I recommend staying literally anywhere else in Manitou springs! Even a Motel 6 because at least they have employees and door keys! The owner is running this on a shoestring budget. I think it's a one man show there is no front desk so they make you download an app just to check in and access your room. The owner called (from an Texas phone number) 1 hour before our check in and said we need to sign the agreement before we can check in and that they had already gone home for the day at 3pm, we had never received an email though. The owner attempted to send it to my wife and I, we tried multiple phone numbers and emails and could not get anything. The owner said they couldn't do anything for us and would not give us access to our room even when we offered to provide cash or card directly. They insisted we cancel the reservation we made and make it again directly on their website. Very stressful to show up and find out you might not have a place to stay. The owner refused to tell us the booking ID they had which apparently differed from ours. We were eventually able to get a different booking ID from calling our booking agency and this let us in. The app was horrible and difficult to use and completely non-functional on the doors or for check out. We had to use the code to get in it felt very cheap, and there are no deadbolts on the rooms! The actual rooms were fine and there were almost no other guests at the hotel. They had recently renovated but clearly on a budget corners were literally cut. The shower door was upside down, assembly instructions were left on the toilet, exposed wiring, and more! Save yourself some stress and don't go here! read more

My wife and I stayed at Pikes Peak Inn for 3 nights in early April. Since it was off season, there was only 2-3 rooms booked so it felt like we had the place to ourselves. The owners are extremely pleasant and personable. The bedrooms are large and the bathroom was tiny, but did have good water pressure. Situated next to Fountain Creek, you can sit outside under the gazebo and listen to the rushing water. The best part is the location, only a half block from where the main strip starts, tons to see and do. This will definitely be my home base on future returns to the area. read more

The good: The location of the motel is excellent. The quirky shops and restaurants of Manitou Springs are out the door. It IS located directly next door to the fire and police station but luckily there were no emergencies the night we stayed. The motel is also perpendicular to the road so I think it helps with road noise, etc. Generally the room was clean. No dust. Very clean bathroom. No visible carpet stains. Bed linens weren't stained, stale, or musty smelling. The room was at the end of the row of rooms so close to the creek. Front desk staff was incredibly friendly and nice. Check in/out was smooth and seamless. The bad: I don't know if the pet friendly room was the reason but the room was incredibly small. It was TINY. There was no thermostat/ac/heat but a small plug in space heater and a small plug in floor fan. It smelled a bit funky and there was no soap in the bathroom. Some of the towels were stained. The biggest dealbreaker was the door does NOT have a deadbolt or any security other than a little button on the door knob. I can put up with a lot and the location was really great, but the lack of security and the price for what we got keeps me from wanting to come back. read more

We had an AWESOME stay!! Aleece is SOOOOOO sweet!! We were there for the Pikes Peak International Race. We had a crazy night (got to the race at midnight and didn't get back until 7pm the next day). Since we were traveling there from CA, we didn't have blankets, chairs or some of the essentials people bring to prepare for a long long day of unpredictable weather and excitement. I asked Aleece if she wouldn't mind lending us a couple spare blankets and she even offered their outdoor chairs up! She let us borrow a thick blanket and a second one. We were able to use them to make a bed in the back of our rented Jeep and got some sleep and kept us warm. She even told us not to worry if we ruined them. We ended up buying 2 fold up chairs from Safeway and gave them to her the next day, as we couldn't bring them back. She said she would keep them there for the next time we come to visit! She was friendly, accommodating, the room was super clean, and in a fantastic location. Can't wait to have a reason to stay there again in the future! read more

Good rates, good rooms. The owners bent over backward to make our stay special and I would stay there again if in the area. One of the biggest advantages of the Inn is its proximity to downtown Manitou and the local attractions such as Garden of the Gods and Cave of the Winds. We picked it because the sign said creek side hot tub. After 10 hrs of driving, that sounded very appealing. That was a big lie. However, they will direct you to where you can pay extra to sit in someone else's hot tub. They do not laundry on premises. They will point out the 24 laundromat you can use instead. And the door did not lock very well. Continental breakfast was simply coffee & day old danish. Nothing kid friendly like fruit, juice, or milk. I love Manitou Springs, but I will never return to this establishment. read more

We stayed one night. The shower was very small 4' x 4', the shower head didn't look like it had ever been cleaned. In the morning the bathroom floor was wet, the shower head had been dripping all night. There was a three-quarter inch gap under the door, and a stain on the bed sheet. Called this morning 12/30/14 to reserve rooms for a local event taking place next summer (2015), and the rude, curt, disgruntled sounding man who answered the phone said "no, we won't take your reservation, that's too far out, you don't know what's going to happen between now and then." And then he hung up. That's true, misguided crabby man, I don't know what's going to happen even a second from now. But I do know I and several others need lodging for a scheduled event that's pretty much a sure thing, and I now know your hotel won't see any of my dollars. Your little town will be visited next summer by dozens of people with lodging needs. This is an inexpensive motel right in the heart of Manitou Springs. As a budget traveler I would definitely stay here again and would recommend it to others. The room was clean and for $79/night we got a huge king size bed and a queen bed. The owners are also really nice and try to make your stay a good one. There were a few issues which is why I'm only giving 3 stars. First our tv didn't work, unfortunately we didn't discover this until 9pm and although the front desk staff offered to get us a new tv, we declined and opted to tea instead. Many of the lightbulbs in the lamps in the room were burnt out but we had enough to read by. The toilet also had some flushing issues, nothing that a plunger didn't fix though! I also thought it was a bit weird that they just left a carton of milk out on the table (with nothing to keep it cool) and although there were tea bags, there was no hot water for tea(there was a coffee pot with coffee). the complimentary continental breakfast was good overall, there was cereal, bananas and assorted pastries. 3 stars overall and a very satisfactory experience read more

Manitou Springs was apparently busy the weekend we came for a wedding. We wanted a king-sized bed for a reasonable rate, and after failing to find one at several other places, I found PPI. It's a 2-story motel where all the rooms open onto the parking lot. The owners are quite friendly, the bed was super comfortable, it was clean, and there was plenty of room; in fact we had a suite (not requested) with a queen-sized bed in a second room. In October it was reasonably quiet. The only downsides were that our deadbolt didn't work, and the tiny bathroom needs attention: no fan, peeling paint, quite small shower with small water flow and nowhere to put a shampoo bottle. But it is reasonably priced for the accommodations. read more
