We booked a condo at Ocean Trillium for the weekend through Air BnB. The host didn't communicate with us, but sent us to this third party management company, Ocean Properties. Called the day of to see if we could get a parking pass for the day, the man on the phone was very rude, told us to go to the office at our check in time at 4 pm. Get to the office at 4:15 and the office is closed since it's a holiday. We picked up our info from the drop box, but the code for the keyless entry didn't work. Spent about an hour walking across the street to and from the office and talking on the phone until we could actually enter the unit. It was a frustrating experience to say the least, customer service was subpar without any follow up. Only redeeming quality was the unit, as it was well maintained, clean, and had a beach view balcony. All things we were looking for. The place was cheaper than a lot of other options and the unit was nice, but the management company was a hassle to deal with and marred our experience. I wouldn't stay here again unless it was under new management. read more

There was a lot of undue hassle for forms/info prior to check in that could instead be easily taken care of in one step or at actual check in. That was minor but after driving for 11 hours, checking in, and finally getting to the condo, the floors and carpet were wet from being shampooed. Maintenance came by and dropped off two loud fans to speed drying and came back the next day to pick them up. Then the following day after pickup, the county came to do an inspection. I was inconvenienced three days out of the four of my stay from previously scheduled events because I apparently "booked last minute" a week and half+ prior to arrival. And no one could bother to reschedule them or even tell me until after I checked in. The management company could care less. They didn't offer any discount or recompense but sure banged on for a review that would give me 5% off my next stay. That was shocking, extremely inconsiderate, and outright disrespectful IMO. The condo itself was fine. Some work had been done recently to refresh it a bit. Nothing to write home about. The bed was hard as a rock, washing machine mind rattling loud, and the living room furniture was worn out and dated. The community though was lovely and very well maintained. I enjoyed it. If not for the shocking indifference I experienced with the management company, I would have stayed again in a different condo. read more

Communication prior to arrival, the size of the condo was perfect, views were beautiful, great to have a pool and ping pong table. The downfalls were that the pool had a heater that was not on, for the amount to rent that should be a given, some of the cookware was very dirty. read more

Day 4: I hate the shower! It's fiddly, the knob doesn't like to stay on hot at all unless you want it lava hot. It goes from warm to ice water if you so much as move the knob a millimeter. Last Day: Basically happy with the place. Next time I'll go a little bigger so I have an actual bedroom, but all-in-all, I enjoyed my stay. Once I found the extra pillow stash, the bed was pretty decent. A little thin, but it didnt make noise when I moved. Also, I forgot to mention It is within easy walking distance of 7-11 and a great Italian restaurant (Manny's, went twice, great food!)....and SoNapa Grill, which I didn't go to. read more

Easy to work with to reserve a rental. Got a well organized packet, when I checked-in at their office, which contained condo keys, pool keys, garage code, and wifi codes which all worked. Are very responsive to issues (even if you simply just email them). "Josh", who does property maintenance is SUPER NICE, responsive, skilled and knows what he's doing!!! This condo was GREAT. The location was PERFECT, the kitchen was STOCKED with tons of appliances, which came in super handy, especially during COVID. I would DEFINITELY stay in this condo again, but if I had the opportunity, I would HIGHLY suggest the owner switches property management companies away from Ocean Properties & Management, Inc. List of problems with Ocean Properties & Management, Inc. 1. We were given the keys to the condo right at 4PM (check-in time). We walked into a dirty condo and had to wait for the maids to be called and then had to wait for them to clean the entire condo. We were told it would "only take 20 minutes", which is completely unacceptable during COVID. When the maid was leaving, she told us we would be receiving more linens on Monday morning and we never heard from them again. 2. The refrigerator was not working the first night we were there. The emergency number on the paperwork was the number for the closed office which went straight to voicemail. We finally found the maintenance man's number and it turned out to be an After Hours Answering Line. The operator was very nice, but did not have any solutions for our perishable foods. 3. The condo comes with a storage unit, but none of the paperwork explains where the storage unit is or what the code was to get into the unit. We called Ocean Properties & Management, Inc. and they were not able to tell us where the unit was or what the code might be. 4. When checking-in, we received a parking pass for one car and we were told to park our second car in any of the guest spots. Two days into our trip, we went into the parking lot and saw our second car had been towed. After speaking with the Sea Coast Garden's office, they confirmed Ocean Properties & Management, Inc. should have given us a written guest pass to place in the dashboard of the car. After retreating the car from the impound lot, we went to the Ocean Properties office and we were told the reimbursement check we requested would be ready the next morning. We went into the office 48 hours later and we were told the check was not ready, but to come back the next day. My friend booked a property with this company. His father passed away two weeks ago unexpectedly so they obviously won't be going on a FAMILY trip. The company refused to provide a refund. I don't care if it's in the contract or not. They need to adjust the refund policy and get his money back. It's just the right thing to do. Terrible company. Don't use them. Ive been a tenant with this company for almost 3 years, and any problem I've had has been addressed promptly and courteously. The ladies in the main office, Cristina, Flor, and Myrdle are always polite, friendly, and extremely helpful. Stayed at the 6060 S Atlantic Ave property. Air conditioning did not work for the first two nights. Slept in 82+ degree heat and also missed two days of vacation time waiting around the house tending to the repair crew. No concessions given by rental agency due to the property not working or spending my personal time meeting with their repair crew. My father in law passed away suddenly a few weeks ago. He had a trip planned with his wife, as they do this every year. Unfortunately, she will not be requiring the house any more and this company is refusing a refund. Do not use these people to manage your property, every month there was an issue with the money that was supposed to go into my account and never notified me, I always had to find out on my own and call them. Tina excuse was "well we have a lot of properties o well" That made me feel un-important to them as a client. They rent my property to someone else and extended the lease without my knowledge. Every time there is an issues (which were many) Tina and Anita just talk over you trying to act like everything is cool and won't happen again but I literally had to call them every month about missing money on their account. Also there fee for renting out your property is high you can get cheaper elsewhere. Do not use this company. They should not be in business. I hope they read this review and look at the flaws in their business. read more

We recently secured a long term rental with Ocean Properties and a BIG two thumbs up to both Anita and Tina. These ladies are super busy but you feel like they only have time for you. We stayed at Sailfish A2 17-24 June 17. A nice place, oceanfront, etc. BUT certainly NOT worth $3,700/week, especially considering a 4-6pm check-in on arrival, and a mandatory 10am check-out on departure. Nets out to 6 days for $3700. Other issues: Dishwasher leaked, took 2 days for repairman to arrive- didn't fix it, so we hand washed. Propane ran out in grill. Towels smelled bad on arrival, had to rewash all. And even tho they add a cleaning fee of several hundred dollars, they require you to do most of wash/cleaning/work upon leaving or they assess you another $300 or so. For $3700/week, should be turnkey. All in all, would not recommend. RWS. read more

We have been doing business with Ocean Properties for about 15 years and have ALWAYS found them to be top notch. Their rental properties have been fairly represented by pictures and comments on their webpages. This year we had to cancel a reservation,due to medical problems, after the time stated in the contract that would guarantee you got your money back. If they could re-rent the unit for the same time period we would get a refund. Within in two days they indeed re-rented the unit and we got all our money back. Things changed a month later and we were able to rent a unit that someone else canceled on. We had a little problem with the lock on the unit we rented. Mentioned to Ocean Property's and the next day they had a locksmith come and repair the lock. We find all the staff at Ocean Properties very friendly and more than willing to help in any way they can. We can't say enough about the service Ocean Properties has given us over the years and will enjoy continue using them as our go to rental agent in New Smyrna Beach, Fl. read more
