Worst mortgage broker ever! Do NOT deal with these falsely marketed & shady people. I was directed to them as I work in public education for the state of CA. They are the "Teacher Next Door" program lender. DO NOT be fooled - they are amazingly archaic, oblivious to the current real estate market, and offer very high interest rates! We applied for a pre-approval (not full underwriting) with a hard pull on our credit, submitted documents, proof of income and pay stubs. A week later, they reply and said they are sending out written letter of verification of employment. I said WHAT ? We are not at that stage of underwriting so I was confused. So we then get a call from their network "realtor" asking if we wanted to look for a home. I asked realtor "um where do you suggest we look for a home in Los Angeles County for under $400,000 ?". The realtor said nothing - I said, how about a vacant lot in the Mojave desert ? The realtor said she knows something about Southern California realty so tried to apologize. I could not believe the gall of this mortgage company to offer such a low amount to a state of California employee! Very disappointed with this company. Don't waste your time! read more

He was pushy unprofessional, didn't have the courtesy to let us know he would be in meetings and wouldn't be able to conference on agreed upon time. He talks over you. Being deceptive about running credit even when told we were not ready yet. And this was only the beginning of the process. I think a job like this requires patience and understanding especially for first time homebuyers. They were very unresponsive, couldn't give us any straight answers and didn't listen to what we wanted in our home. I'll admit that part of this was my fault. I should have shopped around more and I should have learned a lot more about the mortgage process. That's on me. As a first time home buyer we learned about a Teachers Next Door program that offered some nice perks. We made our decision based on the perks and decided to work with People's and were assigned Ricardo Manzo. If you don't read any further, take this, DO NOT do this program with People's, shop around and see if another company will match it. At first all seemed great, we were seemingly getting some discounts and Ricardo stated how often we would be in communication, I felt comfortable and happy with the arrangement. Ricardo mentioned several times how they didn't work off commission and that they worked hard to close in 30 days. The latter part is true, they did close quickly. My first frustrations were around seeing the numbers. We had been prequalified and weren't at the CD phase yet, but I wanted to see something - anything. I'd start with just numbers in excel sheet, hearing them over the phone is just too tough to conceptualize. Ricardo told me he didn't want to set expectations then have me mad when they changed. Especially ironic considering how much the CDs fluctuated. When we first started receiving CDs from People's I naturally had a lot of questions. It would have been a great time for Ricardo to set expectations and explain how the process worked as the numbers in the first to the second were very different. He just said "the CDs will look different each time, and as you get closer to closing they will be more accurate." That was it. I should have taken it upon myself to learn more, but I didn't and that's on me. At one point I called Ricardo to ask about a CD and he asked "if I was freaking out." No dude, I want to know why this CD is so different from the last one. I want to understand the numbers. He just rambled on about not being on commission and that they get more accurate with time. The DAY OF closing I hear nothing from People's. I texted Ricardo around noon asking where we were at. He calls me to tell me to get the Title companies transfer info and then has to go and ends the call. When I got home from work I realized that I had never seen a final CD from Peoples, or heard anything from them. I looked over the last CD they sent us about five days prior and it had our closing costs $2000 more than we were expecting. I texted Ricardo asking what's up and he called me on his drive home (which I do appreciate). I asked some questions about the points they were supposedly helping us with, he said they didn't have to show it. So how do I know they actually did anything? I don't. He said the team worked really hard to get us closed, and I'm sure they did, but I didn't hear a thing from him or his team the DAY WE WERE CLOSING. He dropped the ball. I called him out on this and he insisted he emailed us. I was on speaker phone with my wife and we both had not received a thing from him or his company. He then shifts blame to the Title company - blaming them for why it's more expensive, for not emailing us, etc. Taxes and such (true, but not what we discussed - we talked about 2k less in closing costs). I tried to explain my frustration but he talked over me and had the audacity to start berating me about how I didn't appreciate their hard work. How could I? I never knew what was going on. We ended up signing the next morning at 6:30am because People's dated the paperwork wrong... TLDR: Terrible communication from Ricardo and his team before closing. He just made broad statements and talked about how they didn't make commission on pretty much every call. Not hearing from your broker the day before closing is inexcusable. I blame myself for picking People's and not educating myself. We didn't receive a final CD from them before closing and ended up paying more in closing costs than we had talked about. read more

Lured into this company after hearing about the Teachers Next Door program that is a home buying "program" for teachers and other government employees. The program by the way is a total sham. Peoples Mortgage will tote that they are giving you a massive "credit" towards buying a home that is exclusive to their lending company. In truth, it is actually your realtor who commits to contributing 20% in their commission to help in closing costs. All that People's covers is the home appraisal fee and guess what, turns out ANY lending company will do that for you if you ask. I found my experience with Danny Thompson (NMLS # 1720288) to be incredibly frustrating. He would call me endlessly while I was at work despite indicating to him from the start that I ONLY wanted to be contacted via email. I should have seen this as a warning sign early on. He clearly didnt want to commit anything into writing.. In any case, working with him felt like I was working with a used car salesman - slimy tactics and an unwillingness to disclose information. Upon informing him that I wanted to compare rates, costs, etc. between them and another lender he became brash and said "I thought we already established that we were better and saving you more money ...the benefit from us is that 20% contribution we convinced your realtor to contribute" (word for word here, we have the texts). We walked away from People's Mortgage/Danny and found a new lender....and guess what our realtor STILL gave us 20% in commission, we got a better rate than they were offering and appraisal covered. Advice to teachers out there, find another lender. Life is already tough out there for a teacher, last thing we need is to be swindled when buying a house. read more

This company is so shady in the way they do business please use a different company and do a search on reviews before you use any company. We refinanced in late February and was told our mortgage will continue to be with Wells Fargo and the 1st payment was due in April and when we got our first April statement from Wells Fargo it says our Payment is not due until May 1st so we called to make sure and Wells Fargo confirmed it was due May 1st so we make the May payment to Wells Fargo then on May 6th my wife gets a call from Peoples that we didn't make the 1st payment to them due in April and we asked to speak to someone higher up and got the run around and the loan officer Joanna that was so friendly when she did our purchase & refi loan was now too busy to help and said to deal with who ever called us from their company. So finally I get a email from the CFO of the company Don Masula saying the arrangement made by Dan the original caller was not valid and he was no longer with the company so I asked him for his supervisor and he was more concerned with his title than to help us so he said he is the CFO and there is nothing that can be done so I said Mr.CFO I will give you and your company a review on Yelp and thanks for the great service LOL NOT!! I contacted a real estate attorney that said normally when a loan closes at the end of a month you will skip 2 months payments before the 1st payment is due on new loan but since my wife did sign the paperwork saying we have a payment due April 1st to Peoples that we need to make that payment and I got a call from a Sean today to work this out but we will never do business with them again. read more

We started the mortgage process with them and they breeched privacy by pulling credit without permission. My husband and I are now having to dispute the hit with the credit bureaus as they said that it was a mistake and there is nothing they can do. Now it is just a huge headache and to think they are doing this as part of the nurses next-door program. They are supposed to be helping nurses cops and teachers. They are disgusting to do something like that to those that help the community. Now I see that they have done this many times before and complaints have even been filled with the BBB. I used Peoples Mortgage to secure a VA home loan and I worked with two of their mortgage brokers: Jerry Norlander and Lori Smolke. They are cowardly, dishonest & unscrupulous individuals. Contact me if you would like evidence. CONDENSED VERSION OF EVENTS: Jerry and Lori withheld (or didn't know) VA lending requirements. One week before closing we find out that Peoples Mortgage is trying to get an exception to the rules in order to make our loan. We had spent thousands of dollars already on VA inspection, VA appraisal, our inspection and title fees. They were sending us invoices while they knew the loan was not a guarantee - not even close to being a sure thing. We would never have spent over 3k if we knew that there was a solid chance the VA would not grant an exception. It turned out that the VA did not grant the exception. We could only use my girl's income on the loan, and had to pay every debt we had (aside from car loans) to show we could afford proposed mortgage payment on solely her income. FULL VERSION OF EVENTS: One week before we were supposed to close, Peoples informed me that we still had to get approval from the VA to use my income on the loan (to determine my ability to repay). At the time, this was very concerning, but People's assured me that they were extremely confident in attaining VA approval (in fact, one of their admin assistants told me that she would have bet thousands of dollars on getting VA approval). VA lending guidelines state that a borrower must have worked at their job for a certain period of time. They do make exceptions; for example: if a borrower changed jobs but remained in the same industry. At the time of closing, I had not even been out of the Army for one year, so I obviously did not meet the work history requirements. Whether or not we were going to get this loan hinged on the VA granting an exception. Peoples did not disclose this to us. Despite countless phone calls, texts, and emails, Peoples Mortgage never told us that our loan would only be possible if the VA granted an exception regarding my job history. Apparently they didn't feel the need. We were advised to pay title fees, the VA appraisal, the VA inspector, and our inspector. Peoples Mortgage were sending us invoices for the VA Final Inspection, BEFORE they even knew that our loan was possible. We had spent thousands of $ and unbeknownst to us, there was a very real chance of the VA denying my job history and our entire loan falling apart. The VA ended up denying my job history. Peoples Mortgage acted very surprised, explaining that they are routinely granted exceptions from the VA. One week before closing we find this out. We had already cancelled the lease on our rental. We almost ended up having nowhere to live. Fortunately, we could use my girls income on the loan. But in order to show that we could afford the proposed house payment on just my girls income, we had to pay off every single debt we had aside from our car loans. We had to pay thousands towards all of these debts. Money that we had intended on using for our new house, flights to see our family over Christmas, and gifts. Money we had set aside from a plumber, electrician, landscaper etc. was all spent. There's only 2 ways to look at this issue: 1. Lori and Jerry didn't know the VA lending guidelines, and are therefore incompetent. 2. Lori and Jerry understood the loan would only be possible if we were given an exception, and purposefully kept us in the dark about it to get our business (most likely the case). Brokers like them are exactly why we had the subprime crisis. Peoples Mortgage were generally trash to work with. They routinely emailed us asking for documents we had already provided. When issues arose, they didn't have the backbone to tell us outright. They would avoid our phone calls and hide behind their secretary. Mistakes happen, but this was deceit. Jerri and Lori could barely own up to their actions, and if I felt that they had a modicum of remorse I would not even be posting this. read more

I am leaving my review for People's Mortgage Company (PMC) because I simply would hate to see this happen to another family. Awful experience. Let me preface this with the fact that I am not upset because I didn't get approved. Plenty of lenders were unable to approve me for a mortgage- which is acceptable considering my challenges. What was infuriating and downright fraudulent was the ride PMC took me on. Specifically loan officer Paula Draper. Paula- I hope you see this. I came to Paula as a difficult case (high student loans and credit in need of improvement). Paula became my "person". I trusted her completely, as she promised if I did this and paid that - I stood a chance of being approved for a mortgage loan. My situation was dire and urgent due to the current rental and housing shortages we were being asked to move out of our long term rental. And I had 60 days to make this happen. I made it my mission to buy a home. Paula asked me to pay down all of my credit cards and within 3 weeks I sold all of my art and juggled money day and night to pay down my credit cards. If she asked for any document, I had it to her within the hour...and there were so many requests for documents my life became consumed with the goal in sight of homeownership. Things went horribly wrong when Paula submitted my updated credit card payments to a company called CREDIT PLUS for a Rapid Rescore. Within 5-10 days my credit should have been rescored and at that point either denied or approved to move forward. But that's not what happened. Credit plus did the opposite of rescoring my credit and instead manipulated it to look worse. 3 times my credit was pulled. After the 1st week they applied the updates which I could see through the MyFico credit monitoring tool. I was so happy to see my score go up after my max efforts. However, day after day I would check with Paula on my rescore status in which she would state "I haven't heard from them yet". Odd considering I was able to pull my own score and see the changes. Then a week after the improvements... Credit Plus reversed the updates. They put all of the paid credit card debts back on my reports making it look like I just suddenly charged up 8k rather than paying it. I was livid. I called Paula and she challenged my understanding of credit scores, and stated she would follow up with Credit Plus. I never heard from her again. I spent 6 weeks wasting time and jumping through hoops and finding money to do everything this woman asked and was left with credit in worse shape than when I started. I am struggling now with 3 weeks left to move and I can't even find a rental with such damaged credit. Not an- I am sorry this happened. Not an- I will make sure your credit is rescored properly. NOTHING. Just left me and my family in such a state I had a panic attack and almost went to the hospital. I am a teacher and on the border of being homeless because of her ineptitude, Credit Plus, and terrible guidance. I am posting this as a cautionary tale. I highly recommend choosing another company because People's Mortgage Company is not it. read more

I would never use them again. They over promise and under deliver. I used them to apply for a VA loan in CA, which became one of my worst experiences. They only focus on their bottom line getting the loan approved to a point in which they can resell, the no regards toward the lender's requests. I received an estimate for my purchase which didn't even balance out. I understand it's an estimate, but all the numbers should balance out even if they are trying to guess. When questioned I was told, "it's an estimate the number will be more clear later." Additionally, the loan officer kept sending my personal private information via email with no encryption even after I numerously asked him not too. Now I think about it, that might be against the law in California. They claim to follow electronic, and procedural safeguards that comply with federal regulations to guard my nonpublic personal information, however from my direct experience they didn't have a clue on the basics when asked. I was unfortunate that I was not able to switch loan companies without taking serious financial risk, during the middle of my loan, or I would have. Underwriting is underwriting, everyone is going to have a hard time with that, however I would assumed the Loan Officer and Loan Processor would communicate more closely so that I didn't have to relate information directly to escrow. Again, as I said in the beginning, I'll say in the end: I would never use them again. read more

You know, it's really sad that we already have a hard time at work and all we want is help with buying a place that we can call home. Well, that help is definitely not coming from Peoples Mortgage. I was contacted by Brian Cohrt (NMLS#: 1848072) and was so surprised that everything was moving so fast, but felt that this was the answer to my prayers. Yes, I was praying for a great program and a great lender. However, once he received everything, I didn't hear from him again. My credit was ran and that was it. Nothing at all! He made a point to say that I could reach him on his cell or email. Well, he lied. If you are a teacher and looking for a REAL program to help you, do NOT use Teacher Next Door and Peoples Mortgage.
