Overall, our move-in experience was seamless (it really felt and still feels like we are living in a resort community). Our townhome was in great condition and we immediately felt at home. We've had a few minor maintenance issues (a few caused by our new maid service causing some damages) and the maintenance team has always helped us, with even our most annoying requests. We've had no problems with noise and feel the grounds are very well kept and clean. Also, we really appreciate the Amazon "hub", where packages are securely dropped off in a locker. Great gym and pool area. It is also dog friendly with a dog park. Becker Park next to Avalon is great for a run. The units themselves are mostly 3 story townhouses. Inside, the kitchens all have stainless steel appliances and granite countertops. The bedrooms have nice sized walk-in closets and, at least in our unit, each has its own full bath. Every unit has a garage too, so you can get into warm car with no snow on it in the winter. The location is actually very convenient. It's right off 280 which makes it easy to get to Newark Airport or Newark Penn Station. Very close to a nice, under-utilized mall in Livingston and Route 10 has everything you can think of. This part of Essex county is foodie paradise. A mile or so away, Bloomfield Ave, starting in West Caldwell and running to Montclair, is maybe the best restaurant row outside of New York City. Avalon is not cheap but we wanted the amenities so we are ok with the rent for now. Hopefully they won't kill us when the lease comes up for renewal.

Instead of a leasing office or a model unit, we were greeted by a locked storage room that had window panes to see through, filled with paint buckets and mops. We walked around looking for where they could be telling us to go and why didn't they just tell us to go to the leasing office? When I realized the directions were wrong, I called the office multiple times. Every single call was sent straight to voicemail. When we finally tracked down the physical leasing office, it was completely empty. We sat there for over 20 minutes, waiting for someone to acknowledge our scheduled appointment. Eventually, an older female staff member walked in. She was clearly giving a tour to another prospective tenant during our scheduled time slot. What was truly insulting was the complete lack of a greeting. She did not even acknowledge our presence initially. Whether this was due to personal rudeness or some other bias, the atmosphere was undeniably cold. As we were walking out, she finally had the audacity to ask if I was Jay and told us she would be right with us. We had seen enough, and reciprocated her rudeness by ignoring her and walking out. We have since found a newer and far superior apartment with a management team that actually understands the value of professional courtesy. If this is how Everly Roseland treats people they are trying to impress as future tenants, I can only imagine the nightmare of being locked into a contract with them. Save your gas and your sanity and look elsewhere.

The pool is great in the summer and it's nice to have the gym. Every apartment has a garage and your own locked storage room. It's a nice place to live and very convenient to the highway.

    Over priced and lacking parking spaces…read more Over priced apartments. In 2019 a one bedroom was $1550 now a one bedroom is $1900 to $2100 a month for new tenants. They falsely upon moving in say you can have up to two cars in their "spacious" parking lots, after 4pm the two lots are filled up and you have to park in the streets. Street parking isn't allowed from 2am to 6am every night. You're "allowed" to park overnight at the middle school across the street at your own risk. Very misleading and unprofessional. I only had one car and struggled having a spot. I don't know why they don't assign one parking space per apartment unit; it would make living here much better. Also one of their parking lots, the biggest one, is a shared parking lot with a Car Wash next door. The Car Wash's vacuum machines are in the apartment's parking area and is an annoyance. Older tenants who lived at the complex for over 10+ years also brag about their cheaper rent while you struggle to pay twice or thrice the amount for the same apartments. The complex also has hard water and they are constantly adding water softeners to their waters. Plus the entire town's water supply is exposed to PFAS, a "forever chemical". The laundry room floods easily and several machines are broken and hasn't been replaced despite always being malfunctioning. There is no insulation in the attic and during the summers it's really hard to keep your unit cold if you live on the second floor. During the winters months (October to May 15th) the heating system is unbearably hot whenever it's warmer than 40° outside. Even if you turn the heat down all the way, you'll be opening windows daily to cool down your unit. The only plus side about the complex is the superintendent and his crew who promptly fix any repair issue you make encounter, they're really world class at their jobs. Management is terrible and do not care much about you nor their "rules". They have limited parking garages for $100 a month, which are all claimed by previous tenants with a "waiting list" that never becomes available. The parking garages are for cars only, yet several of them are being used for storing tenants' personal property. One garage been turned into a gym for one tenant. With limited parking spaces available for others; management should really enforce the rules and eviction tenants from renting a garage that isn't being used for their car. Some of these tenants even have the nerves to use up a parking lot space while hoarding a garage from others. There are better places to move into than this place.

I have to say, it's the nicest community in the area. From the beautiful brick, the shutters, the ornate iron railings, the landscaping, the walkways throughout....I wouldn't move anywhere else.

    The only good thing about living in the Rachel Gardens complex is the location. There is quick,…read moreeasy access to major highways: Rte. 46, Route, 280, Rte. 80 Route 287, Route 10, and Rte 23. The most important problem is that the construction of the buildings is extremely cheap. The ceilings on the ground floor apartments are paper-thin. My 1 bedroom ground floor apartment is directly below my neighbor's living room. Rachel Gardens management has in their lease terms a clause requiring that tenants in 2nd floor units must cover 80% of their hard wood floors with carpeting and rugs to control noise for ground floor tenants. The last 3 tenants have ignored the rug rule and I've had to file complaints with management to make the tenants comply. Because of the noise, I'm deprived of sleep every day and nothing I do helps the problem. What am I paying $2,000/month for if I can't use my bed and get quality sleep whenever I need it, day or night? My advice to you is not to rent a unit in Rachel Gardens if you want at least a reasonable amount of peace and quiet. Another problem is cell phone service in the complex is terrible This has nothing to do with service providers, AT&T, Verizon, and T-Mobile. I can only get 2 bars on my phone in my ground floor apartment, I try to make calls and there is no connection, calls are dropped or the calls break up. If you live in the middle of the complex, it's really bad reception. The only solution is to 1) get a landline phone or 2) get an extender from your cell phone providor. I got an extender from Verizon for free because my reception was so horrible and now I have great reception in the apartment. But no tenant should have to put up with bad cell service and pay expensive Rachel Gardens rent. Another problem is that the road that runs through the complex is used by children as a playground. There is a nice playground in a safe place on-site, but too many children, some as young as 5, ride their bikes, playing and running into the road ignoring oncoming cars. I've never seen adult supervision of these playing children. It's a tragedy waiting to happen. A child is going to get seriously injured or killed by them biking or running into oncoming cars. Management sends notices to tenants to take responsibility for their children when outside, but these appeals are ignored. Save yourself from a miserable quality of life and don't move into Rachel Gardens. The super convenient location isn't worth it since management won't take your quality of life seriously.

Good area - you are between Parsippany and West Caldwell and in close proximity to major highways. Space - good space for a 1-bedroom but kitchen is small and difference between 1 & 2 bedroom is 100 sq feet, not really worth the rent increase. Cons- Phone service is terrible - this may seem irrelevant or minor, but this becomes an issue when you have to drive 2-3 minutes out of the area to make a phone call. This also has nothing to do with service providers, AT&T, Verizon, and T-Mobile were horrible. If you live in the middle of the complex, it's really bad reception. Optimum is the only provider and service (no matter how much you pay) is very slow. Again you may think this a minor problem, but if you entertain or work from home, this becomes a major annoyance. In fact the first thing I checked in my new place was the phone/internet. With the current situation with COVID-19, I can't imagine working from home if I was still there. No real amenities- pool is not included and you are responsible for all utilities including water, considering rent is already high, amenities should be better. Light - I was in a 1-bedroom on the 1st floor. The apartment does not have enough natural light. Noise - it can get loud especially if you are on the 1st floor, you would think you are outside. Staff/maintenance- slightly effective is a good description. They are off on the weekend and if by chance there is an emergency, i.e. water leak, AC or heat not working, you will either be charged a fee for having maintenance perform their job or wait. Security deposit - now let's say you are moving out, forget getting your security deposit back, they will come up with small issues...cleaning kitchen shelves and charge unreasonable amounts to deduct from your deposit. I wouldn't call my experience there nightmarish but it was definitely subpar considering the rent they are charging. Overall, I wouldn't want to live here again.
