The issue and concern we have with Foundation Restoration is a lack of transparency. We had 32 posts replaced under our house and were given a "lump sum" estimate that we signed and agreed to. It was communicated to us that the work would take place from 10/31-11/2 (roughly 3 days). The job wrapped up yesterday and in total it only took them one full day and 3/4 of another. We received our invoice this morning which literally just had a one-sentence description of the work followed by the remaining balance. I appreciated their promptness in getting us an email and requested that we see an itemized breakdown of how our $8k+ job was delineated. All I was looking for was to see how much of the $8K+ was going to labor and how much was going to materials. After three different exchanges, they are still refusing to give any information. Our house was flooded last year and over the course of 8 months repairing our home, we have worked with numerous companies. EVERY company we have worked with has at minimum given us a breakdown of labor and material costs. I'm frustrated because I genuinely believe the cost for our project was estimated significantly higher than the actual cost and Foundation Restoration is unwilling to specify their labor/material costs so they can hide behind a "lump sum" estimate. For these reasons, I would NOT recommend Foundation Restoration.

    You will be satisfied with your experience!…read more We recently completed a large foundation project with Groundworks in Edmonds, WA -- a roughly $70,000 job involving permits, engineering reports, and significant structural work. Given the scope and importance of the project, I wanted to share a complete and thoughtful perspective. Overall Experience From intake through execution, the experience was strong. The consultation was detailed, the proposed solution was clearly explained, and the permitting and engineering process -- which took a couple of months -- was handled smoothly with consistent updates. The crew worked efficiently, and the quality of the foundation work itself was solid. The Consultation & Planning Our home sits on a steep slope, and an addition at the back had begun to settle. Groundworks sent out Jerry for the initial consultation, and he was excellent. Jerry was knowledgeable, energetic, and charismatic, and he took the time to clearly walk us through the problem, the proposed solutions, and what a job of this scale would realistically involve. He explained the engineering considerations in plain language, answered questions thoroughly, and helped us understand both the risks and the long-term benefits of doing the work properly. From an intake and planning standpoint, we felt confident moving forward. The Project The scope of work was extensive and involved foundation reinforcement along the entire back of our house, as well as drilling and post installation outside of the foundation to properly support a failing rear addition. Because much of this work needed to be performed beneath and adjacent to our back deck, deck access was required. We discussed these access needs ahead of time, and I even removed the top decking myself to reduce labor costs, based on our shared understanding of what would be necessary. A Miscommunication (and What Happened Next) While I was out of town during part of the work, a miscommunication occurred on site regarding what deck changes were permitted. As a result, the deck was dismantled more extensively than any of us had anticipated. This was understandably frustrating -- not because anyone did something wrong, but because the situation was genuinely complex and confusing. It was a conversation that perhaps should have been extremely clear about what was happening, but it wasn't -- and it wasn't the fault of any single party. Once the issue was identified and elevated, senior leadership stepped in, and this is where Groundworks truly distinguished itself. Leadership Response & Resolution We ultimately worked directly with Nathan Malsch, the General Manager, who was professional, attentive, and genuinely committed to making things right. Initially, we discussed a 50/50 split on replacement lumber for rebuilding the deck. Nathan went well beyond that agreement. Groundworks purchased more than enough lumber for a full deck rebuild, had it delivered directly to our home, and even provided a Milwaukee impact driver/screwgun set along with Milwaukee bits to help with reconstruction! That level of ownership was frankly unexpected and deeply appreciated. It wasn't just about compensation -- it was about leadership taking responsibility and ensuring we felt supported after a frustrating situation. Final Takeaway Large foundation projects are complex. What ultimately matters is how a company responds when challenges arise. Based on the quality of the work, the professionalism shown during consultation, and the accountability demonstrated by senior leadership, I feel confident recommending Groundworks. We ultimately walked away satisfied and appreciative of the effort made to ensure we were truly taken care of.

The civil claim filed against me for defamation in relation to the same review I'm sharing below was dismissed. Regrettable Experience with Kwest Painting My experience with Kwest Painting in Mission, led by Earl and Kiisha, raised several concerns. I am sharing my observations in the hope that it helps others who may consider hiring them. 1. Inadequate Use of Drop Cloths: Drop cloths were not used until I insisted on the final day, leading to paint chips being scraped directly onto my recently replaced roof and then swept to the ground. Despite efforts, many chips remained. They said, "they did the best they could to remove them." In my opinion, drop cloths should have been used from the start. 2. Payment Expected Before Job Completion: On August 29th, I paid $4,200 of the $4,700 owed, holding back $500 (about 10%) because some work remained unfinished, including painting the white trim around the front door and cleaning paint chips off the roof. Despite this, they expected the full amount before the job was fully completed, with the claim that "the contract is fulfilled." This was especially concerning given that the job was clearly not completed. 3. Concealed Workmanship Issues: The following day when dry, I looked over the three large lattice panels that had been painted for the garage. The quality of workmanship was subpar, due to a failed sprayer; paint was rolled on, resulting in significant drips and pooling. The panels were placed facing the garage to conceal these issues. I later also discovered completely unpainted areas, leading me to believe they did not plan to return if paid in full. Additional Note: The lattice panels were taken to the contractor's home for scraping and preparation before being returned clean and ready for spray painting. On the day the contractor requested full payment, he mentioned that someone else had previously painted the panels and left drips. However, I personally saw the prepped panels and can confirm that no one else painted them. The video clearly shows the scraping off of fresh paint, indicating that the drips occurred during the recent job. 4. Concerns About Contract and Preparation: The contract has no specific reference to cleanup, which I was later told was a "courtesy." Additionally, there was no cleaning prep work for the painting, such as power washing, which other quotes included. From what I understand, cleaning is a key part of painting prep, so I'm not sure why it was skipped. 5. Payment Demands and Legal Threats: After reaching out to address the lattice panel issues, I received a text message demanding the remaining $500 plus 18% interest, with threats to place a lien on my home and pursue small claims court. Further he adds they sue for lost work time when they attend court. 6. Opportunity to Fix the Issues: In an effort to resolve the situation amicably, by email I offered Kwest Painting the opportunity to return and complete the work. This included finishing the trim around the front door, now also addressing the issues with the lattice panels, and properly cleaning up paint chips that had been blown around the worksite. Additionally, I mentioned that the cost to have the paint chips professionally removed from the roof would be deducted from the final payment. Unfortunately, the response I received was aggressive, with a refusal to address the issues and a continued demand for the remaining balance within 24 hours. 7. The Five Year Warranty The contract includes a five-year warranty on workmanship, but based on my experience, I have concerns about how it would be honored. 8. Why I Ultimately Paid: Despite the unresolved issues and subpar work, I decided to pay the remaining $500 to bring an end to the matter and move on from the experience. While this wasn't the outcome I had hoped for, I believe it's important to share my experience to help others make informed decisions.

First off, I had about 12 companies come to look at my basement to give an estimate. Only about half of them even bothered giving me an estimate. Of those 6, only two provided a comprehensive breakdown of the costs. Of those two, one was among the cheapest quotes, and one was the most expensive. In case you haven't guessed by now, Glenn's quote was not only among the cheapest, but he meticulously detailed the cost breakdown of the project. This was hugely appreciated since it ensured there wouldn't be any surprises with extra costs cropping up mysteriously. Even the tradespeople he worked with were professional and helpful. The electrician, for example, pointed out that while he was happy to do what I requested regarding one feature, it would cost a lot and not really give me much. So I thought that was a good point and took his advice to not do that particular feature. Another cost savings! So the organization was fantastic, the price very reasonable, and the quality exactly what I was looking for. And the icing on the cake is Glenn even noticed that the original builders of the house failed to properly secure the door handle leading to the garage and ordered a part to fix it up and came back later to do it. After speaking with Glenn about the list of things we wanted done within a specific budget, Glenn drew up a budget and stuck to it. The line of communication was always open between texting, emails and phone calls and we always felt comfortable asking any questions or raising any concerns we might have. His team of professionals did a great job with the renovations after first taking out two walls: Bruce at Art's Drywall and Restoration patched, plastered and replaced ceilings; Tim handled the electrical work and and advised us on how best to install overhead lighting throughout our home; Ben replaced our old poly-b and copper pipes and configured our new kitchen plumbing as well as installed our new gas fireplace; Temo did a very detailed job of our shiplap fireplace and all the trim, including hanging all the new doors; the Nesting Owl supplied our mantle and blanket ladder; Atlanta Flooring leveled and installed all the flooring and new backsplash with incredible craftsmanship; With the help of Tracey from Marr-Tech Kitchens, the vision for our kitchen came to life, all within budget; and we couldn't be happier with our counter tops from Master Mason Marble and Granite. They left nails tools scrap metal cigarette butts all over the yard and I as a customer had to clean up for them as he couldn't come back for a week to clean up. They also broke siding and I had to argue and show him before and after pictures to prove to him it was his crew that broke it and left the broken stuff laying out in my yard. He was rude and never even apologized for his mistakes. Took a month to get what he said would be a three day job done and I will still need to replace the siding on my own as he just screwed in some metal flashing with a couple screws that will probably fall out if there is any wind.
