I needed to make a quick decision about someplace to live, and I toured Pine Brook Place and was impressed, so I signed the paperwork and that was that. Soon after, my mother messaged me all these links with bad reviews about the community, which made me feel terrible about my decision. I am telling you right now: DO NOT LISTEN TO THOSE REVIEWS! When I moved in, my apartment was pristine. The office staff are SO friendly and helpful, and maintenance is practically on call. If I ever had an issue, they came same day or the next, with a smile on their faces. My building neighbors were friendly and kind people - always holding the door for people with groceries, saying hello, etc. - once I even got a jump for my car from a stranger down the hall. I didn't have any of the parking issues like others below - maybe it used to be a big problem, but they've fixed it in the years since. I know they tow people without parking stickers pretty frequently. Not one day has gone by that I haven't been able to park in a space right in front of my building. This is a FAMILY community - there are children and pets. I still remember seeing a review about "the neighbors' brats." It's not a loud place, but I can't help you if you hate the laughter of children. Children exist. Sometimes, they will walk down the hall. Overall, Pine Brook is a clean, relaxed, well-staffed place to live. Units are constantly being updated - my kitchen was a LITTLE old looking, and I was informed that it would be replaced upon my move out before the next person came in. I was sorry to have to leave - I got a job out of state - and I would recommend this community to anyone. read more

I lived there I slipped on black ice on the front steps of building 30 on Victor St February 2022 I fell down the stairs and landed on my left folded leg l screwed up my left knee I still have issues with my knee their insurance company said they would pay back for all the medical bills which were well over $500 they lied to me I didn't see a dime of that money. They tried to tell me the front steps were well salted but it wasn't true if the front steps were well salted I wouldn't have slipped on the black ice fell down the front stairs landing on my left folded leg. I mailed all my well over $500 medical bills to their insurance company I tried calling their insurance company I left messages on their answering machine they wouldn't return my phone calls they ignored me they kept blowing me off. If I could rate them a zero star I would. Please take my advice and stay away from pine brook!! This place is infested with mice, cockroaches, and mold. The Board of Health does nothing to help the tenants. Theres hardly any lighting in the parking lot that works around the property so it's very dark at night. Dog poop everywhere. Seriously, stay away from Pinebrook Place Apartments. There are plenty other apartments in the area; when it comes to finding a place to live; you want somewhere the staff in the office could understand your concerns, not have to keep repeating yourself over and over. The parking there is a mess; my child got lice while living there because of bedbugs in the apartment; plus I lost my comforter + clothes in the laundry room. It's ok for them to keep charging you fees on this, fees on that. I had to leave because my father became terminally ill, I asked Megan if I was gonna be charged for giving less than 60 days notice;33days; she didn't even replied to me. After moving and cleaning that apartment from top to bottom so I can get my 1500$ deposit +a credit from National Grid 198$; I got a check in the mail for 93.72$ saying they charged me 26 days of insufficient notice days. I couldn't believe it! National Grid stopped charging me for 3 months, and I called them to backdate the payment to make sure that my account was on schedule. I got a memo from Pinebrook office saying that I must pay them for the electric because National Grid had billed them for the 3 months +. I asked several times if there weren't gonna be any confusion, if National Grid wasn't gonna bill me twice; Rob the director said as long as I let National Grid knows that I paid the office for the electric, all would be fine. Guess what? My regular rent is usually 1525$; I spent 3 months paying that office $1624 for June, $1716 for July, $1756 for August with a 198$ credit from National Grid; all that with electric included. Sb please tell me how much I paid for electric? Now National Grid has put my Acct on a disconnection line for the past due amount I already paid to Pinebrook. I called Pinebrook since Sept 3rd to get proof of payment to show National Grid I paid that past due; they can't figure out till now how much I paid for electric/ they refuse to give me proof of payment after busting my bum to pay them rent +electric. Now I'm out of electricity because the landlord turned off his and couldn't wait for their excuses anymore. I'm pissed, outraged, and confused by all this crap. Oh please contact leasing office/ 60 days notice? Isn't that why people ask if they'll be charged? A penalty is a 100$ max; you guys should have paid for my lost clothes and nice set of comforter I lost in the laundry room if it's all about money! I live in pinebrook place apartment's since March 23rd of 2020 and everything went so smoothly with the lease and the office staff is so nice always go out of there way to help you with a problem the Maintenance guys are great always there if there was a problem in your apartment if they couldn't get to on that day it will be fixed the next day and I will gladly recommend pinebrook apartments. read more

Probably the worst place I ever lived. AVOID THIS PLACE. Rats and multiple buildings, asbestos in the ceilings, lead paint in the tiles. It's horrible. The management doesn't care and they will lie to you. The neighbors were up every night partying (I heard this from many people from many units and buildings) They will take your security deposit for no reason. People shooting heroin on the steps of the buildings. Trash piled up in the hallway. People smoking cigs and marijuana in the hallway. The walls are yellow. Don't get me started on the fire alarm going off in the middle of the night probably 20-50 times during our 1 year lease. They don't care, the tenants are horrible, the laundry rooms are disgusting. AVOID AT ALL COSTS. You can find cheaper and more quality else where. THE PARKING SITUATION IS ATROCIOUS. Never anywhere to park and no one respecting the parking sticker rules. It's ridiculous. My boyfriend and I lived at Pine Brook for about 2 years with our dog! We only moved because we purchased a home. The staff was always super friendly and helpful. We never had any issues even when we decided to add our dog to the lease the process was super easy. I would recommend Pine Brook highly. It's a great small community conveniently located just off 495. The only thing they are missing is a fitness center! (: thank you Meghan and Rob. Does not even deserve the one star! I lived here 11/2 yrs. My first year was so bad we had to stay a little longer due to no other apartments in the area...First of all you cannot play music in your own house without getting a phone call...The last straw was when my nieghbors started dealing and smoking marajuana in the building I complained nothing was done...I was irrate because I have small children and the fumes were entering my apt!!! They did nothing So I did not pay my rent and they finally took notice...they said they would look into it they didnt so I moved sent a letter to higher management explaning I was breaking my lease because of the drugs and that was that. They settled and I didnt pay a cent...A week after I moved out the people onthe first floor were arrested for stealing a car ... This review should tell you enough about how horrible they are!!! Updating because apparently all it takes is an online review to get a call back from the office. I did get a call to schedule maintenance to come look at the leaking ceiling, again. What happened? "Yes. that's mold. We'll fix it once you move out since you're leaving anyway." Awesome. There is still ZERO parking. This Friday night my boyfriend came home from work around midnight and there was no where to park, AGAIN. There were 15 cars parked in our lot with no parking permit on them. There were 4 cars parked illegally in No Parking zones in our lot. They keep saying they're going to tow but this is now FIVE MONTHS of this BS and they are OBVIOUSLY not towing. At least this time I did get a spot in Visitor parking, which was great the next morning when I had to host a job fair on Saturday morning so I got to walk 1/4 mile in the snow, in heels, with my computer bag to get to my car. Now people's cars are being vandalized. I heard people talking about getting windows smashed and losing mirrors. SO GLAD I am moving. I don't even know where I'm moving to yet but anywhere has to be better than this. Also, Friday night, there was a party upstairs and across the hall from me that, at 2am, was still shaking my walls. My new neighbors right next door have now played their music so loud it has actually knocked things off my wall that borders their apartment. What I don't get is that the maintenance guy lives right above us and yet he says nothing to the obnoxious party across the hall from him?? Between the noise, the parking issues, the vandalization, people screaming in the hallways at all hours (I heard a girl SOBBING at the top of her lungs and walking the hall a couple days ago...not the first time either. Seriously people, CRY IN YOUR OWN HOUSE) this has been the worst apartment complex I have ever lived in. I am baffled that the people in the office don't care at all. The management company Dolben, doesn't care either in case you thought they might have your back when the office does nothing. I have not found a new apartment yet and I don't care, I would rather live in my car than continue to live here. The stress and anxiety I've been through since November are unbearable. Honestly, the first half of my stay here was pleasant. There wasn't much noise, there was never a parking issue and the staff seemed attentive. Pine Brook apartments are actually not all that bad. You get what you pay for. The management staff however, inconsiderate and incapable of managing a property. The only reason I am still here is because I made the mistake of signing a lease with them. There is ZERO parking for residents. The lot is filled to capacity with random cars/ school buses/ work trucks of people who don't live here or date someone who does. The lease states this behavior is not allowed. They don't care and continue to allow it even though we constantly are complaining about it. As long as they have a spot every morning for their cars to come to work. I live here for last 3 Years i never had problems with apartment or the management . There were few instances where we had bad neighbours , took up with Julie and she gave us a alternative apartment. We have lived here 3 years and This place is awful they dont inforce there rules they dont take care of maintenance problems theres mold growing in the ceiling and carpet also in the ac. The ac is just a big hole in the wall. There is drugs gangs and guns all over the place. People keep braking in to cars. There is always trash or dog poop every where. There staff is very unprofessional and rude. The rent is 1380.00 a month to live in a 2 bedroom apartment with stuff that is breaking all the time. This place dose not even deserve 1 star. Its ridiculous. We will be moving and reporting them the the state and informing them about all these problems. Just very unprofessional all around. Prior to leaving for vacation on 6/10/16 I called the office to let them know a washing machine in building 52 was broken. The person I spoke to said they would call the company and have it fixed. Upon returning from vacation on 6/16/16 I went down to do laundry and found the machine still broken. When I called the office and spoke to Robert he basically told me that the laundry was a Third Party company and was not their problem. At no time previously was I told it was the Tenant s responsibility to maintain the building and make calls to get things repaired. After hanging up Robert called me back within a few minutes stating they would be out to fix it on that day. Alas it is Sunday and it is still not fixed. In addition the machine to put money on the card is Out of order who should the tenants call to get this fixed? Lastly since moving here it has been a constant struggle to park as even though they give you stickers as to where you can park they do not enforce anything. I cannot wait until my lease is up this Fall. This place is a dump. I have had to call the police numerous times due my Hispanic neighbors playing their loud music all hours of the night and their brats running up and down the hallway day and night. Now with the summer on the loud Hispanic (English is a second language here) parties going on all hours of the night and the foul smells coming from the hallways is horrific. I have had my car smeared with dog feces and eggs which I now cannot remove form my car.
