    I recently purchased a home and had it inspected with Phil. The amount of issues we are having now…read moreis pretty saddening. The house has an air exchanger and while Phil was nice enough to tell us his recommended settings for it and how to clean the filters, apparently he never checked to see if it was actually working. Turns out the fan motor was seized and the dampener motor wasn't functioning. The repair guy said judging by the amount of dirt inside it hasn't been working for a long time. The outside intake was also so clogged that no air could get in even if it had been working. Being our first house with an air exchanger, we didn't realize why we were still having so much moisture in our house and thought maybe it was functioning and some moisture was normal. But then when we had some big fluctuations in temperature this year it led to lots and lots of moisture in the house which caused window frames to star cracking around the edges and some door frames as well. Come spring and everything starting to melt, we noticed that lots of water was dripping from behind the eaves troughs instead of going into the trough. There is a brand new roof on the house, but whoever did it didn't leave the proper one inch overhang so that the water can actually run into the trough as required. The troughs themselves are also in bad shape and need to be replaced. So after an obscene amount of headaches, financial hardships, and what seems to be issue after issue, I honestly must say I wouldn't recommend him as a home inspector to anybody.
