My wife and I worked with Aaron Marshall to rent out our lovely home in Delaware. We met months in advance and even though the visit went well, after it hit the market, things started unravelling. Our awesome neighbors let us know that realtors left our back door open (not just unlocked, but swinging open) THREE times over the course of several weeks. Anyone could have walked right in and started living there. These are licensed realtors who have no regard for other people's belongings. Every time we brought it up, it was basically brushed off. Then things took a turn for the worse (if you can believe that), I was notified that I had a huge water bill of almost $250. I contacted Veolia who verified that a faucet (or larger supply line) was turned on exactly during a showing time, then secured 4 days later during the next showing time. For 4 days, a realtor left my faucet running and used over 25,000 gallons of water for which I am responsible for paying. To make matters worse, Patterson Schwartz verified the times with the showings but said "we don't manage the property" and "we don't oversee the condition of the property between showings or monitor it for maintenance issues." So, they let their realtors do whatever they want with your property, and they aren't responsible for it. What makes me upset the most is that they verified the times and dates, knew that a realtor did this, and still could not offer a simple apology for the inconvenience. The email that I received looked like it was written by a lawyer to not assume fault. The lack of professionalism, accountability, responsibility, and truthfulness is what you should expect from this company. We live in a capitalistic society and this company adheres to those negative values. Please heed this warning and use another agency. read more

We have been renting a townhouse managed by Patterson-Schwartz in Hockessin for the past 7 years. The Property Manager, Vince Grillo, has been excellent and extremely responsive to any and all issues. Whenever I email with a question or a concern, Vince normally responds the same day, usually within a few hours. The service companies that Vince deals with for repairs and maintenance have all been prompt and professional. read more

Our realtor was pretty friendly, very forward and straight to the point. My fiancé and I both paid separate application fees filled out a Bibles worth of information and recommendations at which they kept daily reminders hurrying us to finish and once we finished, we did not hear back from them for over 12 days. I had to hunt down the realtor and the realtor had to hunt down the renter just to find out that someone else was chosen, and we weren't going to get informed until they returned back from their vacation. Very unprofessional experience and would not recommend. We were rushed into the process only to never be notified of the outcome until I reached out to the realtor. Working with Patterson Schwartz has been awful, on multiple fronts. I have been ghosted twice by Tomy K and Jennifer P. We only got a hold of someone after MANY phone calls. We made an appointment to see the rental house, Linda B let us in, greeted us, then proceeded to sit on her phone and told us to look around the house ourselves (while the tenants were still living there), Linda B had little to no answers about the property and we were told to send her questions that she would then send to the property manager June O, we then left the house and sent in our $50 application fee and application online (because Linda B couldn't find her briefcase). Luckily (or unfortunately) we were accepted as the next tenants and we were immediately told to hurry and sign the lease and send in our deposit. We asked if we could see the house once more to make sure it looked cleaned and painted before we accepted and make sure we were making the right decision, we were chastised about how normally a new tenant signs the lease and sends the deposit in within 24 hours. (Despite not yet having a move in date because the tenant had still not finished moving out, nor had we been sent a lease to look at or sign). Once she relinquished, we were allowed to look at the house once more, where I was bluntly told "if you all don't sign the lease today, we're moving on to the next applicants". I still had questions so Linda B called June O on speaker phone and told her we had a few more questions to which June grumble "oh no!" with exasperation in her voice. In the end we decided not to rent the house, and believe we've dodged a bullet. Every interaction we have had with Patterson Schwartz' employees has made us feel as though we are putting them out and asking too much of them. Just getting a hold of a human is a task in and of itself. We had been told by a trusted source "if you don't like the company already, it's not going to get better when they have your money" I refuse to give this company attention ever again. After my lease ended the property manager emailed me and said they should have been charging me for the sewer bill also, so my bill for the last 6 years comes to a total of $1,400. Seems like a scam to me. Collecting application fees from over 6 applicants with each one expecting that they are going to rent the place. I would not recommend Patterson Schwartz for renting to anyone I know. I have a unique situation with needing to move across the country quickly for a new job and the delay in response wasted two weeks of my time. Had be working w Cathy for over a month till my wife and I decided it was time to head down and evaluate our future home. The need was simple. GET OUT OF NJ and its ever increasing HIGH TAXES. We where paying close to $13k annual. Had my heart set on Smyrna, but after seeing all the construction going on, that part of DE was not for us. The other restriction was to stay within 1.5 hr drive of Mt Holly NJ (family) Spent the better part Saturday looking over Mid DE. Sunday we went up to the Elkton area and after a few houses, decided on a nice home that fit our style and cash price bracket. Cathy was very patient and while showing us some homes, also showed my wife the shopping areas. read more

Had an awful experience with them. I rented my place and when I moved in nothing had been cleaned or taken out from when I saw it on the market. There were things all in the bathroom and under the sink and even cereal boxes in between the fridge and the wall. There were the owner's old clothes strewn across the basement floor. The fridge wasn't cleaned out either. Throughout the lease, everything I was told would be fixed including a leaking ceiling and a broken window still weren't fixed by the time I moved out. The property manager would only respond to emails she felt like responding too. Not to mention one time the owner called the cops to my house without even informing me and had people going through it with a dog because she had Thought someone was breaking in. My poor dog was a mess. I am continuing to have issues with them moving out. Would not recommend. read more

I was moving to the area without knowing much about it, but I have friends living there. So, I searched for houses near their neighborhood and I was very glad to find one house right next to them. I contacted the phone in the sign and started the process. They needed money upfront, even before submitting the application. "Before an appointment can be scheduled, the Patterson-Schwartz Property Management Department will need to run a summary of your credit to prequalify you. There is a $10 charge per applicant for this service." I provided a recent credit report, but they still needed their money. Once that was completed, I had to pay for the actual application for rent. "if you wish to submit a rental application, you will need the following to accompany the application: 1. $50 application fee, 2. Two current original pay stubs per applicant, or a signed offer letter on company letterhead if no pay stubs are available, or a W-2 form if you are self employed. 3. If you are currently renting, we will need contact information for your current landlord for a reference." Once all that was done and I was approved, I was told that the property was not available for rent anymore. I am not sure what happened here. I could guess discrimination because despite a perfect credit score I do have an accent, but I would be just guessing. I was offered other properties in the area and I ended up renting one 6 miles from my friends for more money. I should have started working with another company right away, even if that meant losing the money I had already paid to these people, since they were not going to reimburse me. I will do another review about my current rental experience when it's over, because there's a lot more to tell about these people. I would not rent with this company again in my life, nor I would allow any friend of mine work with them. read more

Terrible Real Estate Agency, unprofessionalism to the utmost degree. I had been shopping for a house for over a year. A house popped up on Realestate.com and Zillow for $175,000 that met my wants and needs, Lauri Brockman was the selling agent. I got in touch with my agent right away, looked at the house and promply submitted an offer at full price because it seemed worth the money. I was then told that the $175,000 it was listed at was a mistake and it is supposed to be $182,000. Whatever. We came to an agreement pricewise since I wasn't looking to steal a house, I'd pay what it was worth. I moved forward, paid the $525 for a home inspection, paid the $485 for the appraisal which came back at $180,000. The house did need some attention but nothing major. My settlement date was written into the contract for February 27th. On February 26th my lender informed me that they weren't ready and requested another week to go to closing. Lauri Brockman and her team wouldn't agree to move the settlement date and then sold the house out from under me. To this day, I still have not received my good faith deposit and I just got word from the home inspector that Lauri is using the inspection that I paid for, with her new clients without re-imbursing me. They're underhanded and dishonest at the least, if not they're full on criminals. Not only did I lose the house that I made arrangements to move forward with, I'm now homeless because I sold the house I was living in and to this date I'm beat for a little over $2,000 between the good faith deposit that has not been returned as well as fees for inspections and other things that I won't ever see again. When I confronted Lauri about why she's using the home inspection that I paid for without re-imbursing she danced around and lied like I've never seen before. Steer clear of these people. read more

I feel the Real Estate agents should tell their customers to respect private property including the agents. For over a week now people are parked in our parking spots on my property that we own which is private and they are throwing their booties and mask if they make it in our trash receptacles instead of the one that belongs to the property that is up for sale or I have to pick them up to throw away. not sure why they have to park on our property when they can park in other areas around the property that is up for sale. I wouldn't park in front of their home or use a neighbors driveway which they also do when they see no one home. I find this to be the utmost disrespectful inconsiderate way of doing business. read more

I view business as business, but even with this perspective, there was no empathy, no customer service, no concern for tenants. It seems like they look out for themselves first and for the homeowner second with no regard for the tenant or their situation. My contact there was often rude and unhelpful. WORST PROPERTY MANAGEMENT COMPANY EVER!!! Before you read this and think I'm just an upset renter - prior to our move I worked for a nationally recognized property management company for 5 years. So I understand what should be expected from a property manager/ management company. The lack of knowledge, customer service, follow ups, and the blatant lying Patterson Schwartz should be embarrassed. What a joke the company is! We moved to DE in August and yes we had to be prequalified before we would be allowed to see any properties. That is only the beginning... terrible customer service and complete lack of knowledge about the properties they showed us. Not to mention they flat out lied to us more than once. When we first started to look we had to drive back and froth from MD - LINDA BLUE the women we were working with told us she would only show us four places a day and that she wouldn't show us anything after 3pm. When we would look at a place LINDA BLUE would just open the door for us and stand there while we looked around - didn't walk around with us or give us details about the places. When asking LINDA BLUE questions she would say she didn't know and have to get back to us. Next she showed us places with applications already pending on them. Yes, I know they show pending places just in case the application is declined but she wouldn't tell us until we would say we wanted to put an application down ourselves - this happened a few times while looking. Once we finally found the place we are currently living in we looked at it before hand and were assured it would be professionally cleaned before we moved in. The only thing they actually cleaned was the carpet. I know because the carpet was GREY before we moved in now it is cream... I'll tell you how I know they didn't clean anything else. Before the cleaning the guest bathroom medicine cabinet was FILLED with the last renters personal effects - meaning contacts, razors, shaving cream, medicine, toothpaste, hair products, etc. The bathtub was filthy with black spots and hair all over the bottom and there wasn't a showerhead on the spout for the shower. Next our master bathroom - in the bottom of the shower there was a dark cream scum ring that took up the entire shower floor for the most part. The bathtub wasn't clean along with the toilet either. Those are just a few things - I won't keep going because it will take up to many pages. When we called to let them know the place hadn't been cleaned and explained we new because the stain in the bottom of the shower was still there along with everything in the guest bathroom medicine cabinet plus many other things. The response is that the cleaning lady tried to bleach the bottom of the shower twice and couldn't remove the stain. BULLSHIT! I took a regular scrubbing brush and scrubbing bubbles bathroom cleaner and cleaned it myself and guess what? The stain came right off. The showerhead that was missing in the guest bathroom never got put on. Instead they just put a new showerhead in the plastic packaging on the bathroom sink. The personal effects in the medicine cabinet were still there. All 3 toilets still weren't cleaned and the list goes on and on. Granted "the cleaning company" they are the ones cleaning the house not the management company. But why you wouldn't check the property after it had been cleaned knowing new residents were moving in and made you aware of these issues. I always checked places after they were cleaned and can honestly say I have re-cleaned a house or two myself so residents could have a clean place to move into. I took pictures of everything as well before I re-cleaned our entire place after an entire day of moving. The final straw that made me sit down and take time out of my day to write this long review was the leak in our bedroom ceiling during hurricane Sandy a few weeks ago. We called our property manager BRIAN and let him know about the leak. He told us someone would be out to look at it. It took about four days for the contractor to come out he was there about 10-15mins - took a few photos and said he be back the next day to fix the damage. No one ever showed up and still hasn't. We waited a few days given he was probably busy with other similar situations from the storm. In those few days no one ever called us to follow up and let us know the contractor was a little backed up with other issues. We finally called BRIAN POMIJE and he said the contractor told him he had sent the proposal but BRIAN POMIJE said he never received it. So BRIAN POMIJE was waiting to get a new copy. It has now been FIFTENN days since the hurricane came through and no one has been out to fix our ceiling and no follow up. What a shocker. If you have made it to the bottom of this review please be very cautious about renting from Patterson Schwartz. They are not credible and do not deserve to be in business. read more

I was sold a house that had horrible plumbing issues and needed replacing of all sewer lines and was not informed in the discourse papers. The plumbing company informed me that the seller was well aware of this issue and they even showed me an estimate for the same issues from last year..I have been In my new home for only 3 weeks and now have to pay to redo all bad plumbing in the home plus change all sewer lines due to clogging and pipes breaking and now I have water everywhere and also have to pay 5k plus to fix. read more

After my long time realtor retired, I began my search for a new realtor to list one of my properties. Over the years, I kept seeing the name Linda Felicetti (a Patterson Schwartz realtor at the Hockessin, Delaware location) on a few advertisements, and decided to talk to her to see if she was a good fit. Initially I thought she was. She seemed nice and knowledgeable, and told me she has been a realtor in DE/PA since the 70's. Unfortunately, once she had my business, and my house was listed, her seemingly friendly demeanor and personality disappeared quickly. Whenever I had questions, I could never get a response. Whether it was to ask about price adjustments or even what the most recent feedback was, she would not respond to my calls or emails. I tried to stick it out, but the behavior just kept getting worse. I finally decided to do what I should have done in the first place. I did some research and talked to some of my friends and family who have also listed with her. Unfortunately, they confirmed my experiences as their own as well. After over a year of my house sitting on the market (meanwhile other homes in my neighborhood were selling in wore conditions) I decided to switch to another realtor. Funny enough, using more modern strategies and tactics, my house sold that month with my new realtor. I usually don't leave reviews, but before choosing Linda, I would highly reconsider. Her "long-time experience" seems to be more of a downfall at this point. I think the times have passed her by, as she is clearly slowed by her age and aptitude of the current market. Not to mention her negative attitude and lack of responsiveness do not help either. Best to look just about anywhere else.... read more

Patterson-Schwartz property managment is just one huge SCAM. Renting a porperty through them was one of the biggest mistakes I have ever made. Not only did he conspire with my ex room-mate to terminate her lease without my consent, I was then forced to pay her portion of her security deposit. After my lease was over I was then notified 2 months later (via a letter in the mail) that he was witholding my security deposit. He did not even have the common courtesy or respect to formally discuss the situation. I made multiple phone calls to him and his boss with no response. Please do not make the same mistake as me! Jeff Olmstead the Patterson Schwartz (PSRE) real estate agent (and office manager) got the residential room measurements all wrong for my property. One room was off by 7 feet in length per the PSRE listing. In addition, three other major real estate brokers proposed a listing price of $15,000 more than PSRE. The other broker all agreed this pattern is typical of Patterson Schwartz to "dump" homes on the market simply for a fast sale for their commission. read more
