Thiz company is a complete money pit. They charge for everything including paying your rent. My daughter moved out a month and a half ago. I paid a professional 500.00 to clean out the house because the reviews I read said that they will find something to charge you for and try to sue you. They still charged me 370.00. They make it so tedious to dispute the charges so that its easier to just pay them. They charge to come out to fix the garbage disposal, they charge to unclog the drain, and it waz never totally fixed because it continued to drain slow. We continue to contact them about problems and they drag them out. So when we moved out it was still draining slow and they are charging us for a problem they previously charged for, but nevet fixed. They are charging us for window screens that were NEVER installed, they are charging us for a porch light that nevet worked. I do not recommend any rent from these people especially if you are living paycheck to paycheck. I cosigned for my daughter and I feel like if I wasn't there to help guide her they would have charged her for much much more. The last problem i will speak about out of MANY is the air filter. They gave us the wrong size and when there was a problem they tried to say we put it in wrong. I had my daughter video tape the maintenance man while he was replacing it,he said in video that THEY had put the wrong size, and they still tried to charge us. The apartment rental COST of $649 on their website listing jumped to $838 when they added service charges, like liability insurance, and that they also charge for utilties and services (that they called "renter benefits" for providing a trash dumpster and a laundry.) All of the costs were added one at a time after paying the first month rent -$649- plus a $74 holding fee - holding? - even though the building had several duplicate apartments vacant. This one at a time trick is used when a seller adds costs after having already made the sale. A large dollar amount spread out in pieces over a week is not a big immediate shock like boom - they have added $190. When I asked their administrator about these charges not being shown up front, she referred me to the listing website and pointed out at the top of the page the several drop downs which then had more drop downs with several options to find all of the additional costs. I lived at Meadow Trail Apartments and had a decent experience during my first month--back when it was privately managed. It wasn't perfect, but the staff was respectful and you could tell they cared. Then PMI took over, and everything changed--for the worse. They locked the previous management out, and claimed I hadn't paid rent even though my check was in the office. Despite multiple attempts to explain, they pressured me to cancel the check and pay in cash, promising to deduct the fee. They never did. Maintenance became a joke. I reported a leak and peeling wall in the downstairs bathroom due to rotted caulking--water was seeping through and caused mold and crumbling drywall. I had to threaten to go to the Board of Health before anyone came out. Meanwhile, the upstairs bathroom had a peeling, moldy ceiling and I was told to "wait until rainy season" to see if it leaked. My rent jumped from $895 to $1,195 with no proper explanation, citing a "credit program" and water charges that weren't clearly detailed in the lease. Then came September: the entire building lost water. No updates, no urgency, just "we're looking into it" from the after-hours line. I was in the middle of a miscarriage, and only found out through calling the city that PMI had failed to pay the water bill. I've moved out since, but PMI had the nerve to demand an extra $100 "final walk-through" fee, which is illegal in Indiana. I would not recommend renting here unless you're prepared to fight for basic living conditions and fairness. We have been in the property for a months. The garbage disposal is leaking, the closet racks have come out of the walls. This happened the first week. We have put in several work orders but NO ONE HAS COME. I have spoken with Jenny, or Jennifer. She promised to take care of the problems but now I can't get a response. They are saying now that it's in the lease that we are sapose to fix and pay for the repairs out of our pockets with no reimbursement. The extra fees for everything is astronomical. The rent was advertised at 1400 for a 2 bedroom after all the extra fees rent is actually close to 1700 dollars They are sapose to take care of the grass, but they only cut it when the neighbors complain about it getting to long. We will NOT BE RENEWING the lease. The house is a new build so it is a really nice house but the management of this property is HORRIBLE. PMI is the worst management company, I will stay away from all properties they manage. They are slow in a response if you get one at all. Or if they are going to do anything to fix something it takes 30 days or longer and that's if you continually follow up with them. Or they blame it on the owner and say they can't fix or do something because the owner says no. They will add charges in a middle of a lease agreement. They will post payment for something randomly and continue to email text or call until they get paid and threaten to include late fees when they are the ones that are inconsistent in billing. I've lived in this apartment because I'm going thru a divorce and needed something for me and my daughters quick and sadly its been terrible. We lived in a rental managed by PMI Midwest for two years and never had any issues. Jennifer T. was always our initial contact person when reporting things or just general concerns and she was always on top of having it fixed and replying to us. When the furnace went out in the middle of winter, when the tub began to crack, when we found mildew in the windows...PMI was always on top of it!! PROPERTY OWNERS REVIEW: We are property owners and had PMI midwest manage a couple of our properties. When I read current negative reviews posted by tenants, not one of them has surprised me as the owner because we had very similar conflicts with their management services. Not only are they difficult to get a response from (no matter who you email or call) I regularly felt as if we had to manage our property managers. Maintenance lags, excessively slow unit turnovers, multiple accounting errors, improper collection of tenant data at application, repetitive excuses with no resolve was the normal for us no matter how far we took it up PMIs chain. Be advised, the company used for maintenance and repairs is also owned by Mark (PMIs owner) so if you move property management companies and need previous poor repairs fixed, good luck as they are not warrantied. It does not shock me in the least when I read tenants having issues with repairs as we have also had to double pay with our new company to fix multiple repairs on our houses that we already paid PMI to fix. The mentions of Mark in regards to his ego and unprofessional conduct were parallel to our interactions as well. When we decided to terminate contracts due to multiple lacks of performance, before asking us for any sort of resolution or chance to make it better we were hit with a non disparagement agreement almost instantly (we refused to sign). This is a huge red flag and it's very interesting how quickly Mark was to respond when we had waited weeks on other multiple property concerns. We continued to attempt to disconnect smoothly, but in the end ended up needing to get attorneys involved due to Marks unprofessional conduct. As a property owner I advise you to read the reviews posted and make your decision this way before hiring or renting from PMI, most are pretty honest and not just typical irrational yelp rants. read more

Future tenants beware Fair & Honest Review I'm a former tenant at PMI Midwest. I've been an extremely good tenant and NEVER missed a payment for my entire 12-month lease. My main problem with these specific landlords was communication or lack thereof. From the beginning of my lease till the end they have communicated very poorly. During the winters, the cold wind would creep in through the windows since they were not sealed properly - which in turn made it colder inside & thus raising my heat bill. I notified management but it was never resolved, no one responds. Besides that, once the lease ended, I left the apartment in prime condition, (Below are photos of the condition of how I left the apartment) yet the overwhelming majority of the security deposit wasn't returned (one month's rent!!). The little amount that was returned to me felt like a slap in the face more than anything. After all this took place, I went to the office and tried to dispute this matter. Rebecca handed me a form and told me to circle the charges that I wanted to dispute and write the amount on the paper. I did as I was told, I handed her back the paper and asked her is there anything else that needed to be done, she responds telling me that the owner is going to review the matter and get back with you. 2 months go by, and no one ever got back to me, so I had to message them again (lack of communication). I went into the office physically to go over the move out process to ensure I did everything correctly so I can get my deposit back and to leave on a good reputation with this company. Jenny and I went over the photos on my account portal that I took before I moved in to show the damages that had already existed in apartment before I moved in. I went OVER the move out check list 4 times to MAKE SURE I did everything that PMI Midwest requested. After dealing with all that stress Yesterday, I was emailed by the owner, Mark Jones, accusing me of posting a negative review that I didnt even post saying that it breaks a "Mutual Non-Disparagement Clause". I haven't posted a review, till now, and it is not a negative review. This is an honest and fair review, protected by federal law, under the Federal Trade Commission's Consumer Review Fairness Act. The Consumer Review Fairness Act (CRFA) protects people's ability to share their honest opinions about a business's products, services, or conduct, in any forum, including social media. The law protects a broad variety of honest consumer assessments, including online reviews, social media posts, uploaded photos, videos, etc. And it doesn't just cover product reviews. It also applies to consumer evaluations of a company's customer service. I do not appreciate false accusations on top of the he blatant disrespect I have faced during my time as a tenant and afterwards when trying to resolve this entire issue. THE CEILING FELL ON MY HEAD A short memoir of my experiences here By me I literally had part of the ceiling fall on my head, due to them not repairing water damage in the ceiling. They spray paint over damaged ceiling material from leaks, instead of fixing it, resulting in mold, pests, and (obviously) parts of the ceiling falling in. Failed to respond to requests to fix my broken door, which didn't lock. Didn't fix repairs that were supposed to be done before I moved in. Didn't clean before I moved in, even though they delayed my move in for cleaning and repairs. There was broken glass, cig butts, and pine needles everywhere. Jennifer insisted no one there smoked, but there was a pot smell that lasted for weeks after I moved in, which gave me awful allergy issues. They didn't respond when ants started coming out of a hole in my ceiling. They didn't respond to calls, messages on their own tenant portal that they insist people use, or physical letters. Whenever I did manage to talk to someone, I was always told someone would be there "later that day", which didn't happen, even when I called to let them know no one showed up. The have only responded twice to me reporting issues my entire time here. Once, when there was water leaking out of a ceiling light (which they just spray painted over and swapped the bulb on), and once when I physically went down to the office after the ceiling fell in (and that may only be because I was luck enough that the repair guy was there at the time). While there, I mentioned that I wanted to move out and wanted to be let out of my lease. Jennifer, the person at the office, insisted that I would have to pay three month rent and lose my deposit, and insisted that pest problems like ants coming out of my ceiling were "tenant responsibility". How I am supposed to prevent ants from living in my ceiling, I will never know, especially considering that they were likely from another apartment. I was told the leasing manager would call me that day about moving. They never did (surpriiiise). Jennifer complained that I had to give them "time to respond to repair issues", which she, at that very moment, had a message on her compute screen from a month prior, that said the doors still. Weren't. Fix. Only now that I've told them I intend to move, do they seem remotely interested in making repairs. I've seen ants, roaches, and fleas here. I actually tend to avoid using the main entrance, due to the presence of fleas in the hallways. My neighbors have also reported pest issues and poor response to repair requests. I'm disgusted that not only would this place ignore reports of health and safety issues, they would charge someone extra when they try to move out due to those ongoing health and safety issues. Pros: easy parking, and some covered spaces. Washing machines usually work, but steal money. Cons: pretty much everything else read more

Called to talk to someone about my visit while I was in the house and was told the property technically wasn't ready to be shown or leased as things still needed to be done. absolutely terrible! do not rent from PMI! after LESS than a year (our property transferred managers) my roommates and I have nothing but terrible things to say. our property had a terrible bug infestation upon move in, and no matter what we did it wouldn't go away. it was obvious that the building itself was uncontrollably infested. PMI did absolutely nothing about this even though it was brought to their attention on several occasions. also, if you enjoy having more than one key to your place (even if there's more than one person on the lease) look elsewhere! we had no option but to leave our door unlocked due to the key situation, putting ourselves and our property in danger. if you have any issues with PMI expect practically ZERO communication. that is unless they want your money, in which case it's the only time you'll hear from them. read more

STAY AWAY. Do not rent from PMI Midwest under any circumstances. We should have paid more attention to all of the red flags we saw in reviews. We rented 1661 N Talbott St. from June 1st - Sept. 15th. This is a property personally owned by the the PMI CEO Mark. From the very beginning, they were wildly unorganized and difficult to work with. When we moved in, the house was filthy and we had to file maintenance reports for the plumbing and HVAC within the first month. After my partner moved in in July, he became ill almost immediately. The source of his health problems made themselves evident during the remainder of our stay: pink fiberglass insulation began blowing though our vents, our tub surround peeled off and we found a yards of black mold growing down to the studs, we found our HVAC return unit (which was in the attic we had no key to) was caked in dirt and dust. The attic - the door to which was in our home office - had animals crawling in and out because of an hole in the roof. We called board of health and they identified several issues that needed addressed for the unit and the property to be rented. The final straws: First, fleas. Falling from our ceiling, because an animal had crawled in the attic and died. Second, our water would work only intermittently and we would have periods of time up to ten minutes with no water in the house. Maintenance was hilariously incompetent in addressing all of these issues and flat out refused to address the lack of running water. The owner of our unit and the company CEO screamed at us over the phone and called us idiots and liars when we called to complain about the poor maintenance repairs. We know that at least 3/5 units in the building broke their lease to move out within a month of us breaking our lease and the apartment units have been since rented to a new tenant. Terrible since they have purchased my property I have had many issues with moisture, little bugs like crickets, now they are failing to pay the IPL bill. The entryway lights have been out for five days now. When I called the emergency hotline the man laughed at me and said it was not an emergency, I reached out to the president of PMI Mark, he says we will handle this and it is still pitch black in my apartment entryway. The photo attached is literally my door that I cannot see unless I have my own light to unlock it. UPDATE: I put in a maintenance request 10/29/19 that was just completed today. I was charged $750 upon move out to paint the ~600 sq ft apartment. I have disputed this because per my lease I was able to put small holes in the wall. I filled all the holes upon moving out and still received a $750 bill. I will proceed with disputing this until it's handled. Gave them 2 years of consistent rent ON TIME and this is the outcome, sad. read more

I lived in an apartment community for over eight years, the last four of which pmi midwest managed. Because of health issues that developed, most likely from past and current water damage issues to the apartment, I was unable to move due to my limited income circumstances. While I had to have the Board of Health intervene in order to get issues fixed that caused the mold issues (long term leaky gutters, mold in walls), I often mistakenly blamed PMI. What I came to understand over time was that PMI did the best they could- but their hands were often tied because it was the owner of the property who had to agree to the repairs. Only when the owner was faced with BOH fines did they finally repair the issues. For their part, PMI was always responsive and normal maintenance issues got addressed quickly. The issues that were causing my severe health issues could not be fixed...i,e, high humidity levels in the home, carpeting over ten years old, past water damage issues in the foundation from leaky gutters, windows that were 50 years old and badly needing replaced, etc. these are issues only the owner can decide to fix. So, what I am saying in this review is that PMI does a good job of managing so don't be so quick to judge them for issues outside their control. Unfortunately, I was in a situation where I couldn't afford to live in a better community - and sometimes you get what you pay for. In just the few short weeks since I moved, my health is already mending. It is my hope that the owner will put some much needed money into the complex, or that a new owner will come along who will. People deserve to live in a healthy environment, even if it is a low rent complex. PMI does an excellent job considering the obstacles they often face with some of their owners. read more

I moved in from across the country after my friend saw the place for me. The office staff was hit and miss. Some days they were kind and understanding. Some days I was wasting their time. I wasn't able to get to the move in inspection on time because I was driving across country and got caught in a snow storm. I tried to reach her beforehand but since I didn't she was upset that I wasn't there. Again. I was stuck in a snow storm with an infant. She mentioned that there was dust and dead bugs but people would come by and sweep it. But she was not going to return so she was going to complete the inspection on her own and I could go to the office to get my keys. When I get to the home 24 hours later.... I see that the house is filthy. Dead spider killed in the carpet, dirty banister, dirty window sills, dust on fans, cobwebs, un mowed lawn, urine on the toliet seat, hair in the fridge, rust running down the front of the fridge, soap scum in the showers. I mean the list goes on. The office staff had the audacity to argue with me that it was cleaned and asked what I wanted to be done because it was cleaned. This continued AFTER I sent pictures. I asked if she saw the pictures and she said no. Not once did I get an apology. Not once did someone come look. Nope I'm not telling the truth. Good ol alternative facts. That night I realize there was no hot water. I call the emergency line the next day and the maintenance man comes promptly (the one star) he fixes it and also fixes the blinds that were broken or missing. Later on I reach the owner. Assuming he would respond with compassion I explained what happened. He was just as condescending as his staff. Told me there was no way this could happened. Which is funny because from these reviews it happens often. He even tried to make me feel bad by saying he left dinner with his family to call me on a Friday night. (I left a message expecting to be called Monday) This was highly inappropriate but a reflection of their professionalism. Monday he calls me while I'm at work and STILL no apology. Just continuing to take his employees side and begrudgingly offered to pay to have the house recleaned... Which is funny because it was never cleaned in the first place but they still argued that it was even after the pictures. I'm still in the house, but I'm counting down the minutes until I can move out this place. I don't trust them as people or as a company. What kind of management company wouldn't check out the property well before renting it to ensure it is turned over appropriately? What kind of company would allow an infant to move into a filthy home? What kind of company would argue with a veteran and accuse them of being dishonest? Only plus is that my neighbors are nice and maintenance did fix the items promptly. Other than that it's been terrible. read more

I tried to combat the charges they tried to make me pay for a paint job that was not my roommate nor my fault. As well as some other petty charges. Before we moved in we did a walk through and one of their employees noticed their terrible paint job and mold that was growing. The mold issue was fixed but the paint job wasn't. We did not have any issue with the paint job since we were not making any major changes to the apartment. We even had issues with getting maintenance to come fix certain things. So everything was the same the day we moved in to the day we left. We provided them with evidence and they stopped responding to us. I even took the matter to the president, received one response and never heard from them again. Called them on multiple occasions and it seemed as if no one was ever in the office as no one ever took my call. We lost our security deposit because of them not responding. This is an absolutely awful company. So mismanaged that I start boiling even talking about it. First of all, they advertised that the property would come with a washer and dryer inside...it didn't. They made us pay a hefty deposit and after 45 days of moving out we still have yet to receive it. I had to call to schedule a walk thru of the property...the day of, they called and asked what day I had scheduled it because they forgot to write it down. The maintenance man came and walked thru the property telling me that he never does this, they just needed someone to do it on short notice (which I did not give them...they just didn't pay attention to me). I lived in an apartment managed by PMI Midwest for over 2 years. I would not recommend renting a property managed by PMI Midwest. The first winter I lived in the apartment we had an infestation of mice that was quickly addressed by PMI however they left mouse traps in each apartment and never came back to check them, this caused the basement unit that was vacant for over a year to smell after a mouse was caught. I called PMI to notify them about the smell but it was not taken care of until they were showing the unit. The mouse trap in my apartment was still there after I moved out, they never came back to check it. Working third shift I slept during the day frequently I was woken up by someone pounding on the door to the apartment building attempting to get in. Each time it was a member of PMIs staff at the door there to show an apartment to someone, I'm not sure why they don't have a key to a building they manage. Last August my air conditioning went out and when the PMI employees entered my apartment to service the HVAC unit they never had a mask on however they were almost always carrying a firearm, each time I had to ask the employees to please get a mask before they entered my home. Overall the apartment it self was nice the walls and floors were noisy at times but that's expected in an older apartment building with wood floors. The listing for the apartment needs to be updated they still have the same description from when I first looked at the unit over 2 years ago claiming new windows and appliances. Unfortunately I have had a negative experience with PMI Midwest and will not be recommending them. My experience will be leading us into a Small Claims Court should they not reply to my letter within a timely fashion and if history is repeating, I won't expect a response. They have grossly deducted from my Security Deposit, charging $700 for "paint touch up", as well as for screens and blinds that were far from perfect upon my initial lease. I started renting with Valorem Real Estate in 2014 and when PMI Midwest took over in Jan 2015, they should have come and done an inspection...maybe they would have had notations of such property conditions. After numerous calls with them in November, asking the whereabouts of my Security Deposit, I feel I was put off. I was actually sent someone else's check! This makes me question the validity of their record keeping...maybe its some one else property as well that they are trying to charge me damages for. My letter of explanation came beginning of December, which was well over the 45 Day allotted by Indiana law. I have enough documentation, proof and witnesses for a very good case against them. If you rent from this company, I highly recommend you document EVERYTHING! But after the reviews I have found elsewhere, I don't see why someone would want to do with business with them. read more

What an incredibly lousy property management company this is! My boyfriend and I rented a house with Midwest PMI for two years, and we know we were the ideal tenants. We didn't cause any problems, rarely asked for anything, and took AMAZING care of our home. We even made improvements to the house on our dime (painted the entire front porch and all exterior trim, had the floors professionally cleaned regularly, always had a clean cut yard, always kept up with all basic home maintenance ourselves, etc.) We even had maintenance guys from the Midwest PMI team straight up tell us at inspection times that our house was one of the cleanest and best looking properties they had seen. We also paid full rent exactly on time or early every month. We were never late for anything. As many other reviews state, our time while living at our house was pleasant. Anytime we needed something, Jennifer Tate in their office was super friendly and got us taken care of. One thing this company sure doesn't care about is returning your security deposit at move out when you absolutely deserve it, though! They literally have written on papers that are given to you when you move in that state they will "do everything they can to help you get your security deposit back." LIES! We did absolutely EVERYTHING AND MORE that was asked of us when it was time for us to move out. We left our property in excellent condition. At our move out inspection, the inspector that was with us literally said that the property looked great and we shouldn't have any concerns about getting our security deposit back. Several weeks after we vacated the property, we get a letter in the mail that says we are getting $0 out of security deposit back along with a BS list of what we were being charged for. I say it was BS because the list of charges added up EXACTLY to equal what our full security deposit was... ironic, huh? I disputed this with Jennifer Preston in their office, who I believe is their main property manager. I had proof as to how the things we were supposedly being charged for were crap. I sent documents from our move in inspection, pictures with dates, and receipts with dates that listed items I had recently replaced, but they still wanted to come back and act as though I was the crazy one. Should I also mention that trying to get ahold of these people during this whole battle was a complete fiasco. I had to call multiple times a week to get answers. I'm confident that my calls were purposely not being returned. To fast forward a little bit, Jennifer Preston eventually told me she'd dispute my move out charges with the owner of our house, Mark Jones, who also happens to be the CEO of PMI Midwest. Mark came back and agreed to give me THIRTY dollars back out of my security deposit. LOL. Do these people REALLY think I would go through so much hell over THIRTY bucks?! No, I was fighting for hundreds of dollars that we worked out rear ends off to earn. Might I also mention that this was 6 months ago and I NEVER received any form of payment, which also goes to show how greedy, inconsiderate, disorganized, unprofessional, and pathetic these people are. Mark Jones and his team certainly were not entitled to my security deposit money. I was on my way to take this scum company to small claims court, but didn't quite make it that far due to some unexpected family circumstances that has had to be top priority. I don't even care to try to do that anymore, because why would I waste anymore of my time, energy, and money on such a worthless establishment. So, the point is, if you are looking into renting or already are renting with PMI Midwest, go ahead and plan to never see your security deposit funds again. How well you maintain your property and whether or not you complete their ridiculous "move out checklist" is entirely irrelevant. Why do them favors only to get screwed over? OR if you have the option, please do business elsewhere. read more

PMI Midwest - Replaced Refrigerator within a few hours My son is a 3 year tenant in one of the Hillside Avenue studio apartments. These 33 apartments had been privately owned for 30+ years by an individual who personally knew most of the tenants, especially the long term ones. When he retired in early 2019, he sold the apartments to PMI - and I must say, everyone wondered would this new company really care about being a responsible landlord or did they just want to collect the rent? Within three months, we put PMI to the test. My son's refrigerator died - the light still worked - so he knew it wasn't the circuit breaker. He submitted an urgent maintenance request online, and within 15 minutes received a telephone call, and within a few hours the old refrigerator was replaced with another clean refrigerator (It may not have been brand new - but it was in great shape and extremely clean). . . My son's studio apartment's original refrigerator is smaller than the brand new refrigerator first offered which didn't fit the opening by only 1/2 an inch. (P.S. As units become available, PMI is remodeling / updating units, so the new slightly larger refrigerator will fit the remodeled studios). So they quickly exchanged it for another which was the same size as the refrigerator that died. I even received a courtesy call from Robin, (I believe he is head of maintenance for PMI), updating me on the replacement, as my son's phone wasn't working, and I was his "back-up" contact. So, far - PMI has been fast at answering any emails sent, and it is easy to check on the status of requests online and pay online. Based on comments my son heard from other tenants - they would like to remain Hillside tenants....and so far everyone's impression of PMI is positive. read more
