I would also not recommend a property management company that does not know the most basic information about the properties that it is renting. I emailed Emerald Property Management three times with no response. I emailed a fourth time and informed them that I was a disabled Afghanistan veteran. At which point I received a reply with the excuse that the point person for email inquiries had been on vacation. So again, if you are a property owner, you can be rest assured that your property will sit on the market while Emerald Property Management takes vacations and ignores questions from potential renters. If you are a renter or potential renter, you can be rest assured that Emerald Property Management cannot do the most basic functions of its job, which is to answer questions of potential renters so as to rent out the property they are managing. Sounds like there isn't much property management going on at Emerald Property Management: they don't know the most basic info about the properties they are renting, they do not update the properties when they raise prices, and they cannot respond to basic questions from potential renters because they are too busy taking vacations.

My most recent experience with EEB was incredible! I am working with John Brown and I can't…read more express just how pleased I am with how helpful he has been. We are still in the early stages and I haven't even found a space, but his professionalism is above and beyond. He knows he won't make much on the smaller deal we are working on, but he cares more about the relationship than the commission. He wants to educate me on how things work and provides outstanding customer service. I left John a message around 7pm and he called me back within 10 minutes. He then followed up first thing in the morning and later that afternoon. He got another broker involved to make sure that I was being helped. Even through somewhat limited interactions I can see just how much John cares to take care of every client however big or small. As a business owner I can read between the lines to see the things he does and says that build so much value. I will update this review if things change for better or worse, but as of now I am a bit blown away by my experience. This is not my first time working with commercial brokers, but it is certainly the first time I have felt that I got to experience the help one can offer.

I will not do business with this company ever again

The and PT's have great skill and caring. However, I have been told repeatedly over the last few…read moreweeks that there are no available PT appointments at this time. I've been receiving PT one or twice a week for 12 weeks, and with no additional appointments scheduled at this point, I've been on a waiting list for about a month. I still need at least 2 to 3 weeks of PT for my total knee replacement and complications due to scar tissue that my surgeon and the PT's have decided require an additional procedure. I saw my doctor for a follow up late last week, and he said the necessary secondary procedure needs to be done in a small window so he set it for this week. However, its extremely frustrating to have the doctor set up an appointment for a procedure and be unable to know if I will get the crucial PT appointments in time. I have never been called back by PT about any openings, nor do they have any when I ask person. I finally got a real person on the phone today, and upon my request they told me I could go to other PT providers in the area, and recommended a few. Unfortunately those providers do not except VA patients which complicates my situation still further, because now I need to coordinate with my other insurance to see if they will cover the appointments and I have a very short time to do that. I have phoned repeatedly and even texted all parties, but can't reach anyone for help. I know Slocum has a great reputation and I think my surgeon and most of the physical therapists deserve this. But unfortunately, the regional healthcare crisis created a burden on healthcare providers to handle increased patient loads. I think Slocum would do well to interface more between their inner administration, customer service and scheduling, and healthcare workers. In my three months' experience with them, there is no way to speak to a real person unless you wait (today I was "78th in line") or agree to a callback that may or may not come. There is no way to create a patient portal that I can see as the webpage does not allow me to do that and says I do not have one. I truly hope they can find ways to handle the patient load, because having a complete knee replacement is painful and frustrating enough as it is, not to mention having complications. Being able to entrust myself to a healthcare institution that can be there when I need them (especially when I'm going through hoops putting myself to inconvenience to be there when they have appointments available) is of utmost importance to me.

After my last review, I received a phone call and other assistance (yay, Slocum). It helped me navigate their system, even though I do not understand why the greeters did not tell me about a patient laison when I asked for a patient advocate...seems the function is the same. My doc told me not to lift more than 2 pounds and work no more than 6 hours a day but the note for my employer said lift no more than 20 pounds and no more than 8 hours a day (huh).....so I called back and got a note consistent with what I was told. Slocum staff has shown themselves to be polite and caring....they just have a lot to do and it is up to each patient to be sure they get what they need. Happy health, Johanna

And we've worked with some experienced realtors over the years. We initiated a home-buying process from out of state, and Amy made herself readily available to preview a home, take video to share, and/or Facetime with us as she conducted a walk-through of a home we liked. When the time came for our in-person tours, Amy planned the itineraries thoughtfully and with a keen instinct in guiding us toward our preferences. We all know moving can be highly stressful and Amy's calming demeanor and "this will all work out" approach gave us plenty of peace of mind, even when the road seemed a little bumpy. On top of that, she is a well-networked realtor with many local recommendations for work that may be needed: flooring, painting, general contracting, and more. Amy's work ethic inspired confidence during the entire process, from start to finish, and with unrivaled client service skills--you won't find as responsive a realtor! We would hire Amy again without reservation, as either a buying or listing agent.

Commercial Lease Experience - Exercise Extreme Due Diligence…read more We leased commercial space for our business and negotiated specific operational needs before signing. During negotiations, we were told that a planter would be removed to create that space. The lease even includes a section titled "Outside Pet Area." After signing, the relief area was never delivered and the issue became a dispute over lease language. We also experienced significant discrepancies between estimated and actual triple net charges, and encountered water pressure issues that materially impacted our operations and have hurt our business. In addition, ongoing concerns at the property -- including safety issues, unmanaged transient activity, parking congestion, and slow security response -- have negatively affected our business and customer experience. We have received numerous customer complaints about the condition of the common areas. My advice to any commercial tenant: * Have your own independent broker and do NOT trust any verbal communication provided by Pacific Real Estate Services and Christian Fox. * Ensure every promised improvement is precisely defined in writing. * Verify utilities and infrastructure independently. * Carefully review NNN estimates with a not to exceed clause. Do not rely on verbal assurances. Get everything in clear, enforceable language. Do not allow Christian Fox to verbally promise you anything, after you sign the lease he acted like none of the conversations had ever happened.
