My recent three night stay at The Avalon was just perfect for that. The location is great - less than 5 minutes walk to the beach in Kemp Town, right near lots of shops and restaurants and within a short walk to the centre of Brighton. Walking from the train station took less than half an hour, and my favourite coffee shop ever, Redroaster (http://www.qype.co.uk/place/123197-Redroaster-Coffee-House-Brighton) , is moments away. Mmmm, hot chocolate! Owners Brian and Tom made us all feel very welcome, especially Benji the dog who had a fuss made of him every morning in the breakfast room. Speaking of which, the hearty breakfasts set us up very nicely for days of wandering around town, and help was on hand to tell us about good countryside walks for Benji complete with maps and bus times. It was lovely to be so well looked after, it's just a shame we didn't have time to go everywhere we wanted. Having a really nice room to hang out in meant we didn't feel like we needed to be out and about all the time, and I can highly recommend the four poster room with its super comfy bed and sofa, perfect for reclining on and watching a movie (a DVD library in the breakfast room helped with this also). Free wifi was the icing on a very nice cake, and I'm sure we'll be going back to the Avalon very soon.

I love how all the rooms are named after a classic Hollywood star too, we came on a quiet week and got a free upgrade to the Clark Gable room complete with portrait, four poster bed, great shower and milk in the fridge to make your own tea. You may hear the seagulls in the morning but this didn't bother us too much, it was like our wake-up call!

When I arrived and picked the keys up, the receptionist there was equally friendly and helpful and seemed genuinely excited that we were going to stay in this new room! I opened the door to this new room and was absolutely flooded by sunshine streaming in through the shutters lining the whole room, and when i looked out the window to my left I had an unobscured view of the sea and a lovely view of the small green patch in the middle of New Steine. The room itself was refreshingly decorated with white and had lime green accesories and the bathroom had a bath with a low mounted shower. Initially this concerned me but i realised that perhaps it had been done so as not to get water all over the floor, and in fact it was quite nice to take a bath and shower my hair in the bath. If you are a die hard fan of showers though, perhaps this set up wouldn't suit you. There were a selection of coffees and teas and a hairdryer, flat screen TV and Iron with ironing board. Plenty of room to store clothes, desk if needed and comfortable sofa too. New Steine itself is lovely and there are a host of shops, restaurants, cafes and late opening food stores. This is not a hotel so food is not included but I prefer this as it gives me the sense of 'living' in a place not just 'staying'. I believe from their website however that you can order breakfast in bed from an outside company which is nice. Note to anyone staying on this side: there is a street lamp just outside the window BUT it turns off at 11pm after which the room is more than adequetly dark! Overall, I would love to come back and stay here, it was a lovely haven in Brighton and great to have freedom to come and go, great location in easy reach of all the attractions and very very close to the beach. The room was bright and had a large, comfortable king size bed. If you're looking for a basic accommodation at a good price this is a great option, though we found the room lacking some amenities that could have easily transformed an average stay into a remarkable one. Potential visitors should note that no staff that work on the premises, so you need to pick up your keys from Strawberry Fields across the street. There is a number you can call for assistance but unfortunately, there is no phone located in the building to make a call from, so if you're travelling from overseas and can't get onto a cell network in the UK the number is useless. The room was tidy, but the cleaning around the edges seemed to be neglected (there was noticeable dust collecting in the corners). The bathroom was very dated and there was a enough grime around the shower drain that I felt compelled to wear flip flops. Over the course of a 6 night stay, we only had the towels changed once (on day 2), even when we had left them on the floor in hopes of a change. The toiletries (which consisted of a bar of soap and a shampoo) were also never replenished. I realize that if I had access to a phone I could have called and requested a towel change and replenishment of toiletries, but this really is something that should be standard in a guest house stay and that you shouldn't have to go out of your way to ask for. Overall, the price was reasonable, the location was wonderful, and the shortcomings I've noted could easily be remedied.

We got a large room with a comfy double bed, TV, Coffee/tea facility and an en-suite bathroom with Power Shower and bath! The Hotel is also located within walking distance of the Laines and about 10-15 minutes (if you don't stop for anything) from the Pier. For a little extra, we had a dinner and an unlimited buffet breakfast included and the food was constantly being cooked and added tooo! We had a wonderful weekend, the only problem being people on our floor were smoking, but a quick call to room service fixed that and the smell had soon gone.

Attention to detail is VERY lacking, but the setting is a delight…read more I love The Boship. It's a 5 minute drive from my parent's home and we pop in regularly. It always had a Fawlty Towers vibe. It was never slick. But the food was great and the atmosphere was so relaxed. We'd often have the entire dining room to ourselves. Not good for the owners, be we liked the peacefulness. And, best of all, they welcome pets. The hotel recently changed hands, and the surprisingly extensive grounds have been replanted and dotted with garden furniture and large ornaments. There is a regimented forest of Ash trees and a pool and a peacock and two lakes with row boats and a kitsch swan pedal-oh and several gazebos.. We went there last weekend for afternoon tea to celebrate my Mother's birthday. We had booked for 6 but had a last minute change to 8. We arrived to a warm welcome and wandered about in the gardens. There was no one about. None of the tables that had been used had been cleared. It all looked rather abandoned. Eventually a waiter appeared and said 'How many of you are there?' We said hello and did a head count for him. 'Eight'. We were in the doorway to the garden by the entrance to the pool. 'You wanna sit here?' he blurted out, gesturing to the nearest table. There was a paper Starbucks coffee cup left on it. 'No thank you. We'd like two tables put together further in the garden please'. He turned and left without a word and sometime later emerged with a colleague and laid two tables for us. We asked for tea, finger sandwiches and scones with proper fresh cream and jam. What arrived was very plain big triangle sandwiches, with no garnish. Just tuna, turkey and cheese and processed ham pitted with air bubbles on supermarket bread. The scones were mean little bullet-like supermarket ones and the cream was dazzlingly brilliant white and sugar-sweet and foam-like. Two small pots of tea were brought out with 3 tea bags in each. There is so much amazing produce available in that area. They could have put together an amazing cream tea and charged a few quid more if need be (ours was £9.90 a head). They could set up tables dotted around the grounds. If felt like they were just doing the bare minimum to maximise profits. I had instantly realised that they had brought out tea and food for 6 people, not 8. The 12 scones were a clear indication I was correct. But as the quality was so lacking, we counted this as a blessing. The tea ran out after one and a half cups each. I went to find a waiter to ask for either some hot water or just more fresh pots. No one was in sight. I asked at reception and was told 'This is reception. I don't serve tea. You need a waiter'. Indeed. I headed into the bar and asked for more tea. Then, later, the girl on reception left here computer and came and served us the tea. Such a contradiction. Then I went to pay before my father jumped in. It seemed very expensive. They hadn't allowed for a deposit that had been placed and had charged us for 8 people. They had also charged us full price for the second round of tea. After some debating, the waiter went to the kitchen to confirm how many people they had catered for. It had been 6, because luckily no one thought to convey the change of booking to the kitchen. They deducted two lots of £9.90, but refused to deduct the £20 for the second round of tea. But all in all, we had a delightful afternoon. We could have stayed until nightfall. They never hurry or rush you away. We wandered the grounds. Walked our dog. Played on the swings and climbing frame (my niece) and sat by the lake and chatted and took photos. The setting is really beautiful, and in a few years, when the new planting has been given a chance to get established and grown in, it will be even more charming.
