At the back however is The Boat House, a little treasure known by locals and not by tourists. A lovely place to be with a friendly well maintained interior and deck overlooking boats and the river. The owner is so friendly, welcoming and a clever thoughtful lady. The food is genuinely home made, superbly and expertly done. I will definitely be returning, as many of their customers evidently regularly do, as they sit here chatting in the friendly nice environment.

What a little gem…read more In the beautiful Grange Gardens is a little hole in the wall selling tea, coffee, cakes and great sandwiches. Also ice creams for the little ones. Excellent home made cakes and good, hearty sandwiches. Real crockery - what a treat to have a proper cup of tea outdoors.

Sadly I didn't get there in time to have lunch and was too early for dinner, so I had to settle for a cake and coffee. The coffee was ok, nothing to write home about but it was well made and not burnt or anything, which is already quite a pleasant surprise compared to what I was expecting. The chocolate cake was absolutely delicious! One of the tastiest slices of chocolate cake I've had for a long time! It has a lovely beach view, an interesting building and nice friendly staff who offer service with a genuine smile :) I'd give this place 5 stars just for the slice of cake but I really wanted lunch! I ordered bacon (which was so good) and had that which was yuuum but also tried it with the local jam and it was actually really good! Will always be up for a morning trip to the beach and breakfast especially if the parents are paying! Only criticism is menu could be more varied but it is in a small town in West Sussex. The pastries looked amazing - I definitely will have to try one of those next time - maybe for cream tea or something like that (since the scones looked spectacular). The coffee was EXTRA large - I'd suggest not getting the large if you're not planning to be near a bathroom for a while. The main thing about this place is the view - right there on the sea. The parking lot is of decent size, but you can always park on the street. Even during the winter the place gets packed up, so be sure to grab yourself a table first thing you do when you walk in the door - THEN order. Silly set up for sure, but it is what it is.
