THE TENANCY FROM HELL! I can barely put into words how awful the quality and living environment of the property was. It was absolutely disgraceful and filthy! When we first moved in it was completely inhabitable, and we are now being charge a HUGE fee at the end of the tenancy to come out of our deposit, which the damages supposedly made by us were already presented to us when we moved in. Throughout the tenancy we went above and beyond to keep make this house a home as much as we possibly could through all of the disarray. As a group of relaxed young girls, we were excited to have our own cozy space, but the way the property was given to us is inexcusable and really took a toll on everyone's emotions. When we first moved in, we had no working water for days (had to shower at the gym), and COUNTLESS things were broken such as shower doors, bedroom door handles, toilet seat, washing machine, dishwasher, dining table, sofa arms, blinds, fridge shelves. The banister balustrade was broken and carpets were coming up exposing nails, causing clear safety hazards, the list goes on. On top of all of this, it was extremely dirty with stains and marks on carpets, furniture and walls. the mattresses were broken and holes in the plaster board on the wall and ceiling. They also charged us for bedroom door locks that were put on wonky and broken within a few days. There were many issues continuing on from this whilst living there that I will not go into detail about, however they also entered the house without making us aware as they have their own keys, therefore we would wake up to random guys in our house coming to do checks, which we asked multiple times to just make us aware beforehand and it will be fine with us! We had a letter on the table when we moved in that said, "our team has worked tirelessly to ensure that your property has been presented to you with the utmost level of professionalism and cleanliness possible" and we just do not think this is true. the majority of the issues we had are required to be working for basic human needs. The only thing i will say is the office staff were mostly friendly on the phone, Sophie Marks and Lewis Jones were always a good help. This was hell for us, please take into thought our experience if considering using Pickard properties. read more

AVOID THIS COMPANY IF POSSIBLE - They are..Unsympathetic, Lazy and Anything for a quick fix kinda company! My daughter arranged her student accommodation via Pickard Properties for her final year at Leeds Uni. Unfortunately, one of the initial housemates in her group was unable to complete her final year at Uni - due to a serious health issue arising over the summer of 2024. As a result Pickard's pressured the remaining tenants into finding a replacement tenant - they used the threat of the remaining housemates having to cover the sick students rent! So you can probably guess what's coming next... yes, the replacement housemate turned out to be a nightmare! I won't go into the details of the daily issues incurred by the remaining housemates - other than to say Pickard's turned a blind eye to various complaints made throughout the year. (it was easier to say.. we have inspected the tenants room and we didn't find any issues - rather than tackle the situation) they just put their heads down and kept collecting the rent on behalf of the landlord, only in this particular case, the housemate wasn't actually paying her rent either and still no alarm bells where ringing @ Pickard's HQ! They kept quiet the whole time, they didn't chase the offending tenant, nor did they chase her guarantor, why would they do that when it's obviously way easier to just to deduct the debt from the remaining tenants deposit! I rented a house through Pickard Properties a few years ago and as letting agents go in Leeds, they are pretty good. In my time here I have trawled round so many houses and flats, looking at the grubby interior and mould growing on the walls whilst the cheerful agent tells me its a good sized property for the price. Thankfully this Pickards place was not damp or mould-ridden but quite pleasant. There weren't many problems with the house so there wasn't a need to call them much, but the few times they did, they responded quickly. read more

My hubby and I rented a lovely fully-furnished apartment in Headingley. Pickards were fairly pleasant and fairly quick to respond to minor things going wrong. We had gone for an expensive new-build because damp can massively trigger my husband's astha... he had a terrible winter with his asthma in this Pickard property and towards the end of our tenancy we realised why: we discovered a serious damp & mould problem in the bedroom... There was no formal apology (they didn't even seem bothered), but they did provide a dehumidifier. At the end of our tenancy when it came to returning our deposit, they charged us for several outrageous things that would be considered normal wear & tear in any other rental, including the full cost of our mattress with alleged stains, stains that were not even visible in the photos in the report they sent us... We queried this and asked could we at least give the mattress to a friend seeing as we are being charged for it. Pickards refused and disposed of the mattress! Absolutely mad. So tenants, beware of ways in which they'll try to retain you deposit, and make sure you buy a mattress protector or they'll charge you the full cost of the mattress. read more

It comes as no surprise to me that Pickard Properties has been voted as one of the best student letting agencies in Leeds by Leeds University students. One of the great things that they do is give students the option of having a rent that is all bills inclusive. I can't stress enough how much of a great idea this is. I like many people who indulge in shared student living had the misfortune to live with a person who had no concept of bill responsibly and paying for what you use. I found it is quite a common situation that when a bill comes into a shared student house there is always one person who can't pay for a while or won't discuss paying. This people are normally very immature and don't realise the impact it can have on the people you live with. Friendships breakdown where money is involved and the idea of having rent that includes bills will stop so many unnecessary arguments and will also help student to budget correctly, no more huge gas bills just before you break up for the Christmas holidays. read more

I rented a property off pickard last term and it was so run down that there were slugs in the downstairs kitchen. At the end they charged me for most of the things that were already wrong with the property in the first place. Not only have I been waiting weeks for the small deposit I am getting back but I am still waiting on overpaid rent that needs to be paid back to me. Never using pickard properties again. read more

If there was a button for no stars I would 100% be clicking on it, I have been a tenant in a Pickard Property House since July the 5th and quite honestly I would never recommend anyone to rent with them again. With initial inspections of the property done we had written them a list of everything that needed doing, when moving in we were fully aware that they had decided to redo the bathroom for us however I was not aware that I would have to use the public toilets down the road by Arc and have to have the key to another property 5 minutes away to shower with no rent deductions. We have waited on average a month to get problems sorted and we are still waiting for someone to fix the TV aerial which we asked about 5 months ago.. We were consistently palmed off when going into the office and were not taken seriously by staff at all. When building took place in the house, one of the builders drilled through a wire and the power tripped every couple of minutes, this took 4 days to fix, something that I would consider an emergency considering we couldn't cook and all food in both fridge and freezers became defrosted and unedible. The front door lets water in every time it rains and when complaining about damp, builders just painted over the top. Staff treatment of us has been completely unacceptable. Parents have had to come in to complain several times as we were just not taken seriously. I would NEVER in a million years recommend this company to any students and I would happily discuss in much more depth with anyone as to why so dont hesitate to get in touch. I am looking forward to never having to deal with them again and plan to advise all friends/ colleagues not to as well. read more

I rented an apartment from Pickards for 10 months and was greatly disappointed. Firstly the flat was cold and the heating was very poor as well as the insulation. On arrival I made a mistake of signing for the apartment as clean and tidy although we discussed the carpet not being clean and other small minors, however, I was told I was not to worry as I would not be charged for this. Once we moved in I found the appliances such as the fridge dirty as well as other parts of the carpet not being very clean. When I ended my tenancy I was so disappointed as I was charged for professionally cleaning the apartment although we had left it in better condition that when we moved in. I was also, charged for replacing 25% of the carpets even though it was normal wear and tear. My advice would be that definitely check everything before you sign anything and don't just take their word for it but get everything in writing. read more

Me and four of my friends at university rented our first shared house through Pickard properties. At first they were extremely helpful with showing us houses and helping us sign up and get organised. We all moved into our house in September, and it was absolutely disgusting. The house looked like it hadn't been cleaned since the last people had left. We also had a list of 21 items that needed looking at ranging from broken taps to broken locks on our front door, a clear safety issue, and a WASPS NEST in one of the bedrooms. NONE of these issues were regarded as priorities and it took two and a half weeks for anyone to come to see the house; when he came, he fixed one lightbulb then said the rest would be done within two days; one week later and STILL no one has been to see to any of it, not even the wasps' nest. Clearly this company thinks they can get away with all of this because we are young students living away from home for the first time. This is NOT a reassuring way to be treated. In their window there are reviews such as "eager to please" and "fast repairs" and I can confirm neither of these to be true. read more
