If I could give a zero rating I would. Went to help my grandson an apt. Had an appnt to look at a unit off South 96th & Q, Was stood up by Brittney. (Should of been my first clue) Then found out she was out of town for a week after my appnt she didnt go to. I got an app from Brittney's boyfriend Brice & as soon as their apt. door opened it smelled like a litter box AND there were kids in there. I got an app & had grandson fill it out and paid the app fee of $50.00 (his job was a few blocks from there so it would of helped him) Never got a call back or email or ANYTHING from these people. They took the money & that was it. They have 3-4 phone numbers to call & no one answers and if you leave a message they do not call back. I went to the corp office (another apt complex office 11441 W Maple Rd & they lady there was rude and lied saying they called my grandson. THEY DID NOT. DO NOT go there, rent from Philmoore Co. apts & tell all your friends & family the same. It's a joke & clearly all they care about is money. Which they gladly take with nothing in return!! read more

Was going to check out Studio 96. Sent an email asking if I could obtain a rental application since there wasn't a way to download one from their website. Received a reply back with instructions to call a number and someone would meet me in the parking lot of the complex since they do not have an account office on site. I was also told a different amount for the application fee than what their website says. No thanks, should be able to the application and pay online nowadays. Hardly any parking too while I was there and could see broken screens and windows. read more

Absolute worst apartment I have ever had!!! I've only lived at Studio 96 (one of the many complexes ran by the Philmoore Company)for 4 months and it's been a complete nightmare. The apartment had bed bugs when I moved in which they tried to blame me for so they didn't have to pay. There's mold everywhere and the apartment wasn't cleaned before I moved in. The dishwasher is completely rusted out but they refuse to fix it and/or replace it. My building has been broken into three time and just today the guy who lives above me (who is unbelievably loud) tried to get into my apartment. Not only do I live in a hellhole, my safety is at risk almost always. read more

She never showed up she never called and the many times I tried calling her she never answered what a horrible property management company. This company is 100% fraud. I paid my deposit and did everything as good tenants. Yet, they refused to give me back my deposit. When I was moving in their apartment, they sent me a video and I made sure the Apartment was in perfect condition moving out which I have videos and pictures of the apartment, but this Company got upset because I requested for my deposit and made a fraudulent invoice which back dated year of 2021 when I wasn't even in that apartment and requested for me to pay damages of the apartment when I didn't damage anything and when I refused to pay they took me to collections to destroy my credit all because they are bitter. When I have paid my rent and do everything as a good tenant. This was the first time in my life that a company refused to give me my deposit and yet went ahead and made a fake invoice stating I damage things in their apartment and then send me to collections for them to repot that on my credit. I wish I can upload the videos and pictures of before and after and you will vividly see that they just do this to most of the tenants who attempt to move out. When I was moving in to this apartment, I had the opportunity to read reviews concerning their way of conducting business and I thought people were just making things until I, personally, got to experienced it myself. Please, if you read reviews about this company don't take it as a joke. I have reached out to try to discuss this incident with them, but they refused to talk to me, all because they know they are lying and just want extra money. read more

Let me begin by stating that I am not telling you to not rent from the Philmoore Company. I want you to make an informed decision before signing a lease and giving these people money. When it comes to terrible service, being lied to, treated like human waste, and sued, I am not alone. Their Apartment Guide rating of 1.9, Their Google reviews rating of 1.6, the fact that no one on these sites recommend renting from any of their properties speaks for it's self. All of the accounts of this company, or as they are referred to in many reviews "slum lords" are strikingly similar. Complaints range from withholding of deposits without cause to being lied to by the leasing agent Amy and screamed at by whom is assumed the property manager. This unprofessional behavior is what one has to look forward to as a renter. First the issues with the lighting. They will make claims to be fixing the fixtures in the building. They stated they are trying to keep with the retro feel of the building. So the lights that have no covers, don't work, or just don't have bulbs are in the process of being replaced. In a year and a half that didn't happen. Be prepared to use the laundromat. Of the two entryways and twelve apartments of mixed two and one bedroom apartments there are two machines in each building. That would be great if they were ever working. Constantly residents from the other building were occupying the machines in my building because their side was out of order. For months... Snow removal is nonexistent. So enjoy digging yourself out. If you are driving an a car, good luck trying to park in the tiny parking area in front of the building. You will not make it back into a space. Once all this snow is packed down enough to get back into your spot, there is a sheet of ice no less than an inch thick. Once inside you will find a fairly spacious apartment. The carpet is extremely matted. Highly doubt it has been replaced in the past 10 years. The bedrooms had been replaced at separate times. So this means three very different types of carpet that do not match in your apartment. The blinds will only be replace when they break and they can charge the tenant. Most were extremely yellowed and the new blinds looked super cool next to the horribly discolored old blinds. All of this would had been over looked and I would not be posting if the following had not occurred. They require a 60 day notice to vacate. That's fine. When I had a date in mind to move I called Amy, stated I wanted to stop by the office and put in my notice to vacate. Oddly I was told they do not allow you to drop off a notice and that it must be mailed to the office. After hanging up, baffled, I printed off a notice to vacate and handed the stamped envelope to the postman that works at my current property. Two months later, when my roommate contacted the office to drop off keys they claimed they were never informed we were moving out. At this point the older lady that works at the office became short with my roommate, arguing and raising her voice before hanging up. This spurred Amy to show up at the apartment while we were moving out. We told her we would be out that night (Friday) and she stated she would call us back on Monday to discuss the situation. Monday came and went without any contact. Same for Tuesday and the rest of the week. The next contact will be from a collection agency stating that we owed $1988 for breaking the lease, damages, and removal fees. They charged $35 for dip pans (gouging) seriously? They charged an additional $150 for removal of garbage. They claimed that I was not allowed to through broken furniture in the dumpster. That it was not trash. They charge for two months rent cleaning and a slew of other nonsense. I attempted to work with these people. I tried stopping by the office to view the charges and get a better idea why the amount was so crazy high. When I stated my name the immediately started to flip out. They kept repeating that they had to pay $150 to remove property. This "property" was the broken furniture that was thrown in the dumpster. They did not like that response. I stated that Amy was supposed to call and she never did. They stated she called but that was a boldface lie. I told them I could pull my phone records showing them my outgoing calls to her but not receiving a single call from them. They then told me I was being a jerk and to leave. I asked for my file they told me louder to leave. I insisted they give me a my file so I could see the charges and hopefully get this paid, but they continued getting more aggressive and telling me to leave and that I can get that from the collections people. I asked for their number and the older (angrier one) kept telling me to get out. Amy finally handed me a chunk of paper with with seven numbers scribbled on it. Then I got the cliche "we'll see you in court" as I am trying to get out of the crummy hole of a leasing office. read more

Terrible management and living conditions during my stay here. The worst apartments I have ever lived in. Flooding and bugs that were never repaired. Landlord that was incompetent and lacked communication with tenants. Goodluck getting any maintenance requests done in a timely manner. After moving out they tried to falsify a claim of unpaid rent. Good thug I had the pay stubs that verified my payments. Do not live here unless you want to be screwed over. read more

I have lived (quite comfortably) at Philmoore apts. On West Maple for the last seventeen months. Frankly I have never seen a better bargain for the money. At least as far as rental apartments go. The apt. was clean and tidy when I moved in and the lawn and grounds are just immaculate. Snow removal last year was spot on and I had no trouble finding parking. Amy is the mngr and Pete is the maintenance tech and you could not be in better hands. Both are attentive when you call for something and are very efficient and timely when addressing your issue. EG. A friend who lives here had a fridge that went out. Amy came to her apt. and condemned the utility. It had to be replaced. This was on a Fri. on Sat the next day she had a new fridge by 11:00 am. On Sat. no less. She went completely out of way to see that it was delivered and installed. I know because I helped install it. By Amy's diligence a great deal of food was saved and MONEY as well. You can't ask for much more when living in an apt. not any where. The emergency service (after hours.) is beyond belief. I called for help w/ my furnace at 9:30 pm on a cold night and Pete took the call. He instructed me on how to shut it off and the next day at 9:00 am he was at my apt. to repair it. I don't know where you see more attentive service than this. You just don' The laundry facility is always clean and the machines are kept in good working order. I am a current tenant in process of finishing my lease from this company. I have stayed here (Studio 96) since moving in Nov '12 & my lease will be up Oct '13 (this year). I ended up getting my electricity turned over in my name before the end of Jan. I had paid for my previous service to what I owed to the company (from the mos of Nov, Dec, & Jan). Since then I keep getting told that I still "owe" them money for OPPD. I have refused to pay them. Since I've moved in last year, my kitchen sink is leaking underneath & hasn't been fixed (despite several calls & text messages), as well as my toilet is constantly running (also several calls/ 2 work orders supposedly put in & text messages to my landlord) which was also never fixed. DO NOT rent from this company. Amy- the GM (or whatever she is) for the company, never answers her phone (I also worked for an answering service that took after hours maintenance calls for this company & a few others), and she never addresses issues that would be considered of an ER nature, she will also lie about things & from everything I read, they will keep your deposit regardless, if your place is clean or not (everything was overly filthy when I moved in- had to deep clean everything). I would suggest, if you do decide to rent from this company (Put everything in writing & make copies of all communications to cover your butt). Or you can just save yourself the trouble & heartache & just not rent from them. read more
