    Best Family Vacation in a Long Time!…read more Began searching in January 2019 for a beach house at Cape San Blas. When we stumbled on Two Palms Villa located On The Beach, I knew this was it! Stayed in touch with the owners, Peter & Lydia Burns. (Burns Management) Once the clean up & construction on this hidden gem was complete, they posted pictures. All new decks, walkway to beach w/bench, additional bedroom,Smart TV w/Sirius XM, large kitchen w/large sink, all the amenities you could ask for & more... recommend checking this out before booking. Was like our own private beach, our Grandkids & Grandtoddlers and Waylon our Lab loved playing and running in the White Sand. Candy greeted our first arrivals, we had a packed house! Both Candy and the owners were available to answer any questions, Peter & Lydia took care of our only issue... the trash pick up in a matter of 1 hour. By far this was the best family vacation in a long time. Our 3 Son's, their family and Nana along with Waylon will have ever lasting memories of our stay at Two Palms Villa. Lot's of family time, fire on the beach w/smores. Of course we enjoyed the Hot Tub. Cannot wait until next year. Blessed to have all together for a short week. With adult children and young grandchildren, it suits our needs to a T... large bedrooms with King beds and a bunk room for the kids. Space for everyone to spread out no matter what you want to do. There is a beautiful pool, grills and a place under the house to clean fish if you love to fish. And it is a very short walk to the beach to enjoy the sun and the sand. The house has a fully stocked kitchen, pots and pans, coffee maker, dishes, grilling utensils....you name it and you will find it. Marvelous decks surround the house if you want to read or enjoy your morning coffee outside this house is for you. There are doors from each bedroom to a deck area, so you don't have to disturb the whole house to sit outside. 3 Palms is close to seafood markets and also close to the famous Indian Pass Raw Bar where you can enjoy shrimp, oysters and cold beer in a very laid back atmosphere. We also feel like the owners Peter and Lydia and also Donna are now part of our family . They call and check on you send emails with attachments of things to do or see, and Donna (the concierge) is a phone call away to help with anything from babysitters to making sure you are comfortable during your stay. The only thing I hate about 3 Palms is that we have to leave at the end of our vacation!!!! See you next year!!!!!!!

    We rented a home from Cape and Coast on St. George Island in mid-July 2023. Overall, the house was…read morebeautiful and in a great location. But it had some maintenance issues that should have been addressed prior to our arrival, including the central a/c not working in two bedrooms (more on that below), an infestation of carpenter ants in two bedrooms, the hot tub being full of sand on arrival & repeatedly blowing a fuse, electrical issues that prevented the promised a/c replacement, and the scheduling of a contractor to come measure doors that was never mentioned to us prior to arrival and was relayed only about two hours before he showed up. The biggest issue was the service we received from Cape and Coast. They notified us two days before check in that a portion of the a/c was being replaced during our stay. I specifically inquired about whether the a/c worked. They responded in writing that the a/c was working, had "no issues," and was only being replaced due to age. However, upon arriving, one portable a/c unit was already in one bedroom, and it was evident that the a/c was, in fact, not working in that bedroom and another one. We had to request a second portable unit for the other room. And the first unit started to malfunction, so it had to be serviced during our stay. Then, on the day that the central a/c was supposed to be replaced, we were told that wasn't going to happen because there were electrical issues that had to be resolved first. When I asked why that had not been relayed to us, Cape and Coast admitted that an a/c issue had come up the week before (when the owners were there) and they had to call a repair company to address it. I sent them a screenshot of our convo where they originally told me prior to check in that there were "no issues" and that it was working fine. They responded that they "didn't know the extent of the issues." However, that is still an acknowledgment that there were issues which they originally denied. Cape and Coast sent one of their maintenance guys to come look at the electrical portion of the a/c, and he forgot to turn the breaker on when he was done. We came back to the house after being gone for the afternoon to find that we had no power on the first floor, our food was half thawed in the first floor refrigerator, and the elevator (which a family member needed due to medical issues) wasn't working. I called the emergency number and was told those issues were not emergencies so we had to run out at 9:30 at night to get ice and put our food in coolers. I was told that someone would be out by 8:30 the next morning to try and get the power restored. However, 8:30 came and went the next morning, and it was only after I called AGAIN that they finally showed up at 10 to locate the correct breaker and get the power restored on the first floor. Instead of relaxing on the beach, four and a half days of our vacation were consumed with phone calls and being available to speak with maintenance and show them the issues as they arose. Cape and Coast brought us a $300 gift certificate to a local restaurant, which we didn't ask for. I explained that wasn't sufficient and asked for additional compensation, such as a partial refund. The general manager agreed that "this was a case that called for additional compensation," and she told me a guest relations employee had already been in contact with the owner and they were "working on a number." She told me that we would hear back no later than the day before check out. When I heard nothing, I called, and the general manager told me they were still working on it and that the owner was conferring with the other owners. We checked out the next day. Two days later, I received an email with a simple message stating, "we are sorry for the inconvenience, but the owner has declined any further compensation for the a/c issue." No mention was made of all the other issues, and when I emailed back, Cape and Coast stopped communicating. I gave them two stars because they did send maintenance quickly when I called about the issues, and they were always polite when I contacted them. But they misled us about the a/c issue before check-in and then strung us along about additional compensation until after we checked out. We've been renting homes on the island for 20+ years from all of the major companies, and we've never had this many issues. This was our first time renting through Cape and Coast and despite us being extremely patient, giving them every benefit of the doubt, and giving them a chance to make it right, they failed to do so.

You have been warned. They called me the day of arrival at 2pm. They said the elevator was broken and they would try to get it fixed. Both my parents are 80, and this was a major inconvenience for them. Cape and Coast were rude when I called and said elevators were not included in their guarantee. after talking with them, I would like to inform future renters what are not covered in their "guarantees". this is directly from them. "Elevators, hot tubs, ice machines, and similar amenities that may be present are provided as a courtesy, and at no additional cost, but are not guaranteed. These systems are subject to mechanical failure, and no refunds or credits will be issued in the event of malfunction or unavailability during your stay. While every reasonable effort will be made to arrange for repairs, continued functionality cannot be guaranteed. These amenities are not designed to meet accessibility or mobility needs and should not be relied upon for those with special needs or mobility issues." The real issue with this company is they never called us once during the entire stay. Nobody came to even look at the elevator. There was no attempt to fix or make this problem better. I felt so sorry for the people staying after us. Im sure they were told the same hogwash we were, "that the elevator just broke and they were trying their hardest to fix it." My parents struggled the whole week to navigate the house. So basically anything in the house or outside the house is not guaranteed, this includes pools. if you want to enjoy your vacation, rent from a different agency that cares for their renters.

Hot tub worked ok during the few hours in the week it didn't rain (in the sunshine state haha.) During our stay the air conditioning didn't work for two days including when we arrived. Mid June Florida temps are close to 100. Garbage disposal didn't work. Cable didn't work for three days. Drawers fell out on your feet when opening. Grab handle in bathroom loose. Everything ratty and dirty and gross. Pool had dead snails and dead animals and debris. It rained and the carpet (yes carpet) on the outdoor upper deck was soaked and gross. I wouldn't go on that deck anyway, the posts supporting it appear to be rotten. Dogs had chewed door frames. Furnished with old junk from goodwill, you could tell by the prices written on everything. We called natural retreats numerous times to fix and every time they acted like it was our fault and we were annoying them. Half the stuff never did get fixed and we spent most of the week either on the phone with Natural Retreats or having maintenance people in and out of our personal space. We drove 7+ hours to coordinate repairs on someone else's dump. And spent $1000s to do it. Oh did I mention this was supposed to be our vacation? Natural retreats offered us 10% off our next booking in return for all the hassle. Just made the whole experience even worse. What with the hurricanes, rain, garbage beach shacks, and shoddy unprofessional businesses, we won't be doing Florida for a vacation and I suggest you find someplace else, too.

    Cape San Blas is a hidden gem. It's not commercialized and it has a relatively private beach, yet…read morethere are plenty of amazing restaurants around. My wife and I came in November and particularly enjoyed the fact that there were enough people around so that it didn't feel eerie, but not too many people to feel claustrophobic. There's amazing seafood at at-least a dozen restaurants nearby, and a beautiful state park within walking distance. We loved how natural everything feels. It feels like it's untouched almost. Cape San Blas is also about as dog friendly as you get. You can't take dogs with you to restaurants because of government ordinances, but other than that they can go everywhere you are. We were unable to bring our dog on this particular trip, but there were many to meet and pet along the way. The condo itself was beautiful. It's four stories high, so you get your workout going up and down the stairs, but it's perfect when you have kids with you so you don't have to feel like you need to be quiet. The kitchen was great, the access to the beach was amazing, and this was our first beach side bonfire experience. Wow! There are many other things that we loved from the turtles in the pond to the Dolphins we got to see not too far from us every day. But the best part of all was the sunsets. Every single night you have the best view of the sunset and it's never looked better. If you want to truly relax and get away from it all, this is the place to go. Look no further than Cape San Blas in the Cape escape. They were great to work with and we had so much fun. Note: don't forget your trip insurance! We almost missed out due to a hurricane!

I rented a condo in Sanibel through AirBnB, and just five days before my trip, I noticed a new review on the listing that said, "We are still suffering from all the bed bug bites!" Alarmed, I immediately contacted Gulf Coast Rentals to cancel and requested a full refund. They responded, claiming they had taken care of the issue but instructed me to cancel through the AirBnB site. Following their guidance, I did so, but was only refunded 30% of the total amount. Frustrated, I reached out to Gulf Coast Rentals again, but this time they completely ghosted me. They kept $709 of my money and offered no resolution. I contacted AirBnB for assistance, and they reached out to Gulf Coast Rentals on my behalf, but Gulf Coast Rentals still refused to issue a refund. This is completely unacceptable. Not only did they keep my money without providing any resolution, but they also failed to communicate or offer any alternative solutions. I trusted that they would address the issue responsibly, but unfortunately, that was not the case. I hope this serves as a warning to anyone considering renting through Gulf Coast Rentals. Please be cautious and consider other options to avoid a similar experience. Just in case anyone needs to know: The unit was Sanibel Siesta on the Beach unit 103 in Sanibel.

Shorter version: We had a dirty unit on our arrival and a ROACH infestation throughout our time and their lack of concern and customer service was atrocious. We ended up cutting our long-awaited vacation short and missing out on the one chance we had to enjoy the beach this year. Long version: We rented Barrier Dunes 72 /406, Cape San Blas Townhome for a 2-week vacation. Townhome was dirty on our arrival and there was a roach infestation in the kitchen. After driving 8.5 hours with young children this is what we arrived to and in spite of calling the after hours line no one responded. We were up until 2am on our first night of "vacation" cleaning the home and washing all of the linens so we could get some sleep. We spoke with the property management company the next morning, but the entire area was booked solid so there was nowhere else that they could move us to so that we could save our 2-week vacation rental. The receptionist sent out an exterminator and cleaning crew so that is how we spent day one of our vacation. The office manager, Adam, called us the next day (Monday). He lied and said he was the owner. He told us they would comp back the cleaning fee (since we cleaned our own unit) and then 3 of our 14 day stay (since we lost the first few days of our vacation due to the exterminator/cleaning company returning to the unit and then us desperately trying to search for another place to go with awful, slow and spotty wi-fi and cell service). When we challenged that this was the best they could do, he was rude and unprofessional telling us "he was tired of hearing about it [the roach issue]" and since they sent out the exterminator there was "nothing else they could do for us". Since the roaches were isolated to the kitchen area we tried to make it work since our kids were devastated to return home but we were frustrated and felt stuck. Four days later, after multiple requests on our end, the actual owner, Jeri, got involved and we were hopeful she could help out since paying full price for 11 of the 14 days with a kitchen crawling with roaches was a horrid way to respond to a family who had, literally, no other options. She was empathic over the phone. However, in the end what her manager had offered us was "all they could do". We left at the end of week one and in spite of them spraying the unit twice during our first week there (and interrupting the one beach day we got to enjoy), on our seventh day the roaches were still actively crawling all over the kitchen. The owner told us, "Well, the roaches are there but they are dying!". They refunded our second week but still charged us nearly $1000 for our first week of fighting off roaches in our kitchen at every meal, where the first 2.5 days were, literally, spent in our unit because we were cleaning it or having professional exterminator/cleaning crews deep cleaning dead roach parts out of the kitchen, or searching (in vain) for anywhere else we could go to save our family's 2-week vacation. We never got to relax and enjoy the beach and amenities. Each day/night we were stressed as we dealt with roaches and then poor customer service frustrations. I emailed photos/videos and details to the property management company but they were dismissed. Attached is a photo collage but we have videos on our last day as a very-alive roach scurried around the counter as I tried to make our breakfast. Disgusting! For over 13 years we have rented properties from owners and property management companies and have never had a roach infestation issue. But to top it off, the lack of customer service and care for our vacation nightmare from Gulf Coast Vacation Rentals made for the worst vacation experience our family has ever had. If your unit has any issues, beware. They are not about making it right and truly serving their customers. If they really cared about their customer's experience they would have been horrified that this was our vacation experience and would have refunded us 100% of our costs since this was hardly a vacation for us as we were swatting away roaches to make our meals, had to wash everything every time we used it, and had to store most of our belongings in our vehicle to avoid bringing back roaches to our home. If you want a company that will look out for their renters and take care of them when they walk into a vacation nightmare, then look elsewhere.

Check in was pleasant and the staff there was cooperative in allowing us to check in early as long as the cleaning staff was finished. However, during out stay at the 125 S Osceola St location, the refrigerator broke down. I understand that things break down at times so that's not my issue, although the refrigerator was a 1978 model, so they might have known immediately it needed replacement. My issue is the lack of concern on the part of this business about the position we were in. We had only two very small ice chests with us. After calling to let them know we were having an issue we waited nearly a whole day for the technician to show up. I had to call to find out that the tech was on his way. He arrived at 3 PM. He declared the fridge as dead/dying. After calling Paradise to let them know a new fridge was needed, he told me they'd be in contact. So here we are with food and no fridge. We waited for Paradise to call to let us know what was going on. We received no information from them that afternoon. I waited 30 minutes past their opening time the next day for them to call and let us know what was happening. Nothing. I finally called them and they said that a fridge would be delivered that afternoon. Sure enough, they showed up shortly before noon but took the better part of two hours installing it ... another day wasted. You might think that a rental agency that has houses would have appliances on reserve for just such emergencies and/or would be a little more responsive to such emergencies. Fortunately for us we'd only purchased a small amount of food and the fridge did stay cold enough to barely keep the food cool but we lost our frozen goods. And, of course, it took hours for the new fridge to cool down sufficiently to keep food cold. So, I give Paradise Coast Vacation Rentals a Meh rating. It's a buyer beware situation ... so be aware.

We have stayed at rental homes with this same company for many years and we highly recommed them. This is the first bad review of Paradise in 10 years or so, they must be doing something right.
