Powerstone property management has changed for sure. I understand some of the reviews from the past. However, I needed brush cleared from the slope beyond my yard as it was beginning to obstruct views. I sent an email to April, our designated property manager and made a request. I didn't expect much because our old managers reduced our expectation. She replied within a couple of days and within 2 weeks our brush was cleared. Now the second part is that the crew that cleared the brush did so very quickly but more importantly very thoroughly. I am pleased with Powerstone and they have restored my hope in great service. From coordinating with landscape vendors like Villa Park to scheduling essential street maintenance, they ensure our neighborhood remains safe and well-maintained. Good luck. Terrible company, especially Francine. I've had several instances where I had less than average service. 1. When we moved in, we had our fence replaced and properly disposed of (off site). Approximately a month later, a neighbor in our row had their fence redone, but disposed improperly (in community trash cans). Francine accused us of improperly disposing the fence, based off of a photo someone took, but obviously did not photograph our unit (we were a corner and the other unit was closer to center - with units on both sides). Threatened to charge us if we didn't remedy the issue. It wasn't until I provided her with a dated receipt of the fence and disposal then she tapered down, but still, she was unsure and tried to get us to pay a fee. Perhaps she could have taken her indolent self and actually looked, instead of making false accusations. 2. Good luck getting a response from her, unless it benefits her. I'm willing to bet nobody has had her answer a phone call during business hours on the first try. Originally, I would call and leave multiple messages for a non-response. Until I learned I needed a stronger time-stamped email. Still, multiple emails are required. Some issues I can think of throughout living at cedar glen were identifying parking spots, identifying mail box and once I lost my pool key and needed a new one. These are all different incidents where it took multiple attempts to get a response. 3. Nava, another employee at Powerstone - useless and impossible to contact. Also, does not respond to calls. 4. A neighbor of mine described Francine as "special" due to difficulties communicating basic needs a HOA normally provided, especially for the extremely high HOA costs and constant assessments. 5. The last contact I had with her was trying to move. Again, getting paperwork lined up and contacting the lady was practically impossible. 6. When you do get in contact with her she claims to be SO BUSY! Frankly, I don't care. How about answering your phone/emails? How about doing your job efficiently? 7. Last annoyance of the lady was gathering certain paperwork. She calls back and provides the busy excuse. At the end of the conversation she stated she would email the proper documentation. Did she - of course not she never emailed me.... 8. Also, she claims she'll come out and make sure everyone is up to standard or she'll issue fines... she ain't doing a thing. She may request someone take a photograph, but that's the extent of her effort. 9. Lastly, since we bought a house and sold our condo we needed to deal with 2 Escrow companies. BOTH companies stated this HOA had significant challenges and were difficult to work with. The only positive experiences I have had with Powerstone and Francine are: 1. We had a leak in front of our stairs. After one, maybe two emails, it was handled. Likely, due to the ability to cause much more damage. Nonetheless, it was handled. 2. The was a beehive developing under our roof - it was handled within a reasonable time. Again, something that could easily turn to a much larger issue. 3. Leaving and not having to deal with her. Don't take my word. Ask around if you don't believe me. But I have not provided one single exaggeration. I wouldn't bash if this company wasn't so bad, but it truly is. Who's the idiot that OK'ed the removal of all the inner residential trees in Pepperwood Village? The trees provide shade, cooling in the summer heat, character and is also some safety for the strays/outdoor cats from coyotes around in neighborhood. Powerstone is probably the worst service I have received in recent memory. Complex has a master insurance policy that expired last week. They still have not provided a renewal. We are going on a week of asking them to clarify some information on their meeting minutes in order to clear our loan to close. No one has bothered to return our calls. Absolutely the worst, most sclerotic company that I have encountered in modern times. Example: They are unable to take credit card payments over the internet. Need to pay your HOA? a key fob? A transponder? Everything requires sending them a check. In the mail. Or, they'll very happily receive an ACH payment mainlined from your bank account. Good luck every getting a call back from anyone there that is capable of doing much beyond logging your call. You'll get an automated email that a trouble ticket has been opened, and another three days later telling you that the ticket has been closed. I have lived in Anaheim for 9 years and dealing with Powerstone Property Management. This is the most useless company there has to be! They do not do anything but raise our rates! I was just hit with almost a$100.00 a month increase. At a time in this economy when people are struggling to pay bills and live! I have a neighbor that has built almost a complete added room onto the condo in his patio and almost 3 feet higher than the fence. Has blocked out my view completely. Said, our property manager told me they would have to take it down, well it's still there! Looks like Mickey Mouse's Club House. Not only do they have at least 8 people living in a 2 bedroom room condo, their kids run up and down the stairs all the time hitting our common walls. Also, they have people sleeping in the garage. The renters in this unit are only allowed to have 5 people living there according to their landlord. He has told me he has to get complaints from Powerstone to have them removed from his home. So far Powerstone has never sent him anything. Although Said, has said many times they sent notices to both the homeowner and the renters. Said is probably our 5th or 6th property manager since I have been living here. I am now planning on selling my condo and moving. I feel like I am being forced out of my own home, because my neighbors are loud, rude and just so disrespectful. I really liked living there when I first moved there. Can't even enjoy the outside any longer. All because of one household of people. Whose older daughters keep moving different boyfriend in and out of the house. Can't even enjoy the pool area because they have so many people in there. They also bring their dogs to the pool area. I will never deal with a HOA owned property again. We recently moved into our new condo and are excited to build a home for our family. Unfortunately, our experience with the HOA, specifically with Robert Mireles, has been frustrating and disappointing. Whenever I contact him for questions, it usually takes multiple days to get a reply. His responses often seemed AI-generated, with long, generic explanations from the rulebook that sometimes didn't fully answer my questions and sometimes included incorrect information. I call him for clarifications but he does not respond to his phone, and eventually told me he prefers to keep communication via email which takes days to respond. We submitted a solar panel proposal, which Robert initially forwarded to the board. The board asked for additional documents and agreed to review them quickly to help us meet a deadline for a 2025 tax incentive. But Robert failed to send the updated proposal, and later when I ask him kindly to expedite the communication and forward the documents that board has agreed to look, he did not respond for days and eventually blamed me for not applying earlier, (which we literally did within 1-2 months of moving in), and he shared his unwillingness to expedite the process. Because of these delays and miscommunications, my partner and I decided to cancel our solar installation. It's disappointing to see Powerstone Property Management continue working with someone who, based on other reviews as well, provides consistently poor service. I hope the management takes these concerns seriously. ---- Update: We ended up not canceling the solar panel contract because the company we used, Sunline Energy assured us they would help with communications and get the panels installed within days once approved. Big shoutout to them for being so accommodating. The board members also acted quickly after receiving the documents, and we especially appreciate how they treated my wife and me with empathy and respect. We installed the panels and received permission to operate just five days before incentive ends. This was one of the most stressful times of our lives, mostly due to poor HOA property management company communication. read more

Very bad property management company. Not offering solutions to the issues between the house owner and the boards, only causing more problems. Also, very slow in response speed. Elva Reinholtz is the person I am talking about. For example, I received the first notifications, and I made some changes. I thought I fixed it, and I got exactly the same second notification without saying where I did correct, where I did wrong, exactly the same notification as the first one, and stating that if I don't change it, I will get punishment. I am the person who is willing to make the change, not angry at first, but in this way, what she did only made me angrier, changed my attitude, and made my future cooperation less likely. Second, she never responds to phone calls. I left several voicemails, but did not receive a response. I can get a response via email. If you don't accept a phone call, just say it out loud, don't ask for a voicemail, and don't say you will return the call. Also, they entered the yard without any approval. read more

Our HOA has the Powerstone Property Management Service who were hired to handle affairs as they relate to managing and maintaining the property and buildings which house residents who own their own individual condominiums. No sooner were they hired and they brought in an onsite manager who offended a resident to the point where she no longer shows up to work to handle affairs claiming to handle them from home, telecommuting. They only trouble is outside vendors as well as residents do not have the communication with her absence. Powerstone consistently fails to uphold their end of the deal by providing excuses and phone numbers to personnel of theirs who no one living here has ever even met to begin with. Aside from that they cleaned house by firing qualified staff we currently had for maintenance and horticulture. Any questions? Call their toll free offsite vice-president or some other high titled bearing individual so you can play the game of catch me with endless trails of voice mails leaving matters resolved. The current manager that Powerstone provided irritated a resident so badly that the guy threatened her. Meanwhile, he's still here and she's out on paid leave pending....Any HOA seeking property management services, leave Powerstone where they belong, in the dirt! read more

I sold my Townhouse and escrow closed on April 14th, I got a bill in the mail for unpaid HOA fees for July and August. I contacted the billing department and they asked me to contact the escrow company to provide them with the closing information. Why can't you just look in your records to see you have been getting a payment on the same address for the past few months. Then I was told they will handle it in a sarcastic way like I was bothering her with my phone call. Please teach your employees to treat people better and maybe they can learn how to look up a account to see it's been sold and they are already getting paid by the new owners. read more

I complained about damage to the vinyl fencing on the back of my slope at 28121 Virginia Mission Viejo due to soil erosion. The association just wrote me back with some legalese mumbo jumbo that it is not their responsibility for the erosion. They put a 1 ft Diameter barrier ten feet from my fence to deter further erosion but NO COMPENSATION FOR DAMAGE TO MY FENCE. read more

If you have a say in choosing a property management co. - stay away from this one. Not that any of them are any good but Powerstone continues to underperform. This has been going on for years, property management co. to property management co, they all just pass the buck. Now it's Powerstone's turn to ignore me and do nothing. Have had issue with common area tree spouting sapling in my small patio. Informed onsite office at the time and property mgmt. Now, 11-19-2025, received yet another Violation Notice regarding my "tree", it is indeed now a tree up to second story as opposed to the 2' sapling I notified them about initially. Being threatened with Fines for not pruning and maintaining the damn tree that needs to be removed, NOT pruned or maintained. Emailed my contact person at Powerstone 11-19-2025. No reply or acknowledgement to email so 12-3-2025, I leave detailed VM to same person. No reply or acknowledgement to initial email or follow-up VM so 12-8-2025 left another VM. She replied to that VM with an email saying: "Since the tree is in your backyard yard you are ultimately responsible, regardless of where I came from." (that was copied from reply email complete with grammar error) "If you would like to dispute this, I can add this for board review at the January meeting". Again with "I can add this for board review". I was told months ago that was going to be done. This is a studio with a tiny patio, I don't have gardening tools, especially something to take down a fuqing tree. Prior mgmt. co. advised me the tree would be taken care of but then Powerstone took over the account and here we are. Complete and absolute bullshit that their failure to properly maintain the common area is now my responsibility. Especially when property office was notified IN 2020. HOA's in general are useless. If you can buy property without HOA or property management, that is the way to go. All they know how to do without fail is collect money via dues and fines. read more
