point isn't to target each of us yelpers individually to change our minds, we're merely sharing an experience we had in dealings with your business. These reviews are not meant to be personal, however difficult it may be to take negative feedback. The real miss is if you overlook the opportunity to analyze & really understand what these people are saying because of pride or denial. I understand you've been doing this a long time, but maybe you need to reevaluate the state of your business, how & who's running it. If all these people have given your business low ratings, maybe you should look into that & really understand why. I'm sitting in their office waiting for my security deposit check on day 22. It was just handed to me with ABSURD charges that are fraudulent. $80.00 to haul away two refrigerators that were there when I moved in?? $325 for cleaning when it was spotless? Even Bruce who is Steve Snyder's partner had come by the house while I was cleaning and mentioned how clean it was. He agreed with me and now says I have to put the discrepancies in writing and wait for a new check. I was never a day late on rent and this treatment is WRONG. My deposit is being held hostage and I'm contacting the Better Business Bureau next. If you plan on renting from these people, take PHOTOS of everything you do and read the fine print. read more

Had an appointment to look at one of the properties today. The person that was showing the house wouldn't even introduce herself to us. We felt neglected and overseen. Had a deal worked out with the owner of a property who referred me to their property manager at Oaktree for the paperwork. Oaktree would not provide me with a copy of the lease until move-in day. When I asked why the receptionist hung up on me. I called back later and was told they wouldn't rent to me, though all communication with them previously had been friendly and professional. The owner of the property was confused by it, too. Most rental agreements are standard. What is so proprietary about theirs that they couldn't reveal it until move-in day? read more

If I could give a 0/5 I would. We moved into 1315 Devonshire in January and quickly learned it was filled with cockroaches. In talking to other residents we learned they never did anything about the cockroaches even if you called. Water was ice cold for days one time and when we called about it we got a snippy "someone already called about it". Even after they fixed it it was lukewarm for months and they refused to to anything about it, until we learned it was a burst pipe because our tiny studio apartment flooded. Our apartment became unlivable because they tore our entire bathroom out and the walls, letting cockroaches swarm our apartment. Also during this time a (non emergency) maintenance man barged into our apartment while we were sleeping with no notice because the apartment manager just gave him the key. They would not put us up in a hotel with our (approved) animals while our apartment was covered in likely toxic dust and dirt which could have caused major health problems for us and the pets, or even death. After all this they still had the audacity to take from our security deposit unpaid rent (for an unlivable apartment) and a cleaning fee (for the uncleaned bathroom that had massive holes in the walls, a dirt hole where the sink used to be, and no way to shower because the maintenance people ripped our shower rod off) . Management is horribly rude and no one knows what they're talking about. They did horribly illegal things but all the conversations were through phone so I don't have quite enough for it to hold up in court. I would rather live in a dumpster than have to live in anything managed Oaktree Property Management ever again :) read more

I saw all the other reviews here and gave them a chance, anyway, because I saw a good offer for a studio in Ventura. Let me list the following issues I had with Oak Tree Property Management (the office at 56 E. Main Street #104) ordered from first to last issue: - Laticia was very nice over the phone but when I asked when I can do a viewing she told me "any time of the week between 9:30 and 5pm" without saying the office was located in a completely different location from the property address or that I'd need to make an appointment. A different agent informed me about this oversight, when I called again, and said she would transfer me to the viewing agent's voicemail and gave me the name of that agent but she transferred me to a different person's voicemail (who? I don't know they just gave a different name). - When we went into the office and clearly gave the address of the property I asked "how much is the studio again? I forgot" and the woman brought a piece of paper up to me and underlined the cost for a different property under a different address. Had I not looked closer I would have walked out thinking it was too expensive. But I looked and realized the mistake and told her "I mean this other one" and pointed at the correct one I was referring to on the page. She then took the key and brought me the correct one. Not once did she ask whether I have any questions about the property or offer any info about it, who I was and why I was there, nothing. They both looked distracted. - We drove to the property which was only a ten minute drive away. But when I got there guess what: The two locks on the door unlocked with the key fine but had an additional combination lock on them which I was told nothing about and because we were now beyond office hours I could not do the viewing for that night thus wasting all that gas / time for nothing. - Last, but not least, the key itself had no identifiable information on it indicating which property it was for. Meaning that when I did return the key into their drop box, later that night, they might have issues figuring out which property it is for because I saw a long list of properties on that list. If you have, say, 5 people turning in 5 similarly unidentifiable keys for 5 different properties you could blame one of them for losing the key and threaten to charge them for it. Now look: None of these mistakes are THAT big of a deal to me. But I've also just dealt with another property management business in Ventura and they had zero issues with being organized and informative. If this many smaller mistakes are happening already I wouldn't want to be subjected to bigger ones as a tenant and this is true not just of Oak Tree but of any business I ever deal with -- a few small mistakes are alright but one right after the next so early on is a no go. read more

I advised her that we didn't feel comfortable seeing a property with multiple people due to the COVID 19 and she was like well you can call me back on Monday and I'll let you know if it's still available. If you are a property owner and wish to find a management service, avoid Oaktree Prop Mgmt. When Tag left the company several years ago the company went downhill immediately. I would relate my own experience with Oaktree but nobody would believe my story. The level of incompetence demonstrated by Mr. Synder was beyond comprehension. Fortunately, I found another management company early enough to salvage my property and get it back in working order. I now have a good positive cash flow on my units instead of negative cash flow that was typical under Oaktree management. Mr. Snyder should not be managing residential property; how he has been able to retain his realtors license is a mystery to me. read more

This is a joke of a company. We were surprised to find as tenants that the receptionists freely talk to other tenants about confidential/private information-- they'll just answer all questions regarding other tenants as if it's not a big deal. They will talk behind the tenants' back in Spanish (and I was standing there listening to them gossip about from a range of comments they pass between one another). Another thing that was disturbing is they each have different answers to questions regarding tenant policy. They have a strange way to ignore California Landlord/Tenant policy and will try to dupe you if you don't know it. They make up bogus rules and try to enforce it and will back up when the attorney's been called, saying their agent is "unaware" or "misinformed." The owner of the company is never there and will never return your calls. I complained about an agent (who happened to not be even licensed to be a "manager") and the other guy who actually is is doing all the work, overloaded. As far as I know the maintenance of buildings is pretty much non-existent and I've seen unlicensed contractors working on the place. I know from first hand that an owner is going through a lawsuit because of no maintenance kept by the owner and Oaktree PM. I know they changed their name to "Property Investments" but their service is not even close to OK. You know it's the worst company to rent when other licensed contractors tell you this company is the worst to deal with. And they're getting paid from Oaktree. read more

BE CAREFUL! A few weeks before we moved out I went into the office and inquired what we needed to do to get our full deposit back. They handed us a form with a checklist on it. We made sure everything on that checklist was completed and on the bottom of the page it very clearly states DO NOT FILL IN HOLES OR SPACKLE ANY WALL AREAS. So we left the walls as is. Weeks go by and we still didn't receive a deposit so I followed up with them. Another week goes by and finally receive our deposit and they took out $350 for the wall paint invoice. I then contacted them asking why since they never notified us that we would be charged for something they told us not to touch. She then said they would send a revised security deposit. You can imagine how upsetting it was to open that letter and find they still took out $260. It has now been 6 weeks since we moved out and we still have not received our full deposit back. I have taken legal matters into my own hands, but not everybody has that luxury, so please BE CAREFUL! They WILL try to rip you off!! read more

I have been doing business with this management company for years. I originally set-up my account with them in 2009, and paid my rent just before my due date, never after. I treated them very well as far as a tenant is concerned. Now, I am in the market for a larger unit. I came in to find out what Oaktree had to offer, and received a very rude response. Originally I thought that this person was having a very bad day, and to try back again at a later date. About a week later, I tried again and got the same rude response. The worst property management I've ever experienced. I used them to manage my property and was appalled at how mismanaged it was. My place was absolutely thrashed, yet Oaktree told me the tenants did a great job cleaning! There was a "no pet" clause in the rental agreement, yet the tenants had one anyway, and there were bleached out urine stains and odors in every room! Oaktree lied, and failed to acknowledge their mismanagement. Everyone there is very unprofessional, I could not even get a phone call or email response from the owner. read more

DON'T USE IF YOU ARE SERIOUS! We went in to look at their listings and they gave me the keys to two places. I actually thought that was cool and could move things along because I was looking for something ASAP coming in from another state. After looking at the two properties, we came back and wanted to rent one of them. The woman up front told me to have everyone fill out an application on the home and even e-mailed it over to me and told us to send in with the app fee. I had a question on the application, couldn't get a hold of anyone, so I decided to go back in the next day and another woman working there said that there has been a "good application" on that property for WEEKS now and that we would most likely NOT be chosen to get the place. I felt like they just wanted the "app" fees from us! I asked about the other listings and she called me back and said none of her listings would most likely be rented to us, without even looking at our application. Dear fellow tenants, I will help you more than anyone before in your entire life by describing to you Oaktree Property Management. I will do it by telling you my own, recent experiences. I hope my experiences will help you to both save time, money, and also some future headaches by being able to look for a decent property management instead of this company. Let me start my story by telling you that I'm a very patient person, still, this company was able to exceed all my previous negative experiences with ease (and yes, we all -including me- have had some bad experiences as a reference, but believe me, your previous experiences will seem amateurish compared to the ones this company has to offer you.) What are the main concerns? How about having mold all over your bedroom/ bathroom walls; on the base of your shower among the tiles (that you cannot clean even with the strongest bleach)? No big deal, you would just ask management to send a handyman over to fix problems, right? Sure thing, this is exactly what I did. A few months pass by, but no handyman. I reminded management again, still, no one comes. Finally, someone came and handed me some bleach to fix the issue on my own. I told the person that the base of the shower is not evenly level, the water cannot properly drain and just stays in the shower's base leaving an open invitation for mold, and that the grout they used is also not mold resistant. Answer? Nothing, here is some bleach (like if that could solve leveling or grout (that is un-cleanable from mold) issues. I have also noted a couple of times that I have cracks all around the window and it needs repair. It only take a few months in the middle of winter for someone to come and fix it, not that important, right? Finally, at least they painted some of the walls, of course without changing the already moldy drywall pieces under the new paint, what a great solution! I regularly have to wipe my walls with smelly bleach, however, results can last as long as 3 weeks, beautiful, right? Here comes the best part. I gave my notice to the property management that I will cancel my contract with them. What do I hear next? They want to do something so extreme that no other property managements seem to be doing (at least not any of the many I have talked to, and I have talked to at least ten other managements in town). What is it, it cannot be that bad, right? We all know the process when you go to rent a new apartment. You talk to the management, they show you some floor plans and they tell you to come by after this day or that day, when they have an opening. On whichever day they would show you the already cleaned, and ready to move in apartment. Well, this is not Oaktree Property Management style. They are probably the only ones in town that would just post a notice on your door to notify you that they will enter your property to walk all kinds of people through your unit. Do they have a right to do so? Probably, there is a so called "CCP 1954" that allows them to do so. Existence of such a regulation is a crazy on its own, but its even worst that there is a company who actually uses it as an enforcer against their current tenants. They don't care about you, or your privacy, they enter with a brunch of unknown people and walk them freely all around your bed, your bathroom. I have almost forgot to mention, I hope you are not going to have neighbors in the apartment you are planning to rent from this company. It's because mine is crazy (I mean literally insane person surviving on Section 8) who is as loud with his tv/ stereo as it can get even at 2 am, shouts and curses freely at 1-2 am, but the property management couldn't care less even after my written / oral notices. Their philosophy is that this is not their problem, and they would not do anything to solve the issue. If they actually took appropriate and common steps they could end the lease with the guy, who could also lose his free governmental housing. But why would the management care about you, right? In case someone would be curious, yes, I did save my complaints, pictures about the aforementioned issues. The mentioned story isn't made up, these are only sad facts about a local company. read more
