It's awkward to find, but we did and in we went. This is supposed to be an upscale complex, but it doesn't deliver. Hallways are narrow and not well lit. Kitchens are small, no pantry, and1980 plain vanilla bathrooms with no counter space. But there are enough closets, and a killer view on the river side only. City side busy roads and traffic noise. Right across from the elevator is a very small laundromat on every floor. At my age, I got no interest in lugging my laundry down a hallway. Still....that view. But at what cost? It's not cheap to live here. read more

Do not live here if you have dogs. Just a heads up! They have no pet designated areas on the property, let alone absolutely no grass. Yet they are "pet friendly community." Not a luxury apartment. Management is very poor at this property. read more

Made an appointment to view an apartment on 9/10/2021. When we arrived, on time, no one was in the leasing office. We called several numbers and could not get a live person. After waiting 40 minutes, and leaving several messages, we left. We came from out of town, and this was our first appointment of the day. Luckily, the three other management companies who showed us apartments were prompt and responsive. The fact that we got stood up and didn't even receive the courtesy of a phone call let me know this is not the kind of place I would like to rent from. I can only imagine how they treat people who actually live there. I have attached photos so Yelp will know that I was actually there. Unfortunately, my previous review will need to be reversed. At some point, there was a change in management/personnel and the rental experience turned into a nightmare. During our tenancy, the HVAC stopped working, especially problematic due to the high temperatures of the season. Management was non-committal as to when the unit would be fixed. This created a miserable living environment that was exacerbated by having a small infant at home full time and a work-from-home job. A temporary window machine was offered, but still did not effectively cool the unit. We requested to have partial rent compensation or move to another unit if the delay were extended but we were assured it was only temporary. A temporary solution that was only supposed to be a couple of days lasted for several weeks on end. This created a significant inconvenience, through both having an ineffective cooling solution and restricted use of the apartment. As demonstrated in the photo, the sloppily duct-taped unit was not only an eyesore, but its location prevented us from being able to use the balcony. We also were left to deal with bugs, etc. coming in the side from outdoors through the tape and were unable to allow our child in that portion of the house due to safety issues. In another example - - After maintenance investigated leaking concerns, we were informed that we couldn't use our garbage disposal for two months (or the end of our lease). No repairs were offered. This Concierge staff was very rude. I found myself frequently apologizing to delivery drivers, etc for a particularly rude staff member, and we even avoided placing orders on days we knew this individual would be working. Although all amenities were closed, COVID protocols weren't otherwise followed; tenants still packed densely into elevators, etc. This was compounded with having frequent issues with elevators, that at times resulted in only one work elevator to serve the entire building. The nightmare continued until our move out. On move out day, we scheduled a time with management to move out. That morning, management indicated that they had a move-in scheduled for that morning, and we would need to re-schedule our move for later in the day. This created several issues--we lost our booked moving company (who was unable to accommodate the later time) and thereby to re-schedule a same-day move with an alternative moving company at inflated prices. We also were left to scramble to store a 26-ft moving truck. However, in the most egregious incident of all--we were charged for the cost of replacing the carpet in the ENTIRE APARTMENT (closets, hallways, living room, bedrooms, etc), when the unit had only two small very localized stains. Rather than being charged for just the cost to patch or replace the section of that damage, we were left with the entire bill for a discretionary renovation. Even if there were damage in every single section (which there wasn't ), the replacement cost to us was not even adjusted for depreciation of carpet between rental and total life expectancy. Management attempted to state an entire replacement was necessary (i.e., this included carpets, and other areas unrelated to the stain). However, we also called the company that repaired the carpet, who also indicated that the carpet could be repaired or replaced in just sections and did not need to replace the entire carpet. The management is not responding to emails, etc. to resolve these issues. This has been a very stressful experience. For this pricepoint, and with the number of alternative rental options either currently available or soon to be available, I highly recommend not renting here. read more

We lived at OLP for over a year and still have friends in the building. Here's the breakdown: Location: This is the best part about the apartments. Sawyer Point is basically your front yard and there is so much happening there in the summer, and you can go for a walk or run along the river. It's a short walk to downtown and you can get shuttled to Fountain Square sometimes for free. We loved being able to walk around and be part of the city. Pricing: Expensive for what you get. The building is pretty old and many of the units could use a nice modern update. Our heating bills were absurd and we were still pretty cold in the winter. Apartments: We had a one bedroom. It was a decent space, though the kitchen was small. The view of the river, though, was incredible. Every day. Plus we had prime seating to watch the Labor Day fireworks. Storage was okay. We had a walk-in closet with decent shelving and space. The bathrooms don't have fans, which really was a drag. Amenities: The gym, pool, hot tub, and sauna are pretty decent. There aren't many places you'll find with an indoor pool and hot tub. Parking is great but you have to pay for it monthly. You really end up saving your guests parking money because everyone comes to your place before walking downtown. Staff: Eh. Less than impressed, for the money we were paying. I loved the concierge staff and maintenance staff, but did not love the management. Some were nice, some did not understand customer service. Miscellaneous: If anyone was to ask me what could be done to make OLP better, I'd say this- stop painting and repainting the hallways and spend more money on unit renovations and a recreation space/lounge for residents. OLP took away the original lobby area and made it into a fancy leasing office. Now guests come in through the side entrance to a much less impressive/inviting space. But, no one is asking. read more

The location is great, but the building and the style of its managing do not live up to the 'Premier Luxury Riverfront Rentals' promise from their website. The building is dated, the windows, piping system and AC units are old and there is very little initiative for a long-term improvement. The Maintenance team is doing an amazing job with fixing all (numerous) issues, but they can only put that much lipstick on a pig. After a massive robbery in our garage in October of 2015, when approximately 20 bikes were stolen from the garage of the building with '24 h security and controlled access' I have serious doubts about this place's safety and security. Even though my bike was not stolen (thanks to a solid lock), the removable lights and a small bike-bag was and the Management did not offer any information about the whole incident, as if nothing had happened. The rent and garage fees increase every year and the amenities get older and older. Not sure if I would recommend to anyone. read more

I have lived here for 5 months and I absolutely love it here. I enjoy all the amenities from the rooftop to the spa area on the lower level. River fest was amazing it was like having our own private fireworks party. There was limited access to the property (residents and guest only). They provided food and activities. The staff from office to concierge to maintenance are professional. I love being close to the river, the banks, parks and downtown. It's a great walking area. You're close to everything without being in the middle of everything. read more

Great views, impossible parking, ugly building.

Oh man, One Lytle... There are many things wrong with this concrete monstrosity. Let's start with how much they charge versus what you get. Yes, there's security at the door. Yes, there are elevators. Yes there's an (indoor) pool that you'll never use. Yes, there's a gym. Yes, there's a shuttle that runs at terrible hours. Yes, many of the views are great. What don't you get, though? Space, for one. These apartments are small (but not tiny.) Luxury, for another. The apartments are very low quality and carpeted. You don't get quiet, as the new Whisky Bar will blast bass into your apartment until 2 am 4 days a week. You don't get a useable kitchen as these are row kitchens. And you don't get an open floorplan, as the kitchen is cut off from everything else. And you don't get decent service, as the office staff are absolutely unhelpful idiots. And you don't get a good location - walking anywhere Downtown is actually a bit of a pain in the ass from here. For this you pay quite a bit. There are better deals almost anywhere. The apartments are old and gross. Do not come here. Spend some time and find a better value somewhere else downtown. read more

I love living at One Lytle..The location is perfect! So close to great parks and restaurants! The building is pet friendly. I think my dog may enjoy living here more than I do! The staff is excellent. Robin Jones, assistant manager, is friendly and always willing to help. She is professional and knowledgable. always a sincere smile! i know that when I have a question or concern Robin will do her best to make sure my concerns are resolved. The Happy Hours and resident parties that are organized by the leasing office staff are really so much fun. A great way to get to know the neighbors. Cannot say enough good things about Steve and the maintenance staff. They are professional and always respond quickly. It's sad that this place doesn't get reviewed enough, because it's pretty sweet living here. Maybe none of the residents are fellow yelpers, but I take the lack of reviews as a sign that residents are satisfied and have nothing to complain about. Nevertheless, we have lived at One Lytle Place Apartments (OLP) for about six months now, and we love it! We are from out-of-state and have never lived anywhere away from home, so choosing a place to live in Cincinnati was tough. We wanted to find something that was located in a safe neighborhood, was pet friendly, and had nearby things to do. Without actually seeing OLP in person, we decided we'd give it a try. First off, the neighborhood seems pretty safe, and OLP keeps you feeling secure by having keyed access to the garage and at all entrances to the building. The visitor entrance is located behind the building, so it's not easily accessible from the street. Although it's difficult at times when trying to give directions to our friends on how to access the visitor parking lot, I tend to think that this feature keeps the building even safer. Plus, all visitors not escorted by a resident must enter through the lobby, which is manned by a concierge 24/7. My wife and I have always felt safe here, even when walking to Downtown or around the park along the river. OLP is also pet friendly, which is a huge plus for us. The pet fees are a little steep, but it's to be expected in an apartment building. Lots of residents have dogs, and there is easy access to the street to walk them. The nearby park, Sawyer Point is right below the building, and provides lots of grass and wide open space for them. Plus there are at least 3 bag dispensers along the street and park so you never have to worry about bringing your own. It's really nice living in a place that values residents AND their pets! OLP is also in an excellent location. Walking to DT is only about 10-15 min ( or they offer a shuttle during the day!), the Reds stadium is super close, excellent views of either the river or downtown, and easy access to all the freeways. Newport on The Levee is right across the river/bridge and provides many options for food/drinks and entertainment. Riverfest is insane here, but that's because it's the best view around, and OLP allows you to bring up to 10 guests per apartment (which adds up to a ton of people)! All in all, we've loved it here so far at OLP! read more

The building is perfectly located in close walking proximity to everything interesting in the area; downtown Cincinnati, plenty of green park areas, all sporting venues, the hip Banks neighborhood, Newport, Covington and so much more. Lived at OLP for 3 years (company paid)- Location is fantastic. Walking distance to a lot of great places downtown. Pricing is the cheapest downtown, but overpriced considering what the apartment complex offers. 1. Apartments are old and poorly maintained. Maintenance really only does a superficial/band-aid fix. The issues I've had have always come back and they refuse to replace items. Additionally, I had a water leak in my ceiling and they never came to fixed the ceiling in my apartment so I lived with a huge brown stain on my ceiling and carpet for 2 years. Water pipes are constantly breaking so the maintenance staff have to frequently enter the apartment -- that is very annoying! 2. You have to pay to wash and dry your clothes! All the other older downtown complexes offer free laundry service and the newer apartment complexes offer the appliances in each apartment. 3. They focus on upgrading the exterior and common areas instead of doing a nice upgrade to the apartments. I don't believe my windows and sliding doors have been replaced in a very long time -- the seals are practically gone and I can hear highway noise every day! 4. The don't know how to properly implement and enforce the community rules. I've reported aggressive dogs (like they bit my dog) that are supposed to be banned from the complex due to their weight/breed or whatever restrictions they have, but they have done nothing about it. Additionally, the project kids from KY always sneak in to use the community gym and swimming pool. The "concierge" staff is too busy watching movies on their iPad/phone or sleeping to really do anything. 5. They have towed my car a number of times because I have parked in the "Guest parking" but they have never towed illegally parked cars for the Red's games/park activities... what BS is that?? I get towed because I have an assigned parking spot and didn't use it! 6. The staff are complete JERKS and not helpful whatsoever. Everyone single one that I have dealt with has an attitude, refuses to help, unless i asked 100 times, and lie. I had a mold issue (i have pictures to prove it!) and the day staff claimed it was "growing dust bunnies" when I asked how is it possible that I have mold. They lied and totally refused to properly address the issue. All they did was remove my vents & dipped them in bleach. They did give me a moisture absorbing bucket to put near the air handling unit...but according to them, it was a dust bunny issue. 7. Items in the storage rooms and parking garage get stolen frequently. A neighbor told me he had a bike stolen 5 different times and One Lytle has done nothing about it except send out a newsletter letting everyone know they told the police. Things probably wouldn't get stolen if their security/concierge staff weren't busy watching movies or sleeping. 8. All the entrances/exits smell like dog shit and piss. Every single one of them. It's so disgusting. 9. Elevators constantly break and don't have proper circulation. During the summer, the elevators get really hot, muggy and smell like B.O. One time, a group of people got stuck on the elevator for a few hours and the concierge person said he couldn't help them. Told them to hit the call button and someone (he didn't know who) will come. I couldn't believe I witnessed that. How crazy is that?!?! Overall, this place is just terrible. The only reason I stayed so long is because it was free for me! There are other downtown apartments that offer the great location with much better amenities and service. They try to tell you that it's always packed and there is a wait, but most of the individuals who live here are either retired or in temp housing from work. So don't be fooled! read more

I lived at OLP for almost 4 years. I'm not going to talk about the positives (which many have attested to and I agree) only the bad taste they left in my mouth upon leaving. My suggestion to anyone who decides to live here is READ THE FINE PRINT AND MAKE REMINDERS IN YOUR CALENDAR TO AVOID FEES. My belief is that this company intentionally puts you in positions where you pay fees and they could care less about helping you out. i wonder what their fee revenue looks like, I bet it's through the roof! They always say you agreed or were contractually obligated to pay. In my particular case they charged me a whole month's rent because I only gave them 27 days notice to vacate instead of 60 days. I offered to pay 50% but they refused and sent it to collection. I was successful in knocking down the debt with the collection agency but is this anyway to treat someone who just paid upwards of $60,000 to live there for 3 somewhat years? Other than that watch out for noisy apartments. I had to deal with an awful chilling station located on the top of a neighboring building which forced me to wear earplugs each night. Of course when I wanted to move to another apartment there would be all kinds of fees and I felt like I was duped! The walls are very thin, you hear everything. The carpets and materials they used are of the lowest quality. They have a saying, how can you make sh** shine well OLP did a masterful job! Having said all that. If you like to party, make a lot of noise, be in a great location and don't mind paying absorbent fees when you miss something this is the place for you! Lived in this building for a total of three years. We left our apartment in pristine condition and even had compliments from friends on how nice our apartment looked upon move out. MUCH to our surprise, 2 weeks after we moved out, we were made aware that not only were we denied our security deposit, but we were being charged $650 to replace the entire carpet in the apartment for a stain that was identified AFTER a carpet cleaning company, hired by One Lytle, had "cleaned" the carpet. We respectfully disputed the charge, only to be met by debt collectors asking for the allotted amount. This was extremely disappointing because over the past few years we have loved Steve, Darice and Madune not to mention the view from our apartment. The way we were treated at move out tainted the three years at this building and wouldn't want that upon anyone else. Management was extremely difficult to work with and the elevator never worked! Long story long, don't live here. read more

I do like living here, and there are many perks. However, I have had one complaint since the day I have moved in. If you're on the side of the building where the Whiskey Bar is you will get zero sleep on Sundays. There are a large group of us that live on multiple floors on this side of the building that are in the process of moving out/breaking leases due to the lack of action taken by OLP management to help with this issue (they supposedly had meetings with the owners but never got back to any of us). That being said, it's the only issue I have. The gym is decent, but need some maintenance. They do have at least two of every cardio machine, which is great. The pool is small but it's a nice thing to have - especially in the winter. Overall, I'd say don't move here unless you're on the side by US Bank Arena. I hate writing this somewhat negative review, but I just can't suggest this place to anyone looking in the area. It's hard to justify the price given the lack of communication and problems. read more

Having been away from Cincy for 12 years, I decided I would rent for 1 year before I bought again. Since I hadn't paid rent 1n 36 years and hadn't had a mortgage payment in 5 years, I was quite sure I would only want to pay rent for 1 year. That was 5 years ago. What has kept me here..... --of course the location and my river view which I love --just as important to me are the people that work here --the concierge staff, the maintenance team, the shuttle drivers, the cleaners, the leasing staff They are very responsive, friendly, helpful, respectful, cheerful and have great attitudes. They make living here a pleasure. They have made the last 5 years so enjoyable. I hope they get the recognition they deserve. read more

I've lived in four different apartment complexes in the past ten years... and not one has even come close to the happiness I feel now at One Lytle Place. The staff is amazing.
