You will hear everything. Thank goodness we had no one above us. Room was large but felt old. The pictures speak for themselves. The bathroom door was filthy. The bathroom fan made a horrible noise so the light was unusable. Host said there was nothing she could do. Door looked like someone tried to break it. There's no heat or air control in individual rooms so it got cold. Was this stay almost $250? No way. The location to the NP was great (about 15-20 minutes) but there has got to be somewhere nicer to stay in the area.

The room looked like it had last be updated in the 1980's. The 24" TV (YES it's that small!) had no modern stations. Who doesn't offer cable at a minimum? Is a smart TV that expensive? The room was tiny and had no closet. We had to wait 30 minutes to eat at their restaurant. The wait got up to over 45 minutes. How does that make sense? They brag about their great restaurant and how convenient it is to be located on the property, but all evening there was a minimum 30-minute wait.

Originally we tried to book the Lodge through the national park reservations system, but put this and a couple others as backups. Being that we only booked our trip about 3 weeks in advance, we got lucky with this place. We were a little tentative because of the reviews (thin walls, etc), but when we got here we were pleasantly satisfied. Has a very Campy feel to it; from the hexagon bench swing setup, to the mini bridges, the volleyball court, and the giant chess setup, it looks like a place we could stay a few days and just hang out without even going anywhere really. But I digress...we rather enjoyed our stay. There is a restaurant in the middle of the property where we had dinner one night. (Note, it can get pretty packed cuz looks like everyone eats there, esp with the live music going on, it's a good time). Check-in was easy, and even though the place is an old school cabin/lodge, they have new electronic keyfobs to get in and out of your room. Just don't forget it because the doors will automatically lock on you. We had to get a spare from the front desk once during our stay. The room was small, as to be expected; not much common space, just enough for your beds, luggage (not too much) and other small items. We kept most stuff in the car (You can park directly in front your cabin, space willing. There are separated cabins as well, but we didn't book far enough in advance. But we def paid a lot less than we would have at the Lodge or another place closer to the park. But again, it's like 11 minutes out, so not a big deal. The shower is a little small, but we made it work. We were able to sleep well, and though you can hear things, it wasn't not too bad and everyone seemed to be pretty respectful of each other and didn't cause too much noise. I did feel bad because I loaded the car up late at night and our car was facing the cabins directly and the headlights from our rental shone directly into one of the rooms, but I quickly turned them off and apologies and they were okay with it and understood. They also have RV spots and a couple were there during our stay, so it seemed fine for them as well.

That said, I have an obligation to be honest, especially for other parents traveling with very young children. We booked this property with two kids under 3 years old. Safety isn't optional at that age -- it's everything. What we found were two issues I cannot stay silent about: No working smoke detectors. The smoke detectors throughout the property had no sensor units -- just empty mounting brackets on the ceiling. Not malfunctioning. Not beeping. Simply absent. Traveling with toddlers and having zero fire detection in the home is not something I can minimize. I have photos. This is a life-safety issue and likely a code violation. A deteriorating outdoor deck. The deck showed significant structural wear -- peeling surfaces, weathered and unstable balusters, and exposed nails/slates. With two children under 3 who are at exactly the age of touching, falling, and exploring everything, we did not feel safe letting them near it. Cleanliness -- a pattern, not a one-off. Other reviewers have flagged this too, and we experienced it firsthand. The oven was dirty on arrival. The BBQ grill was coated in old bacon grease from a previous guest -- who had actually left a handwritten note saying "sorry" about the state they left it in. That note tells you everything: even the last guest knew it wasn't acceptable. We also found dead bugs in the trash. These aren't dealbreakers on their own, but combined with the safety issues above, it paints a picture of a property that isn't being properly maintained or turned over between guests. I raised these issues with management and provided documentation. The response was a $90 credit with no explanation, and a brief reply that the issues were "being addressed." No acknowledgment of the severity. No real accountability. If you're traveling without children, your calculus may be different. But if you're booking with little ones, please factor this in. We tried to resolve it privately and in good faith -- I'm sharing this so you can make an informed decision. Don't stay here.

We drove up late Friday night and arrived around 11pm. The staff were gone, but we called ahead/wrote a note ahead of time, and they made accommodations for us to pick up our key. Checking in was as low drama as it gets. These examples made me feel that the level of service is good, even though we didn't interact with anyone. Sometimes it's the non verbal things that make a difference. Our treehouse was super cute. The living quarters were elevated and the lower level/floor level is an area where you can sit, have a bonfire, bbq using their grill, etc. Overall, it was in good condition. Just minor things like our screen door didn't really line up when closed. It seemed to be clean in areas that are often overlooked, but the shower had a lot of random stray hairs that were not mine. Also the water pressure is low. I'm not sure if that's by design or not... The room's features are pretty standard: Mini fridge, kitchen sink, small closet, king bed and a loft with two twins. The property is located just on the other side of Bryce Canyon. You can see the colorful canyon-top from the tree house. It's a very convenient 20 minute drive from the park entrance. It's remote and very quiet. It was truly beautiful and serene. There is a wash nearby that filled up due to some rain, but the next day it dried out. The wash does not affect access to the road or hotel, fortunately. There is a restaurant on site. It's decent. It's pricy. Service is on par with a higher end restaurant in the city, but the food flavors were slightly above average. Not sure if I'd go back to the restaurant. There's a town down the street that also has food and a store.

A teeny bit small but for one night not a big deal. Bathroom was pretty large - would have appreciated a small table or something to hold our toiletries as there really wasn't anyplace big enough to put them near the sink. Comfy bed, room was clean and the location was quiet. We had the added bonus of cute kittens staring in our window from the bench outside. Took all our will power not to take one home! Note - alot of places in town are closed on Sundays.

The property includes the main house/office, a working chicken coup, a stocked pond for fishing, fields, and river access. We really enjoyed our stay. The couple that runs the place (I've forgotten their name already) is very nice; she even made us chocolate chip cookies. They also have various animal friends - two kittens, Mighty the horse (plus two others whose names I never learned) and Jessie the dog, who instantly took to my five year old, following him around for all of the two days. The setting is wonderful in itself, and not far from Bryce Canyon. It's hard to say much bad about this place, it's a little close to the road (but it doesnt really diminish the setting) and I couldnt figure out what the $100 cleaning fee was for All in all a great place, noone in our party wanted to leave
