We just moved into our lovely apartment. I want to let the world know that Claritza Cruz is the person who took care of us and let me tell you she made my family and myself feel so welcomed. She explained everything in detail when she showed the apartment the way she spoke made us feel like it was already ours. The property is so gorgeous, the dog park was a + for us since we have a furry friend Chico. We didnt expect the apartment to be so nice and spacious. Claritza was so patient when I had to keep calling because I kept forgetting things to ask. The ladies in the office made us feel welcomed from the moment we walked into the office up until we recieved our keys to the apartment. I know that we will continue to feel welcomed for the durtation of our stay which maybe years and years to come. I would definitely rent from Park Shadows and if you're looking for a place where the community is magnificent, and the workers are amazing come here to rent and I promise you its everything I described. I do not recommend renting an apartment with Park Shadow Apartments! They have ants living in there walls, mold covered up by paint, when I stayed there they kicked me out when I put a report in for a leak and didn't fix the issue until they put a eviction on my record I refused to pay rent due to that issue, the office would would harass us and make fake claiming and neighbors are very rude, they're showers were not ground right and would shock me well turning on shower f faucet, they are charging me a crazy amount for the damage that the water leak made. The rent should be lowered down and place should get fully remolding. They also need cameras on property when I first moved in they're was homeless drug users that were in my apartment weakling in to my home saying that it was there apartment and office didn't do nothing about it but lie and say they were going to change the locks every thing I reported on file when I do a check before moving in everything was listed that I seen something wrong and are charging me for those things too. read more

The other tenants are 100% correct. It has been challenging, to say the least, to move out of this apartment complex. They are charging us an extreme amount of money and have not been 100% honest with the leasing process. There seems to be an issue with the monthly billing. read more

Please reconsider moving into this place it seems all good in the beginning they act like they are helping you to screw you once you get your first bill for next months rent, they have fee's coming out from their behind our rent is 1400 end up paying 1600 with all their fees they charge water for each person living with you that is about 300.00+tax they charge for utilities and tax for that, and many other fees I have a 2 bd 1 ba, I transferred from a 3 bed 2 ba and I did not leave no trash in the unit it was cleaned she is charging me over 2k because she said she had to replace the linoleum tile and paint after I was told my the maintenance tech not to pay no mind because they replace it anyway because their was already a whole in it and the bathroom tile was destroyed by the plumber and i asked about replacing that and they told me they couldnt. and my back wall was fallen over and my dog got out and ran away I never found her and the wall was never fixed read more

We have been here for about 4 months now, I am grateful for having a roof over our head but, I have never lived somewhere where I am stressed out all the time. We first moved in and had no HOT water or heating, we had to keep calling (Nick is amazing), it took about a couple weeks for them to figure out what the problem was. Then, the air vents are clogged with cat hair, can't say it's my dogs because it's no where near my dogs fur color. Then ANTS!! Everywhere! No matter how much you spray they do not go away. I keep my home very tidy and clean, certain staff members have even commented on how nice I have decorated or maintain my apt. Then come to today, there is sewage everywhere in my backyard. Pics to follow. I called the office at 3:43 spoke with Blanca and left a voicemail on the emergency maintenance line, it is now 6:08 and not one person has been over, I understand they get busy but I don't know what emergency if not flooding is more important than shit and sewage coming up from the ground into my backyard. I have a child and a dog. That is disgusting even after they fix it I will no longer be able to take my child or dog to backyard. That is not safe. Still waiting..... I can't use the water with out it coming out into the DIRT. I get it these are old homes.... but there should be regulations that need to be followed. I have never in all the places I have lived had this much problems within 4 months of moving in!!!!! The kitchens are so small. There's no garbage disposal, so guess what happens when you avoid dropping anything down the tiny sinks? They get clogged, they stink and the office doesn't consider that an emergency maintenance issue. The gates never work. And then you wonder why your car gets broken into. The office allow migrant workers to live in the apartments, I've seen at least 6 men walk out of one unit. They are walking around like they own the place. It's not like it's a safe neighborhood to begin with, you get what you pay for... nope not here. I've moved to a nicer gated community where I pay $200 less a month with up to date appliances, with ice making fridges, not at park shadows. With security, with working gates, with lower water, with no lead in paint, with none molding smelling water. The cats are endless. Most of the classless tenants feed the stray. Cats don't even care, standing in the middle of the road and cars have to go around them. They will come right up to you and who knows what diseases they have. Great community, one bedrooms are small with only one window and a back door window. All wood floor. Nice outside lots of trees and shade. Berry trees and grapevines. Lots of nasty cats. Laundry room is located in the backyard and a good size space. Very private buildings are a little older, Front office was very nice and helped us start the process. It took about 3 months to get in because there were no openings and they kept losing our information to call us back when one was available. But If you continue to call at the end of the month they will let you know if one is available. read more

If you're considering this place read the entire review!! This place is literally the slum of Goodyear! It was slim pickings at the time we decided to move, especially in Goodyear. Lets start w/ the exterior of the units w/ the faded chipping paint, dilapidated shutters, flower boxes, privacy fences & lampposts, and lack of landscape around the units (only the most visible units are worthy of landscape & all the other units get dirt & weeds). Week 1 of living there it stormed & the "privacy" fence blew over, not surprising considering the wood is rotted. But have no worries they came in and secured it w/ some little pieces of new wood. Not even an entire new post! Nope, they propped it up & fastened it with some little pieces of new wood here and there, patted themselves on the back & told themselves "it looks good as new". This is how they maintain properties they rent for $1800 per month...yes my jaw dropped when I saw how they "fixed" it. Moving onto the inside, the minute I walked in the unit my eyes filled with tears and my heart sank.  It literally was a dump & I couldn't believe I was supporting the complex and giving them even $1.  That's how they get you though, they conveniently don't have units available to show you & you don't even see inside your unit until it is too late & you've already signed the lease. The fridge is dented & scratched all over, the cabinets look like they were found on the side of the road in a "free" pile.  The doors on the cabinets were so faded & had so much water damage & a couple of the cabinet doors were even cracked. Under the kitchen sink the pipes were so dirty w/ built up grime & the odor from what I believe was a water leak was nauseating.  The same odor was in the bathroom under the sink as well, along w/ other signs of a water leak at some point.  The vanity wasn't changed out & was left w/ apparent water damage at the base to the point the material it was made of was disintegrating & constantly leaving a mess on the floor.  The baseboards were also affected, but just like most things they attempted to cover up they just painted over them.  This brings us to the mold issue we suspected. So they apply some Kilz or better yet let's cover up the blackened grout with some new white caulking & call the job "complete". Clearly they were hoping the black mold like appearance wouldn't show through, but isn't it interesting how I suspected a mold issue & documented it on our move in checklist.   The other thing they like to do is paint over everything in hopes the residents won't notice what clearly should've been replaced.  In the bathroom the exhaust fan would run but never actually worked, that too was reported but ignored.  I mentioned to them several times about the exhaust fan in the bathroom not working, the bathroom would get steamy & the moisture would collect on the ceiling and while your clean and trying to dry off dirty ceiling water is dripping all over you.  The moisture would collect on the painted door hinges & because they painted over the rusty hinges it would drip brown down the walls & doors and get on the floor. By the time we were moving out after only living there for 4.5 months there were several black spots (assuming only one thing...it's mold), the minute I said mold they're at our door with a paper that they'll "allow us out of our lease with no penalties or move us to a comparable unit" (they already knew there was a mold issue and chose to be dishonest by painting over the issues) & then act like they did us a favor by letting us out of our lease. I didn't even care to look at another unit, this complex was a disgusting disgrace from day one. This complex is so ridiculous when we moved in the AC didn't register under 81°, they insisted the AC worked just fine. After 5-6 times we complained they decided to replace the AC unit, which may actually work if you had decent windows. Just take my word there are far better complexes, I'm grateful we found somewhere far nicer to move. This complex is a SCAM! read more

Love love love this place! I'm surprised that I'm dealing with the same management as my old horrendous place. Angel and Blanca are as always amazing, maintenance is on top of everything, they are doing many things to improve the community, and it's so quiet! The only issue I have been having is the numerous stray cats in the parking lot behind my unit as they being fleas and smell or urine constantly that I wish would be taken care of. NO stars....I have lived here for almost three years, and my advice is buyer BEWARE! This place is horribly maintained and when you do have a maintenance issue it takes several requests and phone calls and trips to the office to have it addressed. I've had several issues - black mold, a water heater that was illegally plumbed, flooring that needed replaced (mind you we had to move everything ourselves - no help from staff) and now a gate that broke and when we reported that to staff and told them we would be out of town - coming home several days later to a gate that was STILL NOT fixed, we were told by the manager and front office staff that it was not a priority and they have too little staff to make these repairs. Wow! You can bet they cash our rent checks on time though! I would strongly encourage looking elsewhere to live - we certainly will be. read more

If i could give this place negative starts i would!!!! We were moving from out of town to Phx and were looking into this place. They made us fill out an application but told us that we would not be able to see an apartment until the following month. Even though we werent going to be able to see the apartment anytime soon they still made us pay a holding fee, which they told us would be refundable if we did not end up liking the apartment. So the day comes where we get to see the apartment and as we walk in there was a roach in the living room, one in the bath tub, one next to the patio door. My husband goes to open the back door to look outside and a roach fell from the ceiling in his back and started crawling on him. We told the property manager that we were no longer interested and thanked her for her time. We left and called the office to see when we will be able to get reimbursed for the holding fee that we paid and we spoke to ANNA who was extremely rude and unprofessional. She asked us why we were no longer interested and i went on to tell her about our experience and she went on to say "they are only sewer roaches"!!!!!! We explained that we were not willing to share the apartment with "sewer roaches" we asked for our holding fee back and she said "sorry its not refundable" and hung up... Please save your time if you have any other options invest in those before you invest in this apartment. read more

Park Shadows Apt We lived here 3 years. The original owners in 2015 were great they fixed every thing when you asked. The staff in 2015 was great. The last 2 years have been hell. They never charged for common area maintence untill 2016. The bill changes every month. But nothing is kept up. Nothing gets fixed with the new owners. Our fence in our yard fell in 2016 and it has never been fixed. It remains on the ground to this day. There was mold and the plumbing never worked properly. We ended up moving to another unit because of it.The staff are rude and unprofesional. They promised to help us move but never did. We are disabled. This property is not disability friendly. Walk ways are uneven and hard to roll a wheel chair. We highly recommend for anyone looking for an apt to look else where. Unless you like living in a ghetto because that is what this place it. I first became a resident at Park Shadows a year ago. When I moved in I was skeptical because the office staff was rude and unprofessional. The apartments are older so I was skeptical of that as well. However, I love living here! It is very quiet and they have a nice pool and a park for the kids. Anytime I've had a maintenance issue I received a fast and professional response from the staff. They are in the process of repainting the exterior and I am so excited to see the end result! The new management is putting in a lot of effort to remodel. They also have little private yards which is so nice. Lastly, I am beyond pleased with the ladies in the office that they have now. I am in the process of transferring to a bigger unit and they have all been extremely nice and helpful in this process. If you are looking for a place to call home I would recommend checking them out. read more

The office ladies are extremely rude!!! Every single time I have to go into the office they are short with me and never act like they want to help out. They act like I am inconveniencing them! I put in a work order and it took them about a week and a half to get to it! My gate latch was broke! It took them 5 min to finally fix it but almost two weeks to get to it! I just put in another work order over the phone and she kept cutting me off and over talking me. I made a point to be nice but these woman don't care. IM AM WARNING YOU DO NOT MOVE HERE! Yes the trees are nice and the office SEEM friendly but they really do not care about the residents. This was my first time moving into an apartment I live here with my boyfriend. We originally applied for a one bedroom. Come to find out that the room they were going to give us was occupied so they gave us a one bedroom plus a den for the price of a one bedroom. Seemed like a good deal until the utilities bill comes in. You don't get charged for how much water you use. You get a percentage of the bill and if you have more square footage you have to pay more. Which is the stupidest thing I have ever heard. Oh and they turn the water off for hours on end without notice most of the time. You're taking a shower and all of the sudden the water goes off. GREAT. Regardless we paid our rent every month on time. Things were decent up until the last month of the lease. The kitchen sink was leaking the bathroom sink wasn't draining. They came to fix the kitchen sink but completely left the restroom sink untouched so my boyfriend fixed it. Now the shower won't drain so maintenance comes in and tried to snake it through the sink. He tells us he can't do it and leaves the sink disassembled. We called everyday for 4 days for someone to at least put the sink back together so we can use our restroom sink without water going everywhere. So they had to bring a vendor to fix the shower which took a week. They try to test to see if it works but of course the water is off on the whole property. Not even a day later the A/C goes out. So they were supposed to give us a portable ac and as we waited 2 hours for that a guy tells us that it's burnt out so they have to get another one the next day. They put us on the floor of some vacant apartment that still didn't go below 80 degrees. And they didn't tell security so at 2 in the morning a man is banging on the door telling us that we aren't supposed to be staying there and we had to prove that they gave us the keys to stay there while the A/C was down. The portable A/C they eventually brought never worked the bedroom stayed at 97 degrees and took the power out of my whole apartment multiple times. And it just keeps getting worse. So they get us a new A/C unit which works. But I came home and mine & my neighbors backyard was flooded because they weren't smart enough to turn off the wells. My backyard was flooded but it was just water so not a big deal. Now I've come home from work and the sewage pipes have been messed with and there's toilet paper and green murky disgusting water all over my backyard and it smells absolutely awful and is bringing hundreds of flies. I really wish I was making this up. The office is absolutely no help. They are always saying "we can't guarantee this, we don't know a time for this". They couldn't even tell me what kind of work they were doing in my backyard!! I have had the worst experience here and I hope everyone gets out of these apartments like we are doing. read more

Each occupant must make 3 times the rent which is odd to me should be with a lease and a combined income. They said we would have to be married for a combined income lol read more

Was pretty optimistic first moving in here. Pretty decent price for the area and the space. Glad it was short term though. Like other reviews say, ants are crazy, cockroaches were not so much a problem for me as ants, and gnats. After move in communication with the office lacks. I had sink clog and need a new air filter for the living room vent and it took a few emails and phone calls and a week to get those things taken care of. Towards the end of my lease there was a random water burst in my back yard I sent two emails and called the front off twice and left a voicemail with maintenance and never heard a word from anyone. Luckily the water stopped flooding the back yard. The new flooring looks nice but it's very cheap I recommend putting pads underneath all your furniture to keep from tearing up the floor. The units are old, built in the 40s I believe and are covered in layers and layers and layers of paint. Which I think contributes to the doors having closing and opening issues. I'm not sure if it's the same in all units but our gas stove would stink up the whole house any time we cooked so we had to open up windows and doors at every meal. The property manager told me this is normal and you should only worry if you smell it if the appliance is off. Which I get. I've never owned gas appliances but I'm sure if they stunk up your entire house people wouldn't buy them. Make sure you go over your lease at move in, and throughout your stay. If you'd like to save yourself $110 of your deposits and like to clean then make sure you clean every nook and cranny before you move out. They do not provide any kind of courtesy reminder or notice on what to expect upon move out, which after your final bill if you ask about the cleaning fee they'll tell you it's in your lease. So if you don't go over your lease before move out and forgot to wipe down the fan blades it'll cost you $110. Which I still don't get because as extensive as they make the cleaning sound I had to clean the fan blades and base boards and blinds and window sills that were covered in dirt and dead bugs and or bug guts when I first move in. So *shoulder shrug* I don't know. Otherwise neighbors were always nice and quiet and they keep the Appearances of the park neat. read more

Park Shadows has been great to my family. We lost our home to a fire and they rushed an apartment for us so we only had to stay in a hotel for 4 days. Angel is by far the best property manager I've encountered in my 10 years of renting. She cares about everyone who lives here. The property itself is older, yes but the management team and maintenance crew do their best to keep up with work orders and fix everything in a timely manner. The only thing I have disliked is some neighbors and parking is sometimes an issue. I would rather have a house for privacy but for an apartment you get a decent yard and decent space within your home. read more

It's not da best place to live in Arizona but it is pretty nice. Walking around to get my mail I have "some neighbors" complain about the trees being cut, but these are the same one that complain about them falling when we had that storm. I personally like it here, it's quite people don't bother me. Star is always smiling helping and even the new manager. The couple times I've went to pick up packages she comes out to say hi. This is my third year here and I will be renewing my increase was not as high as ppl made it seem. Like I said not the best in town but it is a very nice place. read more

Interesting time here the rent has increased by over $300 a month. The owners claim they are making improvements but are passing the costs to the residents. The safety gates don't work or have been torn down. Their website solicited luxury rentals. This is a joke unless you want to live in a community that welcomes immigrant men that live at least 8 men to an apartment. Today management did their annual walk through and the office staff was trying to find wrong doing do the office could fine me. She was rude and seemed to feel entitled. The poor maintenance guy was trying to provide customer service. For $1400 a month there are many new properties who are doing things right. These apartments are so bad and ugly look like section 8 and are in just terrible condition. You're always saying they're under construction but they're not. Do not rent here it is so expensive they tell you first one price and then next month it changes everyone shares water bills no one has a meter. There is rot out side on my patio for three months now And no one has fixed it. There are ants all over my bathrooms and backyard. This property went downhill when W.R. Schultz sold it. The new owners and management are awful!!! Starr, Patty and Jessica, the old staff, were great, too bad they got run off by these jokers. Don't move here if you want peace and quiet. The neighbors are noisy, don't bother to complain to management. Tree cutters and the lawn care people will be making noise all day. There's sewer roaches. The electrical outlets take 9 hours to charge a tablet and 2 hours to charge a phone if they work at all. Constant plumbing issues that don't get resolved. Maintenance requests are ignored. Packages arrive and you'll never know they're there. Don't move near the office it's bad, the playground is in front of the apartments and people will knock and try to sell stuff, plus it's noisy. Trash overflows weekly and neighbors throw trash on the ground and won't pick it up. The APS bill is outrageous, over $400 a month in summer, no joke. There are stray cats everywhere and cat pee all over the place. You have to maintain your own backyard lawn so buy a weed eater!! Beware. read more

Very unprofessional staff! As a long time resident here I am sad to see the staff has gone downhill badly. I was in the office recently and overheard one of the office staff blatantly gossiping about another tenant right in front of an office full of people. I found this to be especially troubling because the gossip was about something that should be confidential. I would not appreciate mgmt. speaking about me to my neighbors therefore I am disgusted. Do not move here unless you want to live amongst unprofessional gossipy drama! Not to mention the information the property manager was disclosing to the tenant was illegal for her to be speaking about. I wonder what is said behind my back when I walk out the door. I do not trust this office staff with my personal information. To think these women have access to my social security number is scary! read more

while I placed a positive review when we moved in. the move out was a complete opposite! ( Angel) the office chick was hell bent on stealing our deposit over a pubic hair on the toilet during the walk through. I had a feeling this chick was going to turn, and I was right . she SHOULD NOT be working with people. no common sense. on a power trip, so beware if Angel does your final walk thru, you're going to pay$ it still irritates me to this day ( we moved out 2 yrs ago) the thievery they get away with. other reviews are correct. YOU PAY % of other peoples water bill. our bill kept going up. how do they get away with this? so glad we GOT OUT, $1,300. later. just low life office workers can ruin an already stressful move. they'll probably delete this, but I'm getting it off my chest (again) they deleted the review I wrote after move. perhaps if they send the stolen $ back? ha, like that's going to happen. they KNOW people don't have the time/money or energy to fight them. it's easy money. irritating. watch out. you've been warned! read more
