Worst company ever. I've been in my home for 7 years and they just bought out my landlord. They want over $5k for me to be able to stay in my home and are giving me 2 weeks to come up with it to sign the lease. They was additional deposits when I've already made them, they have raised my rent, they want me to take out a $15K bond, pet insurance, take their renters insurance an maintenance package, the list goes on. They start out being nice and then tell you one amount, then once you agree, they add on another cost, then another I'm now up to over $5k just to get a lease drawn up for 6 months in which they state they have the right to raise the rent again. Now a pet fee on top of the rent, which was never discussed from the beginning. So the dog is going away until I am able to find a new place and I have to do month to month on a 20% increase with no lease and they've told me they can increase that amount or evict me at any time. Bad part is, they own 99% of all of the homes in this area. I can't believe anyone would sell their business and their clients to this nasty agency. I have never met a more unorganized, unethical, poorly ran business in my life. The lady in the office in our town that I always texted with about things like rent, maintenance etc, has blocked my number. So there's that. NEVER EVER RENT FROM THEM. read more

Terrible experience with PMI after 30 years of no problems and good relations with board and HOA. There are common themes to the complaints. I was threatened with a lien against my condo for a $175 charge I disputed and had a plumbing inspection done, showing not only did they not perform the work indicated but left the ring sealant unsealed which would have resulted in leaks. I paid out of pocket to have a master plumber fix their alleged work. I was charged 4 late fees over an eleven day period, resulting in over 100 percent of $175 charge. The automated payment system showing my payment history changed multiple times per day during this period, incorrectly stating charges or changes made to my financial account. When I was kicked off the automated payment portal, I overnighted my payment to the office indicated on the invoice and their web site. The mail was returned 6 weeks later indicating "not at this address". When I contacted PMI I was told their office did not accept payment, even though indicated on their invoice and web site. Another bogus late charge. When our neighbors below had water issues, I let them into the condo 6 times to see if the leak was on our side. We were assured by PMI and the claim adjuster at State Farm and a master plumber that the leak was not on our end and due to neighbors doing renovations, resulting in 3 created leaks on their side. PMI entered the condo 2 additional times , without notice and performed the $175 bogus work without contacting me. My brother, who was extremely disabled and unable to advocate for himself, felt invaded and really uncomfortable when workmen came into the condo unannounced, did not tell him why they were there. When I contacted Michael Menard from PMI he let me know in a very threatening tone that he would enter the condo whenever he wanted and use the governing docs that state they can enter in an emergency, even though all parties involved stated the leaks were from the neighbors doing renovations. From a $175 charge Michael became increasingly aggressive and threatening litigation. I paid all the false late charges and repair that didn't happen and continued to receive late fees on a 0 balance and receiving threats of liens against the condo. This is only a small piece of my experience with PMI but you get the gist and commonalities with other reviews. From my experience, I will never purchase HOA again. You can file a complaint with the Department of Regulatory Agency (DORA) but their site indicates they cannot follow up due to lack of staffing but will collect complaints to be published once per year. It does look like HOA Colorado law is slowly changing , Governor Polis stating "in an effort to stop HOA homeowners from being ripped off"-but they have a long way to go. The 4 late charges in an eleven day period over 100 percent of primary $175 bogus charged indicated above is now illegal, and did not follow the governing docs of only being charged 5 percent over a year period. After my brother's death I sold the condo. PMI did not respond to any really basic requests for information and delayed the closing by two weeks by not supplying governing docs to new owners-we requested closing docs in 3 weeks and after much follow up, received them in 5 weeks. Really petty and punitive. I left a negative review on Google, and even though they were unable to respond to any basic requests for info, in 10 minutes of leaving review, I received a phone call from Michael Menard screaming nonsensical obscenities and threats of legal action. At one point, he indicated the actions were not his responsibility but the HOA. He is correct that the HOA was on all the communication. The HOA did absolutely nothing. I was never represented as an owner. Again, it does look like HOA law in Colorado is very slowly changing and worth keeping up with if you own in a HOA. read more

Part 1 I would give no stars if I could, as I have never had issues renting a space like I have had with this company. I should start with the fact that there were red flags from the start and I should have just stopped and looked elsewhere when the first red flag arose. I found the property they had listed on Zillow and it had no actual pictures of the unit, just the construction renderings. I figured maybe it was just not finished yet. I scheduled a tour anyways and the story only gets worse from there. I made the appointment for a showing and confirmed it with their system, not once, but twice. I showed up to the property and waited about 15 mins past the schedule showing time before I called the property management number. Finally after several calls in I finally got a person on the line and I explained to them that I had a showing and no agent was there. The man put me on hold and about 5 mins said the agent will be calling me shortly. She calls me and tells me she didn't see the appointment and could reschedule for later that day. Fast forward to when the agent actually shows me the unit. The building itself is fine but we go up into the unit itself and it is beyond dirty. I mean pet hair and stains on the floor. Walls are dirty. I mean I cannot believe this is the condition they would show the unit in. I say something about the lack of cleanliness and the agent states that the previous tenant had just moved out and that repairs and cleaning will be done that week. The unit is new and nice and has lots to offer but it needed a big make over before it was ready for new tenants. In retrospect, I can't believe I trusted this company to do those things before I moved into the space. Considering all the interactions I have had with them to this point we're pretty sub par. I gave them the benefit of the doubt and still applied and said I could move in about a month. read more

Horrendous. If I could give Zero -0- stars I would. They virtually do nothing. They are selective in their responses and it is very apparent that they are steeling money from our neighborhood. A very small issue has turned into a huge ordeal due to their lack of motivation. If you ask them to do a walk by, they will literally tell you that they will need extra payment to do so. They very clearly play favorites. I'm typically shocked to receive any response at all. We pay $60/mo two snow removals a year (most snows they just let it sit and turn to ice), and the small strip of grass between the sidewalk and the road. It has been a real nightmare trying to do "business" with the PMI group and I am happy to recommend a change for our neighborhood. read more

Honestly one of the worst rental experiences I've had. Was a tenant with them for two years in which I was overly charged for minor fixes and upon moving out was informed that they were keeping my security deposit and being charged an additional thousand dollars for "repairs". When I asked for a itemized receipt I was told they didn't have to provide that to me. I've contacted other tenants who have rented through them and it appears the repairs that they charge for never seem to be repaired. After a few emails I never heard back from them again. Do yourself a favor and never rent or do any business with these people. read more

I have never experienced such a bad property management service. They were borderline criminal, I would have sued them if the owners of the property weren't so amazing and fired PMI and made everything whole. Our lease was originally with the owner and an independent manager that was a switched 1 month into the lease to PMI Flatirons. 1. They neglected to continue coordination of landscaping that was previously agreed to. Dragged their feet and only followed through when owners were involved. 2. When owners were involved, we were told to not contact the owners "under any circumstances". Future events made it obvious as to why. 3. They failed to coordinate water utilities being transferred to me. Told me it was my responsibility even though I did not have the account number to transfer the service. I told them I owed the owners for water bills and they also failed to get payment from me to owners. 4. There were many instances of charges to our account that were a result of them not updating their automatic system. Late fees, additional security deposit charges, rent charges, etc. 5. They didn't charge us for pet rent and when notified about it still did not charge us for pet rent on a monthly basis. Over the phone they failed to recognize the previous written agreement for how pet rent was to be used. We still paid pet rent and they went back and inserted it into the ledger in the last month. 6. When it came to move-out they scheduled dozens of in-person showings with very little notice to us, ~24hr. They ignored our concerns for covid with people walking through our home. We accommodated many showings but requested that the weekend we moved out not have showings. They continued to schedule dozens of showings throughout weekdays and weekends that we told them would not work only to cancel the appointments 30 minutes before. Several people still showed up to a showing with no showing agent present, we had to turn away many families. We felt harassed and ignored by PMI. 7. Under our lease agreement PMI had to take care of mowing and lawn care services. We had great service the first summer, weeding, lawn sprays/treatments, weekly lawn mowing. Suspecting they would try something I contacted the lawn care company before summer began and learned that PMI cancelled the contract. After some contentious messages and phone calls PMI set us up with a much lesser and cheaper service which I'm sure they pocketed the difference. The lawn was not being mowed weekly and they pulled weeds one time. Weeds in the front yard were very tall and in violation of HOA rules. In addition to this the yard started dying. I assume this was from a lack of adequate lawn care that we were paying for, but not receiving. 8. We attempted to coordinate basic move-out requirements and had no meaningful response from PMI. I was able to schedule all but the water bill to be stopped or transferred at the end of our lease. I had a great conversation with the city of Erie water utilities, I informed her of the situation and she was very helpful. I am still getting emails and notifications of water bills months after moving out. 9. We had some damaged carpet which we were willing to pay for, and did. PMI attempted to charge us $548 for "cleaning and maintenance". They had scheduled a touch-up paint inspection which I suspect was the primary source of this. During the inspection I spoke with the 3rd party and he said it was one of the cleanest places he has ever seen a tenant move out of. He specifically said that nothing was above normal wear and tear in his opinion. That was because I had spent weeks cleaning the place spotless so I could take PMI to court if they attempted to charge us for anything above normal wear and tear. PMI failed to coordinate any security deposit and said they notified both us and the owner that it was the owners responsibility right before the 60day legal maximum (they never notified anyone). Luckily the owners were amazing and I paid them a reasonable amount for things that PMI missed and helped owners not break the law. 10. PMI never responded to our messages to get personal mail back to the owners. There were post cards from family or friends that certainly had sentimental value that PMI didn't seem to care about. read more

This company is quick to charge fees especially during the early stages of COVID-19 epidemic when HOA dues were delayed by the mail system when quarantine was in place. Michael will record your phone conversation without you knowing. Be it legal or not this is not the way to treat people. They also take a long time to respond to requests if you are luck for them to respond at all. Stay away!!! read more
