    Recently leased a small property from 360 Properties during a transition between homes for a year…read more I am happy to 100% attest that my experience was exceptional and if I didn't find such a great deal on a new condo I would have stayed at the property indefinitely. Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective. Without a doubt, Nicole & her staff put forth tremendous effort to serve the tenant while being a true advocate the owner. I would highly recommend 360 Properties and if I keep and lease my condo in Cat Hollow, I will definitely use 360 Properties!!

    I would strongly caution others before engaging with this property management company based on my…read moreexperience. The move-out process raised significant concerns. The fees assessed appeared excessive and disproportionate, and the property condition evaluation did not reflect a fair or reasonable distinction between normal wear and tear and actual tenant-caused damage. The overall assessment process lacked transparency and consistency. Additionally, tenants are required to use designated vendors for move-out cleaning (which quote me $500 stating price and no this is not an exaggeration), Carpet Cleaning Services, and even mandatory pest control (Originally quoted $250, then negotiated to $125), which presents a concern due to the notably high costs associated with those services. If you have pets on the property, your move out cost will be significantly higher as well. This requirement limits flexibility and places an unnecessary financial burden on tenants. Throughout the lease term, maintenance requests were not addressed in a timely manner or even addressed at all. Delays in repairs suggested a lack of responsiveness and attention to tenant needs. I am fully aware that I signed a contract but that does not mean that my experience is invalid and I refuse to have an owner of a property management company dismiss my opinions, something we are all entitled to by the way, purely because I am a tenant. I had to wait to receive the remaining balance of my security deposit before posting this review due to concerns of retaliation... something a tenant should never have to be concerned about. Based on these factors, I cannot recommend this company. Prospective tenants and property owners may wish to carefully evaluate these concerns before proceeding further with 360 Properties. Please take the time and read the other reviews that clearly outline a consistent pattern of concerns one should be interested in before entering into a formal contract with this company.

We had five showings, two unqualified buyers string us along for two weeks to not get approved for financing, and then silence for months. Her and her husband came out to my home and put mulch in my garden beds and made them look beautiful. She called me nearly every night to fill me in on any comments the buyers had made about my home and to discuss anything else we needed to discuss. She was incredibly well organized and had all kinds of information for buyers to look at during the several Openhouses that she had. She even took my dogs for a very long walk. They were very tired but happy. lol She managed to get me two and possibly three offers but they didn't fit what I needed. My only negative is that I wish that we had gone out looking for house for me to buy. I lost my Husband to cancer almost two years ago and I was trying to move a little closer to my Daughter and grand and great grandchildren. It,s very hard to sign your house over to someone else if you don,t know where you are going to land. So in the end,I have decided to stay in my beautiful home filled with wonderful family memories and enjoy it a little longer. If you are looking for someone who you can trust both inside and outside of your home who will work very hard to sell your home, I would recommend Michelle Dickerson.

She walked us through taxes, long term costs, and what to expect in each scenario, which gave us a lot more confidence in our decisions. We also spent part of the process renting, and she supported us through that phase too, which we really appreciated. I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

He said he'd find me someone here in Austin that I can trust. This turned out to be Steve Shire. The things that I liked most about Steve are: 1. He is very accessible. That was big for me. From previous experience with another guy, I realized that I wanted someone who would constantly keep me updated on our progress. In fact, when I mentioned this to Steve, he told me that if there was any issue it would be that he would provide me with too many updates. That, to me, was a good sign. 2. He is thorough. He took the time to explain things to me, and he seemed generally interested in actually helping me get the best deal I could. I didn't feel like I was just another transaction. I felt like he enjoys helping people and he offered me suggestions and ideas for ways to save money on any future work that I have done to the place. 3. He is a martial artist and has helped a lot of others find a gym. Obviously this won't apply to many people, but if anybody else is looking to open a gym, it's nice to know that you're working with a guy who understands the ins and outs of what you need in a space. In the end, I got a great deal on a space close to my current location. Everything worked out perfectly.

I had space to sublease and he went over everything, educated me on the ins and outs and what to expect. You know you've got someone good when phone calls are returned. You know then he's going to do the same when someone else calls who is looking for space. He kept me updated throughout. He showed up at the time he said he would - took photos, asked me questions and more. It was a professional experience and one I would repeat the next time I'm looking for commercial space. Highly recommend Steve when you're doing a commercial lease. I really could not ask for a better experience.
