Rouches everywhere security is an issue.They don't care about the health and safety of the tenants. Tenant down stairs broke my window, threw a brick at my door,also threw bottles.Management is horrible, if you lock yourself out after hours they will not help you. Tina has done nothing but lie...they lost my key for pest control and said their key didn't work because it was raining ...yet maintence came by the next day to get my key to make a new copy...Tina also said they sprayed for bugs in the surrounding apartments which they did not!!! Garbage downstairs on the porch for 6 months!!! Erica the manager said that rouches and palmetto bugs are common in Florida??? Not in my dishes...She said if I was so unhappy move and pay us 2 months rent!! I feared for my safety everyday...i lived there for years, new neighbors down stairs were disgusting,the building is infested with rouches!! read more

My carpet was old when I moved in, had plumbing leaks twice...carpet is trashed. I asked for replacement, but the answer was no. Free carpet cleaning offered if lease renewed...that cleaning was a joke. Now they are upgrading certain apartments with better carpet and faux wood flooring, but current residents are ineligible for these perks. Landscaping is pretty well non-existent. The grounds look like crap. When it rains we have a waterfall outside our front door (never gets looked at). The stairs are rusting away. You can hear every creaking board. My plumbing problems were apparently never fully repaired...i won't go there. The new property management company and office staff are, well...I miss the previous staff. This place has really gone downhill in the past 3 years. Not sure we'll renew our lease again. The rent is outrageous, but all was nice with the previous property management company and staff. Very rude staff. Management is very argumentative and tries to charge you for things you don't do wrong. Maintenance does not fix anything and yelled at me when I made a complaint about something that was broken, they also lie to management so they don't have to fix anything. Not a professional company and WAY overpriced. There are also a lot of roaches. read more

I will start by saying that the management and maintenance are nice people, but there are much nicer places to live in Port Orange. We are in an "upgraded" apartment, so essentially we get an extra ceiling fan and stainless steal appliances. The rest of the apartment is okay. We have had to do quite a few service requests since moving in (have only been here since January). Have had 4 separate issues with plumbing, starting with the day we moved in- twice with the bathroom and twice with the kitchen sink. When we moved in the tile in the kitchen was cracked, walls had chewing from the previous tenant's pet, this was reported to the office and was "noted" but not fixed unfortunately. For our maintenance requests we can consistently count on them to come within about 20-30 minutes of submitting a request, and they are very professional and nice. The location is PERFECT for Palmer students- literally walk from your apartment to class in less than 5 minutes. If you're a student and not looking for anything super fancy this place could be for you. There is a gym, it is small but works for most people, they did advertise that there's yoga classes, but the first one I got to go to was the last one that they ever did so thats unfortunate. There are fees that add to the rent amount that you cant change. The valet trash (we rarely use this service, $15 dollars a month for someone else to collect my trash is pretty pointless to us) and cable/internet (we never watch live tv but still pay $65 dollars for this service and the internet is either slow or spotty majority of the time). There is people that come to take care of landscaping, though there is many areas that don't actually have grass but rather dirt with small patches on weeds/leaves/a few blades of grass here and there. Lastly, the dog park is ok, but is mostly sand not grass and a few people have gotten fleas after taking their dogs there. Overall, I think there were corners that were cut when this place was built- explains the need for consistent maintenance. read more

Just moved here from DE to teach and I love living at Pierpoint. Its mainly students going to school beside the complex and everyone is very polite. A lot of things have been renovated, including a 24 hour gym which is a big plus. The pool is beautiful with a little cabana-esq feel to it. It feels very safe and is close to any store you would need such as Walmart, Publix, restaurants, etc. The post office is right down Dunlawton and not far away. Staff at the main office are very polite and helpful. Cant complain about anything really. read more

I lived at PierPoint for 2 yrs and I was very comfortable, felt safe and enjoyed the location very much. It was close enough to the beach and shopping for my satisfaction. Maintenance was very prompt and helpful. I lived on the ground floor and there were 4 people upstairs living with 2 dogs which was loud, but got used to it. After checking out other complexes I was very happy with my choice for money, location and amenities. I would definitely choose Pierpoint again! read more

Pierpoint is an upscale apartment complex located in a super convenient area of Port Orange. The buildings are well maintained and the landscaping is flawless. Add to that a gorgeous pool and newly renovated fitness center, and you have all the comforts of a home to be proud of. Our spacious floor plan includes huge walk in closets, an elegant foyer, screened in patio, washer & dryer and appliances. The central air keeps the inside cool and the abundance of windows provides lovely views of the beautiful lawns. There is also a brand new doggy park for our furry friends. All of our neighbors have been super friendly and we are extremely happy here at Pierpoint. The rent is comparable to other complexes of equitable distinction. We highly recommend this for those seeking a beautiful new home. read more

I absolutely love living here. We had some issues with the water heater after living here for a few months but the maintenance staff (who are so professional and super nice) addressed it right away and did a really nice, clean job. The grounds are so pretty when you drive in, lots of trees for shade and it makes the complex feel home-y. It's also very dog friendly here, which is a great plus! The fitness center and the pool are always clean and were upgraded beautifully! The inside of the apartment itself is so spacious, with a great layout and tons of storage space. read more

Pierpoint is pretty good. I am a Palmer student and the convenience of walking less than 5 minutes to be on campus is awesome.

I've been renting apartments in various cities in Florida since 2004. Different housing companies can offer a variety of useful and enjoyable living arrangements. What every place can't offer is a caring staff. The employees at Pierpoint are what sets this apartment community apart. Never, at any other place I have lived, have I gone up to the club house to get a cold drink of water, my mail, and to have a nice chat with the staff. And when there is any sort of maintenance needed in my unit, the staff is always available and gets things done in a timely fashion. If you want to feel that the people who are in charge of your dwelling are looking after you, live here. read more

-Maintenance is quick about fixing problem's, however the company gives them cheap parts to work with, so things tend to break often. -Erica who work's in the office handles most of my question's and is great about everything I've come to her about. -Great because Palmer is a three minute walk away. -I've had quite a few issues with the apartment due to cheap parts, but a major issue is that my ceiling caved in last week because a piece of drywall popped off the wall in the crawl space and crashed through my ceiling. I called emergency maintenance; I was told to take the things out of my closet and they will look at it the next day. They looked at it and said "that's impossible". They took a closer look and saw that the reason it happened was due to improperly installing drywall. I have waited a week while they are getting quotes, I have my lab finals this week and my written finals next week, so most people would be understanding that if they have no closet, and all their clothes are everywhere in the bedroom, making it impossible to study there, there would be some kind of compensation or deduction off rent. I need to get clothes that were already cleaned dry cleaned from installation and dust. I have rewashed all my regular clothes. I'm very fortunate I don't have bad allergies due to the amount of dust and installation that fell into the room. Brian in the office who I believe is the manager but I'm not entirely sure on that, told me that the house is still livable, and I have no right to remedy without suit (compensation of any sort). I do think they are working on it, but everywhere I have lived in the past has an in house contractor; Pierpoint does not so if anything structural happens to your apartment, be prepared to be waiting 2 weeks to get it repaired maybe longer. They are however giving away $150 off rent if the tenants write up a review. Gotta pull in those new tenants I suppose. read more

I'm a bit shocked about the reviews pierpoint has received. The community is occupied by mainly Palmer students who all keep to themselves. Ive been living here for over 6 months and can't find a thing to complain about. The staff at the office are professional and honestly never disturb you whatsoever. The property itself has recently gone through a major renovation which gives it a better appeal. My apartment is quaint and the layout is convenient. Considering what the rental market is going for, it is reasonably priced for a renovated unit. Overall, I would recommend pierpoint to anyone who is looking for a quiet and comfortable place to live, without the aggravation of loud neighbors or ever feeling unsafe. read more

Not sure why this place has only 1 review but it should have a few. -complete joke (apartments and staff) because they don't explain things in detail. -apartments are old and outdated -the microwave was maybe 12 inches above stove which is way out of code and made it hard to use stove. -the rent is extremely high for what you get. I feel they use the Palmer students because it's right next to Palmer so they feel they can charge a higher price. -there are other apartments for way less and more luxury and nicer. -I would highly recommend looking elsewhere. Even if it is next to Palmer, you can find cheaper and better. read more

The trees around the property are gorgeous! Rent is reasonably priced. A few things were wrong with the apartment when I moved in but they were extremely quick to fix/replace them. Also VERY convenient for palmer students read more

Moved in with my children a couple months ago! I love the area and amenities, it's really a great complex. I've had a few issues with my plumbing but the maintenance staff is prompt and very friendly. We love the pool and grounds. I would definitely recommend this complex to anyone looking. Port Orange can be quite expensive but my apartment is really nice and affordable. read more

Previously to living in pierpoint I had lived in a dorm room over a hundred years old and an apartment complex in which I was the apartment manager over. That being said, I know full well how things should run and how issues should be handled. Pierpoint exhibits the worst example of this I have ever seen. My roommate and I chose pierpoint originally because it looks great, well maintained, everyone seems great, and it's walking distance from palmer were I attend school. When I moved in I realized how deceiving this was. From day one there was issues. Their fixes were always bandaids and there was never any actually solution provided. The ice machine never worked, freezer was never cold enough to keep even ice cream from melting, the air conditioner breaking, toilet making terrible noises, microwave shaking, dryer never dried anything and lock breaking we're the smaller issues that occurred during our time there. I know things happen in old buildings but I only lived there 8 months. At one point my closet was actually leaking leaving puddles on the ground and water running down the wall obviously ruining the things that were in the affected area. I reported it immediately and a week and a half went by before anyone even came to look at it. Now, this is Florida so mold is clearly an issue here. Regardless pierpoint couldn't have cared less. Finally when I went and complained again they finally sent someone to check it out. They told me they didn't know why it was happening or where it was coming from. Their "solution" was to tear up the corner of my carpet and put an industrial sized fan in my closet on full blast and leave it there. Two weeks pasted and the fan just sat there running. I asked if that was it or if there were ever going to come back and get the fans and I was told to unplug it and they'd come back. Another few days passed and I came home with the fan gone and my carpet and paneling still complete ripped up, nails and all. I put it all back together myself. Still, we stayed not wanting to break lease. The final straw was when I came home after a morning class during midterms only to hear something inside my apartment when I was standing outside the door. I walked in and had a RAT, not a mouse, run across me. I immediately told the office and I was told it would be taken care of. I had class the rest of the day so it was kind of whatever. They had 7 hours to take care of it and I assumed it would be. We came back, and they rat was still there. Originally we were told maintence went in a put a trap (a mouse trap; not for rats) was put down. After talking to my own pest control person he said this was absolutely not how to handle it. The enterance the rat was using needed to be located and shut and then there was a series of other steps. He said a trap is useless as they're too smart. I told management this and then he said he had pest control come, not maintence. Story changed. The supposed "pest control" mans name changed three times each time with something new they did. A chicken scratch note was left by "pest control" written on a ripped paper I left in my counter. No official document, no anything. In my experience, not how an outside company handles things. Now we tried to get it handled ourselves but since we don't own the property we're couldn't even get anyone ourselves. Nothing was done and animal control told us rats are too dangerous for us to stay there and we needed to relocate. SIX DAYS, pass and nothing was done and we couldn't live in the apartment. The rat chewed through shirts, blankets, food containers, apple chargers, printer cords etc. not to mention we had to throw all our food out. We demanded a break of lease which we finally got. We were never prorated for days we couldn't live in it, residents were never informed of the rat even though legally they should have been, never reimbursed for damage. Nothing. The response was "Well, you know we didn't put it there". They also said "unlivable conditions" was subjective" and they didn't believe this counted (although my guess is the CEO and manager of Gold Oller aren't living with a rat and if they've ever had one they probably had a professional remove it). Our check was 4 days late after lease promised the reimbursement. We tried to contact management, emergency maintenance, and three cooperate offices and received zero help from anyone. I am appalled with this company's lack of response and common sense. Their "welcome home" motto is a complete joke. Anyone who has been an apartment manager knows you have to view the property you are overseeing has people's homes and take care of it hownyou would your own, or maybe that's just a Michigan thing. This was not the case a Pierpoint. I know it's a great location but in less you like living with rodents, I'd look elsewhere. read more
