I hired Prime Inspections (Frank Macak) to conduct the home inspection (using the City Package option on their website) and it was absolutely worth every dollar. We accompanied Frank during the nearly three hour inspection, and we were both stunned by the thoroughness and professionalism Frank displayed. His work so clearly betrayed an impressive depth of experience and talent, and we both remarked afterwards how he seemed like a kind of Inspector Gadget or Dr. House of home inspections, as he went around the house, finding issues and in some cases using his screwdriver to demonstrate issues visually. While we were depressed with the results and had to walk away from purchasing the home, we are glad that we hired Frank to have our back for the inspection. Ultimately, his eagle-eye saved us from what would have been a regrettable money pit, and the inspection paid for itself many, many times over. Thank you to Frank, Hildy & Prime Inspections!

We were blessed to inherit a 200 year old historic family farmhouse in the Catskill Mts. As can be expected, many changes and upgrades were made over these many years and continue now. We had Frank evaluate it's condition 8 years ago and with his spot on knowledge and recommendations we were able to make most of the major and minor improvements needed for the safety and structure of the house. We recently contacted Prime Inspections once again to have Frank reevaluate the work that was completed at his previous suggestion. He took equal and through time to inspect our property as before. That product was out of our budget, but we welcomed the opportunity to spend our money at a smaller business instead of Home Depot or online discounter. We were told to ask for Steve specifically, and he seemed to be the owner or manager. We went in to talk with him on Friday, and he was very eager to help us find something that would work for our entire home (new construction). I asked about engineered bamboo first (after the Woodura), but he told me it wasn't really "green" because of the glues. I replied that it was GreenGuard certified, and we didn't want vinyl because of the off-gassing. "Vinyl doesn't off-gas," he said, which is just a lie. Or maybe it's ignorance, I don't know. Anyway, I said NO, and that we were looking for something not petroleum-based. He shifted gears and started bringing out engineered woods, then some pressed-paper laminate (which, again, we did not want, just didn't look durable). Steve asked me about colors and materials, and our budget. I told him a figure actually more than we would spend at one of the big stores, but like I said, it's important to us that we support more local and family-owned businesses. We're trying to be good Americans, you know? It's hard making a living. He made some calls, trying to contact some distributors about specials he gets. Anyway, my spouse had an unexpected phone call come in, so while he stepped away, I tried talking baseball with Steve. He was wearing a Yankees shirt, but I asked if he'd seen Ohtani's big 50-50 game. "I hate him. I don't watch him." I asked why, but mostly the reply was that Steve just hated him. I took a guess and asked if it was because Ohtani was from another country. "No, I'm not a racist!" I clarified that I didn't mean because of race, because there are people of different races in THIS country, just that Ohtani is not from the U.S. "You know the have to send a big chunk of the money they make here back to Japan!" Well, yeah, but we have to pay income taxes, too, or we're supposed to, anyway. Finally, I said, "You gotta admit, the man has talent." Steve said, rather angrily, that Ohtani should have been thrown out of baseball for gambling. (FYI, Ohtani was cleared by multiple investigations; the money was stolen from him by his close associate & translator. Some of the evidence was phone calls to the bank, recorded by the bank, lying, saying he [the translator] was Ohtani and he wanted money transferred to a different account.) But Steve was not interested in evidence, because Pete Rose, who himself was caught red-handed gambling on *his own team while he was managing*, had been thrown out. "Pete Rose was the best player ever in the game." Okay. "Come on, I don't want to argue about baseball. I just wondered what you thought." I asked about tile for the bathroom, and Steve showed me some, but no talk of prices. I don't know how we got back to baseball, but I said that my spouse and I had chosen a team that we really liked, not either of the teams in our geographical area (Mets or Yankees). We have enjoyed watching the Cleveland Guardians for a few years now. "You mean the Indians...I believe that teams should keep the names they have." (I did not mention that most teams have gone through multiple name changes.) "Like the Redskins." "But that name is really racist." "No it's not, it's like the [he named local tribal nation]. Redskins and Indians isn't offensive." I didn't think fast enough to say that it's not Steve's skin that people named their sports team after, so he didn't get a say. But what I did say was, "Look, I'm really starting to change my mind about wanting to give you our business," AND HE KEPT GOING. We backed toward the door, and he seemed to take enjoyment out of kind of herding us out with his angry white-man spew. So I handed him back his business card and said, "Yeah, we're done here." And we left.

    I went to Endwell Rug to buy ceramic tiles for a floor for a half-bathroom. I went to the store…read morefour times, three to select the tile, take a sample home, return the sample. Brad, the man who lays their tiles came to my home, ostensibly to do the measurements. For the threshold to the bathroom, I now have and still want a marble bar, which other stores offer. He told me that he only would provide a metal threshold. I want below the new wallpaper an edge of tile several inches in height, which I have in another bathroom. He complained that he did not want to cut tiles to make the edge. I should have got the point, yet after he bragged that he himself could redo the entire bathroom, I asked him if he would install the vanity and recess the medicine cabinet. He assented. I listed what would be in his written contract for the extra work, which included caulking. He texted me as follows: "Between that yes but you said vanity to the wall. I'm a professional with 30 years..you either trust my work or you can get another guy to install them". I showed the text to three friends, who said "he's unprofessional" and "he does not want your job". The fourth time I went to the store was politely to ask for someone else to lay the tiles. The salesman Bob said that my request was "above his pay-grade". The manager Anselm who listened to me was silent. Four days later Paul, the salesman who waited on me, called and said that I would have to shop elsewhere.

    We used The Powell Company for several jobs before realizing our mistake, so we have the experience…read moreto warn others. First, this company makes some very stupid "mistakes". For example, they put a downspout directly over an electrical outlet, and they replaced items on our house that were NOT the rotted ones. We had to call them back to move the downspout so it wouldn't block the outlet, and to replace the correct items; they got angry and blamed US for cutting into their profit because doing the work the right way would cost them money. Second, they cut corners or use cheap materials despite the impact on their customers; for example, they used plastic gutter brackets that broke in a season instead of metal ones that hold up year after year. Third, good builders try to think ahead and account for contingencies in a project in advance and fairly, but in our experience Powell didn't use its imagination because it just put all risk of an unknown or cost overrun on us. This can result in large avoidable and unnecessary costs for the homeowner. Third, being lawyers, we recognized that proposals Powell gave us, which become binding contracts once signed, were, in our opinion, unfairly one-sided -- they protected only Powell in any contingency that arose during their work and if any litigation came from the contract. We tried to change this to protect ourselves too, but could not. We have found other builders who are fairer from the get-go, or who will promptly agree to changes to lopsided proposals, and such an attitude speaks volumes. Last, but certainly not least, we foolishly didn't get other bids for a few jobs that Powell did. When we wised up, we found that Powell cost 2-4 times what other builders did for the jobs we were doing. Bottom line -- we caution anyone considering using The Powell Company.
