We had a great set of contractors who "cleaned up our older home" in preparation for sale. It looked good empty. But Pam came into the home, took a look around and came back with multiple rooms of furnishings that took our home from good enough to "Wow". She literally put the exclamation point on all the hard work all the other contractors had done. Pam fully understood what our realtor wanted to achieve during the open house. She made the rooms appear spacious while simultaneously she showed the potential new buyers what could be done with the home. Lastly, Pam was on time, worked without needing supervision, removed her furnishings when the house was sold and accepted/incorporated some of our ideas as well. Her price was reasonable and we sold our home for well over the asking price which made her fees seem very reasonable. My wife and I both agree we would work with her again, anytime. read more

I write this review with careful thought & consideration with no inflation of the true story and facts. I highly recommend that you do not do business with Pamela Nudleman owner of Panacea and her boyfriend Philip Duzet of Green 'n Silk. They are a very tight knit team that will insure they get the most from you that they can at all costs, regardless of business ethics rules, practices and professionalism. Problems began with I had to let go of the realtor team that hired her for 45 day service in Nov 2018. Early December, just a week into her contract, I had to let go of the realtor team for ethics violations, but did not realize that Pam had a 45 day contract with Ryan LaRocca & Dasha Shar of Keller Williams. I was led to believe many different points of view. I mistakenly wanted to hire Pam to continue staging items in my home, I asked for a new contract with a daily rental rate. I never did receive one with my name as the client actually and her contracts contain entrapment & disparagement (illegal in CA) clauses. I never hired Pam. I had intended to, but that's the same as saying, I'm going to go buy a new car and then finding out that you don't like the terms of the loan, price, etc. Since, I could not get a decent new contract with Pam while she was still under contract with Keller Williams. I gave up and asked her to remove her things on a Sunday night, 23rd of December because I had an open house scheduled that same day at 1:30pm. Instead of a professional, pleasant removal of her items that she was under contract with already. Pam, showed up, unannounced (except via a text 8 min earlier which I didn't see until hours later)....I found her in my home pulling her items out of the living room while I had guests already in my home, an hour before the open house started. She refused to leave & come back a few hours later. She went thru the side gate and came into my house from the back yard, and then pulled items from the back patio. All very vengeful, hateful, nasty and mean. Turns out Ryan LaRocca, once discovered that I did not want to create a new contract with her; also without professionalism and notice or business ethics...ordered Pam to remove the items and she gleefully jumped at this. Since, she broke and entered into a private home, front/back and then she grabbed my arm warning and threatening me that I could not hold her damaged, and scratched staging items...police were called....Pam lied and said I assaulted her...all I did was go into my house and lock my doors. Her boyfriend, who poses as a partner, boyfriend, staff member and all of the above for Pam...proceeded to put both arms around her to hold her back from hitting me. I'm a disabled, combat veteran of 30 years, using a cane and a walker. Police made her move her moving van that was blocking my driveway for hours, ruining the first open house, making a public scene that my neighbors are still talking about how crazy she was. If you're thinking this is crazy, it gets 10x worse and the thread of corruption/plotting and greed transpire. And, I'm a retired military officer with high honors, held top secret clearances, and so on. So, I take great care not to exploit the story due to my ethics base. Court appearance 1. Pam created a story that she was not paid by Keller Williams after she received a check (got paid) from them 5 days earlier in Jan 2019. Pam, played dirty pool, by fabricating a story that I did not pay a bill totally unrelated, but I provided proof that I did this in court at that same day. Totally, silly for me, but it's her way in court to bring discredit to the defendant. She provided a signed contract by Ryan LaRocca of Keller Williams saying they did not pay her. And, she provided a unsigned contract with my name as the client but never sent me one to sign. She sent other contracts that were with someone else's name on them. Long-story short, she won the first case because the judge took sympathy for a business not being paid for her services. Despite me not hiring her. I now know, that this falls under the contractor/subcontractor business rules. If a contractor hires someone else to do work for them & doesn't pay...the homeowner is liable. The bad reviews here about Panacea all appear true. I would not use this company again and would advise anyone considering it to look elsewhere. In fact, this is the only staging company I find here with bad reviews. I see 5 terrible reviews here, now 6 with mine. Unfortunately I didnt look here before I used Panacea. There's a couple of reasons for the bad review. The biggest reason is the complaints here about the owner being irrational, yelling threats of lawsuits, having old broken furniture, being unfriendly to work with, harassing, overcharging and worse are all true. A video of her temper tantrum and threats is caught on video and attached here. Working with this company felt like working with a spoiled child who was unable to communicate without yelling and screaming when theres anything slightly going wrong, and things always slightly go wrong. What differentiates people is how they deal with the things that go slightly wrong. Pams idea of handling things when they go slightly wrong is to whine, scream, verbally and even physically threaten. I tried to react to her irrational rage with a little kindness but was unsuccessful. 1. The furnishings are old and worn. My request was to use my furniture so only 2 coffee tables and two chairs of theirs were used in my home. Everything else was accents they added (plants, paintings, statues, pillows, rugs) . One of the coffee tables glass was broken, a huge chip that was very visible and the fit was wrong. I complained she brought a broken table and she went on a rant that it was in fact not broken and to just let her do her job. Later, my video surveillance caught her telling her staff dismantling that the table was in fact broken by her staff named Mario and she seemed to think this was funny. I didn't. Video attached here as well. The carpets she brought looked like they had just came from a fraternity party. Everything else was acceptable and pleasant but these are bad statistics, about 30% of her things had obvious signs of wear and tear. 2. The owner showed up alone in a mini-van without any help. She was complaining and whining about her truck being broken down and her helper calling in sick. She threw one of her fits about this and it was an odd moment. She appeared to be what I'd guess as mid 60's to early 70's so being a gentlemen, I ended up spending the better part of that afternoon unloading her vans and carrying things around for her and telling her not to worry about it . 3. Pam, the owner, is very irrational and temperamental. She is helpful and kind at times, but she doesn't have a demeanor that is good at working with people and communicating. I believe any service job requires people who are able to communicate well without yelling or getting angry. She is a kind person until the slightest thing goes wrong, than she begins temper tantrums. On at least 3 separate occasions, she had these little temper tantrums that under normal circumstances would get someone fired. I looked past them , mostly. 4. My house did not sell so I took it off the market. I asked Pam to come take her staging and work with me to re-stage again in month or so and work with me on the pricing. Her immediate response was to begin yelling and threatening about her contract. She believed I owed her $870 and I did not believe I did, but I offered her a smaller amount of $300 and asked her to come back do the house again. She than became vulgar, loudly yelling enough to concern neighbors and worst became physically threatening towards me. She left in a tantrum and I was just glad she left and locked the door behind her so she couldn't return in her irrational state. 5. Feeling bad about Pams reaction and recognizing maybe she had a bad day, maybe I was partially responsible and having received a much kinder and gentle response from her partner via email, I decided to do what my yoga teacher calls "confuse someone by sending a little love their way." I went and purchased her and her partner Philip a gift of gourmet olive oils, vinegars and coffee we had sampled at my home and I enclosed a check for $350. I was hoping a bad experience could be turned into a pleasant one. I was completely wrong. They both demanded more money, $250 more to settle. I gave Pam a choice. She could return my care package and $350 check in return for a $600 check , a totally dissatisfied customer and a bad review or they could enjoy my care package, laugh abut it someday and end a little happier and maybe even we could restart at the next staging. She chose the extra $250, a disgruntled and totally unhappy customer and this review. To Pams credit she has great talent and I was pleased with what she transformed my house to for staging and pictures. Its the overall experience of working with her tantrums , greed and threats that cause me to not use her again at the next staging though. read more

Panacea did the staging for a house I had moved out of in San Jose. The house was empty, so Panacea had to supply all. She did a wonderful job, her scheduling was great and she removed all items when the house was sold within the first day. Pamela did a great job staging our one bedroom condo in Santa Clara. Not only did she stage the interior but she also did the exterior landscaping too. Our back patio never looked so great. She put tan bark, lighting, and plants in the patio. The condo was only on the market for less then a week. We thank Pamela as well as our realtor for this fast turn around. We called a lot of other staging companies and Panacea came back with the best rate. She was also the first one who got back to us. As for the interior, she helped with the lighting fixture of the dinning area. She replaced the old one with one that was more modern and the best part was it was our own. read more

I'm a bit tardy in this review. Pam staged my house and it sold for 300k over asking in just 1 week. Pam spent some time looking at my existing house and then told me what to move out and what she could work with. When she was done i wanted to buy my house. One other thing she was very easy to work with and worked with my schedule. She even came at 9pm one night because that's when i finished moving my stuff out. This place sucked. The owner, Pam, undercharges you at first. Then after you sell, she makes up all this fake damage to her furniture, (which is cheap IKEA) at best, then when or if you challenge her on it, she just submits her new "invoice" to your escrow for payment and suckers you for like 3 times her normal bill! Also, a lot of her positive reviews are fake and really are her people who are posting. You should also be aware that if she thinks you have money, then she's your best friend, but beware if she thinks you are struggling! She and her "group" of professionals will strike. because they seem to target the distressed sellers a lot more. I guess they figure that they won't do anything and are just happy to have sold it in time before the foreclosure took place. She works with agents and title companies certain people to slide these deals through as shady as they are and most times, the sellers don't even catch on to what they are doing. If no one says anything then it's all legal!! They sneak in damage fees for furniture that's fine saying it's ruined, then miraculously re-use it again for the next house! read more

Just pray nothing goes wrong!!! When the house was staged, someone broke in and took about half of the staging items. Instead of working with me on replacing a bunch of used stuff, Pam charged full replacement cost of new items. This includes charging me $300 more for loveseats above what she offered to sell them to my agent a few weeks before. She charged $20 each for plain bed pillows, when new ones are less than half that price. Many of the items on the list could easily be purchased for less. For example, her silk plant dealer offered me 10% off over the phone and said that people in the business get a bigger discount. That discount was not passed on to me. I pointed out the inflated prices and the state of the used merchandise. Her idea of an accommodation was to deduct $300 off the $10,000 loss she claimed. That was the additional amount that she tried to rip me off on the loveseats. When I pointed out that her contract did not even address "stolen" items, but only damaged or lost, she became irrational and belligerent. She named my real estate agent (because he was a signer on the contract), his brokerage and me in a lawsuit. She neglected to mention that she filed a claim with her insurance carrier and they paid. Her insurance company came after me for repayment on the claim. What should have been settled between two rational individuals, ended up not in Small Claims Court, but rather as a SUPERIOR COURT case. read more

A lot of my neighbors were impressed and commented on how sophisticated my home looked. I wasn't convinced that we should do staging, but then I remembered that car dealerships have large pamphlets about each car they sell and the first 10 pages are just pictures of the car from all different angles with no words and all the technical information on the very last page. They know that people make decisions based on emotion when they get excited looking at the pictures of the car and that the rational mind only comes into it at the end. There are a few imperfections in the house inspection report and some things that aren't perfect if you just look at the empty shell of the house. If we had NOT staged the house, a buyer would come in and simply look at the walls, floors, ceiling, etc... and more quickly find something wrong. With the furniture there, a buyer's distracted brain says "Yeah... this could totally work for me". Even though they know intellectually they don't get the furniture when they buy the house, they somehow imagine that they do and it allows them to imagine how they might arrange their furniture and get a feel for the purpose of the different rooms. Basically, their emotional brain convinces their logical brain to consider the house because seeing it staged makes them "feel" good. So I now believe it was well worth the money and effort to do this simply because of how people think and make decisions. Pam is an artist...a master at picking out the right feel for the rooms of the house. Our house isn't huge, but she used smaller furniture in smaller bedrooms to give the appearance that the room is bigger than it is. Just brilliant. I was also concerned because the house had just finished getting painted that the movers might scuff the walls. I don't know if she had the furniture "beamed" into the rooms from the Starship Enterprise without touching anything, but they literally made zero scuffs on the walls and we have some narrow hallways. I was very pleased and would highly recommend this company and Pam. read more

We needed a partial stage at the last-minute, and our other two tried-and-true staging companies were busy and had huge minimum prices. We found Pam on Yelp, and gave her a call. She was able to go at the last minute and do some "touch up" work to our clients' (already beautiful, I admit) home to prepare for photography. She was hired through our realtor, who was a colleague of my husband's recently deceased mother, who said he works with her all the time and she is good. Boy, was he right!! Poor Pam's helper called in sick yesterday, so she had to do everything - including all the heavy lifting - by herself. (I certainly could not have done that!!)
