I am very curious to know how OPR will compensate students who had to vacate the premises during spring break which was then extended and further moved to quarantine or a mandate for international students to leave the country. Many students were forced to leave their off campus housing and return home to be with families due to schools being canceled as a result of COVID-19. While the Syracuse University Housing Department will be reimbursing students for housing accommodations, Many parents and students hope that OPR will do the same by not expecting students to pay rent for the April and May. I hope they don't harass students for rent and still claim lost via the government compensation plan. I hope that they are sensitive to the real issue that was not caused by our students, rather it is an unplanned and unprecedented misfortune for the whole world. Hey, if the airlines are waiving and reimbursing all flight plans and hotel accommodations We trust that business such as OPR will follow and lead by a positive example and do the same. They were very timely in fixing the shower when the complaint went in but it's sad that her and her roommates were compelled to leave because the university had to shut down all their facilities for the safety of everyone. read more

Slow to respond to maintenance issues and renting sub-par, clap-trap properties with only the very cheapest materials possible. They also like to use the security deposit as a slush fund, charging $120/resident for building trash removal throughout the year. Apparently, they sneak this into the lease at the very back in 3-point font. Utter nonsense. Renting from OPR was the biggest mistake I made so far as a college student. They charge exorbitant rent and sneak extra fees into the lease (like $120 that will be automatically deducted from your security deposit per person no matter how clean you leave your apartment) while also ignoring nearly every maintenance issue until you persistently reach out. The front window of the apartment I lived in was cracked when we moved in and Chrissy did not intend to fix it at all until we asked several times. There were rodents (squirrels and bats) in the walls that would keep me awake at night and terrify my dog, and it took them 2 months to respond to my maintenance requests. A few weeks into moving in for the semester we found a natural gas leak from loose pipes in the boiler room, that had been going on for god knows how long. The front door in the apartment we lived in had a cheap bathroom lock and no deadbolt, only a flimsy chain lock that the maintenance repair person easily and accidentally broke upon entering our apartment uninvited to access pipes for the other apartments. The last straw for me was finding an enormous growth of mold behind the furniture along the baseboards and floor of my bedroom. It was a basement apartment, and to give them some credit they did clean it up fast and provide a dehumidifier, but I could never feel comfortable living in that space again as the mold was negatively affecting my health until it was discovered. Also, we spent the entirety of our lease term without a functioning dishwasher, the grates were all rusty and eroded and would rust your utensils upon running them through the machine. I could keep going on and on but the bottom line is, perhaps their other units might be in better condition, but in my experience, Chrissy and Erica were unforgiving slum lords. DO NOT RENT FROM THEM. This experience has cost me so much time and stress. There are better options out there in the university neighborhood. read more

The worst rental companies in Syracuse New York. If you plan on using this company then avoid Chrissy, she is unprofessional and extremely rude. I had received a lease to review as well as dates from Chrissy to tour an apartment. We set up a time and date to tour the apartment and brought our signed lease. Chrissy never showed up. I called her after 15 minutes and her response was that she "did not have the time to cancel my tour and the apartment had already been taken." Chrissy did not have the decency to cancel my tour or apologize. She then said she would email me available apartments right away. Truly one of the WORST rental companies around Syracuse. They have the best properties available unfortunately, but do not expect to get a dime of your security deposit back. They engage in shady practices, and will send you lists of charges for why they will not be returning the deposit, without detailing where any of the charges came from. They fully expect the house to be cleaner when you move out than move in (I had photo proof of the dirty conditions of the house when I moved in, and they still didn't care). On top of all this, during move-out I was debating leaving furniture behind, as I had purchased porch furniture since OPR did not provide any. They told me I could not or they would charge me, which they did, and have promptly left the furniture in the house for future tenants to use. One of the better landlords in the university area. They use the summer months to renovate their apartments. If you ever need anything, give them a call and it will get done within 24 hours. They would change my lightbulbs all the time. They even removed a bat for me. I was concerned that they would take my security deposit because of some of the damage my pet caused but, they only took about 10% which was really nice of them. They can be rude every so often but, it depends on when you speak to them and who you speak with. We all have bad days once in a while. They get really busy. read more

After 2 years of being nothing but model tenants for this company, multiple maintenance requests gone unanswered (including a leaky freezer that would drip and stream across the uneven kitchen floor, and scalding hot water coming out of a faucet set to cold) they took $325 from our security deposit for cleaning fees when we left the apartment spotless. We followed every direction on the move out checklist and on our lease, we vacuumed and mopped the hardwood floors, swept the porch, scrubbed the baseboards in the kitchen, everything. I can't possibly imagine what a cleaning crew, working at $50 an hour (per their move-out form) could have been doing for 6-and-a-half hours. I'm also shocked because when we moved in two years ago, the apartment was a mess, dusty, dirty floors, dirty windows, and after they had cleaned it, you could tell all they did was douse the place in bleach water. Considering we tolerated so much negligence from this company, I shouldn't be surprised. Maintenance requests went unanswered or unresolved for: A very heavy wooden door in the living room that after it fell on one of my roommates, we found was screwed into CARDBOARD, that took weeks and multiple follow ups to fix. In February and March, when the temperature got near 0 degrees, our heat completely stopped and was only fixed after the fourth maintenance request even though they claimed a "contractor" "fixed it" each time. Both health and safety violations. I'm positive I'm not the only one with experiences like these. Other friends of mine who rented from OPR say they've taken ridiculous amounts of money from their security deposit-- one even said they spent $25 to replace a plunger. Considering half of these houses should be condemned anyway, choose anyone else. read more

They claimed to not have received my keys upon moving out and took out $130 out of my security deposit to "replace the locks", which haven't been replaced. They also charge cleaning fees of $100+ upon moving in and the rooms were disgusting-- dead bugs were everywhere As other students have mentioned, they BS to keep as much as they can from your security deposit. My daughter has been a renter with OPR for 3 years. Graduation is coming up soon. As we ready for her move-out, I am reminded how grateful we are that she rented from OPR. The property is clean, safe, cheerful, and cared for - and so convenient to campus. I read the negative reviews on Yelp and was very surprised. The floors and woodwork were refinished, everything freshly painted, appliances and furniture new or like new. Whenever there was the occasional maintenance problem, it was promptly addressed. Chrissy and Erica were always there to answer parent questions. As a parent, I am grateful that I had no worries about her living situation. Thank you, OPR! read more

There is much intent of people these days to state the negative of any situation, but have little ambition to give a pat on the back. I moved here a couple years ago from a powerful city living in an apartment in which was in better condition than any homestead here in Syracuse all for the love of going to school. I have lived with OPR for a year and kept in contact in the following year per their willingness to, time and time again, give living quarters to people that quite frankly, don't know what it means to NOT crap where you sleep. I can appreciate people knowing they are not going to inhabit the apartment forever, and don't care about stains they cause or holes punched in walls because the significant other moved on, to the next room with the roommate. Somebody has to pay for damages right...or maybe I'm just living in a world of dissillusionment ?! Although I was in shock when moving here the way the staff engaged my lease agreement, coming from a rental property that would cover a 4 bedroom apartment in Syracuse, but after being here a year I completely understand. Seeing 20 somethings not knowing how to change a lightbuld, or calling the emergency hot line at 2 in the morning because they locked themselves out after a few too many is a little on the funny side...but sad. Maybe some of these kids shouldn't be taking GEC's that Syrcause has to offer, but learn how to live, responsibly, without mommy and daddy. I have to say, I've seen (heard) more parents complain and act like children than the spoiled kids they've shipped off to school...save us all. If you get a second, listen to Crosby Stills and Nash...teach your child well and you won't have these problems. Everyone works to make money...or at least thats what our professors profess to us. Although ya'll might think think OPR is just here to give you and your kids a place to trash because they're irresponsible, you're wrong. It's called being a rain-maker and giving you and your kids a place to sleep at night while curing a hangover. I know if you borrowed my car and wrecked it, you can be sure the repair bill would come out of your over pretentious paychecks. If anything, we should be taking lessons from OPR. As for the lease? Wait until some of you get your first job. You sign your life away to somebody that gives you money every month. Go in to your boss' office after the first week and tell them you don't feel like working unless you get paid sooner than everyone else. Your boss will laugh, then hopefully fire you. Go to the bank and tell them you don't feel like paying the mortgage?! Wake up you naysayers...you need to think before you type. OPR runs a tight ship and will continue to be a successful outfit until Syracuse offers a course, or five, on how to live like a human beings and not shit where you sleep. Considering that probably won't happen, stop complaining or at least tell your problems to the homeless people under 81 and see if they shed a tear for you. OPR, you are doing a good job....a great job considering what you put up with on a daily basis. Do NOT ever live with OPR! They started out very nice and quickly addressed maintenance issues, but the longer I lived here the more rude and slow they have become. They said they would send a repairman to fix our washer (which is in a creepy, disgusting, spider filled basement) and a month later my clothes still come out dripping wet with suds on them. They blamed us for our bathroom floor rotting out from a leak we were not aware of and did not even give us suggestions of where we could stay or use a bathroom for the 4 days they were redoing the whole floor. The water that comes out of the sink is brown every morning and you have to run it for a while before you get clear water. The walls are paper thin and you can hear everything from all of the apartments around you. The driveway is ruining my car because it is near impossible to not bottom out when going in and out of it. The walkway is a death trap in the snow and everyone living here falls on it. They do not provide snow removal, which yes is in the lease, but all of the apartments on the street have snow removal included. Therefore, if you want to leave in the area live with someone else. OPR is an awful establishment. I lived in one of their buildings last year for my senior year at Syracuse. They were very rude the entire time I was with them. They treated us with no respect and just had a general attitude every time I talked to them on the phone. Also, for 5 months the lights in my building were flickering all night so when you entered the building you couldn't see well going up the stairs. I had fallen down the stairs and my father was even scared to go up them because he might slip. I called over three times and they kept ignoring me. When I finally got to talk to someone they said it would be fixed soon. Nope took another 2 months and they never once apologized. I just got the information back about my security deposit and they gave me basically no money back. They scam students and they think they can get away with it. I am the parent of a student who rented a house from O.P.R. Development. I CANNOT say anything positive about this company. They are slum lords who take advantage of the kids in all situations..They lie just about everything! They have been very well trained to stay within the ramifications of the lease..taught to them by their attorney. Basically, the only kindness you recieve from them is when they are trying to collect money/lease the house.. They do not schedule a time with the tenants to come into the house - they just barge in when they are trying to lease it for the following year (which starts in November). They are terrible! I lived on the 300 block of Euclid and they are not only rude, but their is no trash bins available meaning that the entire building including over 10 apartments have to throw their trash on the ground next to the back entrance to the building. AVOID OPR AT ALL COST. All they do is SUCK money out of your pocket for no reason. You may as well just give them your wallet when you sign the lease. Expect many random fees and a lot of broken appliances that you will get charged to fix. You will NEVER get your security deposit back in full if you get any money at all. Don't even think about getting a pet because you will be paying $400 right off the bat for the fee and the mandatory shampooing of carpets after the lease is up ON TOP OF a monthly pet fee which does not include money you may have to pay (and when i say may I mean they will definitely charge you something) for any damages. OPR is by far the worst realtors in Syracuse. Please don't give them the satisfaction of taking all of your money. PLACE CLOSE ATTENTION: YOU WILL NEVER GET YOUR SECURITY DEPOSIT BACK. OPR will fabricated something; Not only did my daughter did not get her deposit back but will owe OPR for gang related damages to property not in the apartment or apartment building. My daughter was told she could move in a week before the lease was in effect. On move in day building was not complete, after meeting the owner (Bill) I felt "OK lets give him the benefit of the doubt". Girls moved in to a non finished apartment. The year went by and laundry was never available. Post graduation I made a trip back to Syracuse with my daughter to clean the apartment. The walk through happened, with roommate who did not make it to cleaning but was able to make it Syracuse the night before walk through. Besides a light bulb in the bath room that was not changed and a few other things that were left for the room mate to accomplish that were not the deduction on the security deposit was not a big deal. A few days after the walk through we received documents from OPR office claiming that damages to the car port at a cost of $1000.00 plus the charges in the apartment. In this case not only are we not getting the security deposit back but we owe OPR moneys. Neither of the girls in questions have any reason to be in the car port, (non have cars). So my suggestion as a parent is stay on school campus. South campus has great accommodations. Or be very careful who you rent from. I also suggest small claims court and make a formal complaints with the attorney generals office. Enough complaints will trigger an investigation and who knows what can happen. I am currently renting an apartment from OPR. Whenever I have had problems with my apartment they always respond quickly and fix them. All the employees are very friendly and accommodating. I have never had a problem with OPR and really enjoy my apartment. The absolute worst!!!!!!!!! The landlords will steal your money-- I regret living here so much. I took pictures and documented everything in the apartment before moving in and at move out. The apt was in PERFECT condition at move out and they still kept the entire security deposit. I even had a cleaning service come the day of move out to clean the carpets and do a full deep cleaning.. No matter what, they will find things to charge you with! For me it was a PIECE OF HAIR in the bathroom drawer. I have had 8 different apartments in 4 cities and the management of OPR was absolutely the worst. We requested repairs to our broken windows, screens and storm windows, which before signing they said they would fix. But instead they sent someone once who said they would be back and we never heard from again (even after calling at least a dozen times over a period of two years. The lease agreement is also abysmal, placing all cost of any damage onto the tenet. They are aggressive in almost all transactions (but only after you sign, before you sign they will act like your best friend). On top of that it's been two months and still no sign of my security deposit. I don't care if your alternative is a wet cardboard box, ANYTHING is better than OPR Developers. read more

They pretty much know that most college students have never rented apartments before and just care about having a place to live for the year, they don't read the terms or conditions. Their places are nice and getting nicer because they're making so much money off students. They are asshole landlords and overcharge for everything. Today I am joining the ranks of the disgruntled OPR renters and parents of OPR renters! I have had two sons go through Syracuse University and we only used OPR for the last semester of my younger son's senior year. What a disaster! They only give you one repair a year and won't come to repair things that break due to normal wear and tear on an apartment! How an a landlord not repair things that need to be repaired, for students?! They want to charge you over 10% of your monthly payment, if you are a day or two late, which can sometimes happen when the check is coming from far away, due to unforeseen circumstances. They refuse to send bills or receipts for payments. When your student moves out, be prepared to not only forfeit your security deposit completely, but to also get a bill with ridiculously high charges for over $1000 of repairs above and beyond what the security deposit covers! Their cleaning charges are insane! $75 just to clean a refrigerator that's been cleaned already! $95 just to clean an oven! I wish I were their cleaning service! I think their cleaning service is making more than most teachers in this country! $25 for a plunger that's been used all year! Do you want your child to use that plunger next year?! Give me a break! After getting this bill, they refuse to take your phone call and tell you that they won't discuss it with you, you have to put your dispute in writing to them. I will see them in court, but I am not paying them one penny over the security deposit that they are obviously going to keep! Don't rent from OPR Developers in Syracuse!!! They are a disreputable scam artists and the courts should shut them down!
