I would avoid.

I found him after interviewing about 9 firms, and then went with him after speaking with 5 of his references that he provided. He was very transparent when I first connected him and he would quickly answer questions about his management style, company and staffing profile. Perhaps the worst part about Edward is that its hard to find anything negative about him (LOL). He's just the most even keeled person I've ever dealt with... He deals with everything in a calm, paced manner. He's definitely not pushy, and treats everyone with respect, and has the gray matter to anticipate and work through problems before embers turn into flames (and we've had many embers thrown at us over the years, so he's battle tested at this stage in my eyes). One example: a few years back, the unit he was managing for us had a heating issue. The parts were on back order (early pandemic related shortage), and without asking, he went through multiple hoops to try to procure the parts needed, and then checked the weather report and because of an upcoming temperature drop he went ahead and provided backup heating device to the tenant to head-off a potential heating emergency before it happens. Lets roll the clock forward: While your mileage may vary, for me, I have had several documented occasions when I sent him an email near midnight and he responds within 3 or 4 minutes afterwards. I think one time I sent him an email way later than that which was meant for the next day, and he immediately responded. IIRC, I scolded him slightly for not prioritizing sleep over a low priority email from me LOL... but that's just how he's wired. His demeanor also extends to how he hires his staff. Again, the people he's brought on seem very even keeled and are active listeners. Also, it appears he's scaling his company in a methodical fashion. When I first spoke to him 5 years ago, I think he had about 200 properties they were managing. I know he's grown beyond this, but I haven't felt any difference in the orchestration of the work. This was a huge problem for me with a previous firm where as they grew, the wheels came off. Also, with his being a registered agent in Maryland, I'm already set on using him if we hit the market for anything. He's also served as an honest sounding board a few times we considered moving on something.

The convenience of the…read morelocation was a huge plus, being able to walk straight out of the building and into the grocery store without needing to get in the car was invaluable, especially with toddlers. It made day-to-day life so much easier. The amenities were also a great bonus, particularly the children's play area and the gym. They added real value and made the community feel more family-friendly and practical for our lifestyle. If we were ever in a transitional period again, I would honestly consider living here again without hesitation. The only reason for the 4-star rating is that upon arrival, the apartment we had originally applied for was no longer available and had been given to someone else. That was a significant disappointment during an already stressful move-in process. This was only addressed on the day of arrival. Felt deceived by this!

Human in Robot Mode!!…read more We scheduled a tour, but the experience was disappointing from the start. Parking was unclear, tight, and stressful. After driving there on a tight schedule, we were met with a rigid "no, stay here." Right before the tour, we were asked for IDs--which we understood and were ready to provide. One of us could not locate theirs immediately, but instead of showing any flexibility, the staff insisted only one person could go up while the other stayed behind. We politely asked if there was any way to proceed, since one valid ID was already provided and we had driven all the way there. But they quickly said no, so we thanked them and left. The handling was so poor, neither of us felt it was worth continuing. The experience spoke for itself. What exactly do they think two responsible adults, touring with an agent, are going to do in an empty unit--STEAL THE WALLS? The total lack of logic and basic trust was insulting. It showed a complete inability to deal with professionals or handle real-life scenarios with common sense. This went beyond unprofessional--it was robotic and completely lacking in basic people skills. Instead of offering a simple solution, they followed a rigid script with no ability to adapt. If this is how renters are treated, it signals poor management, weak training, and a culture that confuses control with competence.

I have lived in the Aurora apartments before and recently moved back on an unexpectedly tight timeline. After reading almost every review for apartment complexes in the DMV, I knew moving back to the Aurora was the best choice. The apartments are clean, quiet, safe, and beautiful. Maintenance is one of the best parts of living here. They're friendly and always on the ball. I'm so happy to be back! In addition, the leasing consultant, Kevin is THE. BEST. When I say he went above and beyond to get this quick move to work for me, I mean he REALLY went above and beyond. He was extremely responsive and even proactive in reaching out to me to make sure that I had what I needed to continue the process to acquire and sign the lease I wanted. Even after move-in, he's answered my questions and completed my requests fast and efficiently. I don't know how he does it! Kevin made this one of the most stress-free processes I've ever had. LCOR is lucky to have Kevin, I can't imagine anyone better!!

Let me share my experience (touring): Walking in, I was hopeful because of the reviews and photos I saw prior to my touring. Walking into the leasing office is when I immediately felt the hopefulness subside. My agent (whom I will not name) seemed a bit unprofessional (I say with respect). There were no brochures (which I cannot blame him for because it's not his business) and he was very reserved/awkward (which is also not something I am necessarily judging him as a person for). The whole tour felt a bit off and misleading. There were no restrooms in the lobby and the unit I toured had carpet that was pulled out of the ground in the bedroom towards the closet. I won't leave much more of a review but I will say, NoBe unit pricing seems very reasonable, therefore, I wouldn't come in with high expectations on the lobby, unit, and tour guide. I was in a bit of a hurry so I only had time to tour the unit to start- not the amenities.

A Huge Thank You to the Wonderful Nobe Team!…read more I would like to sincerely thank the three amazing employees at Nobe who supported us during a very stressful time. On our first day after moving in, I realized that the apartment we chose wasn't suitable for my son due to his health needs. I immediately went down to the management office, where I met Norleen. Even though the office wasn't officially open that day, she wasted no time reaching out to the manager and other team members and did everything she could to help us. Within a short time, they showed us several available units and made every effort to help us move into the one that best fit our needs. Once we moved, there were a few things that needed to be fixed. Jordan Coleman | Assistant Property Manager organized everything quickly, and the maintenance team came right away. At first, a few details weren't fully clear, but then Wener, the Maintenance Manager Assistant, came in -- he immediately understood what I needed and handled everything efficiently and perfectly. Thanks to this incredible trio -- Norleen, Jordan Coleman, and Wener -- our home was set up beautifully in no time. They went above and beyond to make sure my son and I were comfortable and happy. Their kindness, professionalism, and genuine care truly made all the difference. Thank you again to this amazing team -- you didn't just help us find an apartment; you helped us find a home. We are so grateful for all your support.

We went under contract on a home around $1.1M. From the beginning, almost every request was met with a no. About ten days after signing, we asked about structural options and were told it was too late. During negotiations, we were told there was no flexibility. Other basic requests that I would consider reasonable for this kind of purchase were shut down as well. Not long after we signed, another home in the same community went on the market with more features than ours (morning room, deck, fireplace, etc.) and then dropped by $135K, ending up just slightly above what we're paying. I raised this calmly with the builder and asked if they could do anything small to acknowledge that gap a porch, deck, extra hardwood, an appliance, a fireplace, something. The answer was no to everything. I was told it was a business decision tied to inventory, carrying costs, and deposits from a cancelled buyer. I understand the business side, but from a buyer's standpoint it doesn't feel right to pay more for less while watching a better home on the same street get a huge price cut. No one from leadership offered even a small gesture to show they understood how that feels to a family spending over a million dollars. We're still moving forward with the house because my family loves the layout and location, but I don't feel good about how we got here. I wouldn't recommend Mid-Atlantic Builders to friends or family based on this. If you decide to build with them, go in with your eyes open, ask every question up front, and get very clear on how they handle pricing changes in the same community after you sign.
