Telling potential buyers/fellow realtors,…read morethat you will only consider above asking price offers and that we only get one chance because you do not want a bidding war, then turn around and make it a bidding war by telling everyone that we get another chance to do better. (She listed it for her client). My advice to this realtor is to be upfront with your potential buyers, don't jerk them around and give up their hopes multiple times. It's rude and a waste of everyone's time.
